I wouldn't even give this company a single star; that feels too generous. Thanks for finally putting your reviews back online after removing them for over six months due to your dismal 2-star rating--I'd be embarrassed too. I rented a duplex managed by Zindars from June 2023 to June 2024, and it has been the worst leasing experience I've ever had. With over five years of renting from various agencies, none have been as hands-off and inconsistent as Zindars. Property manager Jessica Gil was incredibly difficult to deal with; she was rude, condescending, and dismissive of any concerns I raised. According to my lease, I was charged $1,000 for rent, $40 for pet rent, and $50 for sewer, water, and garbage service, totaling $1,090 monthly. Upon moving in, I inquired about when garbage cans would be delivered, given that we were paying for that service. Jessica claimed, "We use a copy and paste lease for all our properties, so information might vary by location. Garbage service has never been paid by us at this property, and we don't plan on changing that." I pointed out that the lease is a legally binding document, yet after that conversation, I was ignored and could no longer reach her. Consequently, we continued to pay for garbage service quarterly, unable to live without it, and were never reimbursed for these charges after moving out. The maintenance service was subpar. While the maintenance staff were friendly, they often lacked the expertise needed for the tasks assigned to them, which was concerning. Our apartment was fully renovated before we moved in due to severe water damage, but maintenance workers frequently remarked, "This house was flipped in less than 48 hours, so X issue doesn't surprise me." We had a non-stackable washer and dryer precariously stacked on top of each other. When used, they shook violently, damaging the walls and sliding several feet apart, while the dryer hose frequently disconnected, causing condensation that triggered fire alarms. I reported this issue within the first week, yet it remained unresolved by the time we moved out. We often had to do laundry at friends' and family's homes due to our machines being inoperable. Maintenance visits required both my partner and me to be home to let them in. Why don't you have keys to our apartment? You manage to have keys when showing the place to prospective tenants, but not when there's a fire hazard in our home? We had to leave work constantly for maintenance that never fixed the issues. We were even charged $50 for a maintenance visit when our washer and dryer shorted out the power in half the house. They simply switched the breaker back on, but this happened every time we used the machines. When we called the office to report this, we were told to plug the washer and dryer into an extension cord on the other side of the house. An EXTENSION CORD for a washer and dryer? Do they not understand how dangerous that is, or that it constitutes a serious fire hazard? It's clear that Zindars lacks accountability and knowledge about property management and lease contracts. They should stick to maintaining small properties in their local area because they clearly cannot manage those located out of town. Don't take my word for it; they are currently selling my previous duplex through Keller Williams, which is honestly the best decision they've made for this property since acquiring it. If you value anything in your life--your sanity, your money, your belongings, your safety--please, for the love of God, do not rent with Zindars Property Management.
