Management runs a leasing trap. They deliberately wait until you're close to your lease end date to discuss renewal rates, leaving you no real time to shop around or make an informed decision. And when they finally show you the new rate? It's higher. Of course it is. The building recently renovated the first-floor lobby with white marble flooring for the shared community space -- a material that shows every footprint and scuff from daily traffic. Whoever designed it clearly doesn't understand how shared spaces actually get used. The new elevator, which took half a year to install, looks like something out of a cheap IKEA catalog. And the building only has two elevators -- there's literally a third shaft that was never finished because they couldn't afford to install it. Despite all of this cut-rate construction, our rent keeps climbing. The delusion is remarkable. The front desk and maintenance staff are friendly and easy to work with -- truly the only bright spot here. This place is overpriced, poorly managed, and feels like the only priority is squeezing residents for every dollar while giving the bare minimum back. Would not recommend. read more

I lived here for about a year and a half, and I would not recommend it to anyone. BEWARE and look elsewhere. You can find much better (and less expensive) options in Austin. WALLS: What sold me was the concrete walls, since I work from home and need quiet. I quickly discovered this is one of the loudest buildings I have ever lived in. NOISE: When I moved in, construction started next door, and it is LOUD. Work began sometimes at midnight with concrete pours, bright lights, and loud white noise (pics attached). Hammering on pipes started in the early morning around 6 or 7am. The walls made a loud clicking sound (hard to explain), and it was so loud and jarring that I needed to sleep with earplugs AND a sound machine from day 1. It was like the pipes expanding and clicking, and since the walls are concrete I didn't even bother bringing to this to their attention. Another sleep deprived tenant told me the same thing happened in her room. FIRE ALARMS: If you work from home, good luck. These go off regularly for checks. Once I was not aware it was a drill, because I turned off their emails. They send so many emails as you will see from the pics attached. I was in the middle of a production on zoom and left down 10+ flights of stairs with my cat to discover it was a drill. Fun. And loud! So if you have zoom work calls, think about this. RENT INCREASES: They raised the rent during the start of the pandemic exorbitantly, which should tell you a lot. They do not care about people, just money. I wrote them appalled and it took 3 times to get a response. No one responds to emails when you're renewing and trying to negotiate lower rent. I will attach images below showing multiple attempts and the rent increase they sent me when I decided not to renew. They wanted to increase the rent by more than $1,200 (you read that correctly) if I renewed for 1 month. That is $3,569 for a 1 bedroom apartment. When I said this is insulting and unbelievable high, they said that is an auto generated email with market rates that welcome me to negotiate. W o w. YOU CAN'T GET OUT OF THE LEASE EARLY WITHOUT HEAVY PENALTY: When I asked if I could end it early, they said yes with a 2 month penalty. They even told me that a tenant was not allowed to leave without this penalty, and the person was ill with cancer. I cannot find this email, and it's possible they told me over the phone. I was shocked. ELEVATOR: It's often out of order and under maintenance. The freight elevator is also booked at times. So when there is only 1 elevator, prepare to wait 10+ minutes. I have had the elevator jump and stall between floors, which is scary. And finally, I was trapped in the elevator for over 7 minutes alone without cell reception. This was one of the last straws for me, as I panicked (email with more info in pics). When I pressed the emergency button, a woman answered and she was impossible to understand. I kept asking her to call for help, and she eventually left me, and I started ringing the bell, yelling and banging on the door for help. It was awful. Even after this experience, they said if I terminated the lease early, they would still charge me a penalty, but it would be 1 month vs 2. Wow. Thanks. GARAGE: It's dangerously narrow. No guests are allowed ever. People drive arrogantly and sometimes fast, so I often honked my horn around corners or drove with lights on. I am surprised more accidents did not occur there. LOCATION: Sure, it's nice and convenient. But there are beautiful spots around Austin for cheaper prices. COMMUNICATION: As mentioned previously, the office does not respond when you email to negotiate rent. I had a sit down meeting at one point and found the woman I spoke with incredibly cold. She just said she'd ask her manager. It felt dismissive and unempathetic--this was in the middle of a pandemic when you would think that people would be more sensitive to the economic and social disaster we were facing. After our meeting, she was non-responsive to emails (see pics) for a week and a half. COMMON AREAS: They charged for them even when they were closed during COVID. Even when the gym and pool closed, and coffee machine was not on because of the pandemic, they charged tenants this fee. SUMMARY: This place seems great on paper and at first glance. What others say about the rent increases are true. See my pics below. They do not care about you. They only want money. This is a large corporation, so if you are looking for a place that feels like "home" that is not dehumanizing, this is not for you. read more

