My experience at Waters Edge is an unfortunate one. The workers left old nails and wood debris without any concern of the tenants safety for the first floor tenants, especially the tenants with small children that out their patio near the rocks. This was passed along to the present manager Jennifer and her staff, they also showed no immediate concern for the safety of the tenants and still has not been resolved as of May 30th, 2926 over 6 months after construction. I like to fish and Deep Lake is right here and a beautiful view I have been here I think about 8 years, and I must say the current staff is pretty responsive and Omar is great Yes, there was some struggles with past management but has since been resolved in my opinion anyway. Washer and dryer in unit I for one just LOVE that amenity, Deep Lake is great! A lot of the units have been upgraded kitchen area and bathroom and looks nice. I still have an older setting but the upgrade while I am still living here is a huge undertaking to say the least its best done when someone moves out. With my years of living here I am eligible for new carpeting but that again is pretty involved while I am living in here and all my stuff, so I haven't pulled the trigger on that yet. read more

Building is falling apart and unmaintained. Slum lords. Broken doors, rusty mailbox on its side for months. Maintenance takes 3 weeks to complete jobs. DO NOT move in with children. Building is so thin and has structural issues. Management complains about normal noise in the middle of the day. read more

One star seems to be too much of a good rating for the experience that I've had at this property. Management lacks compassion and downright proper customer service ethics. My A/C stopped working 11 days ago and the part did not get ordered until yesterday (10 days later). I had been told they were just waiting for confirmation of availability because it was a "special order". It will be almost 2 weeks more before the part gets delivered. In the meantime they installed a portable A/C the day my A/C stopped working. But the portable unit stopped working 6 days later (last Thursday). No effort has been made by management nor maintenance to come and see what is wrong with the portable A/C unit (it is now Tuesday). If it were not for a friend who came to my rescue with a loaner portable A/C unit, I would be in a hot mess right now. And don't get me started on a huge problem with a neighbor who collects trash and has brought a bug problem into our building. read more

I was convinced I'd move here until I came to tour. The office/guide woman was terrible. I arrived early since she did not provide me any instructions on where to go (as all the other apartments I viewed did). I tried to call but had to leave a message which was concerning since my appointment was in 5 min. I never received a call back so decided to just try to figure it out. I found the office (sign was hidden behind a car) and knocked on the door. I could hear she was on the phone so I waited a few minutes. A few minutes later, she was still on the phone so I knocked. She was completely surprised at my arrival, actually saying she has no idea what's going on that day. I let it go since we all have those days. Then, I reminded her as to my reason for being there, to view an apartment available in February, as the website states, and she quickly and sharply said, "I said it MIGHT be available in February." Ok, well I'll see it anyway. After viewing, I asked when I might hear if it is available. After a few clicks on the computer she admitted, "It looks like these people haven't renewed their lease yet, and it was due 2 days ago. I'll let you know what happens. You can submit an application and pay now and I'll just hold on to it so I can submit it once I know these people are leaving." Yeah right. I was really excited about the actual apartment, but after dealing with this woman, the negative reviews online don't seem to be exaggerations. I told her I was excited about the place and would probably submit an application. However, I viewed another apartment (the one I'm going with) where the employees were amazingly organized, accommodating, and confident in their system of applications, as well as kind and fun to interact with. The guide at Waters Edge actually said "people say they're excited about this place and are going to submit an application but never do, I don't know why!" I know why. read more

