There are a myriad of issues with 26 west. Please consider how many 5 star reviews on other platforms are about friendly maintenance people, tours, or other visits - not about what it is actually like to live here. Heed the 1 star reviews and consider the following before signing a lease: -In 2023-2024, the pool, hot tub, grills, and patio area was closed from May 10-June 8. We also could have nothing on our balcony nor use our balcony from May 8-August 9 and received late notice. In 2024-2025, hot tub, grills, and patio area was closed December 2 to March 15. Management was apathetic and provided no rent reduction or compensation, despite property rent being higher than similar options due to us having these amenities. I was not notified before signing my lease that this would be the case. If an amenity is listed in the lease, resident rent should be reduced for that timeframe accordingly if the amenity is not available. - Very noisy due to barking dogs, screaming students, and thin walls. -Prepare for stolen and lost packages! Outside of 10 am-5 pm on weekdays & 11-4 on Saturday, the office is inaccessible to delivery drivers. It doesn't matter how many instructions you provide UPS/Fedex/etc, they'll leave your packages unattended outside the front office or on the 1st floor of the parking garage. The building needs to fix this. This might entail more signage, extended hours, more package lockers, or a designated, secured room for package delivery. -Safety: It was well known amongst students that at 26 west, there's at least 1 broken door at a time that they could enter through. Also, not every entrance and exit to the building have cameras, and they didn't take resident safety calls seriously. More than once, I called the front desk with complaints of someone waiting by the gate, tailgating, or not having a parking tag. The desk workers seemed annoyed that I called, and these cars without tags would remain in the garage sometimes for months at a time. -On at least 3 occasions, maintenance has not knocked prior to attempting to enter my unit. 2 of which were unexpected visits. This is unacceptable. Furthermore, for simple tasks like changing air filters, be prepared to be inconvenienced for at least 1 week at a time. The building refuses to give you a narrow window for their visit, so you will have to lock your pet up every time they come for a week straight (minimum) every time minor maintenance is done across the complex. They also refuse to leave a note after they have visited your unit, and I found evidence of maintenance visits several times without any alert that they would be coming by. While I am aware that notice isn't required, it would be nice if they were more considerate of this. -The front desk workers and management: Consistently rude, demeaning, and condescending. The front desk workers frequently give inaccurate information and management is not open to feedback on how to make the property better -Garage: Should only be 1 way due to the dimensions or at the bare minimum, mirrors should be on every level (enhancing visibility) and "compact car only" parking at corner spots. People drive too fast and due to blind corners, near misses are frequent. -Within the units: The "smart" thermostats are ridiculous. If you put the temperature up, the heat comes on (even if it is summer) and if you lower the temp, the AC comes on (even if it is winter). This is energy inefficient and raised my average utilities bill exponentially. Also, the range of temperatures that you can set is also limited depending on the season. This resulted in me frequently being uncomfortable in my own home. -Seals on doors and windows were degraded or non-existent resulting in a lot of bugs getting into the unit. -Move in condition and move out fees: When I moved in, the unit was filthy with old food being left in various crevices and a thick layer of grime and grease covering every surface. Then during move out, they charged me for an itemized list of fees such as $50 to clean my stove, $10 to clean my baseboard, $10 to clean my mirror, plus many more even though I left it in FAR better condition than when I moved in. Also, do NOT live here more than 1 year - the furniture is cheap, old, and disintegrates naturally over time (in particular the plastic coatings). Then during move out, you will get charged to replace it, even if it is natural wear and tear and they refuse to factor in how many years old the furniture is. read more

Honestly the worst place I've ever lived in west campus. I've lived in two other apartments and neither were in as bad of condition as these. 1) the most expensive for the worst quality. You could live in a newer apartment for hundreds of dollars less 2) we had mold on our ceiling and their solution was to just paint over it 3) not safe, someone was stabbed right in front of of the complex and they never released a statement 4) a lot of the management don't even reply on time nor are they severe in the office on time when it opens 5) they do not comply to their own terms and charge outrageous and unreasonable fees. They once tried to charge me for having items IN MY OWN UNIT in the living room (that weren't even mine they were my previous roommate's who was moving out) 6) if you're just one day past rent being due, they start the process to evict you, and even worse, they do so earlier than the dates they tell you. Would give 0 stars if I could. Extremely expensive for what you get, model apartment is 1000x