Could not be happier with our decision to move to Windsor on the Lake! We went through the process of evaluating the unit and signing the lease without actually ever seeing it, as we moved from out of state on a bit of a whim. Our leasing agent, Katie, was an absolute ROCKSTAR throughout the process, going above and beyond for us time and time again as we continuously bugged her with questions and asks. Our unit was given a "refresh" prior to us moving in - it's a VERY generously sized apartment and the high ceilings and abundance of natural light make it feel even bigger. The views of Ladybird Lake are breathtaking, and the location couldn't be more ideal. I've lived in 4 high rises in downtown Austin over the past several years - the construction noise drove me from one to another until I finally found this jewel! Try to face the lake if you can (duh!) - not only for obvious reasons but because despite two high rises currently being built just north of Windsor, I have been unable to hear any of it (not to mention construction dust!) while facing beautiful Town Lake! And one of the very best features is the magnificent management of this building! Brook S. is the best manager of any of the buildings I lived in while in downtown Austin - hands down. And you don't have to worry about incessantly barking dogs or wild crazy parties at 3am; if that happens, management deals with it fast! Maintenance in this building is really atrocious. We have had a broken washer and dryer in our $3100/month 1 bedroom for over a week. I have called the maintenance line 4 times, stopped by the leasing office, even made appointments for maintenance to come by. They never show up. When I run into them in the halls they apologize for ignoring my requests and walk away. This recent issue is in addition to several maintenance requests that have been outright ignored in the year I lived here including the corroded kitchen sink, damage from flooding from an upstairs AC unit, and now the broken washer and dryer which we have moved around our furniture and working times to accommodate. The building as a whole also has a multitude of issues including overselling parking spaces, parking spaces too small (my car has been damaged while parked by other drivers 3 times in the parking lot), vomit in the first floor hallway that hasn't been cleaned in months and just left to dry, and recycling that piles up in the trash room for weeks. This place sure doesn't feel like it should cost $3100 a month and I'd suggest new renters look at the competition, there is plenty in this city. read more

*Update (September 2019): Rating lowered from 4 stars to 3 stars due to management's unwillingness to take action in response to recurring noise complaints (see below). I've lived at Windsor on the Lake for three years and will update this review as necessary. Overall I've been fairly happy with this building despite some of the negative issues I report below, though less so over time. PROS: - Location is phenomenal. Across the street from Lady Bird Lake and the hike and bike trail. Short walk to the Rainey St. bars but far enough away that you don't hear them. Easy walk into the heart of downtown or across to East Austin. Quick access to I-35. - Apartments are modern and well equipped. - Friendly and attentive staff. Maintenance requests are handled very quickly - by the next day in all my experiences. - Fantastic views of downtown and the lake from many units on the higher floors. - Building is extremely clean. - Residents are a good mix of age groups, certainly compared to most other big complexes downtown. CONS: - Construction just began on the new high-rise at 44 East Ave. and is expected to go on until late 2022. It is very close by and quite loud. Needless to say, this makes Windsor on the Lake a far less desirable choice for the next three years. - Dog barking has been a noisy disturbance for a while now. I brought this to the attention of the management multiple times but their response has been underwhelming and it persists. At this point, I would advise anyone who intends to do any amount of work from home against living here. - Proposed rent increases can be very steep (as high as 10%), which made me seriously consider living elsewhere. - Garage is very vertical with tight turns and small spaces. - Traffic getting in and out of Rainey St. can be bad in the evenings and on weekends. Few alternative routes when traffic is bad. - No visitor parking, and not easy for visitors to find parking nearby. read more

