Third time is a charm bc this is the third time this has happened to me in three years. 360 Blue was beyond rude and unhelpful on my recent trip bc the bride and her maid of honor were denied access to speaking with a manager when they were trying to resolve a list of issues that occurred. Had the issues been resolved in a timely matter, esp with a better attitude, then it all could have gone a little smoother. The issues are: refrigerator broken, issues with checking out on Monday morning, dead battery fire alarm beeping all night long, sheets on the guest house pull out bed had stains/food crumbs/bodily hair (video provided), door alarm going off all throughout the night and the man who arrived to explain to us what was going on was in no way helpful. Abosolately beautiful home but using 360 Blue to book this property unfortunately did n live up to it's name and "Seas the Day." read more

Horrific experience. The idea they would boast themselves as a luxury rental company that state on their website that they "always do the right thing" and have "never been easier to reach" is the grossest misrepresentation I have ever heard. I would never recommend anyone book a house with this company after the poor communication and customer service we received this weekend. From having to beg for information we needed before even being able to check into the house and during the planning process to the bitter end of the disastrous weekend when we were denied access to a manager who had promised us a call the day we were checking out...I cannot caution you enough to think twice about working with this company. Vacations have never cost more than they do now, and you should take your hard earned money somewhere else where your trip won't be interrupted with constant issues from dirty sheets, fridges that won't cool, doors that won't shut leaving you to listen to a screeching pool alarm for hours, and missing dinner reservations because you do not have the information you need to utilize the golf cart you paid for. If you don't heed my advice and have the poor experience I can guarantee you will have based on their recent 1.5 star rating on yelp, do not expect any compensation or rectification or even the decency of a manager's phone call for an apology. read more

Scabies and roach infestation! Do not book through 360 Blue, they are not the same company. We stayed at Adagio A-103, beautiful unit and view, but filthy. We found a roach infestation on night one. After cleaning everything in the kitchen, washing everything, and cleaning any spots that looked like it may not have been cleaned, we contacted 360 Blue. They told us they would send someone out to spray. We never saw them but were told they came by, and that someone else would be coming soon to deal with the issue. We continued to kill roaches every day and then had to wash everything before every meal. After contacting the 360 Blue ambassadors for 4 days in a row, they told me "I was wasting their time and there was nothing else they could do and we were just going in circles, (Justin, 360 Blue ambassador on 8/5/22)." Our kids were terrified of the roaches, and we spent much more time outside the unit than planned. Late in the week our daughters said it felt like something was crawling on them in the middle of the night. Then when we got home they developed rashes and now the entire family is being treated by a medical professional for scabies and everything in our home deep cleaned. The house at 82 Flatwood had a golf cart advertised and we paid for a steep price for 4th of July $13600. When we arrived on Saturday they called to let us know that the golf cart would not be available bc broken. For my 83-year-old parents, they did not have transportation the entire week. It was an inconvenience for us and them to have to figure out how they would get around while rest of us were at beach. You cannot get ahold of a manager, and you cannot get them to service you. There were 2 carts in the garage the entire week with no keys. They said they had a windshield on order for one of them. They will counter and say that they will refund you, and they do but that does not compensate for the lost week for my parents. FYI - 360 blue took access away so I cannot leave a review on the house. I did have some positive things to say about the house, however they took review rights away for this property. There were roaches in the house and the freezer was frozen over. I would not use 360 again b/c of lack of customer service. Which is EVERYTHING! read more

We are currently staying at the property 320 Gulf Shore Drive and did book through 360 Blue. When we arrived at the property on a Saturday, three large bins on the side of the house were overflowing with trash- trash was even piled up on top of the bins. From the smell, it was obvious rotting fish were in the bins. We cannot even sit on the patio because of the smell and there are bugs all over one side of the house. We have called the 360 Blue team three times with only the response of "we have put in a work order". Not surprising, this morning there was a huge coach roach in the silverware drawer. Poor, poor and more poor service. I would not recommend renting this property or any run by 360 Blue! read more

