547 46TH AVE N: (tenant, 2024 - 2026)…read more Kim and Lee were extremely difficult to work with, and many of my concerns faced pushback for months. Serious safety hazards including a blocked front door, nonfunctional smoke detectors, and a door that stayed broken for over six months were only addressed after repeated requests and frustration. The front door physically would not open for nearly six months, meaning I could only enter and exit through the back, and as a first responder this was a genuine safety hazard that I flagged repeatedly and was denied just as repeatedly. The main HVAC unit is loud and disruptive, the house shows clear deterioration, most of the utilities look like they are from the 1950s, there is no dishwasher, and the washer and dryer are extremely old. There was also a cockroach infestation throughout my entire tenancy, at least 3 to 5 cockroaches in the home per week sometimes more, and overall well over 100 sightings across two years in the kitchen, bathroom, and throughout the home, which was flat out disgusting. The shower is made from a material where everything sticks and smells, cooking stinks up the entire place with nowhere for the air to go, and there are random moments where the whole house smells like burnt rubber for no clear reason. My bathroom drawer literally imploded on its own recently, which is both funny and sad and shows exactly how run down this place is. I stayed silent for the first year and said nothing, but once I finally spoke out they retaliated and showed exactly who they are. Lee and Kim gaslit me constantly, denied things I had documentation for, and never once apologized for any of it. Not once in two years did either of them take accountability or acknowledge that anything they did was wrong. Lee always claimed he answered his phone when he did not, and Kim dismissed me, treated me like a child, and hung up on me more than once. The worst moment was coming home after a 24 hour shift as a first responder to find maintenance had shown up on the wrong day due to a scheduling mistake on their end. I was exhausted and had been dealing with a broken front door for months, and Kim's response was to tell me to calm down and threaten to involve my mother like I was not a grown woman. She had zero empathy, zero accountability, and the door still took another 2 to 3 days to get fixed after all of that. I raised my voice once in two years, that one moment, apologized multiple times trying to keep the peace, and it was still not good enough for them. Lee even went out of his way to message my mother directly playing the victim and assuming I wanted to break my lease early, which I never did. I have not spoken to Kim since that conversation, I have no intention to, and I have proof of denied requests for that door going back six months! I took excellent care of this house but it still fell apart constantly, and the only reason any long standing problems were ever addressed was because I persisted and stood up for myself. I wanted to stay six more months, made that clear, apologized multiple times trying to smooth things over, and they still refused to renew my lease and pushed me out. After two years of being gaslit, dismissed, hung up on, and treated like a burden for simply expecting a safe and livable home, they decided I was the problem because I spoke up. Worth mentioning also that people constantly park directly in front of the driveway making it extremely difficult and dangerous to pull out at night. Their behavior made clear that if you push back or assert yourself in any way, expect conflict regardless of how reasonably you handle yourself. Two terrible people who should not be managing tenants or anyone else for that matter. The only positives were the price and the location, both of which I will genuinely miss! Good luck future tenants, you'll need it here.

It seems like a lot of opportunities to become indebted to this company whether you are collecting income from your property or not. I would recommend anyone who is considering using their services to first read the management agreement. Additionally they never followed up with me about employing them. Seemed a little weird to me.

For…read moreanyone considering renting from Snell Isle Apartments, it's important to understand the reason these apartments are listed cheaper than the market rate is because this is a high risk flood zone, part of evacuation zone A. During the 2024 hurricane, per Brittany from this apartment, 40+ units were flooded - hence why they were all recently remodeled. You'll notice at the time of this writing there are 25 vacated units, draw your own conclusion. I am writing this review in part as a reflection of my own personal experience. I have spoken to Brittany, Sonya, and wrote (without response) to Brenda the property manager and even Jennifer with Burton Carol Management, LLC. Communication from the staff here, candidly, has been borderline cold and frustratingly unresponsive. They say they'll get back to you and then never do, so I have to call and email and have had to stay on them throughout this process - getting pictures of units not displayed on the website, getting a quote, getting a call back - all of these things are seemingly difficult for the staff here to follow through on their word. I have called Brenda who told me she would call me back and did not. I emailed three times and have not heard anything back. I'm at a loss at what to do. Ignoring this and against my better judgement, I still submitted an application because genuinely the location is very good. However, even though the terms of their application plainly state the following: - APPLICATION FOR RESIDENCY (Rev. 1/8/2026): Applicants have 72 hours from the date of receipt of Application Deposit to cancel their application to receive a full refund of said Application Deposit otherwise the Application Deposit will be retained for loss of re-rental expenses. -If the applicant is not approved to enter into a lease for the type of apartment requested, the Application Deposit will be refunded. The $180 in application fees I have paid I am suddenly told is NOT refundable. Sonya specifically was incredibly cold, I do not have any other words to describe the experience. I'm told I need to reach out to Brenda for remediation; however, she has also been unresponsive and has not returned my calls or emails. If communication is truly this bad with a motivated tenant who 'was' ready to sign, and has the funds, I genuinely would be concerned over any real problems if I was a tenant. I feel disrespected and have been blown off the entire process. This is arguably one of the worst leasing experiences I have shared in 10 years of renting. And I'm out $180 and have received silence. Should a resolution be made, I shall modify my review accordingly.
