As a parent of a student who has lived in this apartment complex it has been a very nice experience working with them. They have greatly improved the experience, updated their apartments with new stainless steel kitchen appliances and responded more quickly than reviews have stated. The location is with 2 blocks from campus; easy walk. Great garage parking if you need it. Nice amenities including pool, fitness center, key fobs for security to get into the building and keys to lock your private room. Overall good experience. read more

The staff at this complex has no regard for urgency of matters such as NO AC IN THE MIDDLE OF SUMMER in AUSTIN, TEXAS; or WATER SPEWING OUT OF THE WALL UNTIL A 3 INCH KIDDIE POOL FORMS IN THE MIDDLE OF THE APARTMENT. While the water was a one off, it took 3 hours for the on duty staff to even contact maintenance. In regards to the AC, 15 time this year my roommate and I have had someone in our apartment "addressing" the problem; however, after every single time, the AC has never failed to crap out once again. This is, in reality a violation of our lease agreement as no AC in Austin is legally considered an emergency, which must be handled at once after the complex has been notified - a reality for which 26 West apparently has no regard. If you do choose to live here, expect minimal to NO COOPERATION ON THE PART OF MANAGEMENT. I hope this doesn't fall on deaf ears. I have not spoken to anyone who has lived in this complex this year without some horror story regarding their interaction with the staff following a problem in their apartment. I hope you see a common theme here- this apartment complex is HORRIBLE. Absolutely, under no condition, live here. For context, I subletted for a summer because a friend lived here and said it was reasonably safe and close to downtown. I didn't know Austin very well, and it seemed reasonably priced for the summer. I really, really, really, wish I hadn't. The management is horrendous. They are unresponsive, rude, and almost completely unreachable. They lost my rent check, then sent me an email letting me know they had charged me a late fee. It took threatening of legal action for them to "find" my check. They will complete maintenance almost unannounced, and make it clear that when they send workers to do something (like change carpeted floors to hardwood, as they did this summer), that if something goes missing, its YOUR fault. The only contact with management is through some poor kid at the front desk who is almost always getting yelled at, and has no real power to change things. I am so happy to be leaving this place, and hope that maybe their management reads this Yelp page and makes changes. Probably not though, because they just don't care. read more

