On or about March 7th, 2026, after my experience with Swift Mortgage fell apart, I moved my home…read morerefinance over to Barrett Financial Group, a broker for Sun West Mortgage. I restarted the entire refinance process, hoping this time would be better. It wasn't. All of my paperwork--including the appraisal--was transferred over to them. Then the issues in the Strait of Hormuz began. I signed a few additional documents after that, and then everything went silent. It is now April 27th, 2026. Nearly eight weeks have passed, and every time I ask for an update, I get the same answer: "It's in underwriting." Seven weeks in underwriting is unbelievable. Meanwhile, my rate lock at 5.25% expires on April 30th, 2026. It's clear they've done nothing but stall while interest rates rise. When you lock a rate, you expect the lender to honor that agreement--not drag their feet and string you along. This has been a terrible experience and feels more like greed than good business.

The roof on my home was damaged just over 1 year ago. It took the year to get the insurance company…read moreto cover the cost of repairing the roof. They will only disburse the funds across 2 (and possibly 3) checks. Per SWMC requirements, the checks were made out to them and to me. SWMC requires a very cumbersome process in which I send them the checks as they arrive and they only disburse a portion of the funds at a time to the roofing company (it also sounded like it might come back to me to then pay them, adding another step, but this was unclear). And at the end they will only release the remaining after they inspect the roof. They don't have a contract with the roofing company; I do. Their process has taken an already stressful and 1+ year hassle for me and my family and made it worse by adding more time-consuming (time I do not have) obstacles to getting my roof repaired. I'm the one that gets punished by these processes (after suffering damage to my home). I would have appreciated more empathy in the form of a less burdensome process as a homeowner.

I hate writing bad reviews, but would not recommend working with Matt. It is very obvious that he…read moredoesn't care about his clients or his job. When you think of lenders you want someone who has attention to detail, responds to all your loan questions, and manages your timeline correctly. We really wish that was the case here, but it wasn't. He was very friendly at first, but quickly became unresponsive and rude when he and his team started to make errors. He helped lock in a good rate, but I would have rather gone with the highest rate possible if it meant I didn't have to go through what we did with Matt and Sunwest. Chase took over our loan shortly after thank goodness, so we don't have to see anything Sunwest ever again.

Quite possibly one of the most irresponsible and incompetant individuals I've dealt with…read more Matt essentially put our entire loan case on the backburner for the first several weeks of our escrow. Days before closing, we suddenly began getting daily requests for introductory documents-documents that should have been filed weeks ago. Matt was difficult to reach, disorganized, constantly blamed others, and continually missed agreed upon deadlines, forcing us to reschedule flights, and eventually made the egregious mistake of WIRING OUR LOAN TO WRONG TITLE COMPANY. This mistake caused us to be outside of our new house with an idling moving truck, having just arrived from another city hours away, only to scramble after an entire day of waiting to redirect the movers to dump all of our belongings into a storage unit leave, while we were forced to find a place to stay for the night. We were unable to close for several days because they decided they needed to wait for the title company to send the funds back before they could be re-directed correctly. So we're basically homeless with everything we own crammed in a storage unit. And what does Matt say? "You guys are on the emails. My hands are completely tied." And he tossed the ball into someone else's court with no apology. And we never heard from him again. Matt, you were an absolute nightmare, and I seriously hope you've either chosen a different career path or have committed yourself to significantly improving and learning from your unending tapestry of mistakes.

As a loan officer, I work with many escrow officers throughout the industry, and I can honestly say…read morethat working with Elizabeth Herlihy (Roseville) on this transaction was an exceptional experience from start to finish. From the moment we went into contract, she was incredibly quick, responsive, and on top of every detail. I was especially impressed when she provided the escrow fees in less than an hour after the request was made once we entered contract, which helped move everything along efficiently right from the beginning. Throughout the transaction, she was always available to answer questions and did an outstanding job keeping all parties informed on important milestones and updates. One thing that really stood out to me was her attention to detail and personal touch. When an email bounced back, she took the initiative to personally call and confirm that I received the important information. That level of care and professionalism is rare and truly appreciated. Her communication, work ethic, responsiveness, and commitment to providing excellent service made this transaction incredibly smooth for everyone involved. It was truly a pleasure working with her, and I look forward to many more successful transactions together in the future.

Once I emailed our agent advising that I was ready for the check to be reissued I received an out of office message referring me to the Branch Manager, Sue Brown. I emailed Sue 3 or 4 times, with no response. Once I emailed her a final time citing every prior attempt at communication with a lack of response she finally replied that she wasn't able to review my file and I'd have to wait a couple more weeks for my agent to return. Why can't a branch manager review a file? Why can't a branch manager review a file and request a check be reissued? Why can't a branch manager respond to an email until you point out every single time they have not responded to an email? If you have a choice of what title company to use, please consider avoiding this one.

I have used Cornerstone Title for as much of my Coldwell Banker real estate business as possible…read morefor many years and never have been disappointed by the service. In fact, I am the one who is disappointed when another party insists on using a different title company. Adriana Melo and Tim Mikulin of Elk Grove, in particular, consistently have gone far beyond the norm for me. They are helpful with information, whether or not we have an escrow working,, and are remarkably patient with my missteps and frequent special requests. My clients also have been uniformly satisfied with Cornerstone and have enjoyed their interactions with the Elk Grove crew. My last escrow was handled flawlessly by Leslie Mitchell of the Cornerstone office in Roseville. Same level of service. I could not recommend them higher. And, as many can attest to, I am not easily pleased. Bob Walter

I can't express how great this title company has been. I've used them for several real estate…read moretransactions (purchases and sales) and they've been nothing but perfect. To the reviewer with the negative comment (Karen I believe it was), I'm sorry to hear you "may" have had some slight glitches with your transaction. But, I'm very skeptical of such negative comments (especially regarding a title company). I mean, if you can't rectify the situation (mistakes happen, especially in real estate) then the blame is partially on "you" as well (grow up and deal with the situation before coming to a comment board and thrashing a "Great" company). "You" are also responsible for any "error" that may been recorded by Cornerstone Title ("you" have to "review" and "approve" any documents prior to them being recorded). Either way, all my future real estate transactions will be via Cornerstone Title!
