Kathy was my property manager for a house I was renting in South Austin…read more The short version is: I would never ever, ever, ever recommend renting a property from Kathy. She is a terrible landlord. Where do I even start on this review... All the negative reviews she has about communication are 100% true. She will ghost you on maintenance requests CONSTANTLY. When she needed something she needed it same day. When we needed something we wouldn't hear back for days, weeks, or at all. She would take upwards of a month to fix many things and if she did she would do it the cheapest and most half assed way possible. Here's a list of some of the things that happened while living in her rental property: 1. When I moved in, bathroom had black mold on the walls near the shower. I reported when I first moved in. A handy man eventually came over and just painted over it. The mold inevitably came back and I had to wait days for her to send someone to rip out the drywall to actually fix the mold problem. 2. Our kitchen sink was clogged for months. She blew us off about it when we told her draino wasn't working and we needed a plumber. After about a month of asking for help, she comes over and discovers there's a clog deep in the main pipe. Her handy man cuts out a giant square of drywall in our laundry room where the clog is. They accidentally burst the pipe and spray gross drainage water all over our laundry room and into our garage. They then proceed to barely clean up their mess and left it for us to clean. After they patched the broken pipe, Kathy waited another month to send someone out to patch the giant hole in our wall. Her excuse was that the handy man had a cold for the past month. 3. Our dishwasher hardly worked at all until it eventually broke. She refused to send someone out to fix it at first claiming "the dishwasher is brand new. It's only two years old." Despite us telling her it doesn't even turn on. It took several weeks to get a new dish washer. 4. This one is the worst of all. In February, because of the freeze a tree fell and took out a power line to our house. This ended up causing an electrical fire in the garage storage room. We were lucky enough to notice the fire before it spread and the fire department put it out. But it did render part of the garage unusable through fire/water damage. When you have an electrical fire the city turns off your water and electricity until the home is deemed safe to live in. While we were staying elsewhere, I asked Kathy about pro rating rent, since we had paid rent the day of the fire and couldn't live in the house we paid for. As soon as I asked about rent proration, she ghosted me for four entire days. She cited a family emergency as the reason she left us high and dry for four days. It would have taken her 10 seconds to text us but nope. Just total radio silence while we were waiting around to hear when we could go back to the place we pay rent to live in. My room mates and I were displaced for 9 days total before we got the city to turn the power back on, even though fire damage wasn't fixed yet. I had to threaten legal action before she agreed to pro rate 9 days worth of rent for the next month. From day one of the fire, she started acting really shady about getting the house fixed claiming she "has a guy with the city that can get the permits process moved along". I spoke to the fire marshall about that and he essentially told me that isn't how things work and that I need to call the code department myself to ensure my house was fixed properly according to code. Kathy was clearly livid that she now had to fix the house legally and became even more passive towards us. Months after the fire, she told me that because I called the code department that it was my fault the house was still partially burned. Which according to the Austin Code Department Supervisor I spoke to, isn't the case at all. Getting a code violation does not mean repairs take over five months to start. The fire happened February 1st. I finally moved out June 30th. During that entire period of time, the burnt garage was never fixed and she still made us pay the full amount in rent every month. Imagine paying 100% rent for less than 100% of a usable home. When I would ask about ANY update regarding repairs she would act annoyed that I would bother her with such at thing. I'm certain that she purposefully never fixed the house as punishment. If you read her canned responses to other negative reviews, I just want to say they are all bullsh*t. She doesn't provide "superior service" to anyone renting from her. She knows that as a landlord she has the upper hand over her tenants and she acts accordingly. Whether out of greed or incompetence, she's a bad person. Her tenants are nothing more to her than her bottom line.

She then set up regular e-mails through the MLS for us to look at and let her know our thoughts so she could help narrow our search for the right home. When a house suddenly came available for us to get in on quickly, she was very quick with communication both on our end and with the builder. She made sure that we were the first in on this home because she knew it wouldn't last. Plus her standing positive relationship with the builder helped us out immensely to get in on it before the house even hit the market! Additionally, she celebrated the victories throughout the process including when out offer was accepted on this house and when we accepted an offer on the house we we selling, even though we were working with another realtor in another city for that sale. Lastly, Carmen did everything she could to help take the stress off of us. I was 6 months pregnant during the time we found a house and were closing. She did what she could to take things off of my to-do list to help make my life less stressful. She went above and beyond in this area. When we realized the house we were buying didn't come with blinds, Carmen called a blind company on our behalf, set up the appointment for the windows to be measured and managed all the communication with the company. This helped to take that worry off of my plate. I cannot recommend Carmen enough!

Her advice in how to present and stage it was so on point and her patience and updates along the way (since we were obviously anxious) really gave us peace. She also helped us purchase the new home we are now living in and we couldn't have found a better "diamond in the rough" that we can put our touch on. Reinae has given us more great advice there since it's a 100 yr old home. We trust her implicitly and I don't take that lightly with investments of this size. I tried calling a few times after my initial call and got no response. Then I try to drop off the application fee check and she is not at the office, the office is locked in fact. I called her 5 times, no response. I finally text her and her response is harsh and uncalled for. She then proceeds to call me rude because I called to ask questions about the property. She seems annoyed that I have questions and are refusing to answer them. The owner should be aware that such an aggressive and rude person is managing their property.

We were calling real estate agents from our condo trying to look at homes. Out of dozens of calls, two agents called me back. That's how I met Blaga. Unfortunately, the house we wanted to see was already gone. However, she agreed to meet with us to show us rental houses over a 24-hour period on Easter weekend. She showed us homes, helped find us a good fit for us and our dogs, negotiated some details on the pets for us, and we signed the lease and were on our way. She then helped us negotiate an early exit to our lease so we could close on the house, and she did it with such grace that afterwards, the landlord asked her to manage the property for him. I'm careful and picky and I do so much due diligence during an option period that it can frustrate others, but when making an investment as huge as buying a house, I think it is warranted.