Can I give 0 stars? I've lived here for two years and hated every second of it. There's so much to write so I'm just going to highlight the main points. The apartment was DISGUSTING upon move-in. There was still food in the fridge, blood stains on the carpets, dust and etc. After a year of waiting, they finally replaced the carpet (but only after threatening them with a lawsuit). Then let's talk about the AC problem. Our AC always breaks down, forcing us to live in a 90 degree apartment for weeks because (there's nothing they can do). Trash: we pay 26 West to take care of our trash, but guess what? They come less than once a week and piles of trash fills up the garage, making the whole apartment smell. The worst part about my experience was probably the leak and mold in our bathroom ceiling that literally dripped dirty bath water from the people upstairs. The maintenance people took no action until once again we had a lawyer contact them. We signed the lease before COVID broke out. Ended up paying for rent 12 months during time when the school classes were closed. They thanked us by towing my car that was in my reserved spot during weekend that we moved out. Forgot to put the permit on the visor, but they knew the car that was towed was in the reserve spot that i paid for. Manager was useless and smug. Apartment itself is meh, AC kept breaking (TX WEATHER with the AC broken is the worst) and the balcony curtains kept falling off. The oven was broken when we got there and it was dirty. The elevators are ALWAYS down, so if you live on the fifth floor goodluck. Internet isnt reliable either. Four apartments in this complex flooded the night of 6/7/11, leaving 16 young women, with water coming from the ceilings, walls, floorboards, light fixtures...and the list goes on. The flooding was due to pipe bursts....yes, multiple bursts. This was not a flood caused by nature, or one of the tenants...the property had people working on the pipes. There was an extreme amount of property damage...thousands of dollars worth. Jefferson 26 MUST be paying this site because they had previous pictures of flooding and mold deleted from this site. The staff is awful, frequently ignoring calls, ignoring messages, declining to take messages for management, and flat out lying that the property manager is not on premise at times when she is, is completely inexcusable. Do NOT live here or let your children live here. Yes, the pool is nice (until it is filled with beer cans, glass, animal waste, and Lord knows what else - go on any summer day and check it out for yourself). Yes, the location is great, but there is always trash flooding the hallways (there were pictures but I'm assuming J26 had Yelp delete them) and it smells like one big dumpster. There have been multiple break-ins of cars and apartments (for heaven's sake an apartment was robbed at gunpoint last year -- http://www.kxan.com/dpp/news/crime/students-held-at-gunpoint-in-robbery) because of poor Security. I could go ON and ON. Bottom line, Jefferson 26 is what I refer to as the slum of West Campus. It looks nice from the outside, but looks are VERY deceiving. My room and my friend's room were both covered in paint and looked like it had not been cleaned when we moved in. 26 West : The Worst Place to live on West Campus I just moved out of 26 West, and was living there for the 2013-2014 school year. Not only is it the most confusing and poorly designed layout, but it is also unsafe, unsanitary, and disgustingly overpriced. -The garages smell horrible because the dumpsters are within them and trash sits for long periods of time without taking it out -maintenance, general management, and employees at front desk are rude, unhelpful, and not attentive -This past weekend there was vomit in the hallway blocking the walkway to my room. I first noticed the vomit on Thursday night, so I called on Friday so it would be cleaned up before the weekend. I called 4 TIMES on Friday and the vomit was never cleaned up. I went to the office on Saturday and on Sunday to tell them about it in person. ***TODAY IS MONDAY AND THE VOMIT FROM LAST THURSDAY IS STILL SITTING IN THE HALLWAY OUTSIDE MY ROOM.*** To pay over $900/month and live in a place that won't clean up vomit for 4 days seems absolutely ridiculous to me. I'm planning to call the Austin health department after I'm properly fired up from writing this yelp review. -Earlier in the year, my apartment flooded with water. Maintenance came in, tore apart my entire kitchen, and left it like that where I could barely enter my apartment for 5 days. No work was being done-- they just tore everything out and didn't fix the flooding until I called 6 times and eventually had my mom call. Would not recommend living here. I subleased at 26 west for the summer because of work and was paying over $1,000 per month for June and July. The complex is not very clean, especially around the stairwells and hallways, and the amenities (washer, dryer, fridge, etc.) that 26 West provides are of very poor quality. A couple of weeks after moving in, the dryer broke before I was even able to use it. Maintenance couldn't come until the next Monday so I was stuck with drying my bed sheets/comforter in my car in order to be able to sleep on them that night. Now our AC isn't working, but only for half of our 4x2 unit, with one side of the unit is freezing, while the other isn't getting any air flow whatsoever. When we went to lower the temperature in the room again, we saw that the thermostat read that it was 80 degree's in our apartment. This was around midnight (midnight!!!), but it had been hot for several days and we couldn't get it to cool off. I called the desk that night because I considered that since it was hotter in our apartment than it was outside, something needed to be done ASAP. However, the lady at the desk was not only rude, but also said that this wasn't considered an emergency since the temperature outside wasn't 75 or higher, so there was nothing we could do. She also said if I needed to submit a maintenance request, then I needed to do it online because they wouldn't make note of it over the phone. Funny enough, it was 78 degrees outside (78!!!). If the "75 and above" is actually the policy, it was considered an emergency, since it was 80 degrees and had been continuing to rise. It was cooler in the hallway than it was in our apartment. She even lied about being able to request maintenance over the phone, because they were previously able to make note of my request over the phone with the dryer. Absolutely ridiculous to be paying this much at an apartment complex for a short amount of time and receiving crap amenities/service. read more

