I have submitted several requests to have the outdoor windows to be cleaned. Most Luxury High-Rise Buildings clean at least once a Quarter, this location has not done in nearly a year. There is not point in living on a high floor with a view if you cannot see out the windows. What is more disappointing about this location is that Both Management offices offer no response. Upper management/ leadership from ESSEX took their time ( unacceptable) in replacing a broken treadmill, in an already small gym. I have said in the past and will repeat it, rent payments are expected every month ON THE DOT, yet broken gym equipment, can wait as long as they wish? Why? I, very frequently brought this issue up with 360 Manager, Martin, who would always reassure me this was being reviewed. I firsthand, saw he was equally frustrated as I was, but he escalated this matter every time I brought it up. He is a GEM; he listened to my concerns every time we ran into each other. Today, I am pleased to see his persistence finally paid off and 360 now has 1 additional treadmill. Here's to hoping ESSEX management reacts more swiftly to tenants' concerns/ requests! read more

First, the trash chute has torn and collapsed filling the walls with garbage, and a large hole was cut into the walls- presumably to make repairs- but no such repairs have been made for approximately eight months. Currently, a large hole remains open with visible mounds of decomposing garbage which has been dropped from floors above. As a result, the trash room is now infested with flies, with THOUSANDS of insects swarming in the room and covering the walls, live ones piling onto dead ones, and an extremely strong, unpleasant odor. The smell, and the insects, travel into the hallway and can be strong near our apartment entrance, despite our unit being located the furthest away from the trash room. At first it was just flies, but the infestation has grown to include larger such as cockroaches. This is a clear sanitation and health concern and needs immediate attention. This combined with the regular hallway odors of weed and cigarette really highlights that management is 100% remote and has no idea or doesn't care what happens on their property. You'll notice that property tours are self-guided, even letting yourself into apartments using a code, so my guess is management has not spent enough time on site to even know (or care) how bad things have gotten. It's worth noting that all of the smoke detectors in the southern stairwell have been disabled and there are cigarette butts everywhere; not that it matters as most of the exterior exits are blocked by people sleeping. The staff on site are really nice, and do their best but they clearly are not getting the support or budget they need, likely being told to just figure things out without spending any of that 'premium' apartment rent check you send to the remote management company each month. Speaking of paying rent, the online rent payment is awful, as well as likely illegal under California law, laden with fees just for attempting to pay, fees for an out of state company calculating your communal fees (not joking), and a bizarre system where you have to guess the maximum your bill will be and if you guessed it wrong...that's right, a fee for having to pay the difference! Second, our dishwasher has broken three times. Each time, a quick fix was performed, and the appliance stopped working again within about a week. It is now broken once more, and we have been waiting several days with no repair or replacement scheduled. At this point, a permanent solution or replacement is necessary. Additionally, while the clubhouse is advertised as an amenity to residents, residents are required to reserve and pay $500 to use it. Given the rent we pay, it is unreasonable that residents cannot access this amenity without such a high fee. Amenities should be usable by residents without excessive additional charges, and my guess is the fee is so high to act as a deterrent for use, which ultimately saves them money or effort. Similarly, the fitness center closes at 10:00 PM. There appears be no reason for this as the gym sits above a parking garage and doesn't neighbor any units. a community at this rent level, it would be reasonable to expect 24-hour access, especially for residents with varying work schedules. These ongoing issues are disappointing and do not align with the standard of living we were led to expect. I respectfully request a prompt response outlining when these concerns will be addressed. FYI, I've been here for 2 years + but things started deteriorating fast last year. I'm in unit 202 . Dishwasher has been broken for almost 2 months recently . We have been calling and emailing to have someone fixed it but still not get it fixed . read more