better than the actual one you get. Walls are extremely thin, the apartment was trashed by the painting team on move in day. When we called management to get it cleaned they said it would take 2 days. Even after the cleaning crew came , it took me 5 more swifter wipes to get just my room clean. Management also tried fining me for the smell of weed from my apartment, when the smell was clearly in the apartment next door. They also tried insisting the came and gave me a verbal warning for the smell, but they never actually came & talked to me. Management is 0 help, if not a pain in the ass. Also, when my roommate and I had an issue over my boyfriend being over, they charged me $50 for violating my lease, claiming they had proof my boyfriend was "living" with me. However, they only proof they had were my backpacks in the living room, and his laptop on the dining table. The WIFI consistently goes out, there is no service in the hallways, and the hallways always reek of urine. You'll honestly be better rooming anywhere else in west campus if you can afford their price point. read more

I haven't had functioning A/C since may and after 3 work orders and meeting with the manager, they said there's nothing they can do about it. they jeopardized my health and my pet's health by refusing to fix the A/C in over 100 degree weather. there is also no water pressure. the water just falls straight down in the shower and there is not enough pressure to even wash dishes. the hot water also does not work well. you can't have a hot water if your roommate is showering, the dishwasher is going, or the washing machine is going. the balcony doors don't lock so if you live on the first floor someone can easily get in and they refuse to fix it. there's a large hole in the doorway that they also refuse to fix. they replaced the locks and thermostats with "energy saving" options that caused the utility bills to INCREASE and they refuse to compensate. also if your car is hit in their parking garage they will NOT help you even if you file a police report. the halls, stairwells, and elevators are DISGUSTING and COVERED in filth. most of the doors into the complex are broken and they don't fix them so anybody can get in at any time from any corner of the complex. 26 West has been a pretty good experience for me. After reading the reviews I was pretty scared about moving in, but was pleasantly surprised. Starting with the pros, the amenities are great with the gym being quite clean, lots of space, and equipment. The pool area has a hot tub that's super nice and it's well maintained. I've noticed that they clean the elevators and hallways quite regularly so I've never had a bad experience with that. As for the actual apartment itself, upon arrival it was clean and all the appliances worked. The dishwasher, stove, fridge, washer, dryer, etc all seemed almost brand new to be honest. I have a single bedroom apartment for myself located on the first floor with the closest parking available to me so it's super convenient to get to. With that being said, it is most definitely not worth $1681 in the slightest. Ideally, the rent should be about $1300. The design and style of the apartment is highly outdated and it's not all that nice. It's just decent. Between move ins, it's clear that they seal up any holes left from previous renters and paint over everything, but the painters do the most low effort job when it comes to sealing off the wood trip and covering the floors so paint and primers will be all over the edges of the floor. Maintenance is incredibly nice and have gotten back to my maintenance requests at a nice speed and management has always answered my questions. Avoid this place like the plague! If I could give this place NO stars, I would. First, the incessant emails saying "rent is due" every month when the rent was paid, upfront, in full, for the entire lease term, at the time the lease was signed. I'd reply asking what was going on and their response was the emails were automatic to anyone owing rent. What? We don't owe rent! ALL of it was paid! We moved out and turned in the keys at the end of July. Today, 9/12/18 we got a Statement of Deposit Detail in the mail thinking, "Yay! I'm getting money back from the deposit!" Nope! Not only are we not getting anything back, they're saying we owe them MORE money! These charges are bogus! A holdover charge? We moved out and turned in keys BEFORE lease expiration and there's a holdover charge? This statement was prepared on 7/30/18. Do you see the problem here? They're saying there was a holdover yet they prepared this statement prior to the expiration date of the lease. How in the world can there be a holdover if they've already done an assessment of the unit BEFORE the lease ended?? Or were they doing assessments prior to move out and just willy-nilly doing charges? Then all the other miscellaneous charges for painting (the walls were atrocious BEFORE we moved in), trash removal, broken items (that were most definitely NOT broken), etc. There's this "Understanding your statement of deposit detail" enclosure that "explains" the terminology like charges, deposits, credits, credits applied, security deposit applied, adjustments, etc. and to avoid collection measures, payment must be made, in full, before 9/30/18 with "if you have any questions, please feel free to contact our office at (512) 477-3400. We called the office today to talk with the manager. The girl refused and said all disputes over security deposits are handled by their corporate bookkeeping department and I'd have to submit my dispute in writing. They'll get the dispute in writing along for sure along with some reminders of how this is SUPPOSED to work. I am very familiar with security deposit laws in the state of Texas and pretty much everything about this little "gem" was done incorrectly other than maybe putting it in an envelope and stamping it. read more

