very nice place on the outside. got a 15 month lease. after moving there was a mold problem always had to be cleaning the water facets and bathroom because of mold build up. every month it was an email about mold in the community. It's a gated community but the gate was always broken also to mention all car break ins as well. It's also a smoke free community but their maintenance workers were allowed to smoke inside the community. management doesn't seem to care about issues in the community as well. read more

This is by far one of the worst luxury apartments complex. They are not well maintained...... everything in the closets falls on you. Appliances do not work, they are not even fixed! They are changed by another hardly working one! roaches and the exterminator is just nothing, you better off buying the stuff at home depot to get rid of them! Lots of humidity, mold, broken cabinets and broken a/c that does not get fixed right away on weekends..... it is not even fixed ! I moved to this community the end of July. Since moving in they towed my car which was registered with them. It was a total inconvenience having to go to the towing company etc.I had huge ants in my apartment from my neighbor leaving the garbage out all day. I had to send videos and pictures before anything was done about it. It took a month before the problem was fixed. Soon after that my toilet was backed up. All this after one month of living here. Two of my 3 boys came to visit and were by the pool and the office called the police on them. Needless to day I wasn't happy. 2 of my boys were trespassed here before when they came to visit a previous tenant here. That young man and his family lease was not renewed. Shortly after that is when I moved in. They have been harassing my 2 kings since I moved in.I took someone of the lease and they're asking me for proof of income again,but I pay my rent on time every month and they already all of my information. They have been harassing my 2 kings since I moved in. They deactivated my key fob last week,so we wouldn't have access to the gym,because grown men can't use the gym unless accompanied by a lease holder.I called the office and Deana stated she would reset the key fob. 3 days later Still wasn't working. I went by the office yesterday and she activated my key fob. Maggie (Property mgr.) came out of her office and was rude and confrontational. Allegedly my Kings were harassing someone at the gym. I asked if she witnessed this or did anyone else. The answer was no. She was rude and unprofessional. I asked for the number to corporate and she gave me Mr.Jones number. Needless to say he was just as rude as she was. His mind was already made up when I called him. He decided he wants to terminate my lease. No warning was ever sent out prior to me calling him,and I have been here 6 months with no problems other than them harassing my young men. They have discriminated and harrased my two young men because of the color of their skin. I lived here for about a year and knew very quickly that i would not be renewing. To start off, the luxury feel the complex claims to provide have never been provided. Before ever moving in my husband and i used to drive around the neighborhood just to get a feel of it at night and we always noticed the gate was open at night but closed during the clubhouse hours. So before signing any lease i had asked Janet if they gate is always open and she assured me that it was just a rare occurrence. I moved in October 2023 and that gate was never closed up until about a month ago which is September 2024. My car ended up getting stolen from the complex and when i went to the office to ask for the camera footage they said their cameras were also off due to a "lightening strike" damaging the gates and cameras. The manager David was there and when i spoke to him and shared with him that one of the main reason i chose to live here was for that extra security of a gate he blatantly and shamelessly replied to me "a gate doesn't stop crime" what a response from a manager when they charged over 2k for a 1/1 claiming to provide a luxury feel but cannot provide the basic functionality of a gate. To add insult on my situation i had to basically harass the office to send an email out to the complex informing them to secure their vehicles. Aside from the gate issues, the pool is also always closed for "maintenance". Trash from the pool is always filled to the brim. Crime always happening around and in the complex such as car robbery, guns being pulled out, attempted theft, weed smokers left and right. The complex is more concerned about people feeding cats and tenants throwing trash away on trash pickup days rather than focusing on proving the luxury feel they claim to. It was always a dream for my husband and i to live here and i cannot tell you or express the emphasis of our disappointment when we experience all of these things. Beautiful apartments, great maintenance workers but horrible clubhouse staff who never answer their phones, act like you are a bother and rebuttal any complaint you have regarding the lack of luxury feel the complex fails to provide. Overall i do not recommend this place. The prices do not match what you are given. 1,000x encourage you to look elsewhere. read more

I have been living here since August 2018, and I love it here. The new community manager, And staff, is awesome! It was a big move from California to here, but The management team made it as smooth as can be. I also worked for a government agency, and the community manager allowed all us to use the conference room on such short notice. She was very helpfully and accommodating to all 16 investigators. We utilized the conference room and clubhouse for our quarterly 3 hr team meeting. It was a great experience and everyone loved the community. I have apartment hopped several times because i was in the military for 8 years. This is by far, one of the best communities i have lived at throughout the country. I also Love the grills by the pool. The gym is also VERY nice. I have used the app several times to request maintenance for issues in the apartment, like needing light bulbs, etc. The app works awesome!!! Love it!! Bottom line, good place to live! read more