What's happening to me doesn't feel legal. I've been charged the wrong amount yet again for the month of June. They over charged me by the same amount every month since January. The key issue was that they renewed my annual lease as monthly by accident, charging me the more costly monthly rate even though I opted for annual as I do every year. I called them in the very beginning of May when I finally understood I was being over charged. They told me they'd fix it May-forward. Fine. That's not fixing months of error, but I just wanted to move forward. But then they took all month to turn around the lease agreement for me to sign. On 5/28, after repeat calls to their office to remind them, they finally sent a corrected lease agreement. They had the calls recorded. They knew what they agreed to. And they dragged their feet for weeks, apologizing to me each time I'd call as if they knew they were dropping the ball. I signed it immediately on 5/28 for $3900/month, the corrected amount and they haven't processed it. It's now June 1st and I've been charged the wrong amount YET AGAIN. I was supposed to receive a credit in May that I never received. Now they owe me money for June too. I don't even see any documentation after signing. Mysteriously online says my rent is $4200 / month which is STILL incorrect, and I was charged $4500? I should have taken more screenshots instead of offering them the benefit of the doubt. I can't even submit this complaint via email through their broken app because the submit button doesn't work. So maybe they'll pay attention to me here. Too bad the office is closed so I need to wait until Monday for them to ignore me in person. I've been a loyal resident for 6 years. Unbelievably disappointing incompetence. Should I seek legal action at this point? I've never dealt with anything like this before. read more

Marilyn Arreola is hands down one of the most unprofessional, disrespectful, and incompetent people I have ever dealt with in property management. Dealing with her at 360 Residences has been a nightmare. Instead of helping residents, she laughs and sounds genuinely happy when people are dealing with serious problems. It's disturbing and completely unacceptable. I recently contacted her to get clarity on an issue and received an email from her. When I responded with follow-up questions, she read my emails and then ignored them for days. No explanation. No response. Nothing. I was forced to contact someone else through Essex, who flat out told me that this is NOT how they conduct business so clearly Marilyn is the problem. This is not an isolated incident. Marilyn constantly talks over you, raises her voice, and treats residents like they're stupid. She becomes loud, defensive, and rude instead of professional. When she was proven wrong, there was no apology, no accountability, and no attempt to fix the issue. Just silence and attitude. If you value basic respect, communication, or professionalism, be warned. As long as Marilyn Arreola represents 360 Residences, expect arrogance, dismissal, and zero help when you actually need it. read more

I've been living at 360 Residencies for almost a year now in unit 606, and I wanted to take a moment to highlight the amazing maintenance team here. They've been incredibly quick to respond and are always ready to help with any issues. When I first moved in, I needed a few light bulbs replaced, and Martin came the very next day to take care of it. I've had some issues with my dryer and washer, but they were quickly resolved. Over the past year, whenever I had concerns, Martin and Juan from maintenance were always there to fix things right away. They're attentive and genuinely care about making sure everything is in working order. It's been a very pleasant experience. Angela, the concierge, is the nicest lady. She's always smiling, wishing you a happy Friday, and goes out of her way to open doors and help whenever you need it. Similarly, Martin always greets you with a smile and wishes you a good day whenever you bump into him. This review is primarily to express my gratitude to Martin and Juan. They are very responsive, prompt, and bring exceptional expertise to their work. Yet, their contribution go beyond technical skills. In my opinion, Martin is the best thing that has happened to this building. As is often the case, true work ethic and character are revealed when faced with unusual problems that fall outside the expected scope. I have consistently seen Martin take on such difficult issues in situations where others would tend to avoid responsibility. His attention and care for the residents has been invaluable. It is my believe that he is a very important asset to the company. While I'm at it, I also want to mention Angela, the concierge. Some of my experiences with her have similarly fallen outside of the scope of her direct responsibilities. Her genuine care for the residents and willingness to go above and beyond the call of duty demonstrate a person who is both attentive and rare. I think the company would benefit from ensuring her continued presence. It is with great regret that I must admit that I cannot extend similar feedback to the management team. Before I moved in I read the reviews about the management but didn't believe them. But that changed when I moved in starting on the first day. During my move in the concierge was totally unprofessional and disrespectful. The lady working there that day came by every three minutes to yell at me for no good reason. Of course, she had nothing better to do. Ironically, she only made everything slower. Thank goodness the residents living