A little background - I am…read more64 (almost 65), single with several chronic medical conditions - diabetes, vascular disease, congestive heart failure, bone on bone knees, failing eyesight and alopatia. I have had all the toes on my right foot amputated. I am alone and on Social Security as my income, which is lower than poverty level. The previous landlord was neglectful in fixing anything that broke down in the house to the point that there was black mold growing in the dishwasher, which landed me in the hospital. On top of that the rent was $1,400 and my income was $1,773. Obviously, I couldn't make ends meet. I asked her to lower the rent, but she didn't even respond to my request. Then she served me with an Eviction notice. I was on the verge of being homeless, with 2 big dogs and a cat. Then I got a notice that the current landlord was fired, and Endeavor took over the property. Lindsey, the new landlord with Endeavor paid me a visit to discuss my situation. Turned out I knew her from a tour when I escorted her at Remington Arms here in Huntsville. I explained my situation, and she listened to my story. 2 days later she contacted me - she had gone to the owner of the property and told him about my circumstances. She let me know that the owner decided to cut my rent in half, forgave the unpaid rent that I had accrued and replaced the dishwasher and oven/stove, fixed the toilet, did an inspection and will be following up on the areas of the floor that need to be addressed. I broke down crying!! The kindness of these people is something I had never experienced in my life!!! I went from fear as to what my future held to joy and humbled gratefulness. God had sent an angel to my rescue!!! This is a place that I will live in until my end. Thanks to Lindsey and the owner of the property my future is no longer fraught with dire worry and stress. I am so grateful that Endeavor took over management, and I tell everyone I know about how wonderful they are as landlords and truly compassionate people. Lindsey and Brittney did a thorough onboarding inspection of both properties to advise me on the current condition of each home (this was never done by the prior management company) and provided feedback on what to expect down the road. On day one, they had hit the ground running with a large unit turn in one of the properties, keeping me in the loop every step of the way with all the maintenance they had to facilitate to bring the property back up to snuff. They promptly found a replacement tenant with a 10% increase over the rent the prior management company was able to negotiate. Their monthly financials are easily accessible through an online portal and they include electronic copies of invoices for easy reference. Year-end financials and 1099s are also available through the portal, making tax returns a breeze. Most importantly, they are always prompt to respond to emails (24 hours MAX, most of the time they respond within an hour) from me or my tenants, and any time an issue arises, they reach out to me with possible solutions in lieu of simply presenting the problem. I can't give them enough kudos for their professionalism and eagerness to get the job done!

They've managed my townhouse for ~ 13…read moreyears off and on, and all of my experiences with Michael, Carey, Anita and all of their staff have been top notch, first class, prompt, and professional. There were periods of time in these ~ 13 years that I made the mistake of managing the townhouse myself. What a HEADACHE!!!!! You cannot imagine what that was like until you've done it yourself. I'm so happy to be back with Rosenblum Realty! They vet all tenants (so I don't have to), collect all deposits an fees, promptly and efficiently manage all the repairs, contact me with any tenant's concerns quickly, provide excellent, prompt responses to any issues, be it HVAC, yardwork needs, carpet cleaning, etc. All of this goodness for only 10% of the rent each month and a small annual fee. My proceeds are direct deposited in my bank account and in the rare instances I've owed them money (for example when I replaced the HVAC), they will accept payment over the phone (for a small fee) or I can run a check by their office. They also do a great job in keeping the townhouse rented out. Again, peace of mind for me! Rosenblum Realty provides me with much needed peace of mind that my property is in excellent hands and with their exceptional track record, longevity and reputation in this area, why would anyone use anyone else for their property management, rental, or real estate needs? Anita recently prepped the place for re-renting and had great ideas for upgrades and paint colors. I'll do a complete repaint (in confidence of her advice) when the current tenants move out. Oh, and she was able to rent the place at a higher rental fee which was not possible previously. Thanks so much, Anita. Rosenblum Realty is the real deal! They are true real estate professionals who are accessible and will go the extra mile (no matter *how* difficult the tenant can be, and, believe me, I've had some tenants who were absolutely beyond unbelievable with their demands/issues) with no complaints whatsoever. They are always cool headed and fantastic to work with. Michael, Carey, Anita and all your staff, **thank you** for giving me peace of mind (I realize I used this phrase repeatedly, but it is so true!) with the townhouse!     I've been a landlord over the past 12 years and have never worked with a property management…read morecompany as unprofessional and despicable as Rosenblum. After they approved an applicant to rent my house, they told me her move-in date as per her application was in 2 weeks. Turns out, she had to delay her move-in by another 2 weeks yet Rosenblum never communicated this to me. They simply allowed the tenant to change her move-in date and it was only after not receiving the full month of rent that I found out about this. Later on, the tenant got sick and blamed the house for her sickness even though it was a new build and I had it professionally inspected before purchase. The builder company agreed to have it inspected and tested by a third party to give us peace of mind yet Rosenblum was on the side of the tenant from the start. Before we even got the results of the inspection and testing, Michael Rosenblum called me with his lawyer to pressure me to accept a deal with the tenant where I had to refund her all months of rent she paid to avoid a lawsuit. It became clear at that point that Rosenblum had only the interests of the tenant in mind. After rejecting Ronseblum's deal, hiring a lawyer and receiving the results of the inspection and testing it was confirmed that the house was not causing the illness of the tenant. I also found out that there's no legal precedent that would have given the tenant a case even if she had had one and that Rosenblum has a reputation for being a single-sided company that only cares about themselves. Rosenblum will always be on the side of the tenant for a simple reason: they get money from companies in Huntsville that are relocating employees to Alabama to help them find housing which far exceeds the property management fees they get from homeowners. This conflict of interest results in an unprofessional and unethical company that does not have any sense of responsibility towards homeowners and treats them like a replaceable commodity.

