This is a description of my 18 week Nightmare living here ... total spent $18K. Yes, you read that right. 4 and 1/2 months = $18,000.00 rent at this "LUXURY" Apartment Community. Quiet enjoyment of the property? None. Constant construction noise, drilling into the side of the apartment ... pressure washing, painting, etc. These Projects were not mentioned to me upon signing of the Lease. I work a lot from home and I might as well have been living in the Parking Lot! I was on the 8th floor ... you'd think I wouldn't be disturbed by the people at the pool ... again, no peace!!! Once I heard children screaming, I went down there only to find there were ZERO adults watching 3 little girls (under 9), I went & found the Security Guard (who didn't seem overly concerned) ... I waited 10 more minutes before he approached the girls and asked if they even lived there ... one of them did ... where's your Mom? At least 10 mins later someone came down! I complained several times about the noise above me ... seems the gal upstairs had a 4 year old that ran ... or should I say stomped all day long! I don't believe she ever took that poor child out of the apartment. From 7am to 10pm ... same routine, day in, day out, Nothing ever changed, even though Mgmt said they called her, or maybe they emailed her. I do not know. Barking dogs? YES! One day I heard a dog barking and barking next door for over 3 hours! I went down to the Office and told Martha, at first she said they don't have a dog, then she mentioned she saw the tenant and he was going out of town for 5 days! What? I said that dog can't be alone for all that time. After several MORE hours, she finally reached someone. Safety?? The power went out twice ... there was NO Emergency lighting in the whole building ... stairways and or halls ... I walked up 8 flights in total darkness (Only light was from my cellphone). Extremely dangerous (photo). Elevators ... usually only one working ... moving out, arranged for the freight elevator and someone else was down there too ... it could've gotten ugly. Upon move-in: dryer didn't work (maintenance was called for next day) Next: ice maker non-working (maintenance...again, next day) Health-wise ... the Trash Chute was broken when I moved in (no one mentioned it while signing the Lease) it remained "Un repaired" for MANY weeks. Apartment was not clean.... Master bdrm carpet was so dirty, looked like grease marks all over! Requested it to be cleaned/showed up several days later. Also, cockroaches liked my Apartment too. Of course they were "upscale", wouldn't they be? When I asked Kelly about it, she said you have to request service (again, no mention of this, plus they take out $ from your rent each month for "pest control"). Ugh!!!! Personally, I liked Kelly and Jordan. Kelly helped me one day when I tripped on an exposed pipe on the street. Jordan was always friendly as well. That was my experience. Let's just add to the wonderful things here. Somehow THEIR system charged me twice for Novembers rent and guess what? THEY WONT REFUND ME AND ARE BLAMING IT ON ME even though I did nothing to cause this and am not stupid enough to log in 6 days after I payed my rent to just go ahead and pay again. Kelly Lynch (manager or something here) said they won't refund me and just wait till December and I won't owe rent. How nice of you Kelly! Because taking almost $2000 out of someone's checking account TWICE is something we all plan for and just magically keep enough money for. What a freaking joke. This place has consistently disappointed me since I moved in last year. I'm really happy to be moving out especially with the new management! The new management often ignores emails, is not helpful and they don't communicate with one another. I gave notice 3 months out that I'd like to try and move out early so they could list my apartment a couple weeks earlier than planned. Not only do they refuse to do that, after having all the amenities closed for most of this year but they don't answer emails or the phones!! Oh and the walls are paper thin, I've actually heard my neighbors cell phone ring multiple times and if he's playing video games or a loud action movie I hear it all. My other neighbor would hear me talking on the phone and bang on the wall if I was talking on the phone after 10pm. My packages often get misplaced or mislabeled and delivered to the wrong unit. And there's dog poop...EVERYWHERE! They allow huge dogs here and the owners don't pick up the massive poops their dogs let out so be careful walking around the property! They will boot every car in the visitor lot if it's there too long and I often see multiple boots on the same car that's only been there for one night so enjoy dealing with that when you have guests. And the big bath tubs? Good luck filling them even halfway with hot water... it won't happen, the hot water heaters aren't big enough to handle the tubs they have installed. Which also means if you're washing clothes in warm or hot water or you have the dishwasher going you can't take a shower. There's trash in the hallways, elevators and parking garage every weekend just about. I've photographed a collection of abandoned white claws spotted around the property on weekends, too. I can't say that I would ever recommend this place to anyone. If you're reading this review, go find another apartment! Trust me!! This guy just moved in across the hall from me and already wants to move out! He's only been here 2 months and is already done with the place. It's just extremely disappointing my whole experience with this building. When I moved to Atlanta and saw this apartment, I thought it was going to be so wonderful and perfect. Then slowly things kept getting worse here. And really, I understand covid meant taking necessary precautions like closing common areas. But when you're paying a premium for so many amenities and they're all completely shut down for MONTHS, some sort of compensation should be offered or at the very least, let a resident out of their lease 2 weeks early!! read more

