    Extremely Disappointed -- Please Read Before Moving In…read more I lived at The Venue @ Lakewood Ranch for 4 years. My first year under the old ownership was amazing--family events, clean facilities, and a welcoming atmosphere. But when the new owners took over, everything changed. They now cater almost exclusively to seasonal and older residents. Families and children are no longer welcomed in shared spaces. I couldn't even celebrate my birthday at the pool with 3 friends--residents are restricted to only 2 guests. The "amenities" they sell you on are Constantly broken. The gate is often wide open, side entrances unlocked, and drunk strangers regularly cut through from Main Street. The dog wash, fitness center, and grills are neglected. Most disturbing? The smoke alarms in my unit went off randomly for over a year--even after being cleared. My child couldn't sleep, and I felt helpless as a mom. A kind maintenance worker found we had been given the wrong alarms. But my complaints to Jennifer went nowhere. She is so cold. When my AC went out in the summer, I waited over a week in unbearable heat before being told I could pay to move. The online rent portal often failed, but they still charged late fees--many neighbors complained about this. I paid over $10,000 in unnecessary fees. I lost my job and even communicated I was using retirement funds to pay, and gave a date when but they still filed for eviction--on the 4th of the month. I paid everything, yet they reported an eviction that still shows on my record. I wrote asking for the false eviction to be removed, and Grace just said "wow". This has made it hard for me to even buy a home for my son. After move-out, they claimed damages and returned only $290 of my $5,200 deposit. No compassion. No grace. Just greed. Please think twice before signing a lease here. What I experienced was not just unprofessional--it was inhumane.

They only offered other accommodations and money back after I requested to speak to their district manager. The walls are thin and the child above us constantly thudding, waking us up early on the weekends. The appliances are dated, breaking often. The outside halls are gross and never kept clean. I would not recommend living here and wish I had never signed a lease.

    We strongly advise prospective buyers to exercise extreme caution when building with Lennar in the…read moreLakewood Ranch area. Our experience began with a friendly sales process (our representative is Nate D) but quickly turned into a disaster once construction began. It has become evident that Lennar lacks meaningful quality control. Issues that should be identified and resolved are often ignored unless the buyer is relentlessly vigilant. Lennar appears to rush buyers toward closing, prioritizing sales quotas over quality. Without constant oversight, you're likely to inherit serious defects the moment you close. We are currently scheduled to close soon and will continue documenting what happens next. One of our current concerns before closing involves one of the AC units. Since its installation weeks ago, it has produced loud banging noises and visibly deformed the exterior casing. Despite the ongoing issue, the installer ignored it and allowed it to run this way for weeks. The unit is now permanently warped and likely has internal damage. Receiving an AC unit that already had major issues in a brand-new home is unacceptable, yet Lennar still won't confirm whether it will be replaced. Other serious issues we've encountered during the build include: A major structural crack in the staircase framing, initially missed by Lennar and "repaired" using a mold-infested scrap block. It was only replaced after we escalated the issue. Plumbing and electrical work was moved after the county's inspection, and Lennar failed to report the changes. When we inquired, they falsely claimed no reinspection was necessary. After we independently contacted the county, they said a reinspection is absolutely necessary and a stop-work order was issued by the county. Tubs and shower fixtures filled with construction debris ready to be sent down the pipes, which then the construction manager falsely claimed had been cleaned--he even physically attempted to block us from verifying it. Construction trash and urine-filled bottles left inside the home, along with repeated lockouts from our own build site--likely to prevent us from seeing substandard work in progress. Nate, our sales rep, became evasive and dismissive once problems emerged, and has refused to conduct a walkthrough with us despite not having done one in over two months. Craig, a Lennar leadership representative, acknowledged the mishandling and assured us improvements would be made--but nothing improved, and he promptly ghosted us since. We remain extremely concerned about the lack of accountability and oversight. Lennar continues pushing toward closing without resolving serious issues. We will continue to document and share updates as we approach closing.

Then we came upon a rental from Florida West Coast Property Management and got in contact with Aimee Bahk. We knew we had to move quickly and Aimee helped get us through the process with ease! Aimee was friendly and professional. She knew the steps we were required to take for us to be approved as renters. Aimee quickly responded to any questions we had during the process. Once our move was successful, Aimee continued to keep in touch. We only had a couple of maintenance issues, which we considered normal, so we notified Aimee. Her response was fantastic! Aimee quickly got the help we needed for the repairs. On more than one occasion, Aimee would say "I appreciate you" as tenants. Well, we appreciate Aimee and want to thank her for all she has done to make our dream a reality!

You might say we were in an unhealthy, co-dependent relationship with our former management company. As in most relationships, it took a crisis for us to realize how badly our former manager was; our former tenant basically sold the property furniture out from under us and the manager claimed ignorance. Anyway, I digress. We were fortunate to have been referred to Florida West Coast Property Managers ("FWCPM") by a realtor when we were considering selling our property. The difference between our former management company and FWCPM could not be greater. Our manager Aimee Bahk is professional, courteous, and a delight to work with. She has helped us through many difficult situations such as finding new tenants and managing repair and installation work orders.