Is 26 West worth the overpriced rent? No. Is 26 West the best apartment you can find in West Campus? Definitely No. But is it as bad as other reviewers make it out to seem? Eh. Prior to living here, I felt like I had made a big mistake after reading all the Facebook memes and reviews about this place. After living here for over a full month now, I feel that I can give my honest opinions that may help others who are deciding on a place to live. THE GOOD: The 4x4 is very spacious and I like how the rooms are divided into two sides. The gym is nice, and there were free school supplies in the computer lab downstairs. The location is very close to campus (and the food trucks!) and the pool area actually isn't too shabby. My roommate requested a bathtub resurfacing and she was able to get it completed a day after she called them. THE BAD: Walls are really thin! You can hear everything and even people walking above you. The exterior doors to get into the building are constantly broken and therefore do not lock properly. The door leading to our unit has broken over 4 times now in the time that I've lived here so anyone can just walk in. When I moved in, the lock to my room was also broken and although maintenance has come to examine it, I have yet to get it fixed. Speaking of maintenance, someone had come in to fix our light in the kitchen but for some reason also felt the need to replace the eyehole in our door even though it was not broken and no one had placed a work order for it. The trash disposal is also located in the parking garage and is really far away from some of the units. The exterior hallways sometimes have throw up, but in my experience this is usually cleaned up within 24-48 hours. The mailing system here is a bit whack. Sometimes I receive packages but do not receive any notice from the front office, and they have lost a package that I had delivered before. They are also really inconsistent about requiring photo ID for pick up. I think the weirdest thing that they just implemented is the wristband rule. Supposedly if you are to have a guest over, you must have your guest wear a cheap rubber wristband to use the amenities. They also give you a wristband for yourself, and if you lose these wristbands they make you pay ~75$ (wth? these are literally those cheap bracelets you get for free y'all). I have not personally seen this rule enforced, and I find it to be just another sleazy tactic to rob college students. Overall, I don't regret my decision to live here as I feel that a lot of these problems occur at many other apartments in West Campus HOWEVER I will say that I lived at The Ruckus last year and did not experience any of these problems. Despite all the cons, I'm still able to enjoy being at my apartment and do not constantly agonize over the "horrible conditions" that many others have lamented about. If you really cannot find another place to live, I don't think it would be a bad idea to live here, just be aware that some of these things do happen. read more

This is the worst place to live in all of west campus. It's truly disgusting. No matter how many times I scrubbed the floors they were never clean and the general smell of the place haunt. The apartment is old and run down but they are still charging a ridiculous amount for rent. They use water pressure regulators in all apartments to make sure your sink barely trickles water. The Wi-Fi barely works and you can only have 11 devices connected. They switched thermostats, so you can no longer go below 68 degrees and it would only work sometimes. The walls are paper thin, the paint was sprayed all over our door handles, hard wood floors, and counter tops. Our ice tasted like mildew and nobody could fix it. Our shower was moldy upon move in and they never could get the mold out. The gym is always packed and half of the machines don't work properly. They would randomly come in unannounced and "inspect" our apartments. They cut holes in our ceiling because they messed up some wiring and just left those holes there for months. The fire alarms went off all the time in the middle of the night and nobody is on call to come help so we just had to wait it out. The rent is INSANE for how shitty this place is, it is crazy how they expect college students to be able to afford this. Also when we finally got to move out in July they charged both me and my roommates $300 just to dust and throw a couple of things away that we forgot. They can pretty much just charge you whatever they want and will continue to try and suck as much money out of you as they can. The only good thing about this apartment is the maintenance and management. The maintenance team is awesome and go way out of their way to try and keep the place clean, but are just severely understaffed. Overall this place sucks and you are better off not living in west campus. (Check Cedar park for much nicer and cheaper apartments that are only 15 min away from campus). read more

