For a relatively new building marketed as a modern luxury property, there are also more operational issues than I would expect, however,  The amenities can feel overtaxed at times. One of the elevators was out of service for quite a while, although management announced today, with considerable enthusiasm, that all four elevators are finally operating again. Hopefully they stay that way. Parking is another frustration. The garage is supposed to offer the convenience of valet parking, but there have been times when parking availability has been an issue, and the app residents were given to manage the valet experience has been unreliable at best. The building's electronic door/access system has also been a recurring problem for multiple residents. The Ecobee thermostats were another nice "smart building" feature, but residents can no longer control them through an app. Individually, none of these things is catastrophic. Collectively, however, they take away from the experience you expect from a newer luxury building at this price point. There are rumors that some of the issues are apparently related to availability of maintenance budget funds.  I hope not. Management also seems unusually particular about their social events. There have been building events where residents' friends and guests are present, but there are apparently other events where even a resident's boyfriend or other guest may not attend unless they are themselves a resident. While I've never had an issue, for an apartment community populated by adults, that strikes me as an unnecessarily rigid and somewhat odd approach to building a sense of community. The Registry has a lot of potential, and I don't dislike living here. My frustration is that the physical property and location promise a more polished experience than the day-to-day operation consistently delivers. I would much rather see management's attention focused on making the elevators, parking, access systems, smart-home technology, and other basic conveniences work reliably. A good building, in a great location, that could be much better with more attention to the resident experience and the systems residents actually use every day.

First, for me it's very close to my job, second it's right around the corner from Amerant Bank Arena, where I often am, and lastly it's still in the city Sunrise and near all my friends. The property caught my attention with the lake side units, and ample space in most units. I also love the layout of the complex, each unit higher than the first floor having an outside step walking up to the main entrance. The property is well maintained and clean. The very large swimming pool and sun deck is surely a sight. It's beautiful and very spacious, and I was told the keep their pools open till 10pm! (Most properties I've visited, even where I live now, closes at sun down.) I was given a tour of 2 different units, one being a loft, which was absolutely beautiful and spaces, and the other was a 1/1, also just as beautiful, but a little on the smaller side than what I'm looking for, square footage wise. The units are pretty well up to date, with some minor dates things, and it did show. The doors for one, on the closets and in the kitchen, they were a bit on the older side, a the bathrooms did also show their age. I definitely would have applied at this property had a loft unit been available for my dates I'm looking to move. I kept checking their website, which was so easy to navigate, for possible new units coming available, but sadly nothing for my time frame was showing. If you are in the process of moving or thinking to move, definitely come check out Atwater.

The new management team has clearly invested time and effort into enhancing both the appearance and overall resident experience. It was refreshing to see how much attention has been given to improving the property since I lived there. The building has a completely different feel today than it did in the past. Although the positives far outweigh the negatives in all fairness there are two that are quite concerning. The vagrant population has always been an issue in downtown Hollywood and there are no shortage of them migrating around the immediate area. The other issue that creates an unwanted anxiety is the extremely limited guest parking situation, which I endure each time I visit with a constant fear of getting booted, towed or fined. The QR Parking Attendant app thankfully worked this time without issues. Beautiful spacious lobby with a friendly security officer until 3am. Blanca Reyes is always available to answer any questions or concerns and made the moving transition as easy as possible. The Manor is well localized- about a block from Publix, a mile from Target, a mile from Westfield Mall, and access to highways is not far away. The apartment itself is immaculate- granite countertops, stainless steel appliances, and full size washer and dryers. The grounds are well kept, and the interior is always clean. Overall, I am impressed by the friendliness of the staff, the upkeep of the complex, the apartment, and the amenities for the price.

Adam, the professional we first encountered for a tour was outstanding on our first visit, and continues to be so as we are now tenants. Juan is incredibly kind, hardworking, and takes tremendous pride in keeping the property clean, safe, and running smoothly. No matter how busy he is, he always greets residents with a smile and is willing to help however he can. People like Juan are a huge part of what makes St. Tropez feel like home. The apartment itself is decent when everything is working, but the biggest issues are the overall condition of the property and the lack of enforcement of community rules. The entry gates are frequently broken or forced open, trash is often left outside the dumpsters, double parking is common, and loud gatherings in the common areas regularly disturb the community. As the parent of a 5-year-old, I don't feel comfortable letting my son fully enjoy the shared amenities as we had hoped. My wife also does not feel comfortable walking around the property alone at night because of the atmosphere in some of the common areas. I have also had several negative interactions with neighbors that made me feel unwelcome. While I can't speak for anyone else's experience, these interactions have significantly affected my family's quality of life. Maintenance requests typically take two to three weeks unless the issue is an emergency, and communication is much easier if you speak Spanish. My concern is not about anyone's background or circumstances. My concern is that community standards, security, and respect for shared spaces are not consistently enforced. These issues have continued throughout my tenancy despite complaints. I'm posting this review because I hope management takes these concerns seriously and makes meaningful improvements. This property has potential, but residents paying premium rent should be able to expect a safer, cleaner, and better-managed community.