This was my son's apartment last year, and honestly the best thing about it was it was close to the university! After moving out he was charged a cleaning fee for his room, even though we cleaned it...I know because I helped him! He was charged for re-painting his room...excuse me, general wear and tear. My daughter's apartment's smoke alarms (all three of them) have been going off for an hour and management told her "they could do nothing about it." 1. Elevators NEVER work and are definitely not safe when they actually do, a really fun experience when you live on the 5th floor! 2. Claim they have a good security system, when in reality the doors are never even locked or close properly. With crime rates increasing around here it is very unsettling knowing anyone can get in. 3. I have lived here for nearly two years now and it's honestly one of the most disgusting places on the planet. The floors are literally never clean, even though my roommates and I Swiffer them twice a week- EVERY week. The elevator in the parking garage is ALWAYS broken, which has to be an ADA compliance issue. Walls are thin, and the units by the garage absolutely reek of trash. I've probably spent about $300-500 on air fresheners and oil diffusers since I moved in. Finally, it's really not that conveniently located unless your classes are in the northern part of campus. If you're in Moody or Cockrell you're pretty nicely situated, but if you're in any other college you're better off living somewhere around 23rd, as that alone halves your commute time. Not to mention that those apartments are probably 500x nicer and only about $100 a month more than this dump heap read more

Super outdated complex that always had something wrong. The floors left your feet black no matter how much you cleaned it. The AC was terrible when it came to distributing the cool air evenly across the apartment. Random leaks coming out of the walls at numerous times. Rooms down the hall from us on the second floor completely flooded last year. Very thin walls, so do not expect to get good sleep. I will give this place two stars for the study areas as well as the gym which were both very convenient. However, both of these features are not hard to find at other apartments in west campus. I would definitely put this place at the bottom of your list when looking for somewhere to live. read more

After 6 months, I feel like I am one of the dumbest guy in the world to decide to stay in this f***** terrible apartment complex. You might get the first good impression after the first visit but everything would get worse and worse after you have been staying for a while. - They didn't do maintenance the hallway. It was so sad that there was no light in some area. And you would feel like you are in the horror movie. They collect the garbage rarely. It has a terrible smell and this makes me so sick. - The quality of all things in your room is worst. The first week, I found some leakage from the roof when there have rain. The light bulb is in low quality; I need to replace a new one almost every month. - The service is also fXXX up. I made a online payment for one month and they rejected my bank account after 1 day. The thing is that they didn't notify me at all that my payment was not complete. They waited for another month to ask me for a late payment fee for $200, which is totally non-sense. There are so many ridiculous things about this apartment. If you want to be the next DUMBEST GUY, then move into this apartment. Good luck. read more

In response to the management's comment: As I stated in the second sentence of my original review, I resigned because in the first year that Jefferson 26 was open, I did not experience any major problems. All the things I have stated in my review are problems I have experienced in my second year there and as a visitor. And clearly I am not the only resident that has experienced problems, evident by the other Yelp reviews and by word of mouth. Granted that the intentions of Jefferson 26 may be to promote a welcoming environment. I'm pretty sure you all are not intentionally trying to promote Jefferson 26 as a party complex. However, it is what it is. As you have said, Jefferson 26 has over 1000 residents - it is simply too large of a place to keep up with all the problems that I have stated in my review. Yes, it is in West Campus, but I have lived at the Quarters and currently another location in West Campus and my experiences were not anywhere close to Jefferson 26's. Since Yelp is a place to discuss the experiences that Yelpers have had with various businesses, I do not think I really have to validate the experience of "holding my breath". I do not feel like it is an over exaggeration at all. I have walked past the trash room too many times on the first floor. I have smelled the rancid milk puddles that have been dribbled all down the hallway to the dumpsters. There would be a crowd of flies all the way from the trash room to the dumpsters. I have witnessed and smelled random individuals vomiting into the hallway corner. And yes, I have especially held my breath when I open the door to a stairwell because someone had peed there the night before. I agree the maintenance team is hardworking because I know it would try my patience if I had to clean up after the crazy residents, but that's my point. The sheer number of inconsiderate, disrespecting residents, that only keeps on growing, is what made my and other residents' living experience at Jefferson 26 unpleasant. I'm not sure what the housing laws are on security, but I do know that the door between the Quarters and Jefferson 26 worked without a security card for several months. And of course, I am sure you know that visitors did not actually need a security card at the front door for a couple months either, since the door remained broken and anyone could just pull the handle and walk in. I do not see the point in discussing the paint issue since I have already moved out and there is no way to prove either side. However, since I lived there for 2 years with 3 other girls, of course there was the normal wear down on the paint, but I believe we were charged despite the "normal wear" clause. read more