However, I have had issues my time here. The elevators break down every few days it seems like, which is a hassle when you live on the 5th floor. Whenever the elevators are working, I honestly get scared I'll get stuck in them, they are very sketchy and I would recommend people being weary of them. Additionally, the fire alarms in the whole hall will randomly go off during the day and night which is a very scary and unpleasant sound. If I could put no stars for 26 West I would. The absolute worst place to live in Austin. Let alone West Campus. The amount of issues we encountered (me and my two other roommates) at this apartment complex is ridiculous. Problems included: - Cockroach infestation - Mouse problem that I and my roommates killed in my closet at 3am in the morning that 26 West pest control did not handle. - The water heater broke which caused a leak and enormous puddles of water on our bathroom floors. - The broken water heater then led to multiple holes being made in our apartment and we then had to call 26 West to get them to fill them while they did not do that on their own. - One of our roommates caused multiple problems as he was not supposed to live there and would come back at random hours of the night banging on the door trying to get in which then led him to breaking into our other roommate's room where he was looking around his room snooping through his things. It took 26 West weeks to finally remove him from the premises. - He also kicked his door almost in half out of frustration one day. - And with all the repairs that 26 West had to do in the apartment, they left debris from the ceiling all over the floor for us to clean and yet it wasn't possible for us to clean it up Never stay here the cost of living for what you get is terrible. read more

The only reason 26 West gets a star is because they hold a lot of student events and the rooms are bigger than most other places. This place is extremely old and run down, i have mopped the whole apartment 5 times and each time the water is still the darkest gray possible. In the last month we have had numerous cockroaches throughout our apartment, even though we have sprayed the baseboards with raid. The hallways are disgusting and smell like urine, and there are crickets and cockroaches all throughout. So its safe to assume their abundance of bugs in the complex would be the reason they are in our apartments. There is nasty stains in the sink and bathtub that are impossible to scrub out. After a week of staying here our restroom lights went out, one of the sinks is clogged, and the toilet can only handle one flush every hour or so (low water levels?). The amenity hours are also terrible, most apartments in west campus don't close them, but 26 West shuts them down at 10pm. The gym is small and disgusting, yesterday there was water leaking all over the floors, and on multiple occasions I have been bit by mosquitoes while working out (probably breeding in there). They were moderately understanding when I had issues with rent as a result of covid, but the real problem I had with them was how they handled the move out process, especially in relation to the current state of things. Due to covid I had to quickly move from my apartment and I had little to no access to my apartment for months because I was not near Austin. Rather than being understanding of this situation the staff cared so extremely little about really anyone's situation that they insisted on a $400 dollar charge per day that we were not moved out. I had to ask someone to help me move everything out alone because I was unable to. Overall, that experience ruined my confidence in this company and I would not recommend living there. We are the parents of two UT students. Last school year, we leased two spots at the Callaway. This school year our Ya daughters are leasing at the 26 West building. American Campus owns both buildings. This company send renew emails contracts last week for the 2020-2021 school year and one of our daughters (who has ADHD) mistakenly signed it thinking it was the contract for a parking spot she had just added. When we noticed the mistake, she went and explain to the administration of the 26 West and a manager from American Campus what happened. They both told her that there was nothing they could do and she was legally bound to the new lease. We know it was a huge mistake from our daughter but we would think American Campus would care about their clients after leasing with them for two consecutive years, especially when is September and obviously its a space that they have have plenty time to lease. American Campus doesn't see the big picture on keeping a client who would likely have leased another property from them for the next two years for two students. We feel ABUSED by them and will stay away from their buildings. Update: the upper management contacted my daughter after she wrote a letter to American Campus. Update: This is now my second year living at 26 West, and to be honest, the bad reviews make sense. We've had over four different non-functioning appliances since the start of the school year (no air conditioning, the door's nonfunctional lock, a nonfunctional shower, and a broken toilet). It's honestly a but ridiculous-- maintenance should be checking all appliances over the summer so issues like this don't happen. In the words of my room-mate-- 26 west always has a bit of background noise. The walls are VERY thin, which I know is almost expected in an apartment on west campus, but it can be pretty rough when trying to get sleep before big exams. Somehow, there are ALWAYS