I'm extremely disappointed with the inspection performed by Rock Solid Home Inspections. One of the main reasons I hired a professional inspector was to thoroughly evaluate critical areas of the home, especially the attic where major systems like HVAC ductwork are located. Unfortunately, the attic inspection appears to have been very superficial. After purchasing the home, we discovered significant issues with the AC ductwork in the attic that were not identified in the inspection report. I have since been informed that the duct system needs to be completely replaced, which is costing approximately $7,000. These were not minor issues and should have been noticed during a proper attic inspection. Had this problem been identified beforehand, it would have significantly impacted our purchasing decision or at least allowed us to negotiate repairs with the seller. A home inspection is meant to help buyers avoid expensive surprises like this. Sadly, that was not our experience here. I would strongly recommend that future clients ensure that a very thorough attic and HVAC inspection is performed, as this was clearly missed in our case. read more
