I rented from Zindars Property Management for about two years before another company took over, and I can confidently say the difference was night and day. As soon as the new company stepped in, everything from communication to maintenance drastically improved. When I first got introduced to Zindars, it was over the phone with one of the property managers, Jessica. Honestly, she was rude and condescending right out of the gate, talking to me like I was stupid unless I put on that fake "customer service" tone and acted overly nice just to get basic respect. Eventually, she started being decent after I adjusted how I spoke, but that shouldn't be something tenants have to do just to be treated like humans. Not a great first impression. Move-in itself was fine, the lease was pretty standard. But the actual follow-through on what they promised? Not so much. The contract said the building would be maintained, working washers and dryers, a properly functioning entrance door, and carpet cleaning in the stairwells every two weeks. In reality, they might've cleaned those carpets six times total in two years. Most of those times were only because homeless folks started sleeping in the stairwell and using it as a bathroom during the winter, when the entrance door lock broke and the door had to be propped open for safety. After the third time that happened, Jessica sent out a text saying the next carpet cleaning would be added to our rent (somewhere between $25-$50, if I remember right). It felt like they were just nickel-and-diming tenants instead of fixing the root problem, like the broken door. Then came the bugs. About six months in, we started noticing an increasing amount of them in our unit. Zindars hired Orkin to come spray, but every time they came, we told them it was only getting worse. Eventually, one of the Orkin guys told us the truth, someone in the building was hoarding trash and had caused a full-blown infestation. He also mentioned that Zindars only paid for "preventative" treatments, not full exterminations, so their hands were kind of tied. The last time Orkin came out, they said they wouldn't be returning because Zindars didn't renew the contract. That part's more of a "he said, she said" situation, but it definitely lined up with how bad things got. Now, to give credit where it's due, their final maintenance crew (the one they had during their last 3-6 months managing the property) was actually solid. Before them, though? Awful. Once, a bat came through our ceiling at 3 AM, and after I caught it and called maintenance, they sent a guy to patch the hole. My partner was the only one home when he arrived, and he immediately dismissed her, saying it couldn't have been a bat and must've been "a bird." This, while we literally had the bat in a box screeching during the incident, no way we could have misjudged the animal. That kind of attitude was pretty common with their older crew, dismissive, unhelpful, and borderline disrespectful. Another thing worth mentioning, those glowing 5-star reviews you might see? Take them with a massive grain of salt. When Zindars was managing my building, they sent out emails about every other week offering tenants a $10-$20 rent discount if we posted a 5-star review online. So, sure, some of those positive reviews might be genuine, but a lot of them were definitely encouraged. So yeah, if you're fine paying rent for inconsistent service, poor communication, and the occasional pest problem, go ahead and rent with Zindars. But if you want a management company that actually respects tenants and maintains their properties properly, look elsewhere. read more

