Best property management place I've ever rented from. They answer your maintenance requests promptly and make repairs, they communicate well, they come see the property quarterly and do preventative maintenance especially on ACs which is great in this FL heat! Never had an issue with them and they're very accommodating. When we moved out they were extremely fair on what we got back for our deposit. When we were up for renewal they didn't raise the rent and let us go month to month until we found a bigger place. I had so many issues with this company over a short period of time, it's hard to know where to start. So I'll just hit the high spots. I listed my condo with them in June because their fees were low and reviews were decent. It was a mistake. Cancelled my contract with them in September after they had zero results: No tenant, not even an applicant. Before cancelling I specifically asked if they had any applicants in the pipeline and was told there were none. Two days later they texted me saying they had an applicant and did I want to proceed. Really? After all this time? Obviously I said no. Briefly here are some of my other issues with them: 1. Someone they sent to do repairs apparently smashed the top of my dryer. I say "apparently" because no one else had been in the house. Despite repeated requests they have declined to repair it or compensate me for the damage. 2. Insisted on doing repairs that I considered unnecessary and then billing me for them. Some of the repairs were sloppily done. To be fair, I did approve a subset of proposed repairs; I did not approve the sloppiness. 3. Offered free rent without consulting me. After 18 months as a reliable tenant -- always paid on time, kept the property clean, and documented everything -- I was hit with nearly $2,000 in damage charges after move-out, many of which were: -Duplicate charges (they billed me for both a full paint job and touch-ups) -Charges for items damaged by a hurricane (mailbox, fence, screens) that were never repaired -A $90 sink repair I had reported repeatedly but they failed to fix -A cleaning fee despite leaving the home spotless (and I have photo/video proof) Even worse, the main bathroom was completely unusable for over two months before I moved out -- something they acknowledged in a technician report -- and I was never offered any rent concession for the loss of that space. We were on a short timeline to move into a rental property, and though Christina was very helpful with getting us into a place on our timeline, upon move in... the home was absolutely unacceptable. I wonder if homeowners know that their homes are being rented in these conditions. The property management company states that the home was "cleaned" prior to move in. I guess they hire six year olds to clean bc that's what it looks like. There are roaches on the floor. The carpets are ATROCIOUS, with obvious animal pee. The back yard looks like it hasn't been mowed in 3+ months with grass to my knees. To top it all off... one of the bedrooms doesn't even have a light in it? Like no light at all? All of the lights are cheap and old as hell... they actually buzz when you turn them on. Airbnb renters beware! My family and I are staying in a bnb in Rotonda West for the Thanksgiving holiday. Upon arrival we were smacked in the face with smell of dog urine and feces. When further inspecting the rugs in the house we found stains, mold and feces! We found feces in three separate rooms. The smell was so strong we couldn't sleep through the first night. We have spent countless hours trying to clean the space but had to first go and buy a broom as the rental did not come with one. The unit also has spotty WiFi and we've been without it for two days. The pool area was trashed, there was dirty ash trays ( this is a non smoking unit) and a massive mound of dirty, moldy and broken pool toys. Do not pay extra for the heated pool - it does not work and if you read the fine print they keep it "heated" at all Time anyway- SCAM. They have two grills on listing but it comes with one broken rusted health hazard of a grill. BEWARE OF THIS PROPERTY MANAGEMENT COMPANY We have experienced terrible customer service from this property management team. Since Hurricane Milton devastated our commercial property, we have been unable to use our buildings--they were flooded, are undergoing mold remediation, and have exposed drywall halfway up the walls. We cannot legally occupy the space until remediation is complete. Our lease clearly states that we are not responsible for paying rent in this situation--yet, they continue to demand full payment. We requested a rent reduction since we cannot use the property to generate income. They refused. We asked for a reasonable extension on rent due to the circumstances. Their response? A rigid deadline: "The longest extension I can give you is until the 20th. Most of your business is outside. Most of the building is fine. The rent and all late fees need to be paid in full by end of business on 1/20/25. We will not wait any longer before moving forward." Four months later, we STILL cannot occupy the building! Last month, they allowed us to be a few days late--but charged a late fee anyway. This month, I requested a one-week delay and was told I needed to make a partial payment by 3 PM. That same morning, my