I had a very negative experience with this property. In my personal experience, several managers treated me disrespectfully, and I felt that I was not treated fairly throughout the application process. I spent a month providing all the required documents and following every step, but I was repeatedly given inconsistent explanations about delays. Once everything was finally approved, my application was suddenly canceled without a clear justification. I also believe that my personal information was mishandled during this process, which is extremely concerning. Because of how I was treated and what I experienced, I have consulted with my attorney and am moving forward with legal action to address what I believe to be misconduct and inappropriate treatment of community members. read more

12/27/24: If I could give them -1110000000 stars, I would!!! Save yourself. Ok, so I moved out. I would like to say that that was one of the most stressful processes I've ever experienced in my life. Just received my final statement and guess what, I'm being charged for things they have to replace after every tenant.. crazy right? WHY $80 to replace literally ONE blind? Save yourself. It's a scam. I don't mind paying for anything if the value matches the price. In this case, The Alterra fell short, significantly. Nice look on the outside, nightmare inside. Appliances always broken, garage door never working, guests getting towed from the guest spots (eventually I stopped having guests at all because they literally change the rule like every month), stolen packages and rouge mailmen (yes, I have a story. Never in my life did I ever experience anything like it. He illegally withheld my mail for WEEKS), broken elevators (you'd be lucky if 1 out of the 4 works), broken/missing gym equipment, and most important, the staff is TRASH. I think it would be more bearable if they had staff who actually cared. They're nice.... until they're not but if you're assertive enough and call the right people, they'll correct their mistakes... but why must I have to do all of that to get done right? I don't understand but I had no problem calling Ms. Jasmine at Grady to get their manager, Amira, right and even she admitted there's a serious problem there. They're quick to call you and blow you up if they need something but VERY slow to respond.. Currently, disputing charges while sipping wine in my new place as I type this, it's amazing to be rid of them.. Juwan asked me where I'm moving and I literally said " Anywhere but here" and I meant that. Stay far far far away!! Photos included: My dustpan FULL of roaches, each time I swept my nice, clean floor, additional random roaches I had to kill literally everyday ( this isn't even half of it), my maintenance man drilling a hole in m y door because I came home one day and my fob just didn't let me in (took them over an hour to get to me btw), and more roachesssss. There's a reason this place isn't more popular. Management will not inform you before they need to enter your unit. It's not legal, but unless you plan to sue there is nothing you can do about it because they don't respond to complaints. Maintenance entered my unit unannounced to check for vague "damages" (no explanation of the work done was provided). They left my front door wide open when they left. I was out of town and came home over a day later to find several items inside my home disturbed, and trash littered on the ground. Management ignored my complaints and the security report in response to this incident for WEEKS. The property manager didn't even bother to get in touch with me after the incident and I actually had to track her down for a response. The staff here is extremely unprofessional, and this place does not care at all about upholding their end of the lease agreement. If you plan on living here, YOU WILL NEED A LAWYER. Expect regular violations of the leasing agreement, lack of upkeep of common use spaces, and frequent disrespect. A new property manager recently took over, and from my experience this one is even worse than the last. The amenities are no better than any other property i have stayed at, save yourself the headache and rent somewhere else. The walls are EXTREMELY thin, and I had the displeasure of my bedroom being adjacent to my next door neighbors' bedroom. You will hear EVERYTHING your neighbors do at night, if you understand what I'm referring too. This is priced as a "luxury apartment" but they have cut corners at every turn, it's insane. Poor insulation means the units get very cold in winter and unbearably hot during the summer. Your utility bill will be HIGH. On the topic of bills, after a month and a half of consistently calling and emailing this office they are unlawfully holding the balance of my final ledger. They owe my security deposit plus interest at this time, and have not responded to any of my attempts to be refunded. I also tried reaching out to the email (info@gradymgt.com) which has been mentioned in several of the responses to reviews, because I wanted to speak with someone privately about these issues. Me and my boyfriend recently moved out of this "luxury" apartment in February. I use the word luxury lightly, we should've taken the signs of "DO NOT MOVE IN" when we got the official tour of the apt we were moving into. The hallways smelt of weed, even though cheryl informed us this was a nonsmoking residency. People with pets CONSTANTLY letting their animals piss and poop in the hallways. The trash rooms were horrible and even though none of our own personal packages were stolen we always somehow got other peoples packages delivered to our apt. Sometimes the delivery people didn't even leave our packages in the amazon lockers, they left them in the mailroom on the floor! Apartment walls are thin and every weekend the people down the hall threw a party into the early mornings. The office staff was not helpful either, the only one who truly helped was Ms.Bonita. Maintenance was HORRIBLE ever since covid they claimed they were only fixing emergency tickets. Our bathroom light was out for over a month, drains were forever clogging, toilet was leaky and the washer machine smelt of mildew even after all of my efforts with vinegar and baking soda! LETS NOT EVEN GET INTO PARKING - first of all the parking here is soooo much ass. The crazy part was we wasnt fully informed on how bad the parking was here until AFTER WE SIGNED THE LEASE. The very first night we moved in and was given a garage parking space someone was in it and would not move and since we were told we would be towed if we parked anywhere else without the correct hang tag we had to leave one of our cars 30 mins away at a families place! The parking on the side of the building is literally a everyday hassle, couldn't stay out too late if you wanted parking there and the other parking lot was SUPER small and still had wayyy less parking than the other. Both would fill up quick! They started sticking warning stickers on peoples cars because we starting making our own parking spaces in the lot (not blocking ppl in) me included! Then sent out an email stating they "made 5 extra parking spaces" they're no excuses...like what?! On top of that somehow someway, the fire alarm always goes off which sucks when working from home, and there was never a fire, and there were also major power outages! They never sent out emails apologizing or informing us on why those fire alarms or power outages had taken place! The amenities were either always broken or not available. Grady Management, Inc. is lucky to have her; her efforts are why certain unfavorable activities taking place on the property have been minimized, resulting in reduced risks & potential liability for the company. Kameka is skilled, professional, respected, balanced, and empathetic. She is a trustworthy steward of people, property, and information. My rent has increased twice, there is a high turnover rate in staff which can make things seem uncertain, and I have access to fewer amenities than I did when I moved in. Unless you want to live amongst roaches, I would stay far far far away from this building!!! Be careful with the surrounding apartments as well (there's a lot of restaurants in the area which attracts the roaches). We think the staff definitely knew about this issue but of course they tried to play clueless and said they didn't know there was a roach problem. We saw 10 roaches in our empty apartment before we even had a chance to move our stuff in. We were thankfully able to break our lease with no charge, but everyone might not be so lucky. read more

It is a noisy place to live. The trash chutes are always broken and this time over a month. One of two gates in the garage has been broken for two weeks. The management office doesn't assist with complaints about noise above your head and try to relocate you as and if you are the problem. Move in at your own risk. MICE. Yes, renters this apartment complex is marketed as a "luxury" apartment. Renters Beware!!!. I saw a mouse in my apartment in January and one in July of this year. I had to wait a week before the Exterminator would come. No one mentioned or attempted to locate the holes in my apartment where the mice were gaining access. In addition, the walls are thin. I have lived here for almost a year and boy, am I glad my lease is ending soon. For one, the front desk staff is horrific. Cheryl, Bonita, and Anushka are the three most incompetent people I have ever met. Their customer service is absolutely terrible. They are never on the same page. There have been multiple times I've gone to the front office to get information from one of them and the next time I come back for the same issue, the information has completely changed. Also, anytime I call the front desk the phone rings and rings and rings. Beyond the awful front desk staff, the building as a whole LOOKS nice. I was dazzled by the outside and my tour. However, the building is poorly constructed. The walls are paper thin--we frequently hear the people above and beside us. It actually sounds like the people above us have tap dance competitions every night. During the day, they're also extremely loud. The walls are so thin that I was actually able to hear my loud neighbors watching the NBA finals. In addition to that, there are water stains on the walls in our apartment, through the paint so we have these weird looks blobs/scrunches in the wall towards the ceiling and it