They are a scam. If you aren't currently employed but have proof of ability to pay and provide bank information to back that up....you don't get approved unless you pay an entire year upfront. If you have a health condition or are paid via family or are rich.... doesn't matter, you have to have a job or you have to pay a year upfront. I'm still waiting for my application fee back..... don't waste your time here. I thought this was the USA, no slavery right? So if you have money from any other source than a job ... Thanks for finally putting your reviews back online after removing them for over six months due to your dismal 2-star rating--I'd be embarrassed too. I rented a duplex managed by Zindars from June 2023 to June 2024, and it has been the worst leasing experience I've ever had. With over five years of renting from various agencies, none have been as hands-off and inconsistent as Zindars. Property manager Jessica Gil was incredibly difficult to deal with; she was rude, condescending, and dismissive of any concerns I raised. According to my lease, I was charged $1,000 for rent, $40 for pet rent, and $50 for sewer, water, and garbage service, totaling $1,090 monthly. Upon moving in, I inquired about when garbage cans would be delivered, given that we were paying for that service. Jessica claimed, "We use a copy and paste lease for all our properties, so information might vary by location. Garbage service has never been paid by us at this property, and we don't plan on changing that." I pointed out that the lease is a legally binding document, yet after that conversation, I was ignored and could no longer reach her. Consequently, we continued to pay for garbage service quarterly, unable to live without it, and were never reimbursed for these charges after moving out. The maintenance service was subpar. While the maintenance staff were friendly, they often lacked the expertise needed for the tasks assigned to them, which was concerning. Our apartment was fully renovated before we moved in due to severe water damage, but maintenance workers frequently remarked, "This house was flipped in less than 48 hours, so X issue doesn't surprise me." We had a non-stackable washer and dryer precariously stacked on top of each other. When used, they shook violently, damaging the walls and sliding several feet apart, while the dryer hose frequently disconnected, causing condensation that triggered fire alarms. I reported this issue within the first week, yet it remained unresolved by the time we moved out. We often had to do laundry at friends' and family's homes due to our machines being inoperable. Maintenance visits required both my partner and me to be home to let them in. Why don't you have keys to our apartment? You manage to have keys when showing the place to prospective tenants, but not when there's a fire hazard in our home? We had to leave work constantly for maintenance that never fixed the issues. We were even charged $50 for a maintenance visit when our washer and dryer shorted out the power in half the house. They simply switched the breaker back on, but this happened every time we used the machines. When we called the office to report this, we were told to plug the washer and dryer into an extension cord on the other side of the house. An EXTENSION CORD for a washer and dryer? Do they not understand how dangerous that is, or that it constitutes a serious fire hazard? It's clear that Zindars lacks accountability and knowledge about property management and lease contracts. They should stick to maintaining small properties in their local area because they clearly cannot manage those located out of town. Don't take my word for it; they are currently selling my previous duplex through Keller Williams, which is honestly the best decision they've made for this property since acquiring it. If you value anything in your life--your sanity, your money, your belongings, your safety--please, for the love of God, do not rent with Zindars Property Management. I have rented from Zindars property management for over 5 years. I have never had any issues with them. If you have a maintenance issue, you fill out a request & it is met within 24 hours unless it's an emergency then they will contact you immediately. The staff is always pleasant, very helpful & happy to talk with you. I would highly recommend renting from them if you need to rent from anyone. I believe I have found my forever home. read more

I absolutely love my little place i am renting from Zindars! Prices are fair, everything is modern and up to date, and they are friendly. It was a fairly easy process to get started on this journey with them. They welcomed my two beautiful pups with no problems. just a small pet fee which is very reasonable! I have had no problems with them and if i do it is quite easy to get ahold of them. We have sweet and friendly neighbors. I have been without power for fours days now, I tried calling them to tell them I would get an electrician because it was after 72 hours. And that I would take it out of my rent and was bravely lied to by the front desk person saying that they can not do that. (Which is against illinois renters laws). I had tried calling emergency maintenance multiple times with zero answer back, even when leaving a voicemail. And tried to put in multiple maintenance requests and only got excuses that someones son was in the hospital. I own a house next door to one of their properties and have attempted to call them in the past about trash on their property as well as dead trees that are very dangerous but gotten no response. Found a different number for them today and called to explain they had a kitchen counter from a remodel that happened months ago still out there in the snow and partially on my property. Told them I'd prefer to be a nice neighbor and call them rather than call the city and risk them getting a fine, but the woman on the phone was extremely rude and when I told her I had cancer as a response to her telling me I could go out there and move it off of my property, she said more rude things and hung up. I tried to call back but no answer. Left them a message letting them know I would be calling the city from now on for EVERY code violation they had. Not going to allow someone to harm my property values when I'm attempting to leave something of value to my family. Very unprofessional and willing to let property values fall in neighborhoods as long as they get their rent, I suppose. read more

I wanted to book a guided tour of one of their apartments. I was told that someone from their company would be there to show me the space. In the end, no one came. I had to do a self-guided tour of the apartment. The photos they posted were nothing near what the space actually looked like. It was very dirty. The staff member I spoke with lied to me. The entire building reeked of cigarette smoke, and appeared to have never been properly cleaned. I was very, very disappointed. I had paid for a month of rent in which I was not living in the apartment to get my deposit returned. Basically a wash on the rent/deposit but I would uphold my end as an upstanding tenant. As I had moved out of state in this time, my sister stood in for me on the final walkthrough of the apartment. I was present on the phone. The property manager thanked me for having the apartment clean and presentable. She then proceeded to tell me that she would post me as vacant on the 15th and prorate my rent plus deposit. I received the deposit but not the prorate. I called to ask the status of the check and she then claimed that it was not rented so therefore she couldn't prorate the rent. These people are shady and the owner (Tyler) is clueless. Record all conversations with these people and keep all documentation!! Stay away if at all possible!! read more