fiancé had a medical emergency and required surgery, leaving me to handle everything alone. Rather than showing any compassion, this is the email I received from them: "Hello, we did not receive the payment that you said you were making. If we do not receive the full rent tomorrow, we will file for legal action to have you removed. We will not continue to do this any longer." Our lease states that we don't even have to pay rent! We've been making payments in good faith, understanding the difficult situation. The actual property owner is a kind man, but this management company? They treat tenants like nothing more than a number. PROPERTY OWNERS BEWARE! Stay away from 10 Star, we renamed them 1 Star. Owner is rude, very disrespectful and so unprofessional with his emails and conversation. We did not receive our 1st payout until 6 weeks and 2 days AFTER our 1st guest moved in! We continued to ask for our payout KNOWING the guests pay BEFORE they ever arrive but the owner and admin continued to be rude and say, "AIRBNB hasn't paid us yet, we will pay you when we receive the money". They claim to pay out on the 10th or the 28th of each month, but then said there was a delay due to the Hurricaine. It's all electronic, Im calling it BS. From this, 1 Star Owner said "our relationship was rocky from the beginning" BECAUSE WE WERE ASKING FOR PAYOUT! 1 Star was a nightmare! They allowed 9 PEOPLE to live there for 2 months and paid us $25 per night! AIRBNB couldn't help us and 1 Star wasn't willing to. I am going in my 2nd year renting and I just experienced my first problem getting to their website to pay rent. It was ONLY their website and portal. I tried other sites and it was all working. I called to explain that I couldn't pay rent on the portal and I was met with rudeness and unkindness over the phone. They stated they were gonna charge me a fee for doing it over the phone. Which I didn't like but when I asked if we could waive it. I was met with coldness and getting yelled at for asking questions. HORRIBLE! I've never experienced worse property management than that's have here. We moved into $3k a month house (premium price, second highest priced home the company has). I was assured prior to moving from out of state that the house was in "pristine condition" and "professionally cleaned" however that couldn't be further from the truth. The house was filled with dead roaches, bait boxes setup in the kitchen & bathroom cabinets with roach droppings leaning to them. When we called, we were told to "submit a maintenance request, Florida has bugs". The company knew very well that there was a clear infestation, however, provided no resolution. This is a health and rental violation and will be dealt with appropriately. I do not need my 2 children less than 3 yr old and dog running around with roaches crawling around and climbing across our food. This is a health hazard and the property management company needs to take responsibility for the neglect of the house and lack of response in repairing the issue. I WOULD NEVER RECOMMEND THIS COMPANY. If you are renting, steer clear. They are unprofessional and dirty and will be reported to the Florida health department. We also had no running water due to a pipe being completely rusted out & were told by emergency maintenance that "it was not an emergency". We took the issue all the way up to the owner of 10 stars, who again stated that running water "WAS NOT" an emergency. The US national law constitutes no running water as an emergency, however, it's been 12 hrs and we're still without water & have been told we need to wait until the office opens for the day to get any assistance. read more

First negative review I've ever written, but this company is the absolute worst. Quite possibly the most pushy and scammy property management company. They bully you into sending a cash deposit overnight or "the person behind you in line for the house is paying all CASH" and to "hurry up and pay or step aside." I had questions about the lease, the house, and they were vague AT BEST about the specifics when asked. They really push you to sign up for this monthly payment plan (Obligo-look into it) to reduce initial move in costs but will cost you much more in the long run. This is a hustle if ever I've seen one. No benefit to the renter, except to get ripped off. I requested to go back and view the home, but would not leave enough time to get in the deposit in a 24 hour period. So I had to tell them to move to the next person, if there even was one. When I was filling out the application it was a "family" wanting the house. The next day when I was being bullied to send them money, it was a "woman with all cash payment for the year in full." My parter and I have 750+ credit scores with proof of great income, and would have been great tenants. This company is vile, and I advise anyone to deal with someone else. ANYONE else. read more

