My sources tell me…read morethat they manage properties for owners who are looking for the bare minimum in managing their properties to include quick fix, dirt cheap solutions to repair or replace things in these dilapidated homes and apartments. The 3 bedroom home that my family rented had a laundry list of problems upon moving in. AC being the major one! The air condition did not cool the entire house and would only cool the living room and kitchen. Not the bedrooms or bathrooms. There were no air vents in the bathrooms! Mold would constantly build up above and around the shower of each bathroom. For the first two years, we requested All County to do something about it, and after sending many different AC companies to look it over, no one wanted to touch it. They all said the duct work was really old and would be an expensive overhaul. The AC unit needed to be replaced and the owner was not willing to replace it. By our third year, they finally decided to upgrade the air condition unit after they realized that the original unit was not large enough to cool a house of that size. So they replaced it. But it's still did not make the bedrooms cooler. And there was no airflow into the bathrooms, because remember, they had no vents. We also had an issue with the laundry room. The water drainage pipe was draining out into the backyard, causing a big muddy pool of water on the lawn (dirt, because there was no grass when we moved in.) So their solution was to run a pipe from the washing machine up onto the roof and it ran across to where the kitchen was located and the pipe dumped dirty laundry water into the kitchen sink. So every time we would do laundry, the kitchen sink would back up and gurgle, because it was overflowing with washing machine gray water. You couldn't leave a single dish or pot in the sink because it would get full of dirty laundry water. The dishwasher had to be replaced upon moving in because it did not work at all. The stove stopped working after a year or two. It was old and it was replaced with the same newer cheap $300 appliance. The kitchen cabinets were as old as the house and had lots of rotting inside the cabinetry, and under the sink. The blinds throughout the house were very old and brittle and would crack and fall off if we moved the blinds open too quickly. All of the walls are made of plaster, so if you put any nail in the wall and pull it out, you would get a big chunk of plaster coming out with the nail. In short, this house is a money pit and the owner was unwilling to make any upgrades or remodel the home. And don't expect to get your deposit back! All County will keep every penny of your deposit. I've heard this exact same outcome from other previous renters. If there is any problem with plumbing or repairs to the house, they will send a handyman to patch it up and basically, Jimmy Rigg, whatever needs fixing just stretch out the life expectancy rather than replacing or upgrading. We were also threatened to be kicked out for not having the lawn mowed. It was slightly overgrown one time in four years, and we hadn't gotten to it yet, but we always kept the lawn tidy, and even our neighbors said it was the nicest they'd ever seen it from previous renters. When it came to paying rent, we always had problems. So many times when the rent was due it would fall on the weekend. We always tried to pay on a Friday which might have been a few days in advance. But the system that they used would not allow us to do so. So when we paid it on the weekend, it was never recognized as being paid on time, and didn't show up on All County's end until Monday. Making the payment late. So, we would get charged a late fee and this happened several times throughout the four years that we were tenants. We always had to call and get it adjusted. It made no sense because we had a five day grace period which should have covered the date or two from the weekend. We also had to sign a contract to pay an extra $15 dollars a month for a filter that did not fit the AC unit. Even for the several months that we did not use the air condition we were still being sent filters, and getting charged. We always had extra filters because we didn't use the AC for several months. I would pass on any place that is managed by this company. I would suggest that you look up the property and check out the owner or LLC of that property before you go through the process of applying. Check the reviews and if they are connected to All County save yourself the hassle and the headache and find a more reputable property management company to lease or rent from.

As a buyer based in New York, I relied heavily on clear communication and professionalism--unfortunately, that was not what I received. Before and after closing, the property was repeatedly broken into, with several items stolen--including a car that had been left behind by the previous owner and was included in the sale. Given that the car was still in the previous owner's name and I was across the country, I reached out to inform the appropriate parties in hopes of resolving the situation quickly and responsibly. Even the previous owner expressed concern and asked me to help sort it out. Instead of receiving any meaningful support or assistance, I was met with unnecessary hostility from Marnie. Her tone was abrasive and dismissive, despite the fact that my inquiry was both respectful and entirely reasonable under the circumstances. Professionalism matters--especially in real estate--and unfortunately, this experience was a reminder of what it looks like when that standard is not met. But, in light of the market conditions at the time, I could understand what happened. So, I don't fault them for market conditions & excess of inventory. They did take great pics & video & got them posted to several sites. They sent me reports weekly on how many people visited, what the agents said, what the prospective buyers comments were, how many website visits & click thru's there were, etc. This info did help us. They answered our questions, gave us good advice, & helped us make necessary decisions. SOLD! Yesss! (The reason they're not 5 star is only because they didn't work a Miracle in this case.... I don't know, it seems they did in the next case... Maybe I'll increase it later...upon further pondering of the star ratings) The second transaction took the amount of time Marnie estimated that it'd take & we got more than we were asking for because of multiple offers. Marnie wasn't hesitant to help give me advice on how to prepare the home for sale. Thank you! Also, and this is a BIG one, when we needed advice & support due to an unreasonable buyer, Marnie gave us good market info & advice...she helped so much during the sticky negotiations!