In your response to my negative review you use Covid as the reason for not providing blankets or towels, and yet we had comforters on the beds and towels in the bathrooms, so I'm just a little confused how those different? Also, that seems like even more reason to provide cleaning supplies, if Covid is your actual concern. Vacation is to unplug - nearly every day we were in touch with 360. Day 1 - parking unclear Day 2 - blinds (aka view) / TVs Day 3 - black mold in shower (Hmm. Safe Haven Protocols that meet Healthcare Standards?) and fire alarm beeping. 360 let us know that they would notify us if maintenance could not make it that night. We waited until 11 - no show and no notify Day 4 - call back about service for Day 3 and can't find garbage Day 4/5 - request discount, speak to manager Day 6 - request check out info This review was not necessary: 1. Most of this is easy fix with customer handout - parking, etc. 2. If I had been allowed to speak with Manager and w/ empathy, offered a token credit or discount to this stay. NEVER rent with 360 Blue. We just returned early from our stay that 360 blue was managing (Watersound). Our house was covered in mold literally from multiple air vents.. smelled awful to mold being all over a mattress, and in the first 12 hours we killed 4 cockroaches... they were crawling up the walls it was crazy. 360 Blue sent maintenance to look at our house and one of them told us to get our kids out of there because it was not safe, and when we let them know this they accused of us lying and said they didn't send anyone to the house. 360 blue after 3 days of non stop tracking them down moved us to a different house for 4 days but once 4 days passed they told us to go back to our old house or leave and they refused to speak with us. This is all after they advertised the beach club that was taken away from renters and we were not notified just turned away from the beach club when we arrived. This was our 4th year in their property... They ruined our trip never book with them. we are looking into a lawsuit that's how awful they were. We spent our last night at a hotel in Destin for our group of 12 and were out $1500 because going back to the original mold house was NOT an option. We left our trip 2 days early as well. I wish I could contact the owner directly because there are some safety issues with 46 Pine Needle in WC. There was a major water leak from the upstairs bath/shower into the master bath. There was water pouring from the lights and vent. I happened to be standing in the bathroom barefoot drying my hair!! This could have been a lot worse. We started calling during the day and leaving messages and a call was returned on Wednesday. Someone came that day but said nothing could be done while we were staying there. A $100 refund was mentioned...We were there Monday-Saturday! I chose not to call about the grill (needs a new one-lighter does not work). We decided to eat out (our choice). Golf Cart had the wrong plug in and was way TOO hot to use/ could be a fire hazard. Again, we called the company to tell them Saturday morning for future reference but they offered no compensation since we failed to call the day it was noticed which was Monday evening with the steering difficulty and very dim lights. We bought some head lamps. We don't usually complain with these types of things if we can use another option. PLEASE read if you are going to rent from this company/home-major things need fixing. The unit was filthy but, again, we chose to vacuum/sweep/clean ourselves because no one answers even during office hours. We booked our reservation in early February for a vacation planned for late June. On May 3rd, we were informed that the house was sold, the reservation was canceled, no refund would be issued, and to review their "air tight" cancellation policy in the contract. The house was listed for sale on March 3, 2021 and sold in early April. Our final deposit was made April 27th and accepted despite the fact 360 Blue (now Natural Retreats) knew the house was sold. On May 1, 2021, we first learned of the sale and cancellation and that we would not receive a refund. After a week of unreturned emails and calls, we finally were told a refund would be issued. Since then we have not received a refund nor any response to calls or emails. This is their MO. I would be incredibly cautious using this company. The contract is ridiculous and they hide behind it. Good luck getting in touch with anyone. Review the "not recommended" reviews and you'll see an obvious pattern. read more

We had a wonderful family vacation in a 360 Blue property in Santa Rosa, Florida. The property management company, 360 Blue, was fantastic.

