1824 Defoor has exceeded my expectations in terms of apartment living in the few years I have lived here. West Midtown is a great location just due to the many amenities (bars, shopping, etc) and proximity to the rest of the city. The maintenance and leasing team are amazing, the grounds are pretty clean, and the gym area is nice and small for general use. The leasing team has also been great with putting on continued resident events safely, even amidst COVID, which has been so good to see. Lastly, the only issue that I have personally experienced so far is cars tailgating inside the complex at the gate. While there is not much that can be done about it, I do hope that it greatly decreases over time. I highly recommend 1824 Defoor! read more

Nice neighborhood and friendly staff. RAM management is questionable though when it comes to annual rate increases on your "home". I moved in 3-4 years ago and was paying $1,450 for my unit. Fast forward to today and they just sent me a rate increase proposal of $1,885/month. Keep in mind that I am currently paying $1,750 while the same floor plan is listed on their website for $1,680. **If you move here just be ready for an uncalled for $100-$150 annual increase.** read more

A solid 4.5 stars! This community is really worth its value, and it's location in a more residential area of Atlanta is great for getting out of the hustle and bustle of the city a bit. Staff are always very kind and willing to help, and email announcements are always prompt and professional if something is happening in the community (fire alarm testing, inclement weather, gate repairs, etc). Rooms are modern, spacious, and the amenities are always clean. Valet trash is a plus, and hallways are generally clean - everything is extremely well lit at night, and I feel safe. The pool is beautiful, the gym is well-kept and open 24/7, and the Groundskeeper - Kerry - always says hi and does his best to keep the place welcoming and presentable. Some cons are that while this this is a non-smoking community, and they do try their best to enforce it, it's also Atlanta and thus the inevitable small of Mr. Green has definitely filled out apartment from whoever lives under (or around? weed sometimes defies physics haha) us. There can be obnoxious noise late at night around 1-2am and onwards from cars getting back and blaring their music, but for the most part, yo-pros and families live here and are in by then. Oh, and sound travels quite easily particularly by the stairwell of you have a corner apartment, but I feel that's a given with city living. All in all, the staff and excepting management really makes this community shine; I'm happy to be living here and would love to continue to! read more

It is a very beautiful community didn't know it's been there since 2016. They do take very good care of it. However as of recently it look like it may be going down. As I was coming home yesterday I noticed the gate was broken and people were just driving in. This is something I take very seriously seeing how I like to be exclusive and safe. My car was broken into because someone was able to get into the gate. My window was broken , resulting in $500 repairs. Car break-ins and broken windows are the norm here, but I was never alerted from the property about these. I only heard about break-ins from my neighbors. Although 1824 has a gate, there is no guest gate. This allows outsiders to slip in between residents when it was closed. Defoor also leaves the gate open because it has issues almost once a month. The TRAIN FUMES And noise are not worth putting up with even with the noise cancelling shudders. Don't put your health at risk! The appliances are also lacking. Dishwashers aren't efficient and we had the one above us leak into our kitchen. The dryer will rip your clothes and the shower emits low water pressure. I lived here for 3 yrs and move out has been a nightmare, filled with hidden charges. With all the new builds on the west side, I would recommend selecting a different apartment. read more

Since my last review I am happy to report that I am very pleased with the way things were handled and resolved. Since moving here the only issue I had was the fire alarm mishap but since that has been resolved, I truly love living here. The property is beautiful and well maintained. The staff has been open, honest and proactive in their communications and assistance and I would definitely recommend this property. Id also like to mention that I came home to this beautiful surprise for my dog Chloe as a kind gesture to apologize for her traumatic experience with the alarm. I am having a great experience about 5 months into my lease! The apartments are well-kept and modern. The kitchen, bedrooms, closet space, and bathrooms are all very spacious and the apt. is a great value when comparing other living options in the West Midtown area. The staff has always been very helpful with maintenance and packages and I believe they take care and pride in the property. Whenever we've had maintenance needs, they have been tended to in a prompt manner. Our neighbors are respectful and polite; it is a very rare occurrence when we hear others in close proximity to us. This place is incredible! We moved in early March this year and have come to see living here has been one of the best decisions. My husband and I have lived in quite a few apartments throughout the city and none compare to the experience here. We have a quaint 2bed/2bath on the first floor and it's good space for the cost (Although I think rents have gone up a couple hundred for the same floor plan). It's really convenient how they designed the buildings that even if you live on the second floor, you can have access to the parking lot. Kerry is great, and the place is maintained meticulously from lawn care to power washing - it's nice to see it taken care of! Any issue we've had, the maintenance team is so helpful and communicates via call updates (had an issue with sink leaking and washer). I even lost my keys at one point and a neighbor turned them in to the front. I couldn't recommend this hidden gem more. 10 minutes from everything yet feels so residential. Only cons I can think of are that we can hear the train, but it really isn't that bad. And our neighbors have loud parties sometimes, but to be expected lol in apartment living. All in all 5/5 - Thanks 1824 Defoor for making our lives easy !!! read more

I absolutely love living at 1824 Defoor. The previous community director Zach and others are so personable and greet me on first name basis every time I walk in the office for a package. Maintenance always waves as you pass by. The complex and amenities are very well maintained. I have never seen a time where it wasn't. Maintenance is always prompt to fix an issue. The community is very quiet. Some people may say the train noise was a problem, but I lived directly behind it and hardly ever heard it. Neighbors and residents are very respectable and nice. My only issue was with parking which was slightly limited after 9PM. I always found a spot...just had to walk a little longer than I would like to my apartment. Not that big of an issue for me. My apartment was extremely spacious and modern. My bathroom was my absolute favorite; the garden tubs and shower are huge. I had a ton of closet space as well. Overall, I had no issues at all with my apt. I would only call maintenance to replace light bulbs I couldn't reach. Overall, I would definitely recommend anyone looking to stay in a quiet place within the city. read more