looks awful. Also, the utilities are included in the rent HOWEVER the electric bill is always sky high due to the apartment being poorly insulated. The only saving grace of this apartment is the location and the Maintanance staff. They are the only group of people in this building who are quick to respond. You're essentially paying for all of these amenities that are constantly broken and a management team that will tell you there's nothing they can do. It's very apparent management does not genuinely care about their residents and are extremely apathetic when it comes to mishaps at the apartment. I wanted to love this place as it was so gorgeous. I have been here since July and was really looking forward to moving in. Within months, I began to realize that management will not communicate important issues to you - such as parking and maintenance. They have VERY limited outdoor parking that is almost always full, and a parking garage (which is also extremely limited) which is $100 a month. There is no street parking available. I've had my car towed twice out of their outdoor parking lot because of their lack of due diligence and HIGH level of apathy. They'll give you a month of free garage parking to compensate, but you still have to go over 40 minutes away to a sketchy towing company that will NEVER answer the phone and pay $175 to retrieve your car. This is something they say is the actual owner of the apartment's problem, which I don't believe is helpful to their residents. They genuinely don't care about the residents one bit and refuse to acknowledge that a solution is needed. For the past month and a half something has been wrong with my apartment. First my dishwasher wasn't working and I had to get it fixed. Then my toilet got clogged and overflowed TWICE which never has happened to me before at other places (I had to wait FOUR DAYS FOR THEM TO FIX THAT and the second time I just fixed it myself because I was tired of smelling feces in my entire room), and now my dryer won't dry my clothes. I've had to go almost a week with molded clothes that I can't wear because the maintenance "don't work on the weekends" and the front desk management just shrug their shoulders and say that there's nothing that they can do. The level of incompetence and lack of common sense the front management has is astounding! Don't rely on their extremely poor parking or they're false 24 hour maintenance that's only for "emergencies". It's all smoke and mirrors, and you will not be assisted when you actually need something. Also, my electricity bill during the winter was almost $100! And I was always still cold because heat doesn't circulate well in these apartments. I'm not sure if it's due to the high ceilings or poor insulation. What am I paying for? My wife and I had the great fortune of living at 3350 At Alterra for just under a year. We moved due to work, and had we had the ability to bring the building and staff with us, we would have. First off, the staff are fantastic! In particular, we had the pleasure of dealing with Bonita, who was incredibly proficient and polite during our entire process -- from walking in off the street to look at an apartment, to our move out. But on top of this, in general, the maintenance of the building was very good -- the vast majority of our service requests (which were filled through their online form) were dealt with within 24 hours. The location was great for us, walking distance from the PG Plaza Metro to get into DC, and a 10 minute drive to either of the BW Parkway or I-95 to get into Baltimore. We loved our unit -- which was a first floor one-bedroom, complete with a walk-through closet. The kitchen, with its island, ended up being great for hosting parties and cooking a spread. When we left, we had to leave prior to the lease ending, but given the nature of the place, we had no problems finding someone to take over the lease quickly, and the office staff were incredibly helpful throughout the process. We loved our time there, and have no hesitations in recommending the place. read more

I do not recommend to anyone, for any reason. I was so excited to move in based on the whole "luxury" selling point as well as the location and proximity to things I frequent. I was shown a similar apartment style however I was not allowed to tour the apartment I leased, as the previous tenant was still in there and then with it being flipped before moving in, I wasn't allowed to see it until a day before signing. The trash room is disgusting and the woman above me is obviously a psychopath. I have had to call the police on her at least once a week in the beginning and now it seems like a daily occurrence. She is clearly not well and the property staff basically told me there's nothing they could do and pretty much lied about having her evicted. The walls are thin which is pretty standard for a cheaply built building however, this woman screams out of her window and through every room while stomping on my ceilings causing the entire apartment to shake. This woman blasts her really good sound system at all hours of the night and the morning. She screams profanity and threatens to kill whoever she's speaking to up there, daily. To say the least, this has been traumatizing and nerve wrecking for me and my child. I can never have any guests and have frequently had to stay the night elsewhere just to get some sleep or work done. Go somewhere else. Anywhere else. read more

