I was so surprised to see the negative review and I have worked with Frank for several issues…read more(wills and property closings) in the past (I'll admit it's been a while), but I found him to be professional, highly ethical, responsive, accessible and funny! Nothing like the experience of the other reviewer. At one closing, on the spur of the moment, we learned that there was a problem with a piece of fencing that was on the perimeter of the property we were buying (it was a stretch of fence that belong to our neighbor). The surveyor informed us that the piece of fence was encroaching on our (soon to be) property. The sellers had flown in from Florida JUST for the closing and were in a hurry to get things settled. Her solution? Go and tear the fence out - no more problem. She was adamant, and they had the right, since the fence was on "their" property. As the buyers, we certainly didn't want to start out our relationship with our neighbor in this way - plus, they had a not-so-nice dog and I was happy that there was fence keeping him out of the yard. On the fly, Frank figured out a solution that worked for everyone*, and had to draw up contract wording while we are AT the closing, which he did quickly and efficiently. We were blown away. *He drew up a contract that stated that we (the buyers) had six weeks to work out a solution or be responsible for having purchased the property knowing of the encroachment and releasing the sellers from any further responsibility for the issue. He came up with the idea that, in the six week period, that we could convince the neighbor to sell the piece of fence to us, making it OUR fence on OUR property. When someone suggested that it would just be easier to make the wedge of property a gift to the neighbor, Frank pointed out that this would mean both parties would need new surveys and it could also impact tax assessment. How did it all turn out? I approached the neighbor, asked if we could "buy" the fence from her and she said "it's yours!" Frank advised that a token amount of money should exchange hands so we agreed on $10, with which the neighbor bought a bottle of wine and invited us over to welcome us to the neighborhood. Frank also drew up the "sale" agreement for us to make it all official. In my opinion, he saved us from what could have been an ugly situation and turned out to be something we laugh about now.

I'm not sure who drafted his legal documents, but it appeared as though he purposly planted untruths and conflicting information so as to continue the case past the point where both parties were willing to settle.