This is a nice apartment that I feel safe & secure. Living in a 2b/2b is pretty spacious. There's a lot of parking for guests. The dog park is great and so is the backyards of the complexes for pets. The maintenance and office is incredibly responsive-I always get my issues resolved quickly & also the staff is super friendly. Being in a gated complex and being more in a residential part of Atlanta helps a lot with feeling safe. We did not know that our unit wouldn't come with a washer& & dryer in unit (even though a lot of the apartments do come with them) so moving in & out was a struggle with that. There are no elevators so moving in & out is again tiring but doable. The location isn't right in the city but is fine for driving into midtown, downtown, etc, (about a 15-20 min drive). I honestly can't give any reason for giving this apartment less than 5 stars. I would live here again for the space and the fact that I can walk my dog through the complex & nearby neighborhoods but I want to be closer to my work office. read more

We were some of the first residents at this apartment complex and we have now been here for 2.5 years. The apartments themselves are great, and the location for the price is unbeatable! We love living on the terrace level with our dog, but it overlooks a retention pond, some trees and a train yard. Activity at the train yard increased approximately 1.5 years ago, and we have had to deal with horrible screechings and midnight booms throughout the night, every night, to the point where it felt like we were living in a horror movie. We almost moved out, but management reduced our rent and last week they finally installed acoustic shutters over the windows and I've never slept better in my life!! Thank you management! I'm glad that this problem has been resolved and that it won't be a problem for future residents. Management still has room to improve with communication and responding to issues. read more

1824 is a great community but they seriously need a package locker! Packages can not be delivered to your door. Instead your packages are housed in the rental office until you pick them up. This can be such an inconvenience if you are not able to pick up the package during business hours. Especially, if you paid extra for expedited shipping. On several occasions, I had packages marked as "undeliverable" because the rental office was closed and I was in the house waiting for my package. I've lived in other gated communities and I've never had this many issues with packages. Other than that, the community is nice and clean. The maintenance guys are AWESOME! The other staff members are okay. I miss Mimi, Carly and Lyn. Parking can be a little tight after 5PM. The dog park is cool, but you have to hike a mountain to get up there. Once you get up there, there's absolutely no shade. You and your dog will bake if you go during the day. It would be nice if they added a water fountain for the dogs. If you didn't know, there are train tracks in the backyard. The trains runs occasionally and the sounds radiate throughout the community. :( The Valet Trash service needs a little TLC. We pay $25 for them to come 5 days out the week. When they missing a day or building, we get an email reminding us of the $50 valet trash violation fee. SMH read more

I moved to 1824 Defoor in March 2020, literally days before everything shut down due to the pandemic. I moved with my daughter as I was in the process of getting divorced and needed a clean, safe place to live that was in my daughter's school district. I've been in the neighborhood for almost 20 years and always (since they were built) thought that 1824 Defoor looked like a great place to live - I was right!! They implemented COVID safety standards very quickly and I always felt comfortable here! All of the onsite employees wear masks and take every possible COVID precaution, including not allowing employees to work in apartments when the tenant was home. Although most of the amenities were closed for some time, they slowly reopened with the utmost precaution. My nine year old daughter could not have possibly been happier when they opened the pool; it is gorgeous year-round and is definitely a highlight of living here! I was able to rent a garage not far from my apartment which is definitely a bonus! Shout out to Kerry and Kelly who keep everything working in our apartments -- they are always happy to lend a hand and, no matter where you are on the grounds, they always greet me with a smile. The grounds are always manicured and clean and I always feel safe, especially as a single mom. I highly recommend 1824 Defoor for all of these reasons and then some! read more

1824 is a hidden gem on the westside. Huge apartments with modern amenities, quiet neighbors, a spacious gym, a huge gated dog park, and a pool that's actually gets the sun all day! But the reason I actually chose to live here was because the staff is welcoming, and was on top of everything that is asked of them. The vibe I got from management was much warmer than a number of more expensive neighborhoods I checked out on the westside too. If you like the westside and want to be close to all of its amenities, I would def. add 1824 to your list of must sees! read more

We were one of the first residents of this community while it was still in construction! 2.5 years and it passed by so quickly!! Loved everything about the community! The apartment, pool and the gym. The construction is recent thus have a very modern feel. All new appliances. Great closet spaces. We never had any noise issues from neighbors. The train noise was also curbed by the shutters they installed. The management and other staff is very responsive and cooperative. The resident events are great with amazing food! We have lived here for about 2 years now. The amenities are high quality and the location is nice in that is away from main roads and traffic. I think the best part about 1824 Defoor is the staff. When we were looking for an apartment I read tons of reviews and my only concern about 1824 Defoor was the train noise. We got an apartment that does not directly face the tracks and we barely ever notice that the trains are nearby. The leasing office staff has been responsive and helpful for every question/concern we've had since before we even moved in. The grounds are well maintained, and the complex as a whole is generally quiet. The amenities are nice - the dog park is huge and the pool is great. The surrounding neighborhood is good for walks/runs, and grocery stores/restaurants/retail is just a short drive away. I can't think of a single complaint - we love this complex. read more

It is a good location in a residential area so not too busy. There are nice sidewalks in and outside the complex. The gym and pool are really the nicest we've ever had in an apartment before.