I moved in May 2019 and my impression of the place was good and it was a nice luxury apartment with good amenities. November 2021, I started having pest problems. My refrigerator randomly became invested with them. I called the leasing office as soon as the opened. And they informed me that they could add me to the pest control list. However, they wouldn't be able to service my apartment til the following week on Wednesday. After some pushing I was able to get my apartment service the next day. However, I couldn't use my refrigerator and so I requested a new one. It took them almost 3 weeks to give me a new refrigerator. After about two months I started having the same issues in my dishwasher and sink. And all they could do was add me back to the pest control list. I had never lived with pest (roaches) before and they explained to me it's apart of apartment living. The issue has continued to be on going. And the pest control try to blame me, telling me that their coming from my grocery and packages. Then why are other apartments having the same issue. I will say the tried their best of what they had the ability to do. But the overall management of that place needs to handle their business a lot better. I decided not to renew my lease because I don't want to have to live with roaches. read more

Omg! Where do I begin? The roaches, overpriced faux wood micro spaces, management's bad attitudes or lack of actual amenities. I answered an online ad the day of for a specific apt and price. Only to be given another price at the lease signing. Their excuse was market fluctuation. I was pressed for a place So I said, " ahh well." The next day the apt right under me with the same floor plan was offered at an even lower price. I was so upset. I had to pay more than $100 more for the same apartment. Turns out the only actual aminety offered is an ok gym. The pool is only open a few weeks a year and even though covered, the deck is still off limits. No grilling options or outdoor spaces. The club/lounge room they claim is really just the lobby. No partition and incredibly congested even if reserved. They boast having computer workstations but really it's just 3 desktops within the leasing office to apply online only. Of course, only during business hours. There are only a few exits to this massive labyrinth of a complex and the handle on the nearest exist is always broken off or the fob key doesn't work. So I have to walk A very long block just to walk another clock back to my apartment once I'm inside. So far we have had probably the worst roach infestation only to be told by the management they'll send someone out in a few weeks but never show. It's gotten so bad I've had to seek outside professionals services. When I followed up with management they had new staff members and no record of my request. Despite me calling everyday. Guest Parking is abissmal to say the least. You have to give them a copy of your guest license, insurance, registration , plate and title info just to park 3 very long blocks away. They have only four guest spots on site (future resident parking) but they are reluctant to give those to you. Aside from roaches (and I mean the fast German Roaches on earth) , the apartment walls are incredibly thin. I can hear my neighbor's kid stomping every moment of every day. Do not expect residents to properly dispose of trash. Often times it's left directly in front of their door. I will be leaving soon and will never ever recommend this place. Lync has definitely met and surpassed everything that was on my checklist; Pool, Fitness Center, Concierge, Clubhouse, Business Center, Childs Play Room... Not to mention aesthetically pleasing. Let me first start off by saying the best thing about the Alterra is the way that it looks and that's where it ends. I currently live at the Alterra and I'm very disgusted at how this place is Ran. For one thing the staff is never on the same page when it comes to providing information. You can call three different times and get three different answers. Anishka sits in her office (when she is here) and makes the other staff do her dirty work when it comes to confronting residents. This place is a fancy dump. Last night I come home to find eviction notices on the front of the building. As if your eviction isn't embarrassing enough having your information plastered out front for all to see is a bit much.There are kids that run up and down the halls all day and no one puts a stop to it. I've had to call maintenance over and over for the same issues and they provide temporary fixes. They try to tell you how to live. Example making you take you're welcome mats from in front of your apartment door because the cleaning crew can't vacuum. Again I'm never heard such a rule. Those are just a few there are many many more.They show favoritism and the rules are only enforced for certain people. For the amount of money you pay for a rent I recommend spending your money anywhere else but HERE!!! read more