I have lived at Windsor (formerly Legacy) on the Lake for a year and I will be moving out at the end of my lease. Truthfully, I would have renewed my lease but was frankly insulted by the proposed rent increase. That's not a specific disadvantage of this complex - all downtown complexes will play a similar game, but if you're hoping for a "small community" feel, where you are treated like a valued resident ... you won't find it here. It's as corporate as any of the others. PROS: The Windsor management is a HUGE improvement over the Legacy folks. They installed mirrors in the parking garage, they made an effort to enforce some behavioral standards on Jerk-weed residents who were throwing garbage off their balconies, and they take security very seriously. They're also very nice and always helpful. Very Quiet - with the exception of parties on the balconies, the walls are condo-spec and keep the noise level down from apartment to apartment. That's very unusual in Austin complexes, and I absolutely love this feature. If your priority is a quiet apartment, you should seriously consider Windsor. Location - awesome! Rainey street is really growing fast, and being able to walk out the front door and hop onto Town Lake Trail is hard to beat. Amenities - The pool is small but usually pretty quiet (probably because its small), and the lobby and office center are accessible 24 hours a day to residents. I don't use the gym, so can't comment there. CONS: Holy crap, the elevators are completely comical. One of them always seems to be either reserved for new-resident-moving or out of service. I've waited 25 minutes for the lift (no joke!). Parking can be tough after 7 or 8 pm, but I've only ever had to park on the roof of the garage 2 or 3 times in a year. If you're driving a giant SUV, you might be hosed, though. Most of the spaces are "compact" parking. In my humble opinion, however - if you're driving a huge truck or giant SUV, you've got bigger problems than the availability of parking. The nice-looking build in the units masks the uber-cheap materials used in construction. Garbage cabinets, cheap plastic "stainless-like" refrigerators, tiny stackable W/D, and shallow sinks. I hate that apartment builders do this. How much per unit do you really save with a crappy shallow sink? The bait and switch - Make sure you ask to see the specific unit you will live in. I looked at a demo unit (with real wood floors and a beautiful balcony) that was lovely. The day I moved into my unit, I felt cheated. The floors were cheap laminate that had paint stains from the re-paint, scratches and chips, and the installers clearly didn't use the right thickness underlayment because it sounds like you're walking on playing cards. I was also given a unit on the ONLY floor that has a solid stucco retaining wall on the balcony. It essentially renders the balcony useless unless you buy very tall, club-type patio furniture. Every unit I saw had glass balcony walls. Wish they had told me about that! Essentially, this is a nice place compared to other downtown apartments, and very quiet. The residents are mostly very nice (with the exception of the usual college-age D-bags living off their parents who party non-stop and vomit in the elevators). Nothing sets it apart as particularly good or bad in comparison. If the location and rent work for you - I would recommend it. read more