I received a refund FINALLY but only after a complaint to the Better Business Bureau of Panama City Fl, a caustic YELP REVIEW and a demand letter with a copy of the cancellation policy from my original contract sent registered mail. They were FORCED to do the right thing. They did not do this voluntarily. I recommend everyone take the same steps to recover your confiscated deposits. read more

This rental company is heartless and provides zero accommodations. We are 3 weeks out from our booked reservation and my 2 year old fell and broke his arm and will be in a cast for 4 weeks. I called to ask to simply reschedule our stay for one week later so we could utilize the beach with the remainder of the family and our children and they provided ZERO accommodations even after offering to pay an additional fee to cover the inconvenience. No one could give me a straight answer about where to park after spending thousands of dollars. also the bridge in front of our units in watersound were out and you had to walk through other parking lots and 15 minites to get to the beach. read more

We recently rented Humphreys Cottage at 37 Georgetown Ave. It was dirty upon arrival and had a poor layout and multiple maintenance issues, including the air conditioning being out; cockroaches; no functioning outlets in the bathrooms; and a broken ice maker. Paid $13,000 for the week and we told them the elevator was key to our renting with them because my parents were elderly. We cked in and found that the elevator wasn't working and hasn't been working for a while. They knew it and offered us $1,000 discount. Needless to say that is laughable. This place has 3 floors and my 80 yr old parents can't get up the stairs. Now we are being told that the owner of the home would prefer us to leave if the $1000 isn't satisfactory. We have traditionally rented from Watercolor directly, and we were very concerned about the challenge of working with another company. This year we rented two properties from 360 Blue. One week after another. Bottom line, we couldn't be more impressed. First, the checkin and transfer process has been flawless. They use an automated lock-in and lockout process - when the house is ready, it simply needs a code. And the code is changed remotely - instantly. Second, their housekeeping crew could not be more thorough or effective. Very clean houses, new extra linens. Very well coordinated process. When we moved from one house to another in the middle of our two week stay, they cleaned the new house first - very quickly. And they delayed cleaning the old. Very accommodating. Last, we have had minor problems almost every other day with the houses. A quick call to their support line, and they fixed rapidly with very kind repair crew. The only thing I would complain about is the fact that one of the properties had a house next-door under construction, and the house we moved into was also getting a pool fence installed, and neither were disclosed in the listing. Definitely impacted the vacation, and I wish they had shared it, but you can't ask for a better experience in handling us while we were here. read more

Do not rent from this company, their service is terrible. Here now, have spent hours on the phone trying to track down the wristbands that are required for all Watercolor amenities. They only gave us 4 or the 6 we paid for. They told me several times that their hands are tied, it's up to the HOA. I finally tracked down the HOA myself for the extra bands. 3 days in, we can finally enjoy the amenities. 360Blue accepts 0 responsibility and even hung up on me. Stayed at 1735-303 E County Highway (above Chan's Wine world). Great location and space in the unit is fine. However, absolutely the dirtiest condo/hotel/vacation property I have ever seen. Shower curtain had pink mildew across entire bottom, carpeting was horrific (I would not walk on it without shoes), upholstered furniture was filthy, etc. Some sinks and one bathtub was gray/brown from use and age. Walls were dirty and chipped paint throughout. I have no problem with out dated decor but lack of cleanliness is inexcusable and not what I paid for. It was completely unacceptable and cell service is so poor that calls to 360 Blue dropped repeatedly. One employee said they had repeatedly reported the issues to the property manager to then pass on to owner but nothing has been done. For the price I paid, I expected a much different experience. read more

This rental company canceled our reservation in Watersound twice (no fault of ours) with the final one just 2 month from travel date. They gave us a few VERY inferior options...at no cost to us! Absolutely horrible company. We arrived at our rental 425 Beachfront Trail to mounds of trash. The house was fu7ll of roaches! We were not allowed access to the elevator. 4 levels of loading/unloading without use of the elevator. We would have loved to enjoy the cold front that arrived during our stay sitting by the fire. Unfortunately, we were not allowed to use the fireplace. I paid almost $7000.00 for 2 nights. The service and home were both unacceptable. read more