I currently live in Alterra it seems to be a great place and they have 2 bike rooms that are supposedly secure, however I have had 2 very expensive bikes stolen from here that were locked. After the 1st bike was stolen, I warned them that people were able to get into the room and steal bikes. My second bike's lock was so substantial that it actually was cut with a power tool to get through. In one of the bike rooms it looks as though someone unscrewed the rack from the ground in order to steal a bike. Think twice until they rethink their security, I am out lots of money because of this. Most annoying part was when I was asked if I had renters insurance as if to say, "that's your problem". The security you pay for is not what you get. read more

Honestly, 3350 Alterra has been one of the worst experience I have ever had in my life. I have been living in the DMV area for more than seven years, and this is honestly the worst experience I have ever had. Mind you I have only been in the complex for a month and a half. Cheryl, the Assistant Community manager, is just a plain lier. Within the first week of moving into this apartment, we discovered there is a roach infestation. When I say Infestation I am saying that you turn on your lights and over 20 roaches runaway. When we bring this to her attention, she states that oh that's not possible. You rented us an infested apt and technically broke their end of the lease. She was quick to send an exterminator but very slow to tell us that she did us wrong. We requested to move into another unit, and she stated it would cost us over $600 plus a new credit check. So, not only has this been an ongoing problem for us, the parking situation is not the greatest, but we make do. Recent with the complex closing their overflow lots there has been no parking and places were they advise us we wouldn't get towed have been towing cars ($175). So after losing money from poor advisement, we proceed to pay for parking. (They finally come to their senses and offer to park for 2 cars (initially 1 per apt) ) Cheryl tells us that parking payments will not be in effect till the following month. Why did we check our rental portal and she charges us 4 parking spots. 4! After, we are getting everything situated we receive an email stating that we have a late fee assessed to our rental portal for failure to pay for parking after Cheryl herself has stated it will be in effect next month. Honestly living her is a headache. If you have a 9-5 job, don't live here because you will not receive your package till the weekend because there is nowhere to pick it up. If you want a clean home full of vermin and roaches, it's not here. If you think 3350 Alterra will have the best in mind for you and not your money. . . IT'S NOT HERE. I've lived in this building for almost 3 months now and I can honestly say I will either end my lease early or just not re new my leash. For starters, the building is beautiful and the appliances are all modern and up to date. However, looks can be deceiving. The walls are SO thin. I hear my neighbors every second I'm in the unit. I've complained and nothing has been rectified yet. The running, the stomping.. daily. Non stop. I havent had a good nights rest since moving here and that's quite pathetic but the amount I pay. Additionally, the animal care here is terrible. First, you're greeted wit the smell of urine and feces when you walk into the building because people have their animals urinate outside of the building by the flowers, often times feces on the steps and in the hallways. Serious issue and it's gross! But nothing gets done. This building gives me college vibes and I work long hours and it's sad that it's not quieter. If you're someone like me who likes quiet and not loud neighbors stomping over you 24/7... double think this place. read more

When you see the price, you think that it should be a really nice place. Overpriced! Before you sign a lease at Alterra, you need to know a few things about my experience. First, the apartment complex is charging me 625 dollars to replace carpet that was obviously at the end of its 5 year life, was worn and had embedded stains when I moved in. I only live in the apartment 1 year. I have two active teenagers, who were out of the house for the 1st 2 months after I moved in because they spend summer with their mother. Because of this, it took a couple of months for the carpet to settle in and show the previous stains and wear. I then made the complex aware of the issue. Nothing more from them until I moved out and got the bill. So make sure you document and take pictures of everything in the apartment. I had to call maintenance to repair the heating and a/c unit no less than 6 time for outages, one of those times there was flooding on the hallway floor. A kitchen drawer (probably Ikea) came off the track and almost smashed my son's foot... Had a mouse in the apartment... Not the place for kids, as there is the smell of marijuana daily in the stairwell and elevator on the end of the building that I lived on. More like a college dorm, there was constant noise of young people yelling and running on the 2nd floor at all hours of the night. I could continue all day, but I think you get the point... read more