big parties going on in the most inconvenient of times. TO be honest, if this is your only option-- you'll probably be fine (just a bit annoyed). I spent two years living and working at home from here; sometimes, I loved my apartment. However, I do not love phorid/filth flies that I have reported multiple times. They show up in the spring and summer. We live on the first floor close to the trash, and they get in my apartment and or come out of the sink. Multiple service requests were filed, and they would spritz the position around, and the flies would return in a few days. The source of the flies is probably the dumpster area, which is horrendous. If I had been paying that high of prices for two years, during some of which the fly problem severely impacted my quality of life, it should have been taken care of; there is no way I am the only one with this problem. I would have rated higher, but this ruined my opinion of my apartment. Also, fair warning they did add a motion sensor in the rooms that you have to dance for to get the air to come on, and the controls for the new energy-saving thermostat is confusing. I tried to turn it up so it would go off to save money, and the heat came on. Also, the water pressure went down after they added something. My boyfriend also stomped on a cockroach on the way in and out of the building on the same night one day.The refrigerator is also ridiculous. My apartment AC is broken and it is 95+ in here. On the thermostat it reads Fan On and Cool on. I called the emergency line and they told me if it's not 75 degrees outside they can't help me. It's currently 79 degrees outside? What's the point of the emergency line if in an emergency I can't get helped? No fans are blowing, I've tried the fuse box on the fan, and the temperature keeps rising. I have a lot of technology in this apartment and pretty soon it's going to read 100 in here and that can really mess things up. Very upset with the service of this already terrible building. Update: the manager contacted me and let me know their outside party that runs the emergency line never gave them the info to get me help. First off, what you see on the tour, is not what you get. Like all American Campus properties, they take you on a tour of a larger sized room than what you get. So while you think your living room/kitchen will be decently sized, it's actually only about 75% of the model. The size of the living area for the 4x2 is not worth the price you pay in rent The place is insanely dirty. The parking garage, outside hallways, and staircases are full of dirt that get dragged into your apartment. Get ready to have black feet or wear shoes in your apartment. No matter how much you clean, your floors will stay black. The place is also very dusty. The ventilation system must be outdated because dust constantly stacks up on my fan, as well as every surface in my room. The walls are the paper thin. Not only can you hear everything your roommates are saying next door, but also everything people are saying outside your window, floors below. The early morning landscaping/maintenance does not help causes. Fire alarms go off all the time, especially in the middle of the night. If there ever was an actual fire everyone would probably die since they're always false alarms and no one pays attention to them No one cleans up after their pets. Constantly dog pee and poop in the hallways that sit there for days For the size of the complex there needs to be more than 2 study rooms. With so many students living here, it's almost impossible to get an open room Lots of WiFi problems. During a semester that was all online, the WiFi went out almost everyday for about 3 weeks straight. You never knew when it was going out, but it caused major problems attending classes. HEINOUSLY unfair reviews considering that all of these shitty reviews are actually for **** J 26 ****, which is what this property used to be called when it was managed by Greystar. 26 WEST is the NEW name under the NEW MANAGEMENT, which is American Campus Communities, and let me tell you, they've done WONDERS for the place. They completely re-did the pool, fitness center, front office, lounge, business center, etc. This place is very nice and VERY well maintained. The maintenance staff is very prompt and fixes serious issues very quickly before they get out of hand. They've redone the trash system. There are no longer trash shoots near the apartments, so the issue past residents had with smells and all of that is not even possible anymore. The trash bins are now in the parking garage, and although it's kind of a long walk to throw out the trash, it's way better for everyone's living situation than the trash shoots were. Also, if you DON'T walk your trash out to the dumpsters, you get fined. I have never seen anyone leave their garbage in the hallway, so I guess the incentive has worked! ALSO they DO have a recycling system as well now--also in the parking garage. The management is pretty great, the staff, although still largely comprised of students, is pretty knowledgable and very courteous. If they don't know the answer, they're very quick to find somebody who DOES instead of giving you misinformation. The only complaint I really have is that our unit, when we moved in, had pretty bad carpet stains, and we were told that it would be steam-cleaned for us, but that never happened. However, they claim that they're going to tear out all of the old carpeting and re-carpet the units and re-paint