IF Mandy handles it, it will get done eventually but leaving it up to Stephnie is a no go. Sadly, Mandy would rather lose my business then correct her hire. She gave me a choice to find another company or do all the legwork myself for contractors as the one she uses is not licensed and per Mandy barely speaks English. Since I live in Tucson, I can't do it all myself. Even finding a new manager is hard as all the ones I had before Mandy were horrific and I so appreciated her when she took it over but now she has become distant in managing the success of her company. I would rate this a one star based on Stephanie but two stars out of respect for Mandy. I know it hasn't been easy for her.

When paying rent at their office they would not even give a receipt until I demanded one. Afterwards, on multiple occasions, they seemed like it was such a inconvenience having to write a receipt. They never do inspections on there properties either. Not one in the entire time I lived there. As for repairs, they take forever, so much so that the maintenance man just gave me his cell number so I can get things fixed in a timely matter. They never fixed the fences that i reported multiple times. So the dog kept getting out and finally was picked up by the pound. Upon move out, I had the house and garage professionally cleaned yet they said the property was filthy and charged me for cleaning. If you are looking to use them for rent be careful and document everything! If your thinking about using them to manage a property of yours, I stress that they will not inspect or care about the land.

To begin with, our apartment was clean and everything was fully operational when we moved in. It was genuinely, "Move-in Ready", and we didn't have to spend hours tidying up in order to make our new home livable. This is a very big deal to me as I have sadly had the opposite experience in the past. Throughout the course of our lease, we had a couple of things break or stop functioning properly and on every single one of these instances repairs were made within 24 hours. In fact, there were even a couple of times where repairs were completed within hours. Anybody who has ever had a poor landlord/landlady knows how impressive this is. I can say from personal experience that I've had to deal with broken and dangerous conditions for nearly the full duration of my lease in a couple of rentals I've lived in over the years and Joe's responsiveness is second-to-none. Finally, and most importantly to me, Joe is a genuinely good person. Though I'm sure he would never mention it himself, Joe truly knows and cares about his tenants. I learned a great deal about Joe's character during the sad occasion when one of my neighbors passed away unexpectedly. Joe displayed a level of kindness that is very rare these days and he was extremely supportive of my neighbor's mother during her time of grief. Words cannot adequately express the depth of respect and compassion Joe showed during the process of honoring the life of my neighbor and I can honestly say that I feel deeply blessed to know Joe. We were planning to rent from Joe indefinitely because of our wonderful experience leasing from him, but we had the good fortune to qualify for a home purchase so alas, we do not live in one of Joe's properties any longer. A friend of a friend recommended Lisa Giandomenico at La Tierra Properties and we hit it off right away. However, near the beginning of our home search, Lisa decided to take a job outside the real estate sphere, so I decided to try out her business partner, Carolyn. So happy I did. I had been very proactive about my home search, scouring the internet and choosing houses to look at based on the basic parameters we wanted in a home, and Carolyn took me all over the city, and we must have seen nearly 100 homes. She was great, and eventually we chose a home to purchase. Carolyn knew all the right people to help us with that, but I also chose my own people after careful research. We went through an excruciating process with this home, and in the end, the sellers turned out to be nutjobs, the house turned out not to be what it seemed and the whole thing fell through. Carolyn was amazing - she knew just how to calm me down, just how to explain everything to me, just how to work through any problem that cropped up. She is truly just amazing, wonderful, fantastic, marvelous - every praising adjective you can think of. When I open the door to my new home I am still amazed it is ours.