I was only a renter -- not staff, not management, not his personal accountant -- yet somehow Scott managed to dump his own responsibilities onto me like I was supposed to be running his business for him. He messed up my rent for an entire year. Not a month, not a quarter -- an entire year. And when I dared to ask for clarity or documentation, he tried to flip the blame onto me, as if it was my job to fix mistakes he created. The level of unprofessionalism is unreal. And anytime you push back or point out an inconsistency, Scott immediately goes into his predictable routine: "Shannon Mitchell is my lawyer." He throws that name around like it's supposed to intimidate someone, when really it just shows he has no confidence in his own work and hides behind someone else the moment he's challenged. Scott tries to act like a bully, but the act falls apart fast. It's all bluster, no substance. He comes off like someone desperately trying to cover up how unqualified he is. The wild part? He seems totally unaware of how badly he represents the company or how much chaos he causes simply by doing his job poorly. Golden Rule Real Estate itself is a disaster zone of inconsistency and zero accountability. Paperwork never matched, numbers were all over the place, and every document had to be treated like it came from a random generator. Errors weren't rare -- they were the entire experience. If you value your sanity or your wallet, avoid this company at all costs. There are plenty of property managers who actually understand professionalism. Golden Rule -- and definitely Scott -- is not one of them. Ok then why did you just send me an email threatening to sue me for this honest review I've posted? Very shady in my opinion. And all that to try and keep someone quite! RED FLAGS LADIES AND GENTLEMEN, BEWARE!! Golden Rule Real Estate and Scott Gray are the most unprofessional rental company I've ever dealt with. My rent was mishandled for a full year, promised work-for-rent agreements were mismanaged and underpaid, and my personal tools were never returned despite promises. Anytime I questioned mistakes, I was threatened with legal action. After posting this review, I was even threatened with a lawsuit for sharing my honest experience.     Vendors Beware!! I'm going to get straight to the point. Pure Property Management / RCMP operates…read moreunder a 30-day net when it comes to payments. In the contract it states payments could be received between 5-30 days. Never expect the lesser, if anything, expect greater than the 30 days. We worked in the Birmingham, Montgomery, Tuscaloosa and Huntsville Alabama areas. Within 30 days we billed out over 10k worth of invoices. From the beginning we were given vague information on when to expect our 1st payment from our point of contact Val. We were told you should expect something on the next billing cycle. NOTHING was clear on when to expect a payment. It wasn't until we were approaching 30 days on the invoices that we were able to speak with Jami in the Birmingham office, she informed us that payments depend on if the owner has money in their account to cover the invoice IF NOT they would have to wait until the resident paid their rent and then we would get paid. ( **SIDE NOTE. You have to give an estimate for EVERYTHING. There is no NTE (Not to exceed) amount on no work orders. A lot of the work could have been done the same day but we had to wait days if not weeks for approval. For example a hot water heater burst in the tenants home and they had to sit with no hot water for 10 days because we were waiting on an approval.) If we would have known that this is how they operated we would have NEVER signed on to become a vendor. When an estimate is approved by the company, we expect that company to pay that invoice on behalf of their client. That company should get their money from their client. Now fast forward, we have gotten most of our invoices paid but it has been like pulling teeth. There is now another manager over the Huntsville, Tuscaloosa and Montgomery area and she (Michelle) is stalling on paying an invoice that is now over 45 days past due.