This place use to be decent place to live when Rosemary was the manager. When the new incompetent manager Monica took over they lost a good portion of their residents. I have had 4 water leakages in the 3 years we have been there! 2 from the ceiling and two from water heaters. Our carpets were damaged not to mention we took a mold test and they failed to acknowledge this apartment was a hazard for our families health specially when my son had a medical condition. We begged them to replace the carpets and they refused! So we decided to move and get our family to a safer environment. The last water leakage was due to an upstairs water heater that not only damaged our carpets but our poor neighbors had water coming in through their ceiling, walls, electrical box and carpet! And Monica let these poor people sit in that musty damaged apartment for over a month the repairs should not have taken that long! And the best part was... when we moved out Monica (manager) moved into our water view apartment..!! While my neighbors are living in hell she got right on to renovating our old apartment for her needs and the first thing to go was our carpets they refused to replace! She said there was a grease stain and blue nail polish?! Uh... how about the water damage that was done? so basically she took part of our deposit so she got new carpets off our expense lol She is a disgusting human being and a lier! What kind of person watches her residents live in filth and takes care of her selfish needs first?! And Iam sorry shame on Eagle Management because our carpet issue was brought up even to higher management and still nothing was done. I wish I would have read the reviews before moving there, yes... the water is pretty on the property but it's not worth it! And if you already moved in pray Eagle Management does the right thing and fires Monica to get a better manager who can keep up with the work and doesn't break down under pressure. read more

The apartment I'm in is fine. Everything works, no damage, etc. Unfortunately, the property as a whole has major problems with parking, maintenence, and snow removal. These are all so bad that they eclipse how nice the apartment is, and are probably why this place has such a high turnover rate. Whoever planned parking for this place apparently didn't anticipate residents having cars, because there's never enough of it. There's *exactly* enough parking for about 2 cars per apartment. But some households have more than 2 cars, and a bunch of parking is taken up by people's boats. One building gets the bulk of the parking, with everyone else facing a walk across the entire lot if they get home late. This only gets worse in wintertime because of the basically non-existant snow removal. Sidewalks & stairs are only shoveled and salted after people complain about it. I'm astonished nobody's gotten hurt and sued after slipping on the ice. Whoever does plowing doesn't plow out empty spots, so you end up with walls of snow obscuring where the spot is. This leads to people taking up multiple spots, which would be fine if there was a surplus of spots. But there's not, so you end up with cars parked in non-spots because there's literally nowhere to park. Management would rather post notes saying "don't park if it's not a spot" than actually deal with the poor snow removal. Finally, the management tries to get their maintenence guy to do everything(I strongly suspect this includes the plowing). I don't mind him coming out for routine stuff, but there's obvious resistance to spending the money on a professional when the situation warrants it. In the 6 months since I moved in there's been recurring electrical problems leading to outside lights being off, but management won't bring in a professional electrician for some reason. read more

If only I could give this 0 stars... My husband, 19 month old son, and I moved into a third floor apartment in Dec 2014. We are also expecting our second child in early June. The parking and snow removal is the worst I have ever seen and we used to live in Milwaukee, WI... Secondly, everything breaks! ALLL of the doors, the cabinets, the drawers, have all broken several times, a couple close calls with almost injuring my son. The final straw is the fact that we have had MICE, so far 9 total in exactly 1 month. We call management and maintenance, who will only put down a sticky trap or two, but never come back to check on it. My husband has to put down his own traps and dispose of them. We see lots of droppings behind our stove, under the sink, and under the dishwasher. They have come and blocked every single hole they have found, but the mice are still coming in, and they are not doing anything else to erradicate the problem. Lynda Meyer (Nick's boss) is the absolute worst person I have ever had the pleasure of dealing with and my husband and I used to work in the service industry... She has denied our request for professional extermination, as well as is making us pay an early termination fee (2 months rent) for wanting to leave early. We have put in calls to the health department and we have spoken to our neighbors who several have also had similar experiences with the mice as well as dealing with this HORRENDOUS management company. I advise EVERYONE to stay away from Eagle Management LLC, they are awful. I refuse to bring my new baby to a mice infested apartment. read more

