256 Roofers put the wrong style of roof on our sunroom. They used modbit on a sunroom and only…read morebonded it with a heat gun the size of a hairdryer when it really needed an industrial blow torch. They also ripped two screens on our sunroom and never replaced them (we had them replaced through another vendor). After they removed the old roof and replaced it, it started to hold water the next day and my sunroom looked like a waterfall. After 4 days of using a tiny heat gun they left. Another week or so went by (we had no rain) and it was fine until it started to rain again. We had over a foot of water at the top of the roof. 5 other roofing companies have come out and looked at the mess they have made. They have all said it was the wrong style roof, it did not need rafters as it is a sunroom, it did not need joists or beams in the room if the correct roof had been put on properly. 256 decided to walk away from this roof and did not hold themselves accountable for their mistakes. They said they never received funding approval, but I have since found out that they did. Now, the roof has 9+ inches of water and is fully caving in (see photos of progress) as we are still trying to find a roofer who will actually work on the mess 256-Roofers LLC left behind.

I ran across this company after getting quotes/assessments from various independent parties on Craigslist as well as companies on line (ie. Legacy Outdoors/Affordable Foundations). The folks from Blue River (Adam and Misty) were very professional. They showed up on time, stood by their quotes, explained the process and materials used as well as the warranty. They also provided an architectural diagram of where all the French drains were so I can provide a copy to my neighbor and property manager when I decide to rent out the place. They took the time to answer all my questions. They also fixed a leaking/warped issue with my gutters. I had them take all the drain lines attached to my house under ground (backyard). In the front, they fixed another standing water issue (my yard's shaped like a roller coaster) that could've been a liability issue since the standing water was damaging the adjacent fence of my neighbor and leading to a pesky weeds due to oversaturation of water. They cut through the side walk to allow the water to drain properly down the street into a nearby gutter & did a phenomenal job. Blue River did more work and used more quality materials (ie. the French drain peanuts, put home drains underground, fixed gutters), yet they still were less expensive than Affordable Foundation and Legacy Outdoors and their level of customer service surpassed all independent parties and companies I'd previously received assessments from. If you have standing water/gutter issues, I'd definitely recommend these guys. I'm so glad I don't have to worry about my dogs being saturated in red clay dirt for days after a rain since the water doesn't sit any more and my front yard looks better due to less weeds from oversaturation of water.

Nails were put on the top metal humps, which voids the manufacturers warranty. The nails should have been alongside the humps. Had to be repaired by another roofing company. Cost for repairs was close to $2,000. for metal roof finishing pieces, new nails and labor. Sadly we are stuck with the rotten wood because it is under the new roof now.

We'd had several outfits here for inspections and estimates, most of them wanted us to submit "hail-damage" insurance claims, and then they tried to tell us, "Oh no, that won't raise your premiums at all!" We called BS on each one of them. The "WAG'd" verbal-ONLY estimates that we got were all over the map. Enter HomeSafe, and John May. Phone call "about 15 min. out." Firm handshake, and some get-to-know-you conversation about history on the property and roof. Well prepared to discuss several grades and price-points of shingles, drip-edge, flashing repairs, brick-to-roof transitions, ridge-vent, decking repair, snow-and-ice treatment in the valleys, vent coping, clean-up, et.al. Probably a good 15-20 minutes on the roof, and further discussion about what he observed and documented. Our position: "done right, and with the best materials." Then the BIG question..."how much up-front?" We were surprised. John: "Nothing. We get paid when you're happy with the job." A few days later we had a WRITTEN contract in-hand, and for a VERY reasonable amount (double-digit thousands less than one very prominent local outfit). We went on the schedule for 3-4 weeks out. Dump trailer arrived day prior - parked on concrete - all debris to go directly from the roof to the trailer. Crew showed early AM for two days. Brought tarps to collect stray materials that fell from roof. Clean-up afterwards was pretty good, considering bushes / flowers / pool to work around. Had a couple change-orders (adds) that were easily accommodated. After they were done, I did my own hard look at the work - found a few nit-noids - let John know. Together, we hit the few points on the roof, confirmed the needed tweaks, and folks were back the next day to make the fixes. Money changed hands the next day, and John even brought the wife a new "hummingbird swing" that had inadvertently "disappeared" in the cleanup! We've been in the area almost 9 years, and eight times have had to contract for work that we couldn't do ourselves. HomeSafe is only the second time that: we've felt we'd not been taken advantage of; we've not had to "fight" to get the job done correctly; we've not been displeased with the final result; we'd not had to pay at least 50% up-front. John's card in on our refrigerator - permanently - for other services we might need. Y'all can't go wrong with these guys!