Pros: Location - between the lake and Rainey, it doesn't get better than this Noise - because we are at the end of the street and the walls are concrete, noise isn't much at all Space - some of the largest floorplans in Central Austin with great use of space Finishings - I love the decor of the apartments, from the countertops to the floors. Very clean and updated Online Portal - quick maintenance requests and paying rent online are a game changer for me Concierge - I love having my dry cleaning picked up and my packages stored in the room since I travel a lot Residents - the people who live here are fun and engaging, if a little rowdy by the pool occasionally Cons: No screen door - I love, love, love my floor to almost-ceiling windows and sliding doors, but the lack of screen door onto the balcony is awkward when entertaining or when it is cool outside and I want some fresh air in the apartment. Pool glows at night - My biggest first-world problem is that the pool glows through my windows every night. I got used to it after a couple months, but if you are on a lower floor, it bears knowing. I just hit my 5 year anniversary living at WOTL. It's absolutely my home. I've lived in 4 different floor plans, had garages and storage units, used the gym & pool... its got it all. But what really makes this place home for me is the amazing staff that go above and beyond to make it all happen. Mari Lopez literally helps keep my life afloat! Making sure dog walkers & cleaning ladies get let in, giving me the heads up when all of my 294784 packages arrive, working with me on lease renewals that aren't always easy, ensuring I know exactly how to use the printer (and when I can't figure it out rushing to print work documents for me before I fly out the door to huge meetings) and loving my pup as much as I do! It's well maintained, has beautiful views and a location that rivals any high rise living option in Austin. We miss Brooke Schumacher that steered our ship for 5 years. Simply the best. We've lived at Windsor on the Lake for about 15 months and I have to say it's been a fantastic place to call home. The building is nice and very well maintained. The common areas, hallways and grounds are almost constantly being cleaned and kept. The building is also incredibly quiet as most walls are concrete. We rarely hear anything inside our apartment. I've only needed maintenance for routine things (i.e. bulbs, filters) which is a good sign of quality construction and they've been super prompt, friendly and professional. The rest of the building management is also fantastic. A special shoutout to Brooke, the property manager and Dylan, the concierge. They've always gone above and beyond to be helpful and friendly. The only frustration we've experienced is in the parking garage. It's really tight and spots fill up quickly. However, we were able to secure a private 1-car garage on our floor which has made life SO easy. If you're considering floors 2-9, I'd strongly suggest doing the same. An unexpected surprise has been the community feel in the neighborhood. Rainey St. isn't just a bar district -- it's a true neighborhood with some of the best access to nightlife and recreation (we're RIGHT on the water/trail) in Austin. I'd recommend Windsor on the Lake to anyone who's looking for a high-rise lifestyle with a great location and unbeatable views. I just wish we could buy our unit! read more

As a previous tenant mentioned, they are not truthful on a lot. I live there for almost 2 years. Parking is horrible! I paid for 2 parking spots. $40 and $85 for a numbered spot. As commented earlier, parking garage was not monitored and I would pull in and someone was on my numbered spot, and the rest full. Several times I had to park outside on the street. The elevators: The elevators go down almost every time it rains. If it rains hard, it definitely goes down. It went down for 2 weeks. It created a lot of problems and expenses out of your pocket. I had to pay to stay at other places while they fixed the elevator. One time it was down for a week, and they half fixed it, allowing you to go up by making a phone call. Another time it went down for 4 days, and it only allowed you to go up from level 1 from the service side. It did not allow you to go down. I couldn't go to grocery store and buy groceries. I spent $ having dinner downstairs to then have to wait 45 minutes to get in the elevator. Several nights I just I would not have dinner to avoid the elevator headache. When the elevators would break the upper part of the parking garage would get full and your spot was taken if you had a spot there. So that tenants would walk up less stairs. When you are ready to move out, have fun because they will hit you with several fees regardless if you left the apartment brand new. It's a battle to move out. When people move in, they schedule the elevator during rush hour, when people get home from work, causing you to wait 30-40 minutes to get into an elevator to go to your apartment. They also don't clean the elevators well with the animal urine. If you are on a floor where young students live, expect to be woken up at 2-3am by the loud music and having to call security. Garage 1 star, Staff 2 stars, Contract 1 star, tenants 3 stars, apartment 3 stars, maintenance 3 stars, elevators 0 stars. Management told me that whenever it rains the elevators has issues with surges. I told them that all elevators should have surge protectors. Never failed that elevators would break in the middle of the night and all of us that went to work early, had to take the stairs. read more