After a year in this location, I can tell you that it is really run in the first class way. Nancy, the property manager and her staff, particularly Ahmad and Gracie, do an excellent job with customer service and responsiveness regardless of the item that has come up. They are all also genuinely nice and friendly and try to make it as much like a home environment as possible. The property itself is very nice, especially the pool, the common area with the cappuccino machine, the redone fitness center, and the rooftop deck with perhaps the best views in Buckhead. also, as you can tell from the photos, very dog friendly! read more

I lived at 92 for 18 months and loved it initially. The location is ideal and the building is attractive. Everything began to change a few months ago with a new manager and leasing agents. The list is long but here are a few examples: They booted my car without warning when I pay for a garage spot because apparently I didn't have the right car tag. They promised to resurface my kitchen and bathroom cabinets and replace the tiny lights in my kitchen with the new standard and never did. They told me they would add a wire shelf to my laundry room and when I asked they wanted to charge me $70 just to hang the shelves I bought, so I tried to do it myself and then even though they say not to fill any holes they charged me to fill them. When I moved out they made sure to find charges like $90 to clean my bedroom carpet to make sure they took all my damage deposit. Were they not planning to clean it between tenants? The dog area is disgusting, muddy, and filled with dog droppings. The rooftop has a nice view but the outdoor TV never worked while I was there even though they told me it was being replaced. The electric gates frequently would not open and then you have to come down and move your car when they start working. No one can find a cart for groceries, etc so this frequently meant several trips up and down the elevator to bring groceries to my apt. Finally had to buy my own cart. There are many dogs in the apartment which is great, but my neighbor across the hall constantly complained if mine made a peep (I am sure she couldn't tell which dogs were barking). The walls are like paper so you can hear everything that happens on all sides. With all the beautiful new options in Buckhead I would definitely look elsewhere. read more

Nancy, I personally want to let you know what a terrible experience I had at 92 paces. This place has been run into the ground since your team took over. Nothing works - elevators are always broken, dog poop is everywhere and people let their dogs pee in the lobby. Not to mention the leasing office employees are oblivious of everything around them. The place was not kept up. I can't even count on one hand how many packages were stolen at this place. Department stores would not ship to this apartment since my items were getting stolen so many times- they said the leasing office was stealing them. Hundreds of dollars down the drain..... Trash was always everywhere and the grills never worked. The place was under construction for what seemed like 1.5 years- it was not possible to work from home since they were using cranes and sledge hammers. The security guard would often be sleeping and never on watch. I could go on for days but I will spare you. Whatever you do, do not live here as you will regret it everyday as my roommate and I did. Buckhead and 92 paces is just not what it used to be. I would like some corrective action to be taken for the rest of the residents still living at 92 west paces. read more