We have been regular customers at watercolor. Recently we booked a condo through 360 Blue and it was absolutely the worst experience ever. When we checked in there was major construction going on all around our building, and we were never told about it. In addition to that there were no beach club passes or parking passes in the unit. When we called to try to get that resolved, we were basically made to feel like we were liars and that the passes were actually really delivered. We were then told nothing could be done until Monday morning. Monday came and we never heard from anyone which basically means that we spent our entire trip without any access to the beach club. When confronting them I have not been able to get a manager to talk to me and the compensation they offered me was very minimal. Casa Grande 747 Scenic Gulf Drive (July 25 - August 1) On arrival, the house wasn't as clean as what we would expect a house of that caliber, not to mention the cost of the rental, should be. The bottom floor ice maker initially wasn't working. This was fixed in a reasonable time. However, the ice maker in the kitchen refrigerator on the second floor worked only partially only for the last two days. They expected all 27 of our guests to be out of the house while it was repaired. More importantly, though, there was a leak from one of the third floor showers down into the second floor bathroom. The only solution was for us not to use the shower until it was fixed. Unfortunately, however, it wasn't fixed during our stay. There was also a leak from the bottom floor beverage cooler that was never addressed, aside from having towels delivered to make up for the towels that were used to keep the water from spreading across the room. The majority of the televisions either didn't work or we were unable to figure out how to operate them. A set of instructions could easily be placed near the televisions (or in the app) which could have avoided this. Calling and speaking to someone about how to work them did not seem reasonable since we were unable to speak to anyone without leaving a message and waiting on a return call. To wrap up our stay, we were informed that checkout time was 09:00 am when up until that point we were under the impression (based on information in the app) checkout time was 10:00 am. One hour makes a significant difference when only being told the day before and preparing for five families to leave. However, the most disappointing aspect of our trip was the customer service. I would assume spending nearly $20,000 for a one week stay would have included better customer service. For example, if basically all the ice makers are dysfunctional, delivery of a few bags of ice would seem reasonable to hold guests over until they have been repaired. When we were able to speak to a customer service representative again a couple days later, the only reply we got about the timing of repairs was "well, we still have time to fix these issues." We also were not given notice when a repair person was on their way. It would be nice to know when someone would be in the house with either none of the guests in the house or children sleeping. To summarize, we had a great vacation overall, but neither the condition of the house nor the customer service were on par with the cost of the rental. Unfortunately, emails about these issues and emails about items left behind have not been answered. Proceed with caution. read more

We've been coming to Watersound for several years now with Saint Joe's as the property managers. And our housemates have been coming far longer. After renting the property last year for the 2018 summer season 360 blue took over as the management company. I have to say I am very disappointed in the overall service and upkeep of the property we rented(151 coopersmith lane) in watersound. WiFi what is non-existent in and around the home The pool was not clean and appeared to have rain throughout as compared to the bright blue color of other pools around us The kitchen areas were not very clean, our shower was dingy and when we reported issues it took two days to get our garage code correct it and since we stayed in the carriage house our refrigerator which was frozen I was never able to be fixed. This after several communications with 360 blue finally told it was a mechanical issue and decided to pass since we are near the end of our vacation I'm having it fixed. The outside deck off our bedroom was filthy and just was never cleaned I have photos - but I don't think it's necessary Positives at watersound - natures beach is outstanding. Pools (now have two) were great as were the young staff - pool, beach and wait staff. Pool food was enjoyable and drinks were always available Do we think we will be back- maybe but not through 360 Blue Nice if you to reply, but you are missing the whole point. You don't control the beaches, st. Do not rent bikes through 360 Blue. Our bikes were delivered to the wrong location. When we found them the next day, the seat on one bike would not stay in place so we lost 2 days of using the bikes. They would not issue a refund only offered a 360 Blue rental credit which is worthless. read more