I have lived here for over 4 years. The group of ladies in the office are amazing very receptive and understanding especially during this COVID-19 period. Maintenance is great next day sometime same day service. Amenities are always clean and well kept. Gym, Kid playground, Dog park, beautiful pool, Lounge, business center and cafe. I don't recommend anyone to move here! Very priced community with limited access to amenities. But worse of all we had issues with mold in our unit , some water leaks and problems with our refrigerator from day 1!!! Been promised they would be taking care of it but not at all. The mold got worse and visible in the entire unit and we became sick because of it. First they tried to blame us for it, saying we were playing with the AC temp etc which was a lie. They had issues with the AC duct and never fixed it properly. Also, once the mold became visible they tried to "fix" it the cheapest way and not professionally. There is still mold in our unit and I had to bring a different company and pay my own money to get it done and conclude that there is still mold and the air is contaminated. The entire kitchen cabinets are with mold and needed to be replaced and never happened. I usually don't write bad reviews on ppl but this is the worst experience I had with a rental property in a nice area. Save your money and look somewhere else. read more

I absolutely love Monterra apartments :) ! Best apartments I've ever lived in! Been living here since June 2017, the staff are always helpful especially (Mercy) at the office. The pool looks like a resort style pool which my daughter and I enjoy very much on a hot summer day. The grounds are always kept nice and clean and my neighbors are very peaceful and friendly. These are the worst apartments I have ever delt with. I moved here from out of state and from day one I had German roaches. The staff acted so nonchalant about it like it was no big deal stating "they never had seen this in other apartment before" which is not true they have an exterminator come every week which I thought was weird. He did absolutely nothing for MONTHS. I had to go completely off on the property manager for her to understand my frustration, it is also liable to break my lease. I had to come back and stay at my home state. After that, I went online to pay my rent one month and my rent was over $2,500! I called and the whole entire staff had changed. Apparently they hadn't been charging me for water, sewage, and trash for 4 months. Instead of taking responsibility for their mistake the new manger was so rude and kept over talking me saying that was in my lease agreement to pay and I had no choice but to pay. Previously I simply paid what they had online for me to pay and I had even brought in money orders the first couple months and paid the amount they told me to pay. Any other apartments would let a 4 month old water sewage and trash bill go. Their website is always down! They always charge late fees and make it your fault you didn't see an email ahead of time that you can't pay your rent. I'm always out of town so it's a huge inconvenience. They all are so rude and don't try to accommodate you at all. The apartments are soooo over priced and walls are paper thin!!!! read more

Management had an issue with us smoking and instead of telling us that it was a problem, they instead opted to serve us with a 7 day notice to vacate the unit. We lived there for 4 months and never had any issues until maintenance came in the apartment unannounced and saw a lighter and an ashtray (which they took a picture of ). The kicker is that they waited a whole week after entering the unit to serve the notice so that they could collect our rent check. They took our money knowing they were planning to evict us, which made it hard for us to come up with the money to relocate and cover moving expenses. Management treated us like animals over the situation and were very rude and un accommodating. Especially Paola Petry. She's new and even worse than the previous property manager. She was unwilling to communicate with me until I called the office demanding to speak to the supervisor on shift. And then she had the audacity to call me from a private number so I could not get back in touch. She and the rest of the staff did absolutely nothing to try to help us after we've paid them thousands!! No warning no nothing. Just get out. I get the feeling that they just wanted us out of the unit so they could charge someone else higher rent rates. We pay $1600 a month to live here and they couldn't even give us the courtesy to treat us like human beings. Pretty buildings but it's not worth it. After this experience I give 0 stars to the entire community. But I want to be clear, Paola singlehandedly made this experience awful just because she wanted to. read more