Do not consider living here. New management (American Campus Communities) has taken over and changed the name to 26-West. Their new policies are, for lack of a better word, just STUPID and their new "initiatives" to improve are lack luster. Examples below. Pro: -I appreciate the security that walks the property after hours. I frequently see them. They are accessible; I have called them for noise complaints and they resolved the issue. Update 2/28/12: I haven't seen the security personnel (past 2 wks). Cons: -Towing is only enforced if the manager PERSONALLY calls the towing company. So if someone's in your spot after hours you are SOL, can't do anything about it till the manager comes in. -Irresponsible office staff (apathetic students) (EXCEPT: CHEROKEE, Brent, & RUTH) who are pretty clueless and don't answer your questions. They are polite, but besides that, they don't actually DO anything for you from a service standpoint. They are extremely vague and don't take action. This is the EXACT response they gave me when I went 10 days without a working toilet: "I apologize for the inconvenience. We'll do what we can." -Untrained staff. The students don't give you answers. Even easy questions, like "can I pay rent early" or "can you look up how much my water bill is" or "can you contact the cable provider because the wireless is down." When I've asked these questions, they've been unsure or given an excuse like "our system is down." -Maintenance request service is way too slow and it is unacceptable. Took 10 days to fix my broken toilet. More maintenance staff are needed. TEN DAYS is unacceptable to have a toilet unworking! If the issues are backed up ten days worth, then more people need to be addressing issues like mine so they can get taken care of in a REASONABLE amount of time. -Maintenance requests are hardly answered. I filled one out at the office and followed up on it. 8 business days go by without any action to resolve the issue. When I happen to run into the maintenance people, I personally asked them if they can come to fix the issue. They verbally told me they will come to fix it during that business day. Guess what, they never came to fix it, and still to THIS DAY they have not fixed our lights out in the kitchen. -Trash accumulates and SMELLS in the parking garages every day and it will not get picked up until it consumes all of the concrete around it. -The trash rooms are often over filled with trash. There are too many lazy ass holes that live here that don't put their trash actually down the chute and instead just leave it on the floor of the trash room. Even so there is no cleanup for this trash. It stays on the floor till it gets big enough and clogs the whole room -When it rains, the parking garage floods. The accumulated water takes 4-5 days to go away. -They boast "the nicest pool in west campus" it is HARDLY a pool. It is only 3 feet deep so moronic college students don't get too drunk that they drown themselves in the water. Anecdotes: Towing only enforced when the Manager is IN the office: 26-West's parking policy is that each person is to park in their Exclusive Assigned ($75/month) parking spot. If someone's in your spot, they will be towed, BUT ONLY IF THE MANAGER PERSONALLY CALLS THE TOWING COMPANY. And the manager only works M-F 9-5. So basically, towing is ONLY ENFORCED during BUSINESS HOURS. What happened to me was that 10pm on Friday I came home and saw someone in my spot. I called the office, and the after hours operator informed me that nothing can be done unless the manager calls the towing company. So I parked somewhere else, displacing someone else, knowing that I won't be towed unless its during business hours. Took WAY TOO LONG to get this issue resolved. This is RIDICULOUS because someone displaced me, so I displaced someone else, who's gonna be pissed off at me for parking in their spot because some dumb ass is in mine, and nothing can be done to protect the parking that we PAY FOR unless its M-F 9-5pm. So, tell your friends parking is a free for all after hours. Pretty chaotic and irresponsible. Dissatisfaction with maintenance fulfillment: My toilet was had water issues spilling out of the bowl every time I flushed, so I put in maintenance request on August 28 to get it fixed. Sept 7 they finally came out. They replaced the stopper, which did NOT resolve my initial issue. I had to fill out another maintenance request, and wait another 10 days for them to come out. When they come, they don't leave you a notice. So if you're not home (for me I was at class) they'll just tell a roommate. The problem with that is that since I wasn't there to get them to actually fix the problem, they didn't fix it correctly. Customer service incompetency: on move in day I showed up to get my keys to move in. They had LOST my key. Waited 20 minutes for them to cut a new one. "It will only take a second while we are taking care of the issue" is all they told me. Didn't read more