I wish I had read these reviews before booking with 360 Blue! DO NOT BOOK THROUGH VRBO. On the VRBO website, the cancellation policy is not clear. I made the mistake of holding two properties to show my husband (because the site said 100% refund within 60 days and properties were moving fast) and when I called 360, they charged me 350.00 + TAX to change my reservation, even though I was trying to rent a more expensive property. Customer service was rude and unhelpful. I did finally speak to one agent who was understanding, but could not make an exception. She did, however, admit that the cancellation policy on their listings were, "confusing and not clear." This was a taped call with a VRBO agent . I even asked if they would be willing to split the difference with me and each agent I spoke to had "no authority" to make exceptions for customers for "any reason." What kind of customer service is that? It felt like scam. I would not use them again. I have two friends looking for rentals in Watercolor for spring break and I have warned them not to use 360 Blue, if possible. My hands were tied and I paid the cancellation fee. I asked how I could file a complaint and/or dispute the fee with management and the agent literally didn't even know how to respond. Our experience with 360 Blue has been bad from the beginning. 360 Blue has always been incredibly difficult to communicate with. They went back and forth about promises and refunds during COVID and due to our lack of air conditioning during our stay, and their customer service has been consistently poor. When we arrived at our beach house in Santa Rosa Beach, the air conditioning was not working. After many attempts to reach 360 Blue, we realized they were aware that the air conditioner needed to be replaced, but failed to inform us of this situation before we arrived. They sent us a loud and useless swamp cooler! They said they would bring us ice to keep it running but of course didn't follow through with that promise. We spent a lot of money for a premium beach front home that ended up feeling like a swamp! The house and experience could have been good and we would have returned, but we will NEVER rent from 360 Blue again. An Uber driver even commented on how 360 Blue is notorious for bad customer service because they know they have a monopoly in the area and will continue to get business regardless of how they treat people. During our stay we were told that we would be compensated for our terrible experience but nobody reached out. Therefore, I took it upon myself to begin the process. I have been told by several 360 Blue team members that my refund would be issued and they would give me a follow up call and none of them kept their end of the bargain. I was told by one staff (won't say their name) on June 10th that I would be receiving a partial refund of a measly $500 for the experience. When I didn't receive the money I called and spoke with another INCREDIBLY rude staff member on July 14th. During our conversation she informed me it was never submitted but she would submit it and the money would be in our account in a few business days. I asked her if I could please speak to a supervisor and she wouldn't put me through and said one would call me back. I never received a phone call and I never received the reimbursement. I then called for a third time and spoke with a different staff member on July 28th. She said the money couldn't be refunded because we had contested a charge with 360 during the time when 360 told customers they would refund trips due to COVID and then went back on their word. She told me 360 would be cutting a check for $400 ($100 less than the agreed upon amount). I told her this was not the agreed upon amount and she told me she'd speak with her supervisor because she was the last to handle the account. I also asked her to please follow up and call me and have her supervisor do the same. Again, I never received a phone call, email, or a refund. I spoke with a fourth staff member on the phone Monday, August 23rd and was told a check was mailed on August 3rd. I have yet to receive the check and it is now August 29th. The fourth staff member said she was going to send a follow up email to the previous people I had talked to about the status of our refund. I also asked that member to have the supervisor call or email me directly and she has yet to reach out to me. At this point I am fairly certain I will not be receiving a refund as promised but want to make sure others are aware of our horrible experience with this company. read more