here were much more rational than her and let me share the service elevator. That experience made me doubt that moving here was a good idea. Two weeks before I moved in the leasing office wasn't able to secure a stable rent price. It went up hundreds of dollars per month if I moved in two weeks out, let alone thousands if I moved in three weeks. I get that the agents may have no power over this, but that's ridiculous. The AC doesn't seem to work and the temperature tracks the outside weather even when it is on. It reaches 75 F or higher during the day with the AC on. Meanwhile, the leasing office stays a chill 65. Hilariously, they tell the residents not to set their thermostats below 70. My last apartment could get to 60, even 50, no problem. The apartment itself and location in downtown San Jose are good. Maintenance replaced our air filter twice. The water was turned off in our building for a day but the management helpfully provided 6 gallons of (big) bottled water. The most disappointing and unsafe living experience ever; Beware of good fake yelp reviews Avoid renting here and don't be enticed by the view!!! When we moved in our 3 bedroom apartment (family of 5), I had to find the right parking spot online with availability, because the staff was not knowledgeable and not professional; for 2 parking spots you pay $275 per month! The first week we moved in, there was a horrible and strong marihuana smoke and smell in my son's bedroom, which caused his asthma to act up. In the 6 months we have lived there, I have emailed at least made 25 reports about this. It is very difficult to reach anyone from Essex, and they leave everything up to the concierge who is not trained or equipped for many questions or requests tenants have. After we notified management that we were forced to leave because of the smoke and smell, we were forced to pay all the extra amounts when you break your lase. Only after we showed a doctors note, these amounts were waived. In the last week, while we were BBQing on the community patio, we were confronted with a night porter who was intoxicated with alcohol. This night porter mentioned that he was carrying a gun, just in case of difficult people outside. This same night porter verbally assaulted my 15 year old daughter when she came out of the pool wearing a bathing suit. When I confronted management with these incidents, the manager mentioned that they never had a problem with this night porter, but that he was no longer working for Essex. Instead of reaffirming the horrible experience for my children and my wife, the manager openly questioned our integrity regarding this matter. When we moved out and when we left the apartment spotless, Management left us with a bill of $400 for extra cleaning and painting. DON'T RENT HERE, YOU WILL REGRET IT read more

THE REAL WARNING SIGN:My family and I are currently being evicted and taken to court for not paying rent for a short period of 23 days because we were out of town and their paying platform failed to capture our autopay. Keep in mind we have dealt with a similar situation back in November and as soon as we noticed we paid because our auto payment was not captured by their shitty platform. That time as well we could not reach anyone and had to contact a friend who works in their department and she was kind enough to help us get a phone call back since we had been emailing and calling them several times. My husband and I are very busy business owners and prefer to have ALL our bills on autopay, I mean who doesn't this is 2023 and we live in the Silicon Valley for god sake. Well when my husband and got back in town we notice an eviction notice on our door and addressed it by attempting to pay the amount in full through the app we usually post our payment however by that time the facility froze our account. We then though okay we can mail out a check. Well turns out the property has now changed their address and there were two different addresses emailed to us making it very confusing as to where to send the money. Therefore, we attempted calling several different times to several different phone numbers including one from the court claim we were served a few days later but had no luck.Last but not least we end up finding out you can go to a location to drop of the money but you must have a registration number and obtain it from Shandra Rosenberg who YOU MUST SET AN APPOINTMENT ON HER CALENDAR LINK TO SPEAK TO WHICH (FYI HER LINK IS BROKEN) & SHE DOESN'T ANSWER OR RETURN ANY CALLS. She is the least friendly, very rude and condescending saying things ONLY OVER EMAIL for ex. like that my husband and I we're very irresponsible and we had two options either vacant(leave) or go to court and deal with it. FYI SHE ALSO SAID TO GIVE HER A CALL DURING OUR EMAIL CONVERSATION AND FAILED TO PICK UP AT ALL. SEEMS LIKE AVOIDANCE BUT I CAN'T SAY I AM SURPRISED. My husband and I have never been evicted BEFORE AT ALL and now ESSEX has not only forced us to lawyers up over $3,400 that we have been willing to pay for over 30 days but they've also taken it a step further and messed up our credit by reporting the amount we have tried to pay them to the credit beauro. The reality of things is that this is not only sabotage but at this point it's extortion this property management company lacks ethics & professionalism on all sides of the spectrum. My husband and I are now currently going through a huge legal matter in order to be able to resolve this. Which has now taken a lot of money and time away from our household, our business and our baby on the way. It saddens us that after paying almost $50,000 just to live here we are treated this poorly.I'm very shocked that they haven't been hit with a Class Action Lawsuit. read more

