In addition to this, I love the work that the Schacter Team does in the community, and what they give back to their clients. In April, they rented out a few theatres in Langley Cineplex Colossus and had a private viewing of Avengers. In December, they do a Christmas event, providing Christmas trees to their clients. I would definitely recommend them to all of my friends and family, and will be using Tyler again for any future needs.

    I highly recommend the services of Century 21 Prudential Estates. I was a strata property manager…read morewith Century 21 and know they are a good management company! I was also a council member and happy with Century 21 Prudential services. Some owners in a strata corporations don't understand it is the strata council that makes the decisions for the strata corporation and they give the management companies directives on the operations of the strata corporation. I have seen many council's make bad decisions, do not comply with their bylaws, Strata Property Act and/other government acts and regulations, make non emergency decisions outside of council meeting (which is not allowed per the Strata Property), don't take or provide minutes to owners, and some council members exceed their authority. When the strata council get into trouble, they place the blame on the management company and will put forth a resolution to terminate the management company. Some strata corporation council members overwork a property manager and will give too many directives, then complain when all the directives are not done. No strata management companies give council members unlimited hours and will charge for excessive hours. A good strata council works with the property manager and strata management company! Same problems with some owners. All owners and tenants receive copies of the strata corporations bylaws. When they contravene the bylaws, it is the strata council that makes the decision on how to handle the violations, NOT the management company. Owners will often blame the management company for council members decisions. Owners have the right to ask questions, request strata corporations records call for a special general meeting, put forth a resolution to direct the council members or to remove council members(s). See the Strata Property Act and/or bylaws for the procedures and requirements or obtain a strata lawyers opinion As an Owner of a condominium in a strata corporation, I pay attention, ask questions, investigate and do not blindly vote on resolution(s) put forth by strata councils. This is my home and investment and I hope other owners do the same. Now that I am no longer a strata property manager and with so many changes to the Strata Property Act, other government Acts, regulations and rules. I contact Century 21 Prudential Estates/property manager to obtain answers to my questions or request documents. My phone calls are returned the same day and have my questions answered.     Customer Service is not in the vocabulary of Century 21 Prudential Estates Rmd Ltd…read more   I have been using this company as my property manager for my house for six years while I have been working overseas.  In other words, I have been a steady revenue stream for them. Things have gone relatively smoothly until my scheduled return to Richmond.   At that point everything relating to my client status with Century 21 PEL went awry.  It was quite obvious that as I was no longer going to be a client that the law, a client - contractor duty to act in my best interests, and common sense and common courtesy were no longer part of anything that held Century 21's interest.   My property manager, Richard W, and the manager of the franchise, Bill W. were unhelpful, sanctimonious, and at least three times broke the law or our contract.  It was a shameful display of the client doesn't matter in how we conduct our business.   So, here are some of the issues I faced.  I advised Richard 3 months and two weeks ahead of time that I would b re-occupying my house on August 1.  I had been working overseas for 6 years.  This is a private family dwelling, and not an apartment or condo.  It's my house, my home.   Richard, in his haste to ensure that he kept the renters as clients, and moved them into another property he managed, failed to tell me that the tenancy laws in BC had recently changed.  The new law is now that two months notice is required, and not three.  Instead of informing me of this, Richard blithely gave 15 weeks notice instead of 8, and effectively screwed me out of a month's rent.  There is nothing illegal here; however, I am Richard's client, and he is supposed to act in my best interests.  In this case, he acted in his own; moving clients into another property he managed.   The next concern was actually illegal.   Richard cooked up a deal with the renters to accept the damage deposit against the last month's rent.  There are two major problems with that.  First, it is against the law and second, if there is damage done by the renters then I quickly go out of pocket.    I spoke with the residential tenancy branch and got the facts from the source.  I advised Richard by email, and he ignored me.  I hired a lawyer who wrote to Richard and Bill.  Bill called the lawyer and said they would fix it; which they did not.  