My husband and I were looking for a one-month condo rental in San Clemente. We started working with White Water Realty, specifically Jodi Cook, at the beginning of February. After much back and forth with our questions, we signed a rental agreement for May that checked off all our boxes within two weeks. A couple of days before we were set to depart, we learned about the landslide at Casa Romantica which was right next to the building in which we had rented. The media was reporting that our building had been red tagged. We called Jodi in a panic, worried that we'd have to cancel our trip. She explained the location of the landslide and reassured us that the building was safe. On the day of check-in, Jodi met us at the building to deliver the keys, provide a tour of the property, and a packet of information with the condo login codes. She gave us a rundown of the best restaurants and things we should do to make the most of our stay. She began to feel like our only friend in San Clemente. When we had questions in our early days about things like trash disposal and the security gate, she responded quickly to our requests for help. Jodi went beyond the call of duty. We came away feeling so positive about our experience with White Water Realty that we are already looking at their portfolio of rental properties for a potential return visit to San Clemente late summer or early fall. I would never recommend renting with White Water Realty. They are classic slumloards who will try to steal as much of your security deposit as possible. First time I moved out they charged me $150 for "fridge removal" on a fridge they sold to the next tenants. The next time I lived there for a year and they raised rent 9% the maximum they were legally allowed to do because they only care about money. I then had a plumbing problem because they have old units and was hit for a 1k bill when they had to find the clog in the out take at another unit. Buyer beware. Lots of better options out there. read more

I rented from White Water in San Clemente from July 2020-October 2021. (This post is long overdue) As a single female with a dog, this apartment was everything I needed and the team was more than I expected. I felt that communication was direct and clear, prices were fair, and the move out process was as seamless as possible. I was offered month to month after my year lease ended, which made life much easier. There was a maintenance rep who lived on site who looked after me like a daughter (shoutout to Mike!). On move out, I made sure to clean thoroughly and repair the few small nail holes, and was reimbursed fully for deposit as well as being compensated for cleaning fees. From the initial friendly phone call where she took our priorities into consideration and set up viewings for us. She was early for our first appointment an extremely helpful explaining the area to us (we are moving from LA so unfamiliar and unfamiliar with San Clemente). Debbie confirmed in her email 4 days later that this would happen, but it never did. The purpose of the initial inspection shall be to allow the tenant an opportunity to remedy identified deficiencies" (LANDLORD FAILED TO DO THIS) "The landlord shall give at least 48 hours' prior written notice of the date and time of the inspection" (LANDLORD FAILED TO DO THIS) "Based on the inspection, the landlord shall give the tenant an itemized statement specifying repairs or cleanings that are PROPOSED to be the basis of any deductions from the security the landlord intends to make" (LANDLORD FAILED TO DO THIS) "The tenant shall have the opportunity during the period following the initial inspection until termination of the tenancy to remedy identified deficiencies, in a manner consistent with the rights and obligations of the parties under the rental agreement, in order to avoid deductions from the security." The court may award damages for bad faith whenever the facts warrant that award, regardless of whether the injured party has specifically requested relief. (I emailed you my forwarding address, and said I expect a 100% refund and alerted you that an inspection was requested BUT never provided in total failure to comply with the law and you still kept 100% of my deposit. You were also notified that I had been recently laid off from my work and was in a tight position financially. Because I did not get my refund within 21 days from the end of the lease, additional actual damages have occurred that I'm still adding up. This is bad faith on your part.) Additionally bad faith can be proven from past real estate law violations from White Water Realty, when they knowingly (I have proof) employed Vicky the prior property manager to manage real property in California without a real estate license in complete and total violation of the law. They got their lawyer to say it was legal, but a plain and clear reading of the law states that the only way a NON-licensed person can manage property in California is if they LIVE IN THE UNITS THEY MANAGE as when someone lives in an 80-plex unit and manages the property where they reside. Vicky never lived at 206 Rosa and therefore was practicing real estate illegally with the full knowledge of White Water Realty's broker. I'm sure she never lived at any of the properties that White Water has managed in the decade or so she worked for Sharon. read more

