It was my fault for not doing due diligence and having a title search done before I decided to purchase the property. My thought was that both units are rented so I should be able to easily cover the land contract payment and I was for a while until a tenant moved out. After about a year after purchase I had a title search conducted through MidState Title Agency on Henry Street in Muskegon, MI. What I had discovered was that this property was purchased at a tax sale for $4,000 and I bought it for $29,000. In addition, the real kicker was that I was told by MidState Title Agency after the title search that once I make all of the land contract payments that I would not be able to get a warranty deed because the title work was a mess. This is not a good reputable business. This business buys properties at tax sales, and I'm sure through other means as well, and resells them without any due diligence whatsoever. Knowing that I would never be able to get free and clear title conveyed via warranty deed was enough reason for me to get out of the land contract. This business will sell you whatever piece of crap property they can on land contract and will do so knowing that there could be problem with the title, and perhaps there could be more problems.