Apparently Century 21 PEL, Bill and Richard know the law better than lawyers and the government agency responsible for the law.    Richard smugly sent me an email from the renters dealing with a number of issues and questions I had.  In their email, they plainly state that they were commenting on my lawyer's letter to Richard.  Richard, in his complete lack of sense, or discretion, had given the renters a copy of my lawyer's letter to Bill and him.  This is a complete breach of ethics and professional conduct, and likely also a breach of the provincial privacy statutes.   Third, Richard, in his wisdom, decided to withhold a month's rent, in the Century 21 accounts, for no reason other than there may be some expenses they face.  I asked Richard under what authority he acted to do this, an he said it was simply company policy.  Bill later sent me a copy of a schedule to our property management contract; and the contract clearly indicates that the maximum which would be withheld is 50% of a month's rent.  So, they have now breached the contract., as well as the law as described above.   Bill is arrogant.  My lawyer asked him to respond to a formal demand letter, and Bill communicated that he would reply when, and if he felt like it.  So, the renters have moved out, and there is no reply as to whether or not Century 21 has actually fixed its breach of the tenancy laws.   I did speak with Bill on the phone once.  He accused me of not actually ever having sent him any emails.  I found that strange as I did have delivery receipts for each email, and none had come back from the server as being undeliverable.  Bill accused me of having sent the emails to a non existing address.  A few days later I did receive an email from him saying that his firm had ignored instructions from Century 21 on how on how to activate his new, and well published, email address.  However, he did not, and still has not, apologize for saying that it was my fault that he failed to receive these emails.   I had asked Richard to coordinate the move out inspection with a friend of mine, as I wished to have someone present to represent my interests, as it was clear that Richard was no longer doing so.  Richard, and Bill, seem to think that "coordinate" simply means telling someone of the date that they had fixed.   There are many, many more incidents of crap service, lack of acting in my best interests etc as the contracted clients, etc, but I am running out of room on Yelp.  In summary, my view of Richard, Bill, and Century 21 is that they are feckless, incompetent, arrogant, and sanctimonious.

    I have held off writing this review, wanted to give Essence the benefit of the doubt, but my issues…read morewith the build quality and unit has still gone unchecked for about 6 months. I have continuously had issues since the first week of owning the property. Ground leveling issues, baseboard heater issues, dishwasher, front door, balcony tiles, balcony doors. A number of issues, the biggest concern for us though was the fact that these issues would not be tended to in a timely manner. I am still waiting for a number of these things to be fixed - currently my front door does not lock or unlock as it is stuck - this request has not been answered. The strata company and the developer will both seem to defer responsibility. The building manager seems to be annoyed every time you bring her an issue or text or call her and at times I have had to call/ email/ or text someone part of the development over 10 times to get even a response to an issue - not a fix - a response. At the time of writing this review - I am still waiting for a response on issues that I have reported during the first week of living in this unit. I do want to make note that not ALL the issues have gone unresolved - minor fixes have been taken care of, but it seems most of these were requests that were made very early on in the possession of the unit. I hope this is just an experience I am receiving, but if it is not - buying a home is a huge deal for most - go with a different developer that will cause less headaches and make you feel more comfortable with the long term service and communication you will receive. UPDATED: Do not listen to the replies from Essence themselves on these reviews, they are just doing them for optics and the public. I have still not heard at all from them for my front door and am now paying a third party out of pocket to fix my door even though I am under warranty. I also received an email from the developer saying that an issue with my patio gate was fixed even though no one came, or contacted me about it. Ironically the most I've heard from them about my homecare issues are from their one reply to this review. The information regarding the flooring issue that the developer has mentioned in this reply is also false, they claim they are waiting on the warranty provider, however the warranty company when I contact them states that Essence Properties and Sanaz have not replied to them or sent any documentation. I had an individual come to check my unit and was told he would come back a week after, it has been over a month and no word. Will never recommend this developer to anyone I know, and I suggest you invest elsewhere.