Sadly updating my review after living here for almost 2 years. When I moved in, I was thrilled. The property was gorgeous, I met so many amazing neighbors (now friends), and management was spectacular. Ever since the property was taken over by RAM, the whole place has gone down hill. All of the things that made 92 special, and the reasons why we loved it, are gone. Security is very unreliable, which was the biggest reason I decided to break my lease and move somewhere else. There's no more concierge, which makes and already complicated parking situation worse. We used to have access to a black car service, that is now gone. After almost a year in my first apartment, I decided to move down the hall into a bigger place to accommodate my new work from home set up. I was horrified by the condition of the apartment I moved into. My previous unit looked brand new, everything was perfectly clean and maintained. But my new unit was in pretty bad shape. The cabinets were dinged, paint was peeling, it looked very worn. Also, whoever had been in the apartment preparing for my move in had clearly not finished the job. There were cleaning supplies and a broom left in the house. AND there was ear wax/booger all over a door in the entry way - in a pandemic. They said someone would come to clean it and never did. I asked that my cabinets be fixed up, since I felt strongly that the quality was not acceptable, and Kelly, the manager, sent maintenance up with a wood stain to fix them. The stain never dried, because the cabinets are not real wood, so it rubbed off all over my clothes and anything that touched it. She said she would have the cabinets replaced but this also never happened. Anytime there's a problem, management brushes it off like it's no big deal. They hardly ever take responsibility for anything and usually blatantly ignore our requests to improve or fix problems. The property is filthy, especially on the weekend. Every Sunday you basically need a hazmat suit to go in and out of the elevators because Lord only knows what you will find. One weekend there was urine and blood in the elevator for an entire day because the cleaning crew doesn't come until Monday. Also, recently the main entry doors into the property broke and remained unlocked for anyone to enter for several days. I expressed major concern because this was literally one of the only real security features we had, which in reality wasn't even enough, and once again they totally brushed it off as no big deal. It took almost a week to resolve the issue, leaving the property completely vulnerable. It's clear that this is a 9-5 job for management and they don't seem to care that people live here 24/7. They are slow to fix basically everything. I don't find them to be incredibly responsive. They seem to want all of the original tenants to get out because we tried to hold them accountable to maintaining the property. Bottom line - they don't care. The location is perfection, but I would take your money elsewhere. There are tons of brand new, beautiful properties in buckhead that will provide better quality living, and much better security. It's really a shame, this place was so wonderful, and now I wouldn't recommend it to anyone. Most of the amazing neighbors, and people who have lived here for years, have moved out with the same concerns. read more

We have only lived here 3 weeks. Yes, we moved in right before the Pandemic. We love that the building is dog friendly and within walking distance to so much. The office team has done a great job with keeping us informed and assisting us at every turn. The amenities are beautiful and we look forward to utilizing in the very near future. read more

The cons outweigh the pros. Pros: location, friendly leasing office and speedy fulfillment of maintenance requests. Cons: zero privacy (all conversation inside your unit can be heard in the hallway or in your neighbor's bedroom), 30 gallon water tank in unit (a shower lasts 9 minutes before it turns cold), guests pay a fee to park, low-grade appliances, granite counter tops stain, elevators are still breaking on a weekly basis (and when they do work, they are ridiculously slow), pool (in the summer the scene is akin to MTV's Spring Break) and the grills are always out of propane. read more

This is a WONDERFUL place to live! First of all, the location couldn't be more convenient (3 grocery stores, banks, probably over 30 restaurants, retail, hair salon, dry cleaning, literally anything you need). Secondly, the property feels very home-y. It's mostly quiet at night, there isn't a lot of traffic from people who don't live there, the residents are mature (no fresh out of college 'professionals') and the amenities are awesome. A few key call-outs: The pool is large with a bathing deck and outdoor grills. 92 has one of the best rooftop views in the city that offers bistro lighting, tables, and a TV. It's perfect to watch the sunset or enjoy dinner and I rarely saw more than 2 people up there. The gym is always clean and offers cold, scented rags that sound strange but after a workout, nothing beats grabbing one of those! Almost forgot they also have a fire pit and bocce court. The community has a lot of dog lovers and it makes the environment that much cozier. Every month they recognize a Pet of The Month and there are dog treats available in the lobby. :) I would recommend anyone living there to introduce yourself to the amazing crew in the administration staff. They really go above and beyond - one time I was out of town and worried my spare key (which I left for concierge) was misplaced which meant my friend couldn't get into my apartment. Although they have shorter hours on Sunday Ahmad Smith emailed and assured me he would be there to personally give her the key. That gesture meant the world to me. The manager, Nancy Newman, is also a gem! She remembers you by name, alerts you if something is off ("did you receive the alert you have a package?") and takes an active interest in keeping the community clean & safe. Really, the only downsides to living here are the shortage of carts to help carry items in from your car (they are literally never there) and one of the elevators routinely has issues. So while annoying, I'd rather walk down a few flights of stairs and make a few trips to my car than sacrifice the comfort, convenience, and sophisticated offerings of 92 any day of the week. read more