I am beyond frustrated and downright angry now with 360 Blue but I will try to remain as professional as possible. My husband and just received an email today (12/26) after Christmas that cancelled our reservations (booked in October) for a check-in this upcoming Monday (12/28). The e-mail said sorry for the "hassle", then proceeded to offer links to some lame, non-comparable options on VRBO. So, 2 days before our vacation trip, which we had convinced our friends to come in celebration of their 30th wedding anniversary AND during the week of New Year's AND a work week off with nowhere to go, all I got was a pathetic "we're so sorry" e-mail, followed by an even more pathetic phone call. The reason....the home "just sold" and new owners weren't offering as a rental. This means they knew our reservation was in jeopardy well in advance but didn't tell us. They could have offered us a head's up so we didn't have to scramble with little to no options during a holiday week. We're looking at our options now and can't find anything. So...thank you 360 Blue for your lack of service to your customers. Thank you for being terribly inconsiderate, uncaring and irresponsible in your untimely communication. Thank you for literally spoiling our time to celebrate our friend's 30th wedding anniversary. I sincerely hope your future guests have a far better experience that we didn't get to have! SHAME ON THEM. I have never written a bad review but this is completely unethical. I received confirmation IN WRITING on 3/17 that they would issue us a refund due to covid. I called on 3/27 to check in on the refund. They said they decided to change their policy on 3/19 to no longer provide refunds & only issue credits. Jake at 360 Blue confirmed that they didn't email or call us to explain their new policy; they simply updated their website. Had we been told we would be issued a credit we would have went on our trip since we were set to arrive on 3/21. But 360 Blue didn't have the courage to actually contact people to tell them they "changed their minds & pivoted their refund policy." The people who were promised refunds should be issued refunds. I understand that they updated their policy on 3/19 but it cannot be retroactive. Our entire plan for travel was decided once Carissa & Susie informed me on 3/17 that we would be issued a refund. They lawyered up & said their initial contract prevails however I have it IN WRITING that they would issue a refund. I will be disputing this with my credit card company. The unit we moved to was less expensive and we were to receive a credit of approximately $1,400. We booked through Discover and have been working for almost one year to get the refund credited to our account. They have agreed that we should get the credit, but have not been helpful with Discover and initially contested our dispute. 360 Blue tells us they don't have our $1,400 but we don't either. The ice machine in the house we stayed in did not work and the fireplace that was advertised was marked "Not to be used". We won't use them again. read more

Why 360 Blue doesn't have a full 5-star rating is beyond me! They are BY FAR the best 30A vacation rental service I have ever worked with. The customer service was warm, friendly & quick and the property options were gorgeous! So many to choose from. We ended up staying in Seacrest, right in between Rosemary and Alys Beach and it was the perfect location! The home we rented was called "Pool Envy" and I can't rave enough about that property! It was clean, beautifully decorated, yet homey and so comfortable. We stayed in the home with 9 other adults and everything was just so perfectly laid out. The space couldn't have been more perfect for our crew! It's also called "Pool Envy" for good reason, there was a massive pool in the backyard and we used this for hours and hours every day. The kiddos loved it and so did the adults during nap time ;) One thing about 360 Blue that really stood out to us, were the concierge services! You don't find many rental companies with this option.... from beach rental equipment, to beach bonfires, sunset cruises, private chefs, cooking classes for kids and wine tastings! They have it all. On the night we arrived, we went with a private chef for dinner since we had spent all day traveling. This was such a treat! We picked out a delicious, seasonal menu from several options the chef sent my way and the team came over a couple hours before to prep and cook while we swam in the pool! We dined on delicious grilled jumbo shrimp with the most incredible sauce, a crisp and refreshing salad, she-crab soup with toasted bread, beautiful filet mignon's with cauliflower puree & seasonal veg and then a roasted strawberry dessert with puff pastry and the yummiest cream sauce and shaved chocolate. This was such a special evening, kicking off vacation with the most incredible meal and glasses of wine for all on the top deck of the house. We're still talking about it! Definitely a highlight of the trip. Overall, I can't sing 360 Blue's praises enough. Their team is kind and personable, quick, helpful and super accommodating. We had some trouble figuring out the air conditioning one evening and they had someone to the house to quickly fix it in under 20 minutes. Talk about service! We cannot wait to come back and to stay with 360 Blue again. With hundreds of rental options here in 30A, 360 Blue definitely stands out from the rest! read more
