A unit became available at Railyard Flats when I was looking for a place to rent. I sent in an…read moreapplication, and on the next day spoke with the manager, Rupert Ortiz, to clarify some questions I had. Mr. Ortiz tricked me into making a floor deposit of $500 which I shouldn't have to do at that point because my application had not been approved yet, and there was no lease contract to sign. (Note that this was in addition to the $100 administrative fee and $50 application fee). I now feel stupid for having trusted him and paid $500 for an apartment that I never leased (more on this later). I was also worried about the fact that the unit was on the ground floor, and asked Mr. Ortiz for information about security/safety in the area. He was extremely evasive and told me to call the Santa Fe Police Department if I wanted that kind of information. So while figuring out which SFPD phone number to call to get crime statistics, I came across public information of numerous safety and property damage incidents involving the Railyard Flats property, the surrounding area, and even of residents being attacked in the neighborhood. For example, this article in the Santa Fe New Mexican reports on an incident of windows being smashed at the Railyard Flats, of a resident being punched in the face by a homeless person at the Railyard Park, a case of rape in the park, and a hit-and-run in Railyard Flats' parking lot: https://www.santafenewmexican.com/news/local_news/police-arrest-man-suspected-of-smashing-railyard-windows/article_6a373ab9-752c-5359-8886-bc607ea825d2.html There are also recurring discussions of ongoing safety concerns by Railyard Flats' residents in the minutes of the Santa Fe Railyard Community Corporation Board of Directors' Meetings, which are publicly available here: https://sfrailyardcc.org/community/ Even though this topic seems to be recurrent in these meetings, nothing concrete appears to be done about it. For example: The minutes of the Apr/2019 meeting mention several safety concerns, including the incident with the Railyard Flats' lobby window being smashed with rocks, residents having been chased in the park by individuals, and someone having a knife wielded on them. They also discussed the St. Elizabeth's homeless shelter which is a block away from the Railyard Flats, the possibility of hiring private security, alcohol sales, and prohibition of camping in the surrounding area. The minutes of the Jul/2019 meeting mention that security continued to be a concern and ongoing issue on the Railyard. The minutes of the Sep/2019 meeting mention that security issues with respect to the homeless population in the Railyard continued to be a problem and were increasing in frequency and severity. The minutes of the Oct/2019 meeting mention that security issues in the Railyard had not abated. The minutes of  the May/2020 meeting mention vandalism and break-ins and homeless camping in the Railyard. Being scared by the lack of security and no apparent solution to this problem in sight, I called the next day to withdraw my application. Mr. Ortiz told me that my  $150 in administrative/application fees would be forfeited (which is fair), and my $500 floor deposit would be reimbursed to me via check by mail. Well, it's been 46 days and no check in my mailbox. I contacted Mr. Ortiz about a week ago and was told that the check is "now in the hands of USPS". Yet, Mr. Ortiz refused to give me the tracking information for it. I honestly feel that I am being lied to and will never see my $500 deposit again.

First, the staff at Casas de Santa Fe were very responsive to our complaints and attempts to exterminate the ant infestation. They delivered a portable AC for us, too. The complaint is specific to the property owners negligence on keeping this property up to the standards of Casas de Santa Fe. CASA VERANO PROPERTY OWNER: repair the broken handle on the microwave; make sure the windows are operable since you do not have AC in this home; replace the old and outdated appliances/coffee maker/stove; replace the uncomfortable mattresses and old linens; repair the inoperable shower door and get rid of the moldy tile. We will not stay at CASA VERANO, but we will use Casas de Santa Fe again and again.

The pool opened a month and a half late because the city of Santa Fe did not come out and do the inspection. When I was sold by the city is that the proper paperwork was not filed. There was a sewage problem in the water to all the buildings had to be shut off for 2 1/2 days. They also blame that on the city of Santa Fe. Meanwhile, the place was built in the 70s and after 50 years of sludge and everything else that goes through the system, the main sewage line was clogged and had to be torn out and replaced. There were no updates just no water for almost 3 days.. To be fair management in all apartments have become like this.

Even as I've been very happy with my experience here outside of those initial issues I encountered, Robyn regularly checks in to make sure I'm still satisfied and have no additional concerns--How thoughtful! As such, we all had a great time together of which this VRBO enhanced our experience. At the same time, there was sticker shock, as on top of the per night charge was a host fee, service fee, and sales tax. The add-ons came to about 50% of the per night rate. Once I got that out of the way, the house was handsome, well maintained, roomy, modern, immaculate, and comfortable and in a great highly walkable (to the Plaza) location. Gayle and I slept well in our room, with lots of storage, and featuring a strong hot shower. It was great for the 4 of us to get together in the common areas, including the living room and the outdoor patio with fire pit. In fact one night we sat out there for hours over pizza and beer and chatted the evening away. The Kitchen was well appointed, although the "coffee maker" mentioned in the listing was actually a Keurig coffee pod machine. A few opportunities for improvement: WIFI didn't really work as it dropped in and out frequently and when it was on, it was weak at best. Bob had planned to do some work during our time together and came up a bit short there. The rest of us just used cellular. I also wish there was a little more product available in the shower, of which we supplemented thanks to a nearby CVS. I'll give this experience 5 Stars (despite the nits) as it helped make our long Santa Fe Weekend convenient, safe, and special. Gayle and I will be coming back next year and we'll look Two Casitas over again, while keeping aware of the pricing components (including alternatives), location, and WiFi.

The temnants here are quiet, very pleasant, and the amenities, while a bit slender, are wonderful. There is a clubhouse with activities, a miniature 'dog park' and also ample places to walk your dog, with 'clean up' bag dispensers easily available. Celestina, the manager is a delight to work with, and the views surrounding this community are very nice. The grounds are very well kept and beautiful year round. We have lived here over 5 years and love it.

This recently remodeled home is bright, well-appointed, and comfortably furnished. The gas fire was an ideal touch for the chilly winter evenings. The kitchen is especially well equipped which I appreciated given the length of my stay. The owners and the property manager were gracious and responsive.