The location is fantastic, but The quality of the building is poor. You can hear everyone's conversation by standing in the hallway and in your apartment. I can hear my upstair neighbor's foot steps like an elephant walking around. The pool is always packed so if you want to get a seat you have to go super early before the other rude residents come out with a group of their friends. The grill was always out of propane. When we moved in, we were promised that there would be ample parking for our guests, but they lack to mentioned that they have to pay when they come to visit you. A big disappointment! read more

My wife and I recently moved down from DC. We are expecting our first child and had lots of stress about the move. The staff at 92 West Paces (especially Gracie) have been fantastic. They helped us through the whole process and made the move as painless as possible. Our apartment is great! Large bathrooms and closets with tons of room. The property is quiet and neighbors friendly, which was a shock coming from DC. Amenities are fantastic. We love the pool and the gym with Peloton bikes and you can't beat the location! Review based on 2.5 years as a tenant ... Neighbors ... generally nice neighbor demographic resembling a good mix of race, ethnicity, age, and professional level. Most folks are very nice and courteous. Location ... was outstanding, though with construction about to start in the parking lot in front of the building, and the car wash operating loudly on a daily basis, it is no longer ideal. Maintenance ... general maintenance level of the building is deteriorating, but the maintenance staff is very attentive and helpful on a unit level. Elevators ... a disaster. The pool-side elevators have been broken since the day the building opened. They often (monthly, or more frequently) are out of order, and if occurring late in the week, management waits until the following week to repair so as to not pay extra. Amenities ... the pool is the highlight, crowded at times but never so packed you are lacking space for long, grills are often broken or out of propane, rooftop deck is the nicest spot in the building. Apartment quality ... not the St. Regis, but generally nice. The water tank is small, the windows are cheap, and the walls are thin. Otherwise, most floor plans are nice and have high ceilings. Parking ... simply obnoxious, constant emails about management booting paying tenants for parking infractions, limited parking for guests that always seem to be occupied by the same 5 vehicles, and expensive. Paying for visitor parking and over zealous booting add insult to injury. Management ... a larger disaster. Poor communication skills, poor follow-up, never pick up the phone, days to respond to emails, and can't seem to keep up with the most simple of tasks, such as checking in packages. No accountability in the office, forgetting that residents pay a premium to live in the building and expect things to operate smoothly and without having to ask. Management at times give attitude unbecoming should their resistance to be helpful be pointed out. RAM corporate is completely absent "manager". Constant staff changes are never communicated to residents, and residents are never surveyed on what could be improved or where capital improvements should focus. All the individuals are very nice people, but as a team, they are insufficient to manage the building at the level one would expect based on prices paid. read more

I'm always amazed to see all the negative things that pile up on any review website, I swear I'm one of the few people who actually sign up to, hopefully, say positive things. I've been at 92 West Paces nearly since day one & things, for me, are not half as bad as previous reviewers seem to want you to think. Pros: The building is very well kept, the housekeeper that's always running around is always very nice & constantly making sure the common areas of the property are in pristine condition. The staff have always been very friendly and professional & maintenance has resolved any issues (burnt out bulbs for example) very quickly, usually that day or early the next. Appliances are nearly brand new, stainless steel so I definitely don't understand the "low grade" comments, they all work great for me. I walk to whole foods almost every day, its right across the street! Cons: Walls are not as thick as you might want, but for me at least its not like I'm hearing every conversation, but if someone decides to play loud music you'll definitely hear it. However there is a police office who lives in the building (also nice & professional) who will come knock on a noisy neighbors door to quiet them down. Guest parking is a paid service, something like $6 a day, nothing great about that. Elevators have been an issue in the past, they were off on several occasions for upgrades but that seems to be a thing of the past, its been 6 months or so since the last issue. Overall it has been a great experience so far, the cons for me don't outweigh all the good things happening around here. Just my 2 cents! read more

I'd give 92 West Paces a solid 4 out of 5 Stars, if not 4.5. Yes, as some other reviews noted, the walls are quite thin, and lots can be heard. That being said, it's a midrise apartment building in the epicenter of Buckhead! The location's great, and the leasing staff/team is Unbelievable (worthy of Capitalization)!!! Tom, Lauren, and Diane have been overly helpful to me as a new resident with repeated requests and changes I've asked to complete. They're all timely, informative, and very much maintain a problem-solving can-do attitude about all situations. It's been a pleasure for me in my short few months. No, not prefect, but they've helped me handle all of the imperfections perfectly! I'm looking to get into a larger unit as it comes available and stay a while, largely because of the Team that makes it all happen! read more