Amazing. After moving in and sadly moving out, I can confidently say this is the best residence & management I have experienced after living in 15+ residence in Austin. Brooke and Mari made the whole process as easy as possible. Windsor management exceeded my imagination for how well an apartment community can be run. I have been living here for a long time now so I feel I can share my honest feelings about my living experience at Windsor on the Lake. To begin the new management has been making people feel (long time residents and newer) like they don't matter. Ever since Brooke left the new staff have mostly taken a nose dive in sincerity and caring communications. They roll their eyes, huff when asked questions and do not make people here feel like they care at all. I have spoken with many residents that have just "given up" trying to ask for things from the new front desk girls and new managers that are never happy to be here as they are normally "filling in" and they show that distain for many here. Let me begin sharing details about the building itself and what it has to offer. The building is located in a nice location if you want to be by the water, running path or restaurants. The building itself shows its age and then some. If you walk up to SkyHouse or any of the other condos or apartment buildings on Rainey Street their amenities FAR SURPASS what we have been given or have had taken away. - The floor in the common area on the ground floor has had water damage in it with MOLDY wood for a LONG time without ever being fixed. - The coffee area had all of the cups taken away to be "more green" they said but did not put mugs and glassware so residents could have them to use and this require many to not come down to fill theirs up to go. - Gym amenities like classes offered NEVER HAPPEN here. Other apartments around the area offer this and they did it once which had a good response but never offered it again as a perk. The Gym is DISGUSTING!! For what we pay here its a crammed space for a gym and all of the equipment is so dirty, old and the room is extremely dingy. I know so many residents that REFUSE to go in there because they say it smells funny, the carpet on the floor is horrible and they feel claustrophobic so MANY people that live here have to use a gym elsewhere to make up for what they want to have here. I am baffled how Windsor corporate could care less to build this place out better for the price we already pay which is the most expensive on the entire street for rentals. - The Rent increases have upset people living here. While no one wants the rent to be increased many feel that the amounts asks of them to pay when the amenities have been decreasing and or not been kept up to par to the competition make people question loyal residents and if the community leaders value the residents at all. The amount asked of many I have spoken with have left them feeling it is unreasonable. - The carpets and floors have been a mess and need repair but to take away company gatherings and picnics or meals which they have done do not justify so many things being not taken care of from a higher up level as the company itself obviously cuts corners wherever they can banking on the fact the location and occupancy numbers are what they ares so they DON'T CARE! - Events have been mostly lackluster. Most that I have seen are people have shared with me are a disappointment. They include typically not catered food but store bought cheese cubes, chips and fruits, beer or ciders and maybe wine but there is not a lot of effort or money put into them. Even a pizza and movie night would be more fun then what they were doing for a while but that too has stopped and I have not herd of any events in a while now so that too has been taken away. - Maintenance has been good in my experience. Everyone that has come to help me and people I have asked enjoy their interactions with the staff. - The Elevators have had issues for a while now. For the longest time now we are down to one elevator which leave people waiting 10 minutes sometimes and many take the stairs with groceries or kids. - The Pool is mediocre and closes early to not bother people above since they put it on the 1st floor. The lounge chairs are uncomfortable and it is poorly designed or built out so there is a lot of wasted space. Why don't they get a couple covered cabanas maybe on the top level so people could enjoys a comfy space to lay or sit and read. There is no hot tub. This may sound crazy now in summer but on cooler nights it would be nice to have this and again it is something that all other buildings on Rainey street have. - Dogs in the building. This building is VERY dog friendly which is nice for people that have dogs. I personally do not have an issue with this but there is a lack of garbages/wipes around for people that have dogs that have accidents in the elevators which happens a lot to be able to use for the safety and welfare of other residents. - Common room has nothing to it. 1 small TV, tables and chairs but no games, no closed tv room or more. Love the location but wish the owners of Windsor & Property Management cared for its residents more then getting just their paychecks and made REAL changes & upgrades. Hopeful.. read more

If you spent your life living in a unique and isolated single family home then selecting a high rise is not only a change in venue but a change in life style. I moved from one such home, which was ironically on Windsor Road, to Windsor four years ago and absolutely love it. In no particular order, First, I have the most amazing view of the City of Austin and the river. No other apartment complex gives you the view Windsor has because it is located on the bend in the river so you can actually see it. The other buildings I looked at limited your view to North, South, East or West. Second, the staff are not only responsive and helpful but very friendly. Can't tell you how many unusual requests I have put them through. Third, the location is great if you work downtown, and because it's right on the river, you simply walk across the street to do your 10-mile run, cycle, or walk a block to row. Like nightlife? You are already on Rainey Street! And that means you have lots of clubs, restaurants, and trailers. Living on Rainey can present it's own set of problems in the evenings which revolve around traffic. If self absorbed and inconsiderate drivers annoy you, come in the back way to the building and you can avoid the congestion. For me it's a non-issue. The building is well constructed with lots of concrete so it's quiet. And I would know because I have a grand piano in my unit. The general age group is generally from upper 20s to retired. Definitely pet friendly. Although there is general parking, if you use your car a lot you might consider a reserved space. There may be apartments closer to where you work but I don't think you will find a nicer building, a better view, friendly residents, and a great staff. read more