White Water Realty is the best realty outfit I've ever dealt with, hands down. Don't think this is my first rodeo or I'm some walk-in-the-park tenant. I rent *too much* and I'm all kinds of a pain-in-the-ass to rent to. I've been renting in the Bay Area (San Francisco, Berkeley, Richmond) and the Central Valley (Oakdale and Modesto) and I've done short term rentals in the South Bay (Manhattan Beach, Redondo Beach) and am now down here in San Clemente. In just the last 3 years my little family has moved 5(!) times. Since getting married 5 years ago we've added 3 kids under the age of 4... as well as a small Pomeranian named Chewbacca. Moving distances and renting with so many living variables is an advanced challenge. The cherry on top? My wife and I are both self-employed! There's so much extra labor and drama in renting to us nomadic, baby-making, dog-having, no regular paycheck-having, tech-working gypsies. ***I hope to high goodness that I've established my credentials on this matter*** So... My wife and I are looking to find a place down in Orange County and we fall in love with this little "Spanish Village by the Sea" named San Clemente. (Of course we did. Check your heart if you don't.) My older brother who lives in SoCal contacted his surf buddy in San Clemente and asks him where we should look. The local proclaimed, "White Water Realty," and you always listen to the local knowledge. Since we were already here, poking around, we just popped on into their office. The vibe was laid back, nobody jumping down our throats. That's when I met The Man. That's John Castillo to you. John got the details of my circus of a family, what we were looking for, and our budget. He said he'd take a look and send us an email. We got in the car and started driving back up north. He got back to us so fast with places not even listed on Craigslist or Trulia that we pulled off the 5. The next thing you know we're pulling the car around and heading back down because he was getting keys so we could look at homes that very evening! When we looked at places John was all honesty. He pointed out the pluses (duh) but also drew attention to negatives. He knew all the info on schools, walkability, safety, etc. We had only just met him that afternoon but i truly felt he was looking out for my family. When he showed us the place (that we now live) my family and he all agreed that this was the place. As we stood in the backyard he said, "this is San Clemente." Then things got juicy. Remember the part about us being self-employed and a big headache? John was determined to fight for us. He was quick on every email. He responded to us and to the other broker after hours and on the weekend. We needed tons of additional paperwork (because we are self-employed) and the moment they needed something new, John made sure we knew immediately. John was liquid fast. Once everything was accepted, John went next level again. He felt the lease had too many holes so he took it upon himself to rewrite to protect us. (Wow.) THEN... at the actual walk-through and signing he showed up stylishly dressed. He gave me pointers on the best surf spots. AND? He brought my wife a bag of passionfruit from his personal garden. We made delicious smoothies the next day. Who does all this??? I've been renting for a long time. A long, long time. My wife and I hope to settle down here in San Clemente. When we do, and we become buyers, I know for a fact that John Castillo will represent us from White Water Realty. The best ever. read more

So this company would rather lower rent four times totaling almost $150 in rent reduction than rent to gay guys with less than stellar credit but more than 6 times the monthly income and perfect rental history. It's unfortunate that discrimination is still alive and well. We've applied for this property three times at a higher monthly rent, offered a higher security deposit and above asking rent, and they still refuse to forward our application packet to the owner of the property. UPDATE: Called and talked to Sharon (identified herself as owner and broker). She explained they've lowered the rent because hey can't find a perfect credit tenant. Once I told her that we had an agent who applied in our behalf three times, she turned cold, rude, said some really terrible things, and then hung up. I will be filing a complaint with the department of real estate on this woman. read more

We started working with Mickey at White Water in August of 2011, looking to purchase a home. For three years she dealt with our indecision, on-again/off-again searching, and unrealistic expectations. We were looking for a home in North Orange County. She would drive up sometimes multiple times in a week to show us homes. She had to know in most cases all she was doing was putting mileage on her car and burning gas. Despite this, she never once let on she was frustrated or was less than cheerful and professional. When she was out of town or unavailable, she made sure John was available to handle our needs. My wife and I were shocked at the patience Mickey displayed with us. I would have walked away from us a long time ago. When we did find homes to offer on, she was thorough, was aggressive with the sellers' agents, and with making sure my wife and I were on top of what we needed. We finally had an offer accepted in August (2014). Her guidance through the escrow process was essential in getting closed on time. She listed a property ( we have al lthe copies) and indicated that it had NO COMMON WALLS and was DETACHED. SHE KNEW THE OWNER and she KNEW IT WAS NOT DETACHED. The first night we slept in it...we heard noises and disturbances only to doscover that the walls were connected and so we told her and asked for our money back to move. She DENIED IT, DI DNOTHING, and blamed everyone else--even the owners...when it was HER MISTAKE on the MLS. The agents at White Water Realty are absolutely terrible! Do not go to them for anything as you will be thoroughly disappointed with their horrible service. My friend and I were shown a place that we really liked by an agent there named Sharon and we applied promptly after the showing to the email she gave us. She had informed us that the place had been on the market for a while and that we would definitely get it once we were approved. Almost a week went by and I text her to see how the application process was going and she sends me a very offensive email from a totally different email address than the one she gave us originally. Her message was in all caps and tons of exclamation marks (which is the equivalent of yelling) saying that she did not receive the application and that it was time sensitive. I then re sent her my documents and I heard nothing back from her. Then a few days later we come to find out that the place is off the market and there's nothing we can do about it. Keep in mind that our credit is good and we make way more than the necessary amount to afford the place so we would have gotten approved no problem! If you learn anything from our extremely unpleasant experience I repeat, do not use White Water Realty's services especially not from the agent named Sharon. read more

If I could put negative 3 stars, I would. I don't really know where to begin but all I can say is run far, far away. Sharon B. was so disorganized and shady that not even her coworkers could get her to return a call. After they lost a months rent check that I had to replace, they were too embarrassed to tell the owner that they had lost it so they gave me 60 days to vacate tenancy. That was fine considering I found a great house to buy but they gave me $800 back out of a $2650 deposit because they charged me for 21 days rent past my move out date. They eventually reimbursed me after I had my lawyer contact them and all I can say is that I'm thankful to never have to do business with these people ever again. read more
