It was a terrible house inside. As in, super bad. Not for us. But as we were there, they asked the right questions about what we were looking for, in what areas, etc. They searched and showed us 6 (I think) properties in person within a week, emailing TONS of others every day, and we made an offer on one at the end of that first week. They worked hard for us during the whole process of inspections and paperwork, etc. We even hit some snaffoos with the paperwork (due to our particular HOA), and they went above and beyond to get it taken care of. We were working on a time crunch because our lease on our apartment was about to expire but they got us in our new place on time. We will forever recommend them and when we resell and buy again, we're calling them up!

I have a closing set for Monday next week (today is Wednesday, and Thursday is July 4th, so offices are closed), I am asking for the number that will be required to bring to closing. She tells me that there is an issue with title to the mobile home. I can understand that, but that is the sellers responsibility. I asked her 3 times, assuming that things get resolved and we still close Monday, what number will I need to bring? (I have still not been provided a good faith estimate thus far). I have no idea what the closing costs will be AT ALL! She's worried about prorations if we don't close Monday. I explained to her that I am not concerned with that. Again I asked her for the number for Monday if all goes as planned. She said she will get it to me as soon as she can, and I told her I am not aware of her capabilities (Although I'm sure it's just a few clicks of her computer at this point) so when should I expect it, and she said "I don't know." As if this was her first day on the job, yet she's the owner! I'm just wanting to get my finances in line (cash purchase, no financing.) After pressing again, she finally said within 2 hours. Not to mention the ENTIRE conversation, when I was speaking she cut me off MULTIPLE times in the middle of me talking. There are OVER 300 title companies in Lakeland FL alone, so please choose wisely, there has to be a better one that this (There is, I've used many others before.)

The supervisor was not on site and managed the project over the phone. The boots for the eleven drops were not replaced. Air flow is not properly setup among the drops. I feel that I was cheated on materials and the poor level of workmanship on this project. I received a request for payment for the completed project. The supervisor had not been on site except for one time on the first day of a two day project. The estimate for the project was for $6800.00. The value of the materials used and inexperienced workers and lack of supervision should be grounds for a full refund of my deposit of $3400.00 and cancel the remaining balance. I was notified that the project is complete, but the contractor has not notified the county that it is ready to be inspected.

I had a few work orders over the years and they were almost all completed the same exact day when possible. The grounds are constantly kept up and look amazing. Felt very safe and secure here. Moving out was a pleasure - We had a small misunderstanding about the contracted move out date vs what I was told verbally (last months rent owed - etc) but after speaking to the amazing lady in accounting Jeannie - we were able to get it resolved and I ended up getting my full security deposit refunded. I am sad to leave this unit but work did require me to locate. Will definitely recommend Carlton Arms North Lakeland to anyone in the area. We had 24 hours to pay for the deposit and due to the way, we get paid we could not make the payment in 24hrs. We reapplied as Erica asked us to and repaid applications fees. I left Erica who was the leasing agent messages after message and never spoke with Erica but surprisingly I get a call from Mrs. D stating we are denied due to background check. The same background check was pulled 1 week ago and we were approved. Someone dropped the ball. Mrs. D said her manager Chris would call me and he never did. Mrs. D said we need to contact the leasing company that runs the reports all to be told that the apartment complex is the ones that make the final decision. I called again today to speak to a manager, and Corey answered the phone said he would give him another message. Paying $100 all over to reapply to be told we are denied is very frustrating and unfair. Nothing has changed on either background in one week. I was referred by a resident and at this point I would not do business with them ever again. They are covering up for someone who did not do their job correctly. Worse experience and very unprofessional.
