First…read moreoff, let me say that the location is perfect if you want to play Carnoustie Golf Links...right across the street from the 18th fairway. I shared a room with a colleague (two single beds) and it was comfortable with all of the amenities you would expect from a Scottish B&B. Beds were comfortable, room was of a good size (not THAT large though) and the bath was excellent with good water pressure. Breakfast was hearty and well situated, in a room overlooking the golf course. Internet service was excellent and there were plenty of electrical outlets (important in this day of electronics). All in all, an excellent B&B. But wait, there's more! In setting up my golf trip, I was in constant contact with Phil, the proprietor, who was VERY helpful in booking tee times and finding out about golf. Considering the time difference, it was great to have him make the calls locally and establish the bookings. We paid for our green fees through Phil, so that made it even more simple. Phil was understanding of our needs and was very accessible. When we arrived, it was as if Phil and June (our hosts) were old friends. Now, a bit about Carnoustie. The town is not exactly brimming with the nightlife of a major metropolis (or even St. Andrews). There are a handful of restaurants and not extensive shopping. The best thing is that the town is an excellent base of operations if you want to do a day trip to Aberdeen (we played Cruden Bay) about two hours north. As mentioned, Carnoustie Championship is across the street, Carnoustie Burnside is down the street and you can find some additional great golf at Montrose Medal (twenty minutes north) and Panmure (five minutes away in Barry) so if you want to plan a few rounds in the area, Linksview is perfect. A couple things to note. The Linksview does not have any kind of common room to hang out in when not in your room. They do have a room to store golf clubs or dry your gear. Parking is easy and accessible (on street or in a lot across the street). As mentioned, Carnoustie is not an epicurean paradise....we dined at the Carnoustie Hotel and that was fine, stopped at the local pizzeria (standard) and had a fine lunch at a place called Franco's. At any rate, if you are a golfer, you can't go wrong with the Linksview Guest House. On the cost side, the room tariff was extremely fair for the season. One word of warning...the last four holes at Carnoustie are brutally difficult. They don't call it Carnasty without reason!

He greeted us warmly, had a packet of shortbread and two chilled drinks ready for us, asked me about the event and travel plans and such then offered us a drive there if we missed the bus. Room was fantastic with one of the comfiest beds ive ever slept in. Asked us to set a time for breakast, any time which was very nice. Came down on the next morning and everthing was laid out, toast, cereals, orange juice with the radio playing in case i wanted to know what the weather was like for my race. Then came the breakfast and oh my what fuel for a spartan this was!!! Full scottish made pretty much how you like it. In close if you are looking for a wee room with spectacular hospitality then go here, couldnt do enough for you.

From the moment I called to check for rates and availability, I was greeted by the most delightful man on the phone. Ian (the owner with his wife Susan) seemed genuinely lovely and interested in us as guests, and made friendly and enthusiastic conversation as we went through our booking. When Harry, my other half, called to confirm that our booking was still in place a few days before our stay, he too was struck by how warm and friendly Ian was. He had even remembered that we were staying because Harry was doing the Spartan Race the next day! From the moment we made the booking, I was just so thrilled that we had picked this little guest house and I couldn't wait to get there. On arrival we were greeted by Ian at the door and he was just so happy to meet us and show us about... his warm welcome actually made me feel like we'd come to stay with a favourite uncle instead of at a B & B! Ian asked when we'd want breakfast, and said that he'd make it at any time because he knew we had to get to the race promptly. He had chilled drinks and shortbread for us, and told us about all the nice places to eat in Tranent. Ian also directed us to the bus stops and services we'd need to get to the race, and offered us a lift there if anything went wrong with our bus (it was hourly service on a Sunday). In between all this, our host made friendly conversation throughout and made sure that we were happy with everything; he just couldn't seem to do enough for us! The house itself is 200 years old, and is in great condition. Our lovely room was absolutely immaculate, and very cleverly laid out to get the most use out of a small space - it also had the most comfortable bed I've ever slept in away from home! Our room looked out onto the garden, which we were also invited to use - a beautifully manicured, green space. WiFi was also available, the code being found in the drawer of our bedside table, but our host also made sure to mention that it was available to us in case we had missed it. We came down to breakfast the next morning to find everything set out, fresh squeezed orange juice on the table for the two of us, milk for the cereal that was set out, and the radio on in the background. Our gracious host was out in short order to bring us warm toast and ask if we wanted tea or coffee. The full Scottish breakfast provided was also cooked beautifully, and was very much enjoyed and appreciated. Harry needed plenty of energy before the big race! Our entire stay was an absolute delight; there are just not enough words for how enjoyable it really was. If ever I am in the region again, I have no doubt that this will be my B & B of choice.

