I was brand new to the position and I had come into it with Kimball being put on as the property maintenance company so I didn't really know what to look for until I read our contract after about a year in the position. Upon doing so, Kimball was wasn't fulfilling their contract by: 1) not scheduling our irrigation system at all. I'd usually have to remind them to turn it on even. As a result of this, we had to replace about a third of our native grasses, shrubs, and ground cover. 2) they never checked the health of our irrigation lines. Again, they'd just turn our drip system on for the summer and that was it. The contract said they'd inspect it after every lawn mow, which was 1x weekly. As far as I could tell, that rarely, if ever, happened. 3) at first they were doing a great job of a now removal but by the end our ~2.5 year stint, they'd come out to plow our small private driveway about 2 days after a storm, which the snow would generally be melted by then. One time they even backed into our trash & recycling gate, broke it, and I had to call them about it for them to come clean. Only reason I found out was because one of the neighbors caught them in the act. On top of all the contractual troubles occurring during the first two years, I received the third year contract two months after our previous contract had expired and they tried raising our price by $100/mo. the third year. I talked to the project manager about it and we agreed that we should have a buffer year before raising the price. He sent me contract and I sent it back within the month. About 2-3 months later when I noticed I hadn't received a bill, I reached out to Kimball to find out that they had stopped servicing our property because they "did not receive a signed contract on time." This is all to say that from 2.5 years experience with them, I would avoid Kimball (and their parent company Brightview) at all costs. They did not honor their contract and because of this I constantly had to babysit them to honor their contract with us.

    They did xeriscaping in my front yard 2 years ago in the summer, at first I thought it was great…read moreand they had done a really good job. however, by the next spring the yard was covered in weeds. Ken, the owner, has very poor customer service, he would never answered the phone, never officially told me that it would be covered under the warranty until one day I was told they were on their way to the house, of which I was renting and needed to give the renters notice. While they did pound the metal back down, removed the weeds and prayed weed killer, the same issue repeated again this spring. My mother and I spent 16 hours removing the weeds this time, only to find there was at least 1-2 inches of dirt with the red rock, where there should have been 2-3 inches of just rock, thus why the weeds were able to take root and grow. When I contacted Ken this year, it was again via text, and he said they had fulfilled the warranty obligation. But if something continues to happen year after year then it isn't resolved! Watch them, make sure they don't add dirt to your rocks to save themselves money by not having to give you as much rock as you paid for. My rocks were supposed to come washed and polished. You can clearly see in the pictures that wasn't the case for the red rock because that's where the weeds grow, you'll notice they hardly grow in the other rock colors. I will never use them again for my other properties.