There was room for improvement but Windsor on the Lake really felt like a home despite being an apartment complex and the manager Lewis seemed to genuinely care about the residents. Enter the new property manager Lindy & it now feels like living in a kindergarten classroom with an overbearing teacher at the helm. It seems like every week we get a new mass-notice letting us know what the new banned item of the week is. Literally. Last week it was writing checks for rent. The week before that it was the locations we can park our bikes & cars. This week it's door mats, and the plants & furniture on our balconies. I don't mind the price of living here (even though the rent increase every year is insanely high percentage compared to everywhere else I've ever lived) and the location is great, but as long as I pay my rent on time and don't disturb other residents I want to be left alone. I completely understand that when you live in an apartment a certain degree of that comes with the territory but it's gotten crazy. If I could do over again, I would never move in here. I'll also add that the environmentally friendly water system means that you have extremely low water pressure. It was so bad that I tried to shower at the gym as much as possible and often had trouble hand washing my dishes. My lease isn't up quite yet, but the maintenance woes continue. I requested a repair 12 days ago that has yet to be addressed. This repair would've taken a simple phone call to handle, but management has sat on the request until I made a second request. This apartment is an awesome location, but after living here for about a year I have come across many issues that should not be happening at a "luxury" apartment building. First of all, everything Morgan said below is right on. To me the absolute most frustrating thing is the gym. - The Gym: in the past year not ONE time has all of the equipment been working properly. Currently, there are 3 treadmills and NONE of them work. One of them has been broken for over 6 months, one for about 2 months, and the other one a couple weeks. One of their biggest selling points is that every machine has it's own television - well that would be awesome if they worked. The batteries in the remotes are always dead and the tv's never work properly - they either don't turn on or the sound doesn't work. The gym was one of the main selling points for me, but has turned out to be the most frustrating when only 1-2 cardio machines are available at a time. In a building with 32 floors, this just isn't acceptable. They always say they will fix it, but it never happens. I know multiple people that complain and they just keep saying they are working on it. Some other things: -Parking Garage: Morgan is right on with this one. The garage is a nightmare. Every time I drive in it, I get close to getting in a wreck because of how poorly designed it is. Not to mention the parking spaces are so small that most cars take up two spots. You can't even get a spot until the 5th floor. - Trash: Every weekend there is a horrible trash smell that is overwhelming near the elevators. - Coffee Machine: This is never stocked with cups. It's frustrating when you are on your way to work and looking forward to grabbing a cup of Starbucks coffee on your way (another one of their big "perks") and then there are no cups available. The reason I am giving two stars is because of the great location and in my experience the maintenance has been pretty responsive. read more

6 month update- still very happy here. No major problems or issues with anything. The only change from my original review is that the security system for the building was upgraded this spring so that you need a keycard to get up the elevator during nights/weekends. It's pretty easy for friends to get buzzed in using the call box outside and next to the elevator. I've also been using the pool and the gym in the building. I have lived at the Windsor on the Lake property since May 2011, in 2 different apartments on different floors. It was a fabulous location for us to live upon our return to Austin after a 15 year absence. The property is maintained in top notch fashion, the units are large and surprisingly quiet since they're located on Rainey Street. We've made great friends here and like the neighborhood so much, that we're buying a condo in the building next door. If they sold units at the Windsor, we'd be the first in line to buy. The only thing that's not absolutely perfect is that if you have a large vehicle, the garage is a pain in the rear. We sold our SUV soon after moving here and are driving a Prius which got a free reserved parking space the first 2 years we were here. If you want to live downtown and in the midst of a great night life, this is the place for you to go. read more