They should be called Zero Stars Property Management. They will move you into an apartment that is dirty and damaged upon arrival, and then try to charge you for cleaning anyway when you move out. They are attempting to keep some of our deposit because the owners of the unit decided to paint and they are trying to force us to pay for it. This is a warning to anybody considering renting a property from this company! This company treats human beings with contempt, and less than animals. I, and 7 other people was renting cottages from 2 very nice landlords. I was never late making a payment for the 6 years I lived there. In 2021 during the Florida housing crisis, they decided to retire and sell the properties. We were all told that the new landlord 10 stars Property Management would honor our lease agreements with a stipulation of maybe raising the rent a bit. Since the cost of living was rapidly rising, I was prepared for this. Well THE DAY that the property was turned over to 10 star, we all received envelopes on our doors to vacate the property immediately, and they demanded we pay the final months rent within 10 days! They even withheld my security deposit, which I NEVER received! The eviction gave us all 30 days (Florida State Law) to vacate the premises. Again this was during the housing crisis, where there was literally no place to rent at the time. Many of us (including me) became homeless. They demanded that I make the final payment through the slot in their office door which was locked! They don't even have the decency to talk to you in person. They treated us worse than animals, and are the worst people I have ever had to deal with. STAY AWAY! read more

I could write a blog about this experience! Leasing: Prior to working with 10 Star I did some review spying and saw relatively positive reviews. I should have dug deeper, I found someone in almost the same situation as us but this was after the fact. We had a short window for our move, and saw the opportunity for the place we moved into, so we wanted to jump so we weren't living in hotels for a month. Received quick responses to our inquiries, and generally positive feedback. They provided us with pictures and videos of the property. This was basically where the fraud started. The pictures showed us a general idea of the rooms and space, even showed some items in place. The video was well prepared, and provided more detail. But it seems like this was all done to bait us, and we found out after. The lease was detailed enough and showed pictures from about 3 months ago. If we would have looked closer, we could have seen some of the flaws from the jump, but we were nearing our moving date. Big mistake apparently for someone who was used to the virtual walkthrough stuff. Never again. Move-in day: Showed up to the house, and from first glance not bad...til you do the walk-through. Went to the master, bathroom smelt, that's cause there was festering water in our tub with bugs in it. Kids were excited about their rooms and went to their bathroom to find a dead gecko. Looked in all the rooms, patch job was not good, so took pics for documentation. My son then went to close his door and the handle came off, that was great. Came downstairs, and found items had been left under the sink in the kitchen and bathroom. The door to the outside of the bathroom (weird) had a bunch of marks all over it...so that's sweet. Went to the overgrown unkempt backyard to find trash, bits of the house, destroyed concrete flower things, shards of pottery and rocks in the grass, and a busted-up archway with sharp edges, pieces of concrete, and pots all over the place. Go to the garage...every paint known to man and a bunch of other items with shelves...I honestly don't mind the shelves. Then daughter calls me upstairs to the bathroom to find a roach. Go to the kitchen...tape marks on the floor, mold in the fridge. Now...military again...base housing has you wipe everything down including blinds...not here. Icing on the cake...a/c isn't working as well and we aren't acclimatized. Text the peeps I had, told them I needed to speak with someone about issues...was given a little attitude for asking, until I laid it all out. Told them they had to get someone here to clean...informed it would be unreasonable...which is interesting. Told them we would clean it for a credit since our stuff was getting delivered the next day...told they would let me know. A/C peeps showed up at 9pm, worked til 11 and no dice. They finally got it working Monday evening. Got an answer for cleaning, they gave us an 80 dollar credit for everything. The icing on the cake, was when we were cleaning the downstairs bathroom, we found prescription medication that had not been removed from the previous person that lived here. Not a good look. Maintenance: It's bureaucracy at it's finest. We gave them a list of near 60 items that need to be addressed shortly after everything. They fixed about 5 things. Essentially, when there are maintenance concerns they need to work with the owner to get it approved for repair. So if the toilet needs parts, there is a cap on the repairs they can do. They get charged for parts and labor. Now it's been 12 days since their last repairs. We are bordering illegal now with the tenant laws. Maintenance issues are required to be fixed 7 days from the request. Several of the windows are unable to safely be opened, the screens are bowed and busted, the upstairs bathroom tub can't utilize hot water, got some outlets that don't work properly, and I literally found a spearhead buried in the back yard. And now when we put in a request for maintenance we get hit with, if we show up and it's something you could have fixed we will hit you with a 150$ bill.