the walls once residents move out. So we'll see if they follow through on that. Wow, just wow. I've never met a worse group of management. I lived here 2015 and here is my giant list of cons: Cons (-) - The management is super unresponsive to requests. Our apartment's AC unit went down for an ENTIRE WEEK in August. Imagine 100+ degrees in your apartment and the AC goes down. Should be a quick fix right for maintenance? Wrong, they didn't do anything for 4 days and "repaired" it for the next 3. Finally, after my roommate cursed out the management, they installed window AC units which skyrockted our electricity bill to 4X what it normally is and didn't refund us the money for all the trouble this caused. Talk about customer service. - All the garbage dumps are conveniently placed at all the walkways when you leave the building so that every time you come back and leave, you always get that great whiff of disgusting rotten food. - The furnished furniture they provide is absolutely a joke. The couch they provide is more useful as a rock in the garden outside. - Our keys kept not working and being turned off and on throughout the semester. It was great to come home at 2 AM and realize you had to wait for someone to come by with a working key - The garage is pretty dangerous to navigate, the corners are really tight and you have to be careful driving in it - The speed bumps are insanely tall, but I think this is more of a pro given that the corners are so dangerous - The price is insane for the quality of the place, there are a bunch of better options than this dump - The elevator worked about 20% of the time during the school year and when it did the elevator was like riding in a mine shaft, at any moment it felt like that thing was gonna snap and fall down. The door would open 5 inches with a loud bang as if someone was manually opening it. Then it would slowly open as if the person was getting tired. I have no idea how this elevator passed anyway safety tests. - If you live near the garage, don't bother going to the pool in the middle of the residence. Just wait until it rains heavily and lots of different sized pools form in the garage! This water literally took 2 weeks to dry up at times and it was great fun to swim through them to my car. - The ceiling fan in our living room was like a helicopter with a broken hinge. The thing seemed to fly off every now and then and wobble furiously. Honestly blowing wind would've worked better than this fan. Pros (+) - The pool is pretty nice, but is it worth all the trouble above? - The gym is pretty good, lots of machines and dumbbells Rent at your own risk. I didn't even list the numerous amounts of small things that bugged the hell out of me. Work orders taking weeks to fulfill, a sink that didn't work for a week, a missing drawer in our kitchen, the AC unit breaking numerous times despite being fixed numerous times, the light bulbs breaking numerous times because they replace them with crappy cheap ones and all are different sizes, I mean the list just goes on and on... read more

There are a lot of pros and cons to this complex: Pros: this is a great location if you want to live near campus. The staff is really nice (although not the most reliable), and they are easy to reach at different times of the day. There's also a great pool with a hot tub and free printing and a computer lab. Cons: I have had countless run-ins with the mail. I almost always get someone else's mail and have had several important pieces of mail go missing. It's also not uncommon to be walking through the stairwell and suddenly be overcome with the smell of human waste. There's constantly puke, piss and poop in the hallways. Maintenance has a very slow turnaround for these things too, and it's embarrassing to bring guests over. The parking garage is a mess, and it's nearly impossible to find a spot after 9 pm. I personally think the cons outweigh the pros and would not recommend this facility. read more

They nickle and dime you for everything. Gross and dirty when you move in and they make you pay a steep cleaning fee when you move out even if it's clean. Terrible management. I had to wait over 30 days to get my dryer fixed. And when they finally fixed it, I had birds (yes, BIRDS) in my dryer vent. read more

DO NOT LIVE HERE!!! OR AT ANY GREYSTAR PROPERTY. Alice F's review is completely valid and 100% true. I've lived there for 2 years and experienced the exact same issues. The holding of the breathe is actually an understatement. The combination of pee, poo, rancid trash would immediately cause a gag reaction on any poor soul walking passed. I lived there the first year it started leasing. There were a few minor problems that were forgivable being a new apartment. The major issues came the second year. The number of disrespectful residents is horrendous. It is guaranteed that you will not be able to sleep every night as it's a huge party complex with loud music and screaming all night. The management is terrible. The are rude and unresponsive. Not only was the experience living here completely horrible, it continues to be relentless as they bill you unlawful charges. Apartments cannot bill you charges for normal wear and tear. I got an $78 bill when itemized was for paint. PAINT. I sent letters disputing this bill and calling the complex which they became unresponsive and deferred me to the collection agency - "once it becomes collections, we have no control over it, bye!". I've given up on the dispute