I resided at Solano for 7 months. After signing my lease many things have changed. This place is definitely overprice for what you pay. The "gym" equipment is old and out dated and the gym itself is tiny. The tv's in the gym never works and the ones on the machines neither. Upon signing my lease I was suppose to have access to the amenities such as the pool table or social lounge. After signing they change the policy to have access only during office hours. What type of sense does that make? I work the same hours they do and I am not allow to utilize the social lounge because they are gone for the day. The other policy they changed is the parking. Upon renting here I had 2 cars which were clearly on the lease and they had no problem approving however they change their policy and start issuing decals and informed me I was only allowed one decal even thou there were 2 cars both registered to me on the lease. Anyone visiting you after 11pm at night you were required to register their car within the system and that meant they could not visit you more than 14 times per month. My boyfriend who worked the night shift and generally stopped by from 12am - 2am was not allowed to visit me because of this parking system which is not friendly if you work nights. Their is no access to the grills unless it is doing office hours also. Once again this was not the case when I signed my lease. The gates do not work half of the time so if you are leaving here because of security you will be disappointed. Just before I left they were changing the policy along the pool. Each apartment was only allowed 4 pool pass. Keep in mind you were not allowed at the pool if you didn't have a pool pass. Another restriction that did not exist or should I say they fail to tell you about before signing the lease. The complex HAS NO ELEVATORS!!! Going to the store or purchasing items and carrying them up the stairs to your unit was a challenge. This development is tailored for the young and active people who don't care about getting their money's worth and just want to stay somewhere that has the word "luxury" within the name. The appliances are OLD and outdated. The dishwasher is a manual rotary dial dishwasher with just one lower arm which does not clean the dishes at all. The refrigerator does not have any shelves within it and does not have any of the simplest concepts such as water or ice in the door. Let's not forget the stove which is definitely not something you would consider a stove. Be careful once you leave because they will do whatever they can to keep your security deposit. They send you a check with some type of amount but no one is available to explain to you why they kept your money. They don't even have the respect to include a letter telling you why they are keeping your money and you have no one to call who knows the answer. The "dog park" is a small fenced area with a couple of ramps for the dog. For the price you pay I know you can do so much better elsewhere. Keep your money. Don't let the word "luxury" misguide you. read more

Lady at the front "sharon" one of the rudest lady's I've ever Came across in my life .She sat there and yelled at me like I'm some little kid talk down on me . I asked for a manager which the response was come back in an hour so I did and she still was not there after I've been waiting because my rental car got towed when I've only had it for 3 days , which was dragged out of the parking space , keep in mind it's a rental car so if there's any damages I have to pay now I'm told to pay 160$ to pick up my rental car from there ??? The community is great, quiet community the residents keep to themselves but I wish I could say the same about the people managing it, they are disgustingly rude to you and they treat you like your the lowest scum on earth. Little petty changes that we have noticed that we haven't made a big deal on, really because we don't really care but still when we agreed to sign a lease here we were offered certain amenities that since new management has shown up they want to change things, that's not what we agreed on when we signed our lease. There's a lady in the office of which I can't remember her name however she's rude! She talks down at you, I asked a clarifying question (since she talks so fast, sounds like an operating system, probably hates her job and is just repetitive and forgets her job is to sell the property) and she repeated herself as if she's talking to someone who is incoherent. I told her to stop yelling at me, she answered "that's how I talk" I said "lower your voice and tone" and she still didn't. As I'm taking notes on my phone about this incident she said anymore questions? (She was really rushing me) I said no. She said okay I'm just going to wait here for you to see the unit. Again, she wasn't giving me a tour, if that was the case I should of just viewed the community and apartment on my own. I asked her if I could record the unit, she said no you won't need to there's a 3D file online. Again it wasn't what I asked her. I repeated my myself and said I understand, however do you mind if I record. She said nothing. She mentioned how some units are certain floors have carpet everywhere except the bathroom and kitchen, she spoke so fast I couldn't understand because she doesn't have the best diction, has attitude, and no customer service skills. I asked if only certain units were like this, she said yes! I have a friend who lives there and I asked that's not possible because I've seen units without carpet in the living room, she no they are all the same. That's when I told her I have a friend who lives here so why is it that his unit is the only one that's different? She then looked shocked and said, oh well for $75 more we can remove the carpet. I asked her why wasn't she giving me all my options. We got back to the office and I asked her which units were available without carpet in the living space, she said she didn't know. I asked her to check, she didn't, she said she had nothing for the rest of the year. I think questioned how much time in advance do residents need to put a notice, she said 30 days, so I questioned her and said you mean to tell me there are no units available for he next 30 days when you just have me 2 for move in August 1. I asked her the units that are available are they with carpet, she said she didn't know. I asked her to check or to add the $75 then so I could have no carpet. She said if the carpet was just installed then I couldn't do it. I told her to check. She's suppose to call me tomorrow. There was an apartment available for July 27 and she said they don't give what's first available they go onto the second one, I asked her if it was cheaper, or the same price, she answered again I can't give you the first available one, I have to do the next one. This is the first time I hear of this nonsense because I've never heard of this especially being that ITS AVAILABLE. I was going to move her I had gone ready to apply right then and there and pay the fees, however from the beginning her way of approaching me was not the best not only did she not greet me, but she asked me what do you need? (She could of greeted and said how may I help you or anything else but not what do you need). Customer service is everything and if they're treating you like this before you're a resident imagine how it's afterwards. read more