The apartments are great and the staff nice BUT the elevators are always breaking down and take forever. There are several times where I had plenty of time before a meeting only to find one or both of the elevators out. Plus the traffic on Rainey St. is getting worse. Finally the parking garage fills up fast and sometimes I've had to park on the street. read more

My experience at Windsor on the Lake has been great. I have lived here for almost 2 years. My apartment is large, open and with nice finishes. The balcony on my unit is also exceptionally large and spans the entire width of my apartment. The pool and gym are pretty average but there is a very nice lobby with free Starbucks coffee which is a nice perk. You are also able to check out Kayaks and bikes free of charge as well as some movies from the office. Can't beat the location with the trail literally outside the front door and being walking distance to everything Rainey Street has to offer. Your friends will have to pay to park though as the visitor parking is pretty limited. If you move to the Windsor, I would highly recommend purchasing an assigned parking space. The garage fills up quickly in the evening and most of the spots are reserved for compact. The assigned spots you can purchase are larger and definitely, definitely worth the money! The complex is also very dog friendly which really sold me with dog treats in the office, dog of the month contests, periodic dog friendly happy hours and more. The management and maintenance staff is great. They are very kind, responsive and timely (questions and maintenance requests are responded to very quickly). They are also very attentive to your pets which I really appreciate. Overall, I would highly recommend living at the Windsor. It is downtown living at a reasonable cost (compared to the competition) in a great location and with great management. read more

This is place is swanky and so clean. When selecting a luxury home on Rainey Street my friend and I looked at SkyHouse, Shore and Milago Condos and decided to choose Windsor on the Lake. We loved how clean the building is and how well they take care of their residents. Overall this is a wonderful place to call home and all my friends love it ! I don't even live here and the Windsor feels like home! I am a dog trainer and have about 7 clients in the building and stay there regularly. I talk to the office staff, maitenance, house keeping service and residents 5 days a week. This place is truly a community. The staff at the Windsor are incredible and as somewhat of a fly on the wall, I get to hear a bit of what goes on behind the scenes. These people really care about their residents, and always work as a team to make their lives as easy as possible. They are super professional, but also personable and always have a smile on their face, which goes a long way. The residents (both two legged and four) are also out of control cool. From the histerical older couple and their rescue westie to the cool young couple and their smushy bulldog puppy, these people are honestly Austin. I have lived in this town for 10 years and you wont find better people. The location is also perfect- they lend you kayaks, paddle boards ect to use the launch about 50 yards from the front doors, hold happy hours, blood drives, community volunteer opportunities and mimosa brunches. Not to mention the cool factor that you can walk safetly home from the bars a block away. My apartment was nice. Maintenance was timely and did decent work. Amenities are pretty standard. Rent goes up significantly every year. Long term residents receive no extra consideration. Staff is impersonal. And to top it off, they towed my car from the garage even though they had all the information about it (make, model, color, license plate) and it cost me $200 to get it back. How about with an exceptionally well managed and maintained building (shout out to Brooke, Mari, Mike, and Mark), amazing location with views, views, views (e.g., River, Travis Heights, City), limited number of varied layout apartments on each floor (no Uber needed to get to your apartment down the hall), great amenities, Hike-Bike Trail right outside your door, quiet, residential, neighborhood feel on this end of Rainey...and just one block down... IT'S RAINEY ST!!! Need I say more? Oh yeah...one more thing...how 'bout an actual example of the outstanding services at Windsor On The Lake: Scene 1: Memorial Day, outside temp triple digits, A/C not cooling, up to 81 degrees in the apt; Scene 2: Left VM re maintenance problem (remember it's MEMORIAL DAY!); Scene 3: About 15 minutes later, a knock at the door....it's Mike the Maintenance Supervisor (did I mention it's MEMORIAL DAY!); Scene 4: Mike quickly ID's the problem, has the blower motor in stock and makes the repair; Scene 5: COOL!! I lived here for two years and give the place 4 stars. It was between 3 and 4. As mentioned multiple times, there are two main problems: Elevators and parking garage. 1. The elevators. - Simply, there aren't enough and what they have typically break. There are 2 elevators and 1 is down about 10 - 25% of the time. My average elevator wait time is around 45 seconds. But that has stretched to 5 on several occasions - and twice neither has worked and I had to walk almost 20 floors. If you move here, plan in extra time for waiting around for an elevator. 2. The parking garage - The parking garage is also a problem. It has a low-ceiling, narrow, and very sharp turns. Worse, there aren't enough spaces. The parking garage is always around 95 - 99% full at nights. I have come here on several Sunday nights and found NO space - had to park on the street at night! The new mgmt installed mirrors, thank goodness. The overcrowding is a separate problem, though. The above two problems are building design choices. They can't be fixed by new management or salespeople unless they re-build the complex. Basically, they chose extra income over extra amenities on those two issues. Their call. All that said, I have very few other complaints. Maintenance has been very responsive. Front office people are typically nice. Noise problems are rare and handled easily. Great location. The price just depends on your income / expense level. Expect it to increase if Austin keeps growing. Hope this helps. read more

