They have not fixed a broken garage in over six months replaced the batteries in a chirping smoke alarm in over four months. The faucet in the bathroom still drips even though it's been reported several times and yet they want the full amount of the rent EVERY month. Management Constantly changes and they treat people like they're incompetent. The walls are paper thin. They don't spray regularly and roaches and bugs are on the screen. It looks nice on the outside. If you live on the bottom floor it sounds like elephants are parading around upstairs. read more

I would not recommend this apartment complex due to the recent change in management. When I first moved here in July for educational purposes, I was pleased to find a welcoming environment that felt like a home away from home. Unfortunately, my experience has since been disrupted by the new management's unprofessional and dismissive behavior. Recently, I was quietly studying in the common area when a staff member, who introduced herself as the new manager, approached me and asked if I was a resident. Instead of a courteous introduction, she told me I was not permitted to study there and had to go to the business center, explaining that the space was "only for prospective tenants." When I asked if this restriction was part of my lease, she responded that she didn't have access to my lease, citing her new role as the reason. This seemed misleading, as the lease clearly states that residents may use common areas. To confirm, I reviewed my lease immediately and saw that I was, in fact, allowed to use the common areas. I contacted the new management company, "Maestri-Murrell," to discuss the matter with Katy Peairs. Rather than addressing my concern or verifying the lease terms, Katy agreed with her colleague without further investigation, asserting I could not use the common area. This lack of professionalism and unwillingness to investigate the matter has been deeply disappointing and indicates a disregard for residents' rights. Further research revealed that this management company is not in good standing with the Better Business Bureau, a status that reflects my experience. Unfortunately, my lease does not offer an option to exit in the event of a management change, and I am committed for six more months. However, I do not plan to renew under this management, and I strongly urge others to carefully consider their decision before committing to this complex under its current management. will regret moving here. my a/c has been broke going on 3 days. it is 87 degrees in my apt. mgmt dont do nothing but lie. trash is always overflowing and if you have complaints they do nothing. my microwave has been broke since may 28th and yhey have not fixed or replaced it. it is july 8th read more

Stayed here for 2.5 years. The place is definitely upscale and has plenty of amenities. The washer and dryer were a big plus for an apartment. Staff was friendly and any issues that I had were addressed quickly. The park being right there was another plus. I do wish that he pet and kid policy was enforced more. The parking policy also isn't enforced as well as it could be. They have a cool club house but don't really do many events each year. The place is great if you have the money. read more

The staff is very professional and concerned about providing a great environment for the residents to live and flourish as a community experience. Mr Charles is very professional. The inside staff is friendly. Ms Hollie and Samantha have been concerned Office staff. Very pleased with the way repair issues are handled if needed. Happy to be next to great park activities. So happy to have a great Overhead Door on the apartment. The inside of the apartment is very nice. Especially like the dog walking park so close by. Overall, very pleased. read more

Warning to anyone considering Zachary Parkside Apartments: document everything!!! I moved here in 2022, and by 2026 the property had gone through multiple management-company changes. In my experience, Precision Management has been by far the worst. Repairs were rarely completed properly; everything seemed to receive a temporary "duct-tape" fix, if it was addressed at all. My air-conditioning began malfunctioning in February 2026 and completely stopped working in March. I remained without properly functioning air-conditioning in Louisiana until I moved out on May 5. This was on top of several other broken items that were never repaired. The air-conditioning was the last straw or so I thought. Pam, the property manager at the time, confirmed in writing that there was no estimated repair date and directed me to Catandrea, her supervisor and a previous acting property manager which I did and nothin!! I followed Paragraph 32 of my lease, gave written notice, returned all keys and the garage remote, and recorded a video walkthrough. Management later entered my move-out date incorrectly as July and continued showing charges after I had vacated. After months of inexcusable confusion and nonsense with the office staff, my account was finally corrected to a zero balance, but I still have not received my $547.50 security deposit. Paragraph 51 of my lease requires the refund and an itemized accounting of any lawful deductions within 30 days after surrendering the apartment. My deadline was approximately June 4 NOT 60 days after an incorrect July date. I would not have posted this review had Shermell, the current acting property manager, not become argumentative and continued providing information that was plainly contradicted by my lease and documentation. I emailed Precision Management's corporate office and Shermell on August 25 regarding my refund. I was also told another company would take over the property on Friday, August 28. Let's see how long it takes for someone to provide an accurate update. I will update this review accordingly. Prospective tenants should proceed cautiously and keep copies of everything. read more