They only manage the halls for the model apartments so that they look like they are a clean, and an on-top-of-it kind of apartment complex. NOT TRUE! The halls are disgusting, there will be throw up in the halls for weeks at a time, broken glass, beer cans, and overall just a piece of shit. The apartments are built SO cheaply. Thin walls and inefficient utilities are a major negative aspect. WAYYYY overpriced!!! Bad management even after they changed supervising companies. People almost look down on the people who live here. It does not have a good reputation in any manner. Also, I have had issues with some of the employees. Lived here for a year in a 4 bedroom. Don't do it. Pros: -Close to campus -Pet friendly -random giveaways and events -Right next to west campus/ebus stop -occasionally allow less occupants than bedrooms. So there are 2 or 3 people in some 4 bedrooms. They don't like to publicize this though. Cons: - Dangerous. 2 of the 4 room mates had their cars broken into. Car alarms regularly go off. Our apartment was burglarized. Cops caught the guy and he lived in J26 but all our stuff was gone so they didn't have enough evidence to charge him. - No cameras, in the halls or the garage. I believe there are a couple in the leasing office area however. -Garage requires you to swipe a card on a pad to pull in, there is no remote to get in. Many residents have to get out of their car each time to open the garage gate. -Overpriced in comparison to competitors such as the quarters or the block. 4 bedrooms at those locations usually run at least $100 less per person for much of the year. - Smelly and dirty. There is dog poo everywhere. This is the fault of lazy residents but the apartment complex does not enforce picking up the poo nor do they do it themselves. There is poo on the grass and in the halls so you smell it when you walk down the halls or outside on your balcony. They also never clean the halls, even if you file a complaint. Sometimes there was vomit and trash strewn all over the place and they wouldn't clean it for weeks. -Don't fall for the "no hassle move out guarantee" or statements along the lines of paying no security deposit. They will bill you at the end of their lease for anything they feel like and then send a creditor after you if you don't pay. We were not the only ones we know who they have done this to. -Dishonest. They agreed to give us parking on our own floor but after we signed the lease they told us that it was a "verbal agreement" and not "written in stone (the lease)" so they made us pay extra to park on our floor. - Surprisingly high non UT resident population. This can be a pro if you don't go to UT but we were surprised by how many employees and residents went to ACC or were unemployed non students. -No pantry and limited cabinet space. There is no way you can fit all the utensils, plates, bowls, and food in the limited amount of space. -Water heater supplies very little hot water. 4 guys taking short showers, didn't matter, the last 2 got cold showers. -Fairly small living room area, especially in comparison to the quarters or block apartments. -Trash collection is at 2:00 AM and if you live in one side of the building nearby it can be a horror story. Light sleepers wake up often to the LOUD and lengthy noises of the trash compactor. read more