Lived here for a year, and have to say it is a great location and the staff is extremely friendly and helpful however. However the parking situation is often a nightmare, having to often go up 9 stories and even then maybe not having parking on weekends. Spots are so small and people are jamming their huge SUVs in compact spots and denting other cars. I had my car's wheel caps stolen and they didn't do anything about it, and just a few weeks later several cars were vandalized and stolen. The overrall quality of the fit and finish is also very cheap (cheap plastic wood flooring, cabinets, etc) and called maintenance several times for the same problem. Its a decent place to live, but very overpriced for what you get. read more

Beautiful place, but being in the "downtown market" means that break-ins will be an issue. My bike was stolen from the "secure" bike rack even though it was locked up. I have to agree with the other reviewer about the garage! Tough to find a spot below the 5th floor and they are tiny. I can't believe there aren't mirrors installed so turning those corners can be dangerous. read more

All of the negative reviewers probably experienced 1 bad incident and then gave the complex a bad review, after all, as humans we're quick to blame but not quick to acknowledge the good. I'll definitely update my review if it gets bad, but I've been here a week and cannot be happier. read more

I thought now was a good time to chime in since I've lived here for 60 days. So far I've been very impressed with the community and particularly the staff and maintenance. I recently had one of my air conditioner units go out in my apartment, (large unit that has two different air conditioners one for each side, so it wasn't the ONLY one for the apartment and therefore only a minor emergency) and when Edwin the maintenance technician told me that he needed to order a part for it I figured it would take a couple of weeks... Nope, he was out here the following morning with the new part and had it fixed in an hour. VERY friendly staff in the office, maintenance is always on time, Rainey Street is a great area to live. All in all very happy with my choice. I should also mention that I am a real estate agent who specializes in downtown leasing so I'm very critical of properties, seeing as how I've been in each downtown Austin community about 15 to 20 times probably. Solid choice here at Windsor on the Lake, would highly recommend to a client or friend! read more

I just finished a one year lease and Windsor and was excited to leave. The place is very nice (fixtures, finishes, appliance etc). The maintenance staff were awesome, they were very professional and extremely quick to fix issues! Now the bad stuff. The elevator situation is horrible. Who would design a 32-floor building with only TWO elevators. During business hours one is almost always reserved for people moving. Speaking of moving you can not move in on the weekends which totally sucks! Also during my year lease the power and or elevators went out at least five different times! Walking down 19 flights of stairs was not fun! The building staff never once sent out an apology email for the inconvenience which I thought was weird. I mean I get it they aren't responsible for the city of Austin power but at least say your sorry! (Sometimes the elevators stopped working due to power outages but other times it was because the elevators themselves stopped working!) Also one would think with paying such a highly insane rent you would get treated a little better ie customer service but don't expect that here. They don't have a concierge! Sounds like a high maintained request andjust about every high rise has one. There is no door man. Ohh and packages that are dropped off at the office are difficult to pick up since the office is closed at 5. So if you work a 9-5 job don't expect to get your online shopping purchases in a timely manner. Ohh and traffic and construction on Rainey is getting ridiculous! But with all this being said if you are looking for location Windsor is the place to be just don't get your hopes too high about a luxury high rise! read more