These people are extremely shady. I posted a review a month ago and it mysteriously disappeared. Zachary Parkside can keep flagging it but I'm going to keep posting my reviews. The management they have there, Danielle Sinclair and Samantha Lovett are liars and frauds. Lived here for a year and upon moving out I got a frivolous bill from management. I called and disputed the charges...charges that were clearly fabricated. They respond by calling me a liar and changing their stories/policies several times. They charged me for a carpet cleaning that the assistant manager personally gave me for free...unsolicited. They are now saying that "they have no record" of a carpet cleaning being offered. Then they charged me for an advanced cleaning in the garage for oil spots left. This is clearly a lie. I bought my car brand new a month before I moved in and I have the service records from the dealership to show that my car never leaked oil. I presented this info to them and they gave me several different stories, from the manager and assistant manager, on what their policies were and could not not present them to me after asking several times. Bottom line, stay away from Zachary Parkside Apartments. The management staff is very dishonest. They are liars and frauds. Again, stay away. You've been warned. read more

More than 23 years was. a pretty good run. I rented a house before I lived here. Loss of space but a lot benefits helped with my original move. Lease went up a lot but fairly; the market changed.

Leasing agents were attentive only until I signed my lease and received my keys. After that,…read morecommunication completely stopped, and every concern I raised was ignored. Shortly after moving in, I temporarily parked in front of the garages to unload my car because I have a significant injury -- 11 screws, 2 plates, and a rod in my leg -- which makes walking long distances extremely difficult. While doing this, I realized the car I was blocking from entering its garage was the same car I had previously reported being illegally washed in a handicap spot. I had sent photos of it to BRIANNA earlier in the month, but nothing was done. I didn't even realize I was blocking the car until staff called to tell me, and at that moment I saw the car pulling out as I was heading to my own car. When I asked about this -- saying, "Oh, the same one that was illegally parked in the only handicap spot without a tag getting washed -- what happened with them?" -- the phone call immediately went to shit. Additional staff suddenly joined the conversation, spoke over me aggressively, and became hostile, clearly attempting to intimidate me. DANIEL J HALL staff member lied, claiming they had to speak to me multiple times, when in reality this was only the second time this issue had ever been addressed with me. Their behavior was clearly intended to embarrass and humiliate me. Staff clearly need professional training on conflict resolution and de-escalation, and the office should address all tenants' concerns fairly instead of becoming hostile when a new tenant raises legitimate issues. Old tenants clearly get preferential treatment, and residents swap handicap stickers with visitors, leaving legitimate handicap parking unavailable to me because they want to "reserve" the handicap spot for when they come back. (: Additionally, I was issued a lease violation, while other residents who violated different rules and laws -- all reported to the leasing agent and courtesy officer -- faced no consequences. I specifically chose a third-floor unit because I was promised it would be quiet and peaceful, but that promise has not been kept -- constant noise from the interstate behind the building makes the unit far from the quiet environment I was told I would have. There are no assigned spots for tenants, so the only guaranteed accessible parking is the garage, which costs an extra $100/month. Parking is a disaster unless you pay for the garage. The unit and property are poorly maintained: moldy exterior doors, traffic noise, stained bathroom cabinets, foul water and bathroom odors, hair in drains, debris between appliances, old flickering light bulbs, dusty baseboards, dirty cabinets, rusty mirrors, broken light switches, and a bathroom door that won't close. The only positive experience has been with Jennifer, the property manager. Otherwise, once you sign, you are completely on your own -- ignored, disrespected, and treated unfairly. This property demonstrates negligence, biased enforcement, hostile treatment of new tenants, lies to intimidate tenants, blatant disregard for accessibility needs, and a lack of professionalism, and staff clearly need training in professional conflict resolution and de-escalation.