My biggest problem with 26 West is the noise. 26 West has a central courtyard that is filled with people every night. Little to no effort has been taken (no do I expect effort will be taken) to keep the courtyard quiet after 10 so those who are students can sleep. Everyone who works in the leasing office is EXTREMELY rude and treats you like you are 5 years old. Not to mention none of them are older than I am. I literally had a girl tell me to wait for help while she checked her facebook page. They are completely unprofessional and do not care anything about their tenants- they are only nice when you hand them a rent check. Let's talk about the maintenance team, shall we? Almost every time I have submitted a service request the work is not done properly and/or they leave my door unlocked after they leave when I am not home. Anyone could have come in and stolen my belongings because of their laziness. I guess the only thing they have going for them is location. - The hot tubs are never the right color. They're directly next to the pool, yet they're always a sickly green and aren't even warm half of the time. What's the point in having hot tubs when you don't even know the last time they've been cleaned? - I am paying around $950 for a room in a 2-2, and I recently saw that they are advertising for a 1 bedroom that is about $100/month cheaper than my apartment. Where do they get their screwy prices from? - I have to put in maintenance requests at least 3 times before anything is done about it. Had a 1x1 foot HOLE in my ceiling for nearly a month last year and finally had to make someone from the office walk up to my apartment to see the damage that the maintenance guys had made, before anyone did anything about it. Then they didn't patch it up correctly and painted it a different shade than the rest of my ceiling. Still have paint crap on my hardwood floors from the mess. - The internet here is absolutely dreadful. Not sure why...it's always been that way. - Maintenance comes by for absolutely ridiculous reasons. Last year, my boyfriend and I were woken up by maintenance banging on the door... to check locks on bedroom doors?!?! Seriously!? Stop banging on the door all the damn time and quit barging in constantly. It's ridiculous. - "Turn" (the 3 week period between students moving in and out, when the office cleans up all the apartments to make them seem like new again) was slightly better this year, but last year it was hell. Trash lined all of the hallways for WEEKS. I actually took pictures and nearly sent them to Greystar, the company that owns J26, because it got so ridiculous. - I guess ever since we got new management, they have just not given 2 shits about the trash around the complex. There is always broken glass in the grass, dog poop galore, and piles of garbage. Eyesores that used to be gone in a day, are around forever now. My dog has cut his paws on broken glass where he should be able to go to the bathroom. I have to pick him up and carry him outside of the complex to let him go potty, since the broken glass is EVERYWHERE downstairs and in the stairwells. Oh, also? Two weekends ago I left town and left my apartment unlocked so that friends could feed/potty my dog while I was gone. I got a call from a friend around midnight that the door had been locked. When I called J26 to request that they unlock the door that maintenance had apparently locked WITHOUT ASKING ME, they wanted to charge a lock-out fee. Are you for real? Lock my door and then charge me a lock out fee? This place is not worth the money and it isn't worth living here. If I could break my lease and leave, I would. My daughter lives there, the utility billing is ridiculous, They are not transparent, lots of shady deal. During the Christmas break the apartment were empty and we still receive the bill of $280.00; which is $70 each. Such money extorting practices must stop. If I could give negative stars, I would. To start, I arrived on move in day to find the apartment had not been cleaned, trash was everywhere, furniture was damaged, and the doors were not even locked. Even after a thorough cleaning, the floors continued to make my feet black with dirt no matter how much I cleaned. There is black mold in the shower that will not come out, and management refuses to acknowledge the lack of cleanliness in the entire complex. The hallways are constantly covered in pee and dog poop. We are consistently overcharged for utilities despite not even living there in the summer months and have been told we will be fined for not cleaning the apartment on move out despite it not being clean for our move in. Overall, the facilities are trashy and depressing, and the management is incompetent and unwilling to hear criticism. For such an overpriced apartment, I expect better. read more

In reality this place doesn't even deserve a star! This place is a money sucking crappy place to live. Don't live here!! My window has been leaking since August and it's still not fixed and trust me, I have complained more than enough. Let me also add that I paid $300 extra dollars to move on early so my unit could be ready. Well this is how ready the unit was: my window continually leaked and still leaks, the washer gushed out water all over the flor the first time we used it, the AC broke, and there were water roaches!! The fire alarm just went off TWICE within 2 hours... and it's 5:38AM on Friday morning. And this isn't the first. It happened many other weekends here. Complex Environment - The rent I pay for my one bedroom is actually reasonable so I can't complain about price (thanks to SMART housing), but I probably wouldn't resign a lease here if I wasn't graduating. It's full of younger college students who are still into full-blown drunkenness and partying. That's cool, but the loud noise starts getting annoying after awhile. Leasing Staff - Most of the leasing office reps are just okay - as in, they'll acknowledge you and ask what you need. But as far as standard "customer service" skills, they really need some help. One guy totally gives off the "douche bag" impression. Although one girl named Ashley has always been really kind, so I prefer dealing with her even if it's as simple as picking up a package. Oh, and one interesting tidbit on the personalities of the leasing staff - someone drew a penis on a little J26 magnetic white board to welcome me to my new apartment. It had to be a leasing staff because I'm pretty sure the doors were locked until I got there. I was going to take it to the office but figure they probably wouldn't care as most leasing managers in West Campus are mediocre. Appearance - Cleanliness of the complex has been an issue since day three of moving in here. However, I can't really blame J26 for it since it's the immature college kids who are trashing the place and barfing in corners of stairwells. I mean these kids don't even know how to tie their trash bags and drop them in the shoot. As for the inside of my apartment, it's just so-so too. It's definitely not high quality but it isn't a dump either. I did have to do some thorough cleaning since the resident before probably never did. There was even pee drips on the sides of the toilet. Clearly someone couldn't aim. Maintenance - The maintenance guys are really nice. I'd probably rather deal with them than most of the people in the leasing office. I haven't had to ask for many maintenance requests, but the ones I did call in were taken care of within at least a week. I don't know if that's considered long, but it wasn't a serious issue so it didn't really bother me. Overall, I probably should have just moved into the Quarters - Sterling House again. I lived there my sophomore year and had absolutely NO problems. The hallways were clean, it wasn't so loud, and the staff was much more professional. Can't wait to move up out this place! read more