and want to just put this horrible experience behind me and just pay the unlawful $78. However, multiple calls to collections and leaving voicemails left me in a dead end. I called greystar corporate about 5 times, got transferred to 3 different people, and left voicemails to settle this annoying amount so I can just move forward with my life and off my credit report. DO NOT LIVE HERE unless you want to not sleep, practice holding your breathe, deal with gagging, broken security gates, and a relentless charge on your credit report that you cannot get rid of for the life of you in 2012 when you lived there in 2008 . Don't say we didn't warn you!!! As a working professional, this experience has scarred me to a point where if I see GREYSTAR management on an apartment, I immediately put it on my shitlist and avoid living there at ALL costs. The description of my experience at 26 West is directed to parents who are concerned about their student's well being. I was a resident for the 2012-2013 year and lived in a 2br/1bath. I was roommate matched with a student of the same major who was a habitual pot smoker (morning, day and night.) Not that it is a terrible crime, 26 West just would not let me change rooms or acknowledged that any of this was their problem. My worst experience, I was the victim of an armed robbery with a deadly weapon this June. After the police left, I followed up with the front office to see how the two men got into the apartment complex. The manager, harshly told me "anyone can get in" and that it was not their problem. This was harsh considering I was just handcuffed to my living room table at the expense of their lack of security. Secondly, the Austin Police Department informed me that the two men could be identified through all of the surveillance at 26 West. Shortly thereafter, I was told by APD and the 26 West manager that there was no footage because the cameras are not active. This was truly devastating and it has added to the trauma of injustice in my case. It is my perception that 26 West offers a party atmosphere with a false sense of security. It is one of the largest student housing developments in west campus and therefore it attracts the attention of people looking for trouble. Please, it may be a good deal with a great location, but consider your safety before you make a decision on where you live. read more

I wish I could give it 0 stars as someone previously stated. This is maybe the worst apartment complex in west campus. We relet our place to move out early rather than stay another year in this crap hole. First the staff lie and say whatever to get you out of their office. I was told 5 different things about getting early move in. I only got said early move in after threatening the office to call corporate the halls are very dirty and unkept. The only clean one is the first floor so they can show people. The trash piles up and sometimes they use the garage elevator to take it down. The elevators never work and I have personally gotten stuck 5 time in the one by the front office. Also there was an electrical fire in the front elevator and they told none of the residents about it. Further more, they were in fire code violated by chaining one of the main exits closed for three days. When I moved into my apartment it was dirty and the carpet was stained. Then our air conditioning broke and they continue to not fix it telling us it's a vent problem. They never change the air filters until you bring your dusty one to the front office to show everyone. Then they try to fine you for a pet that isn't even in your apartment at the time. Any kind of complaint comes back with sass in the front. Everyone in charge are rude and unprofessional. The book keeper yelled at me when asking a simple question and never told me her name or title. Troy( maintenance)and John (security) are the only two good people here. Oh and anyone replying to all these bad reviews is full of **** because nothing gets taken care of around here.... read more

I wish I could give zero stars. they consistently lose my mail even when I pay to overnight it. Once I had to reorder a package that I thought was lost, but it turns out they had it for over a week and a half. The fire alarm goes off constantly for no reason. since living here it has gone of probably 10 times for prolonged periods with no actual emergency. it's horrible. it is currently going off right now and has been for almost an hour. it terrifies my cat and hurts her ears and it is absolutely ridiculous. amongst other things that are bad here. i wish i had read these reviews before living here. read more

I leave for the summer (like 80% of the people who live here do) and I get an email in mid June saying that within the next week I need to have everything out of my bedroom so they can replace the carpet in my room with hardwood flooring. They said if I don't move it out, they can't promise it will look as good as it did before. As a parent of a student who has lived in this apartment complex it has been a very nice experience working with them. They have greatly improved the experience, updated their apartments with new stainless steel kitchen appliances and responded more quickly than reviews have stated. The location is with 2 blocks from campus; easy walk. Great garage parking if you need it. Nice amenities including pool, fitness center, key fobs for security to get into the building and keys to lock your private room. Overall good experience. read more
