Ms. Vlada March has been assisting my wife and me with our real estate needs, but dissatisfaction with her service and questionable behavior have increased over time.
She helped us with the purchase and renting of the condo. Also, she assisted us with renting another property. Initially, we trusted her, but then we started noticing several things. We were notified by our potential tenant that the door code (key to the house) was given to her by Vlada March. The contract was not signed; therefore, there was no reason for Vlada to provide keys to the house. We informed Vlada prior to signing the contract not to provide any key codes to any potential tenants. I am not sure how many key codes were given to others. When we asked Vlada a reason for providing a key code to the house, she answered, "they will move in soon" and that they are ready to sign a lease. This particular client did not move into the house. We asked Vlada again not to provide keys to tenants going forward.
We would like to point out another example of her unprofessionalism. We were in the process of renting a condo and waited for a lease agreement. Valda made a lot of errors in the lease agreement. She attempted to charge us a 15 percent commission fee instead of the 10 percent shown in the contract. Also, she wanted to charge commission for the entire year, but the lease agreement was only for six months. Most of these mistakes are to her advantage and involve unethical business practices. My wife spoke to her over the phone regarding these issues, but she informed her that she wants to earn her commission for the entire year even though the contract is for 6 months. We felt that she was misleading and manipulating us. We believe we were not the only ones; she is probably treating other clients in the same manner. Thus, please check all your documents and read them carefully if you decide to go with Vlada.
Our primary residence is in Orange County; therefore, we relied on Vlada to ensure that our property was in good hands. My husband and I visited the property prior to the tenants' move-in date but noticed that the door of the fridge was open. As a result, the fridge stopped working. We notified Vlada immediately. At first, we received pushback from her. She stated that "the condo was shown multiple times by different agents. There's no way of knowing who opened the door or if it didn't close. Neither I nor any of my clients have left it open." We notified her that she needs to contact other agents to find out who left the fridge open and that it is her responsibility to make sure that the door is locked. We asked her how she would pay for the damage and whether she had insurance to cover her negligence. She informed us that she would take care of it, and in the next few days she notified us that the problem was fixed. The tenant moved in and notified me that the fridge was not working. We reached out to Vlada again, but she notified us that "our agency relationship ended and the issue with the fridge is between the tenant and the property owner." Based on her response above, it appears to me that Vlada was not present again when the condo was shown to the potential tenants. Thus, Vlada does not show properties to clients but provides key codes, so she does not spend her time showing the properties to potential renters.
We just pointed out several of the many issues that came up when dealing with Vlada. We would not recommend going with her. read more
