The Waverly is a large condominium and rental apartment complex located on the northeast corner of North Federal Highway and Broward. Most of the renters and owners are those who work downtown as it is one of those "If you lived here you'd already be home" type of places. It has plenty of amenities such as workout gyms, parking, a nice big lobby and a public nightclub/restaurant named "Posh." Being a relatively new development, all of the living spaces are nicely decorated, the surrounding areas of the complex well-kept and immaculately clean. They have a full staff, front desk but if you wish to rent an apartment or buy a condo, such sales or rentals are not done through the Waverly but by independent realtors or real estate agents. I can't really go four stars, which would indicate I'm a fan of the place, but for living accommodation no problem giving it Three Stars Plus. Though the signs state "The Waverly at Las Olas," it's really located several blocks north of Las Olas and to the best of my knowledge Las Olas is technically Fort Lauderdale itself, not even being one of the officially designated neighborhoods of Fort Lauderdale. read more

Absolutely horrible management company. Jason the property manager and his lynch mob pick and choose what roles they want to enforce depending on their opinion of the person that's wells inside the unit. Packages are lost constantly and no Accountability from anyone. The gym smells like the local YMCA although the pool and hot tub are very nice. The building is in bad shape and needs a lot of general repairs. There's much better places to live in Fort Lauderdale this is not one to consider. read more

I am surprised to see the bad reviews. I own a unit and purchased 2 to rent out. I have been here since 2011. I also have rental units throughout downtown. The Waverly gives you the best bang for your buck. By far the best pool deck downtown. Great location, only a few blocks to las olas, close to restaurants and markets. People complain about rules. i do wish they had more flexibility for deliveries, but i'd rather have a process than continued damaged walls. The board is doing a nice job upgrading the building (new lobby, PM room). It is disappointing how long pool deck will take for maintenance- but that really is typical. Condo fee is not bad. Its the lowest out of any of the buildings i have downtown. I would highly recommend for the price. read more

The Waverly needs to either get better management or re-think their policies. My boyfriend & I live in a 2 bedroom apartment here that we own. We have been trying to get furniture delivered for our second bedroom. I just moved down from up north & had a week off before starting work, so we figured we'd have no problem reserving the elevators to move in the new bed we had just purchased. I called the management office Monday (since they aren't open Saturday or Sunday) who told me the only day we could get the delivery was Wednesday afternoon. In addition to a $500 deposit in the form of a cashiers check, we were also require to pay a $200 fee which would pay for security guards while the delivery was happening. My boyfriend, whose lived here for 5 years, was shocked (this is new since Castle Management took over). When I called the furniture company back, they said they would need an all day window...they even offered to call the management company since the delivery would take about 20 minutes and one elevator trip. The waverly said no. Since we both work Monday-Friday, there's no way we can get the delivery without taking a day off (which isn't possible at the moment since I haven't even started my job, ugh). I begged the office to try to work with us, but they refused. What a nightmare. Hopefully we'll be able to work something out but their policies are too restrictive if you have a job. I can't imagine what's going to happen when we move out (if they'll let us). That being said, our condo is beautiful, I love the location & the pool is fantastic. 4 stars for the building/location, 0 stars for their management...for an average of 2. read more

The Waverly is beautiful and in a great location but unfortunately, it is managed by Castle Management and they are a horrible Management Company. They have outdated processes, are not customer focused and not open to suggestions. The current Waverly Board is also horrible and will not return calls to Owners. We pay extremely high maintenance fees and it is a hassle every month to make this payment in an easy automated way. They require you to mail your check to a lockbox at least 10 days in advance of the due date. I tried the lockbox option and they do not process timely. I now have to pay an additional $2.95 per month, per account to pay the fees online. It is also hard to find tenants willing to go through their abundance of move in paperwork. The management is just terrible , they will do anything to take your money , move in , move out , 200 to 300 fees , deposits and fees for everything..1000 deposit they keep while you stay , if you buy furniture and get delivered you need to let them know with like 2 weeks advance, They will have a security person following you around when you move in/out so they can find a excuse to keep your deposit ,it is ridiculous , what a nightmare. I rented in there for one year and would never buy or rent again in that building . There are plenty of better buildings in the area where you will not be treated like this. They took almost 3 months to return my deposit ,all sorts of excuses , system down , accountant on holidays etc. read more

The management company is really bad, worse than bad actually. I own a nice place just near the pool that i keep in excellent condition. They made an error on the fees i pay and i paid several hundred dollars extra because of this. the condo admitted to the error but would not pay me the money back. I considered legal action but that would have cost more so i just gave up. Owners, check your bills and don't pay any money you are not sure is accurate until you resolve any concerns because you will never get it back. It is a nice luxury building with lots of professional owners. I don't know why a competent management company can't be retained . Really unfortunate because it is such a nice building. I have heard of other examples like mine. Maybe this can be fixed. I hope so. read more

Best location but WORST MANAGEMENT. Clarence is the nicest but dumbest (like he might actually be limited) person and Vic is a bully all grown up. They dont care about tenants, just making money and they institute fines anywhere they can, with sometimes no proof. I was fined $100 for allegedly driving in behind someone without using my fab, and when i provided photo evidence that it wasnt me, Vic told me the board denied my appeal. But after my attorney landlord investigated, it turned out that Vic never even asked the board- they never even reviewed my fine! and they sometimes fine for rules that shouldn't even exist. For example, my friend was fined $100 for drinking a bottle of water (plastic bottle) in the pool on a 90 degree day because "there are no liquids within 10 ft of the pool". Apparently they'd like to be sued when someone passes out from heat stroke. The other persons reviews about move in and move out fees are also 100% correct. This place would have ZERO tenants if it wasnt for the location to las olas read more
