When…read morewe moved in, Company A Managed it, and we were not able to tour our particular unit that we moved into. I made complaints about mold and about a 9 months into our lease, they did a mold inspection. We were not given the mold reports or told anything, until approximately 1.5-2 months later Company B bought out the units. Come to found out Company B is the original management company before A, and they knowingly sold the properties to A after finding out MULITPLE units had massive mold issues. We were told it was going to be taken care of, etc. Never was, so we ended up breaking our lease (apx 2 months after resigning) when we realized nothing would be done, and I was told by the "manager" that we either had "to deal with it or move". She was not helpful at all, rude, and honestly inept at her job. She told me multiple times that she was there to help assist the residents and not get the owner involved, however she could NEVER provide me any basic info. So we got our two attorneys involved, and we can have a massive lawsuit against them. Multiple residents there now are on board, if they don't see mold remediation in their units, and the one we lived in (before someone new does). They told me I'd get my deposit back in full and our attorneys said they should at least pay for the mold remediation at our new house. This has caused many health issues for us and our pets. I have the paperwork to back it from my doctor and the previous tenant does as well. My doctor is willing to speak as well. Do not move into these units. When we left, we never received any communications back from them after multiple attempts for a contract to terminate the lease and to verify they had our forwarding address, as well as to confirm the deposit back. However, our attorneys are still on stand by and current residents are ready to go public if needed. If you move into this unit, the basement will smell "yeasty, pickle like" when it rains, you'll be sick, you'll have mud come into the unit after a big rain in the front corner. The only saving grace is the neighbors. Kingsridge, if you're reading this and we do not receive communication back, our deposit and payment for the mold treatment, you will be hearing from our attorneys.

    Our real estate investment LLC was a loyal and satisfied customer of R&K Properties for about 13…read moreyears. During the first 11 years things were excellent. They had a broker who ran the business ethically and professionally. One of their associates ran his own property maintenance group but under the previous broker the property owners were not obligated to use their propert management group's services. R&K put work out for bid to competitive, yet quality, contractors. In 2014, things changed. The broker passed away and the associate who ran the property maintenace group took over as the broker. By 2015, competitive bids were a thing of the past. All work now went through their property maintenance group. Without any competition it became impossible to maintain a positive cash flow on the properties. Items of note: 1. In April of 2015 the property maintenance group performed maintenance on the dryer vents in response to a tenant complaint that the dryer wasn't getting the clothes dry. They then went out for the same complaint in May of 2015. At which point, R&K again dispatched someone from the property maintenance group and again billed us for the effort. There was no warranty period for the same work to the same unit that done less than a month ago. Just a bill. 2. In August of 2015 the property maintenance group performed $440 worth of unauthorized landscaping work even though they knew full well that we already had a landscaping company taking care of the units. By this point we made it clear to R&K that everything had to be preapproved before any work could be performed with the exception of habitability issues. 3. In December of 2015 we approved a bid by the property maintenance group to repair a vacant property for $1850. In February we received the bill for $2263. When comparing the bill to the bid we couldn't find any reason for the additional $413. There was no notification that there was additional work or cost involved. When notified R&K that we expected them to honor their original bid, as does any contractor, they refused. When speaking to the broker directly about the billing, his opinion was that it wasn't a bid but that it was an estimate and that was that. Other issues with R&K include the fact that they disenfranchised several tenants to the point where they began refusing to pay their rent and we had to evict. This works well for R&K because they still charge their management fees, they get to repair the damages done by the tenant and then they get to charge you their commission for finding a new tenant. If you're considering the use of R&K properties as your property management group, we'd recommend that you walk in with your eyes open to the fact that they will treat your money as if it belongs to them. There's no competition for maintenance work, no warranty for previous work, no accountability for the billing, no communication regarding their billing and no limits to what they feel they are authorized to do irrespective of cost. They will simply take it out of your revenue stream without apology or explanation and that will be that.

I lived in a…read morefour Plex and the problems with a lot of the tenants did not follow the rules specially, with their pets, I was bit by one of the tenants dogs, who did not have the dog on a leash, and the dog didn't even have rabies shots. they wouldn't keep them on a leash they mis- treated the dogs leaving them home for 10 to 12at a time The worst was a man who owned an older pitbull, and he was great with the pitbull and then he got a three month old puppy left alone during the day of course it was a puppy, so it tore up everything..whining scratching cried, and then when he would get home and Scream curse, and beat the puppy .. I offered to buy the puppy for $300 and it was a free puppy just to get it away from him and the abuse .. Emily the property manager was aware of all this. He did not have the pitbull on the lease or the puppy. She could've just told him they could have the dog and we could've got it into a foster home .. the puppy did not have any exercise.. this man had extreme anger issues at the time animal control officer that would come out to do a welfare check because of staffing and I called the property management.. Emily, knew this puppy was being beat and she did absolutely nothing, he didn't even have one dog on his lease let alone 2 I ended up moving out of there but it was heartbreaking listening to that puppy being beat on a daily basis, and whine and cry all day long and then he would jerk it around on a choke collar. I still fthink about that dog and pray for it and hope it's in a good situation now. I don't understand how anybody could not advocate for that puppy. First of all the tenant was breaking the lease with the dogs and it's supposed to be a 40 pound weight limit but she had the chance to save a puppy instead of keeping it in a abusive home..

Yet can't…read moregive a set move in date because they dont know the time frame on getting repairs done that are needed before move in..? Then why rush a customer to put 1700 down within 6hrs of seeing it. Then when I do, you can't even give me a move in date or estimate, but tell me it's at least going to be 2 weeks till able to move in.. Not everyone has 2 weeks to wait, after already putting 1700 cash deposit... But this company could care less about their customers time.. They're on their own time and don't feel the need to make the customer aware. Which is standard business practice and professionalism,... for most.. when a company take someone's money you give them set dates,, Not put the customer on the backburner, left hanging with no set dates or answers.. Seems they use people's deposits to make repairs before they even move in... they're condescending enough to disregard the customers desire of having set dates.. SHADY COMPANY WITH SHADY PRACTICES... well be disputing the deposit with our bank and getting refund since they could care less about us once we put the deposit down.