26 West (formerly Jefferson 26) is a horrible place to live. I wish "0 stars" was a ranking because that's what this place deserves. Don't be fooled by the beautiful pool or the flashy clubhouse or the nicely decorated office. Once you sign the lease, paradise turns into a hell hole. The management company is useless and unapologetic. The apartment staff is completely incompetent. It's one problem after another with this place. The internet (both wired and wireless) is unreliable at best. Sometimes is works, sometimes it doesn't. If you call the leasing office to complain, they will tell you to call Time Warner. Time Warner will tell you to call your leasing office. It's a never-ending circle of unsolved problems. The same can be said for the electricity. In the past 2 weeks, the electricity has gone out twice. (It was NOT a City of Austin problem, it was an apartment complex issue). The residents were without electricity for over 24 hours, with little help from the management company or apartment employees. There is no visitor parking, which is not as monumental as the internet or the electricity, but it's a huge hassle nonetheless. Please take my advice and DO NOT LIVE HERE. 26 West is one of the worst places in west campus in terms of customer satisfaction. They bring you in with their low rates which are quite enticing and then proceed to treat you as a lowlife piece of trash who is locked into their contract and forces you to pay rent for their miserable services. They are understaffed and use false advertising and small print to make your stay absolutely terrible and blame it all on company policy and fair housing act. In my opinion STAY AS FAR AWAY FROM THIS PLACE AS POSSIBLE! It is a money trap and all they care about is ripping you off and trying to make it seem as if you are the one at fault but in reality it is there terrible policies that screw you. Competitive price rates for West Campus, considering room size and location. However, I was on crutches for a few months while I was living here, which made the experience a nightmare. I have never been in a building with less reliable elevators, at least one or two of the three elevators are always broken. I would not recommend living here for anyone with a disability or who doesn't like walking up five flights of stairs ten times a day. read more

26 West is the best place to live in West Campus! My roommates are great and my unit is clean and spacious. I have only had one problem and maintenance fixed it within 2 business hours! The management is AMAZING and do their best to accommodate everyone and fix all of the residents' issues. The only people leaving reviews are the ones who are unhappy because of things out of 26 West's control, so take them with a grain of salt! 26 West is the best apartment complex here!!! read more

This place absolutely sucks. I have lived here nearly 3 years mainly because of the location and it was just more of a hassle for me to pack up everything and move. I try to deal with the management as little as possible, but now that I am paying an arm and a leg for zero amenities and have gotten NO cut in my rent, I am livid. The management is awful -- I received flowers as a surprise and they didn't notify me of getting them until a WEEK later...needless to say the flowers were shriveled and dead. I had also paid for a debit card to be shipped overnight on 6/5, and I finally called downstairs today (6/11) and they said it was indeed here. And then they said that they have been emailing residents when they receive mail in the leasing office. Newsflash -- perhaps you have my wrong email if I haven't picked something important up in over a week? Were they going to just throw it out after another week if I hadn't picked it up?? Also I am paying nearly a grand a month for ZERO amenities. The pool, fitness center, tanning beds, and computer room are all under construction. Of course they begin construction on all of these summer-friendly amenities IN THE SUMMER and they will not be open again UNTIL AUGUST. Oh I'm sorry....I think my lease is up at the end of July. I can't use the pool? Okay, great. It doesn't matter if it was owned by the people before or by the current management ACC. This place is overpriced and the people who work here are morons who only care about signing new leases for the next year. Once you're here, they do little for the residents. read more

Moving in and moving out is a huge hassle. Garage to low for a U-Haul and they don't want the truck parked where you're close to the elevator. Everybody else has sufficiently covered the time in between. read more