They hire these dumb bobble heads to work in the front office because although they are terrible at their jobs, they don't question corporate at all regarding things like cutting trees down so people actually have the water view they are paying for or cleaning out and installing proper guards on ventilation systems so fires don't start because birds are building nests in them. Corporate wants to give you the bare minimum for your money. In the winter, they could give a rats ass if you get stuck in the parking lot while trying to pull in because spending the money on quality plowing service is not worth it to them. And if you go to the office to complain, they probably left early because they don't want to hear you complain about your little problems like "my car is stuck dead in the middle of the parking lot and I can't move it" or "I'm going to be late to work because nobody plowed like they should have". And your neighbors! Make sure to make friends with the guy that has claimed the unassigned parking spot at the front of boat parking. If you park there because it is an open, unassigned parking spot, he'll try to fight you because he's a middle aged man who literally has nothing to do but make enemies at the apartment he's going to live in until he dies. When you go to Linda (or whatever the new bobble head equivalent of Linda is at the time) and present her with a document of an incident in which he spewed insults and threats and tried to physically fight you an unassigned parking spot and ask her to review it on the cameras that were supposedly on the parking lot to see what happened for herself, she'll tell you she doesn't even think she can play back the cameras nor does she know if the cameras can even see the boats! But don't worry, her goal for 2017 is to get cameras...in the hallways! So that should help capture threatening things happening in the parking lots where everyone's cars and boats are parked, for sure! Oh, and she thinks you should let confront him about this incident even though, again, there are no cameras on your cars and boats to ensure this psycho does not retaliate. Great idea -- nothing can go wrong. Your monthly electric bill will be double what most people are paying for electric in their entire house and nobody will be able to give you any explanation or amount of concern that your electric bill is $170+ dollars monthly for no apparent reason. And when you sadly go to move out after all this fun, they will definitely charge you for the stains in the carpet that they only discovered while replacing the carpet (which they claimed they did right before you moved in, but definitely didn't) and when you say that's not okay unless they present a receipt proving they replaced it before you moved in, they'll tell you they will check with their supervisor and call you back and then they'll take it out of your deposit anyway and send you a check. The apartments behind Butera charge as much for a two bedroom as Waters Edge will charge for a one bedroom apartment, BUT I've never heard of anyone having THIS much fun over there, so I would jump on the opportunity to get in here if you can even find anything open. There's only like 10 empty units so better hurry and get over there. read more

If I could give zero stars, I would. When I moved in, I immediately noticed the place smelled like dog pee. I immediately notified management who told me to wait a few days to see if it cleared up... During which time, I obviously moved my furniture in. They offered to replace the padding under the carpet if I moved my furniture back out, which was impossible- I had no where to store my stuff and no one to help; I had just moved from out of state. So I had to deal with that smell for 13 months. When I moved out, they sent me a bill for the carpet, held on to my $500 security deposit (in addition to the $955 they had in pet fees), and claimed to have replaced my carpet padding after I moved in, but also have no recollection of me complaining about the carpet (then why did you replace the padding???). Stay away!! Nick, the property manager is dishonest and will forge work orders. Snow and ice removal is terrible and they don't enforce rules about cleaning up after pets- so the grounds are covered in dog poop!!! read more

Staying in my lake front apartment was an experience: the staff was reasonable and always available, while the maintenance provided more than enough service to make my life as easy as possible. I have stayed at numerous apartment complex's throughout Illinois, but none were as attentive to my needs as Water's Edge. The only issue I've had was in the winter we had an issue with snow, but a new company was hired to take care of it resolving the problem entirely. read more

Don't think it's worth it. I moved in October of 2015 and ever since I moved I've had to call management for chronic problems in my apartment. The dishwasher flooded; because they didn't clean it before i moved in. Toilet over flows all the time because the plumbing is off. The list goes on!! I've called management now since January of 2016 with mice problems! Yeah! This problem is still not resolved and management keeps ignoring it and apparently has lost the 1st document of me calling about this problem. However, every time you ask to end a lease or be relocated they're all over it like flies on (you know). The supervisor of this company has told me that the current manager and maintenance guy would come into my apartment and clean up the droppings. In a phone call it was reported that they cleaned my house thoroughly and everything was taken care of. I moved my stove, and other appliances of where i found the droppings prior, and THEY ARE STILL THERE! This still hasn't been taking care of. With limited follow up! The maintenance guy carries a huge attitude and is not careful in his work, I watched him drop caulk all over my carpet and not clean it up. I would defiantly consider other options before looking here. NOT worth the heart ache or hassle! Also be careful with cashier checks they have a tendency to slide them under other people's doors. read more