Worst managerment. When I moved in, the management did good. But after the management change to Moguard, this property got worse. The pool is get dirty, the grill is broken all the time. The gate is useless, once the gate is open, following cars can come in. And the maintenance, it is super slow, and rude. The worst thing, they charges extra fees. Long story short, they disconnect FpL by mistake without noticing me. And charged me all the fees for disconnecting and reconnecting. In order to solve this problem, i had to complain and explain same thing to every single employee and manager for 3month. Also, water and sewer charged expensive. This management changed some kind of digital meter whatever, after they changed the meter, water and sewer fee got doubled. Recently, i also got charged some kind of fee again, because i cancel the automatic payment at online and pay with a check on the due date. In order to use the credit that i had. Living in APT always have pros and cons, but paying this much money for this property with this management? It is not worth it. I am definitely going to move out and not gonna suggest this property and other property owned by moguard management. read more

I've lived here for 3 years now and I wanted to say that with all these changes, this new management has improved a whole lot. This new team has put up gates and cameras to help the security of the complex. The leasing team is always helping and it's makes me wonder about all these bad reviews. It seems to me that people got away with so many things that now a good team is trying to do the right thing they have a power trip? We've been living here almost 1 year and it's easily the best place we've rented among several in Miami Dade and Broward county. I see so many people write bad reviews and it's upsetting because sometimes the issues that exist are not due to bad management or bad staff they are due to actions by the residents themselves. Let me give you a few examples 1) People complain that the grounds are covered in dog feces but if we all picked up after our dogs that would not be an issue. I pick up after my dogs that is nobody else's responsibility 2) The gate is sometimes broken, if people would not ram their cars into it, it wouldn't break 3) The areas are dirty, if people would stop throwing garbage everywhere and put garbage where it belongs we wouldn't have that problem. I could go on and on. C'mon guys all of us who live here can make this an awesome place if we all worked together, let's stop blaming others and step up to the plate. One last comment, the maintenance crew and management is amazing give them some credit they work really hard !!!! read more

It appears this complex is now under new ownership. Their seems to be a lot more police activity in this community and significant issues (police) in the apartment complex next door. Highly recommend visiting the local police department and inquiring about recent crimes,and anything else you should ask about prior to moving in. It looks like the new ownership group is cutting costs everywhere when it comes to its residents. The only exception seems to be in the rents increasing. The grounds inside the development look rundown, ragged and tired. Do your homework and talk to residents and your local police department because you can not live in the clubhouse which they maintain to make a good first impression on future residents. horrible experience!!!! this place used to be great through previous management and staff but it is now a complete nightmare!! no phone calls are ever answered you can rarely get anybody on the phone anymore to assist you. sometimes you call from morning through afternoon and nobody will answer the phone. this place has gone to s&$!! lets not start by the horrible manager paola who will lie and tell you one thing in your face and then ignore your calls and emails when the time comes that you need assistance. management and staffing was great under previous manager tatiane and staff members who i no longer see working there anymore the only one that actually answers and helps is one staff member who i have seen since moving there that goes by "sharon".they will not refund back your full deposit instead the manager makes up crazy and bogus charges to suck you dry from your deposit you were supposed to receive and refuses to speak to the tenants on the phone! this place used to be great not anymore! highly recommend you not move here. oh yes and they refused to do anything about the numerous apts smoking marijuana from their balconies so the entire neighborhood smells like it. i expect to take this horrible experience to higher management and inform them of what a horrible experience this has been. try calling see for yourself how often they answer. honest review read more

Their say they have "luxury apartments"- on the outside yes they look "luxurious" but overall.. this is not a great place to live. the walls, if you hit it with your elbow, the paint chips- i have so many marks on my walls, which i have never had happen to me in the 10 places i have lived at. Their office staff- horrible. The manager is the most unprofessional person you will ever meet. She smiles and acts nice until you sign your lease and then unless you walk to the office, you are ignored. god forbid you have to deal with her, you will be told you are wrong, and stupid basically.. and not in a nice way. They enter your apartment like once a month, track dirt and don't care. The pool is so small and gets packed quickly. not enough for this large community population. The gate is always broken.. left open and it stays open for so long, tons of people get in.. so a "gated community" is not something that should sway your decision. PLUS the gates are so low, they can be EASILY jumped.. so it's not safe.... Yes, the apartments are new which are a plus because you're the first there, but the cons outweigh the pros- move on. PLUS everytime it rains, good luck trying to get to your car with the rivers going on outside in the parking lot. Very poorly thought and built. read more