The place is lovely, the room warm and comfortable and endowed with all the basics items and facilities that you would require. The hosts are adorable as well, always very kind; they made sure that I would be able to get to my room even though I arrived very late in the evening. They have been extraordinarily available during the booking process, since I got replies to my emails within few minutes. The place is well connected to both the city centre and the university by several buses lines passing very frequently. I'll definitely come back here if I will have another conference to attend in Edinburgh.

Once found , we were very pleased to see parking - rare in Edinburgh. The rooms were well appointed , a little small, and at first extremely noisy. We were on the first floor and could hear the clomping of guests on the exposed wood stairs. The breakfast room was also very near our door and I was thinking there was to be no sleeping - but I was wrong. Somehow , magically , the noise didn't wake us - I am a very light sleeper too. Whatever the sound dynamic was in the place - I slept very comfortably and quietly. If we were going to be spending time in our rooms , I would have found the space restrictive but for a good nights rest , it was great. The only other thing I felt was a head scratcher was the bathroom mirror. Very space age, 3-D type design that completely did not go with the decor. The breakfast room was lovely and the food was very good. The hosts are happy to accommodate your every need. They had umbrellas for the rain and a very nifty call button that summoned a cab in under 10 minutes ! It's location is walkable to some things but since you could have your car on property , it's easy to drive anywhere you want to go within a few minutes. Come and stay and enjoy this cozy gem in the midst of busting Edinburgh.

Breakfast is large gourmet and cooked to order including eggs poached, grilled, or scrambled, black pudding, haggis, sausage, potato scone, bacon, beans, ham and far more options. Specials are prepared on the weekends. This meal is so hardy you won't need lunch. Bedrooms are comfortable, clean, and beautifully appointed. The beds are as comfortable as any top tier hotel. The rooms can be blacked out for a very quiet deep long sleep. I slept better here then I have in months anywhere else. Good free high speed internet that is fast enough to stream video. Ross and Kathleen have created a charming experience that we will return to with every visit to Edinburgh.

There was an envelope with what was supposed to be my name written on the front that had the key and a Starbucks card. My name was spelled wrong and if housekeeping hadn't been there to help, I'm not sure I would have known it was for me. I thought the Starbucks card was a nice touch until I went down for breakfast in the morning and there was a sign that there was no breakfast and the Starbucks card was in lieu. They can't help staff shortages, so I can't hold that against them. But Starbucks?? Really?? There isn't a local cafe they could have supported that would provide actual food? The room itself (Room 4) was on the top floor and had been half refurbished. So some of the amenities were nice, mostly in the bathroom, but the carpet and skylight (see photo) were nasty. The bed was pretty soft and lumpy, but I know beds are a personal preference. Because I was walking along the coast of Scotland, I had a baggage service for each of my transfers. There was no one around to let the service in during the late afternoon, so my bag was left in the unlocked foyer (that is also about the luggage service, so they get half the blame). Seems like someone should be around until at least 5pm, but that's just my opinion. Then again, no one was around in the morning to let the baggage transfer service in to pick up my bag (front door was locked), so I had to call the baggage company and ask for help. They ended up handling it well. But it was just so strange that no staff was around. I guess maybe that was the staff shortage that also resulted in no breakfast. I'm a pretty easy going person and will give people the benefit of the doubt most of the time. But I stayed in a different inn each night of my travels and this one, comparatively, was the worst experience of all. In fact, it was the only bad experience and the only non- 4 or 5 star review I would give. I would not recommend staying here until they upgrade the rooms, particularly the mold. I'm sure they're doing their best with staff shortages and that's not as much in their control. But better communication would have saved me a lot of stress, especially around my baggage.