The team in the leasing office has always been really friendly and accommodating. The building, hallways and amenities are always clean. My neighbors and everyone I've met are fantastic to say the least. There's a pool, a bocci court, fire pit, and the rooftop lounge with downtown views is a great place to chill. I see everyone on here complain about noise, but come on guys...this is apartment living. They do have a courtesy officer that was responsive the only time I had an issue. Great location; maintenance staff is super, but stretched really thin-- not enough of them. Office staff is courteous but don't walk the property. Upkeep going downhill fast because residents don't take care of it and maintenance can't keep up. Dog owners not held accountable to clean up after their pets. No security cameras or staff after hours, so frequent car break-ins they try to keep quiet. Rents ridiculously high for these problems, and when the large number of new properties currently being built open they will have serious competition. Avoid. read more

I created an account just to review 92 West Paces. I could not agree with Jaclyn D. more. Other than the location, this place is an absolute JOKE. First of all, there are at least 3-5 BRAND NEW luxury apartment buildings within walking distance of 92, but yet, 92 charges the same rent if not more for a much older and poorly maintained building. I have lived here for 2 years and let me tell you, I cannot wait to move out. I am only a couple floors up but yet I can hear everything that happens outside of the building and don't get me started about hearing everything inside. I know everything that is going on in all my neighbors lives by simply walking down the hall. The walls are paper thin. The elevators never work and when they do they take FOREVER. The new management company is a complete JOKE, they are nice, but they take forever to respond to emails and for the amount of rent we are paying...they could be a lot more accommodating. My roommate is notified of package arrivals days after they have been delivered. There are 2 guest parking spaces and you have to pay for any other visitor spots by the hour. The rugs and walls are absolutely disgusting. The walls look like they haven't been painted since the building was first built, there are knicks and knacks all over the place. In the past month or two, there are been numerous car break ins. The pool is tiny, the gym is tiny. Inside the gym, there are 3 treadmills, 1 bike, 2 peloton bikes and weights. Have you seen the size of this building? They think that is enough equipment for all of us? Joke again. They do maintain cleanliness in the gym though. When I use the back elevators, one is ALWAYS not usable because it is being occupied by residents moving in and out. My roommate and I have recently noticed how often moving trucks are at the building, I'd be willing to bet with all the recent competition...residents are moving out. As well, they are doing some minor "updates" such as putting in new sink faucets and new ovens but, of course, your rent is increased by $100-200 a month. OH AND I ALMOST FORGOT, do not even think about taking a shower longer than 10 minutes because we only have like 40 gallon water heaters. You can forget about taking a bath. It is more like a quick, 2 inch puddle bc the water becomes cold so quickly. If you can't tell, we, along with our friends who live here are moving as soon as our lease is up. read more

I have now lived at 92 West for six months and will probably be here another six months. Is it as quiet as living in a house, no. The insulation between units both above and next door should have been thicker but this isn't a noisy building. In the six months we have been here we had a noisy party only one time and they shut down as soon as we made them aware of bothering us. We don't hear alot of Buckhead noise or street noise and we face West Paces Ferry Road. The staff is amazing. You will never find a group of people who are more professional or work harder to do the right thing by the resident. The housekeeper is amazing in keeping the common areas immaculate; the maintenance team is pleasant and trustworthy and quick to respond to any problems. The manager and her 2 assistants excel at running this building. You couldn't ask for finer people. With that said I wish that they would provide guest parking but with this location it might be as hard as Midtown and I know a lot of buildings don't have free parking there, either. More than anything I would like security cameras installed in the elevator areas and parking garage. Everything is controlled by fob but I think it would increase security overall. There are no real cons in living here. I imagine that most apartments have a noise problem just because of living next to and over and under other people. The kitchen is beautiful with granite and stainless appliances so I"m not sure what AllNatural was complaining about. I would love a gas stove top but I think the newer buildings are avoiding natural gas... We have not run out of hot water and there are two of us in this apartment along with the dishwasher and washer and dryer, all using the water heater. read more