First I want to start off with the good. The move-in: The freight elevator makes the move-in process easy and safe. Once the moving truck is in the loading dock the door closes providing a layer of security for everything in the truck. Also, the staff is welcoming which will change once you move. The building: I felt very safe in my apartment and the security to the building is overall pretty good. The parking garage is another story. Package System: The cool thing about this UPS, Fed-ex, Amazon, and all major delivery companies minus USPS gets delivered to your door. All others get sent to the package room with is only accessible by the leasing office or concierge. Dog-friendly: the complex is very dog-friendly and has its own little dog run which is helpful when it's pouring rain. However, unlike other high-end luxury apartments, this one does not have a dog wash. Now for the bad. Let's start off with the management of the building which lacks in every way. After moving in a few months later the garage door to our building completely broke meaning it was free game to anyone that was roaming downtown. It took management 6-7 months to finally fix the garage door. We had car break-ins and cars vandalized. The management had our night concierge risking his life to shoo away potential dangerous criminals. After 5 months management finally decided to hire night security. Then the repair finally happened our garage door opens so slow and closes just as slow meaning people can easily sneak in. What a joke! Also, we still have car break-ins even after the door was fixed and you guessed it the management keeps it to themselves. If you move here be careful if you come home late from work. The elevators are slow and there are only 2 for day-to-day use and a freight elevator which is sometimes available. The main lobby just had a renovation however it does not look as grand as other high-rise buildings, especially for the ridiculous rent. The main floor is close to the trash shoots so there is a strong odor of trash which can be overwhelming. The general area has gone downhill there is a ton of homeless and the park down the street has turned into a tent city. The blue tent across the street on Market is a homeless shelter so there are odd people from time to time. The unit: The unit was beautiful however the paint they use in the units is so cheap! They use matte paint I swear my black jeans brushed up against the paint and there was a black streak and then when I tried to wipe it off it took off the paint. Also when we received our unit it looked like a 3-year-old painted it. There are parts of the walls that had mismatched paint or areas that were painted awfully. I will say it was a 5-star for the beautiful views of the city. Overall STAY AWAY YOU CAN FIND BETTER we moved in at peak of the COVID-19 outbreak meaning everything in our building was closed the gym, the common areas, the business center everything! They finally opened the pool via a reservation system which was a nightmare. I would think well people have been struggling and no one really got to enjoy the amenities or any of the downtown area so the rent should not increase right? Wrong! When the time came to renew our lease they had the audacity to hike up the rent! They claim to care about their tenants but that was a SLAP to the face. We started looking elsewhere and realized the price we are paying especially since rents have decreased was a JOKE! Seeing other places was like taking off blinders. We found a newer apartment in San Francisco for about 1400.00 less with the same amenities plus a rooftop lounge The move-out process: Talk about a change in attitude in all the staff be ready to be treated like you no longer belong there. The leasing office and management seem to change completely. Also, be ready to be bombarded with emails about the condition of the unit. We got asked several times to provide "videos", "pictures" or schedule maintenance to come by and see the unit. This was while we were still living there and in the process of leaving. I found that to be odd and a bit out of line we technically still lived invasion of privacy much? I mean they can wait until we leave that's what every other apartment I lived did luxury or not. Let's talk security deposit be sure to TAKE VIDEO, PICTURES, AND DOCUMENT EVERYTHING! This place will try and suck everything out of the security deposit even standard wear and tear so be ready to fight. We had carpet cleaning charged when it was clean, paint charged, over 200 for professional cleaning when we had the unit cleaned from top to bottom. oh and an itemized statement with unknown charges! terrible!
