Contacted him regarding one of his listings. No offers yet. I asked him to contact me if any offers…read morecame in so that I could put in an offer (I live in another state so not easy to view the listing at the time). He readily agreed. He offered to do dual agency and definitely seemed interested in working with me. Never heard from him. After a few weeks, I called to check status. Turns out several offers had come in and one was under counter, which subsequently went into escrow. Also, property was marketed as having great ocean views, but he claimed he didn't know about a 10-house subdivision (information readily available on the county's publicly accessible website) going in along the ocean view side of his listing that will significantly block the ocean view. I hope he and the seller disclosed this to the buyer but I got the impression they hadn't. Doing propsective buyers the courtesy of keeping in touch is the minimum that agents should do--especially if they readily tell the buyer that they will keep them informed. I might have done better for his seller than the offer that was accepted, but he never gave his seller the chance. This guy completely dropped the ball. Not the kind of agent I would want to use. You have been warned.
