Update 05/07/24: We've been living here for just a little over 12 months now. Here's what's changed since then: - Not a single package has been lost/stolen since last update. - Roads were newly re-paved - Monthly rent will increase for renewal term Additional observations: - There is required in-unit maintenance such as smoke alarm battery replacement - Trash is routinely emptied from the trash rooms daily. From where we've come from, this daily cleaning is absolutely amazing. - Already mentioned that maintenance issues are handled well, but I need to reiterate this feature. The maintenance staff that keep things running are top tier. We noticed that the elevators and hallways are frequently cleaned. We ran into the cleaning staff a few times mopping / wiping down an elevator, and vacuuming the hallways. Of the other multiple apartments I've lived in, this kind of thing is rare to see done well. - Need to give recognition to the repair technician specialist Omar. He provides legendary repair service. You will not be disappointed. In our latest maintenance request, we needed a bathroom light button replaced. Omar ended up replacing the light button, fixing the sinks abnormal water pressure, and repairing a leaky toilet. It was Omar who pointed out the additional issues as he was addressing our original issue. Now, for the cons. The only thing that is a bit rough is the cost. Like I mentioned before, surrounding complexes offer cheaper and more affordable living than River View. So in deciding where to live, what it really comes down to is, what are you willing to compromise on? There's nearby apartments where, the hallways are barely larger than shoulder width, inconsistent in-unit repairs, trash is emptied weekly instead of daily, and finding secondary parking is like a mini commute. If you are willing to deal with such headaches at a cheaper price, then this place is not for you. If you're willing to pay a little more to not have to deal with these kind of issues, then this is an excellent option. Overall, the systems and team that River View has in place has been extremely effective in serving us and making our stay here comfortable and enjoyable. We've already renewed for 2025. read more

I have been living here for 4 years. The past 3 years it was okay with a few issues with break-ins into cars, stolen wheels in the parking garage, and stolen packages inside the building, but good for the most part. This last year it's been so bad with in-unit alarms blasting all the time making it unbearable to cook anything even when opening windows and doors. We even have to use a floor fan to try to not trigger the alarm to no avail. It's not only my unit, you can hear alarms blasting everywhere in other units and buildings. [[HIGHLIGHT]]We got so tired that decided to move as the leasing office say they can't do anything and it's all because of the California new fire restriction laws.[[ENDHIGHLIGHT]] Well I have friends in other communities and they don't have these issues. My advice is if planing to move here, think about it very carefully, because these issues won't be resolved in the short time, and who knows when. read more

I've only been living here for a week, and the fire alarm issue is very real. I had seen reviews mentioning this before moving in, but since everything else looked nice, I told myself, how bad could it really be? I was very wrong - it's worse than you can imagine. We've been here for about 10 days, and the fire alarm has gone off like 20-30 times. Yes, multiple times every single day. If you plan to cook -- or even just boil water, stay away. The fire alarm is absolute hell. All three alarms, the one in the kitchen, living and hallway go off at once, and I have to manually press buttons on each one to stop them. We constantly hear fire alarms from other apartments, especially during lunch and dinner hours so it's not just us. When we complained, management said the alarms were "updated to meet city standards," but I find it hard to believe that any city standard is supposed to be this unbearable. We've just started and, I honestly don't know how we're going to finish our lease here. We'll see. Don't come here unless they fix the fire alarm issue. It's hell. read more

This is a good apartment community, but the management was unhelpful throughout my stay. The rent did not seem worth the place. I stayed here for 2 years and realized early that the management doesn't care for the residents. Elevators are broken around twic[[HIGHLIGHT]]e a month, and complaints about them are ignored. Emergency numbers only redirect you to an answering machine and you'll[[ENDHIGHLIGHT]] get no help if you're locked out. (This happened to my neighbor because they changed the door lock batteries). If you want to live here, you should read the lease very carefully and be prepared to lose your deposit and get over-charged during move out. They charged me $350 for cleaning for a little bit of dust left behind because it "didn't meet their standards". Also be warned - they intentionally use bad math to over charge each time when you move-in, renew lease and move-out in a month with 31 days by pro-rating the rent by 30 instead of 31. This place would have been okay were it not for the scummy management. Edit: I'm adding one star because Riverview management reached out and made some efforts to correct the bad move out experience. They refused to correct the extra day of rent charges, but reduced 50% off the $350 in cleaning fees as a "one time exception". read more

I have been living in this apartment complex for 5 years, and my experience has been nothing short of a nightmare. The maintenance here is abysmal, with leaky pipes being a constant issue in the common hallway areas. Despite multiple complaints to management for over a year, nothing has been done to fix the problem. To make matters worse, there is a giant cut hole in front of my apartment door ceiling that has been there for months. There is also another one down the hall. This not only looks unsightly but also poses a safety hazard. When the holes in the ceiling were cut out, we were never notified about it and were tarped in. I was unable to enjoy a walk with my baby in her stroller because there was a giant tarp placed in front of our door and we couldn't walk through. So when I did leave to run errands, I had to go around the tarp and the men working on the ceiling were wearing hazmat suits which was very concerning for me as a resident to walk through. There were also nails on the floor when I was walking by in sandals. To "catch" the water, they've taped plastic to let water flow into giant trash bins. In addition, the trash bin is placed in front of the exit staircase - this is obviously a huge safety hazard! To add to this, the carpet is moldy from the leaking water - another hazard. Despite repeated requests for repair, the management has been nothing but negligent of the issues - constant responses that they're waiting for the weather to get better or "we're sending our vendors to fix it this week". Adding insult to injury, the rent here is exorbitant. For the amount of money I am paying, I expect at least basic maintenance and a livable environment. However, that is clearly too much to ask for from this management. In conclusion, I would strongly advise against renting from this apartment complex. Irvine Company prides itself for being the best-in-class real estate, yet management is otherwise up-to par. The combination of leaky pipes, a giant hole in the ceiling, and unresponsive management makes this place a complete nightmare to live in. If you live in a Camper Van/ RV this community is for you. This community allows people to live in their vans within the community. Some are even considerate enough to leave their trash behind when they leave. [[HIGHLIGHT]]Package got stolen (again?), let residents services know so they can tell you to use tracking numbers to know when your package is coming[[ENDHIGHLIGHT]]. Broken doors/gates ? No worries, they'll take their time to fix them because there ALWAYS seens to be many "more important" things to fix..Even when someone broke into the mailroom and stole mail. River View Apartment Homes was my home for 7 years, and I've missed it more than expected. People who helped bring peace of mind included their maintenance staff, who did excellent jobs. For instance, Julie maintained the well-kept community regularly (e.g., elevator, gym), Melissa fixed the shower drainage, Jesus fixed the bathroom sink drainage after hours, and Hue fixed the freezer, kitchen sink drainage, and fire alarm promptly. While searching for a new place closer to my family geographically, I preferred one most similar to River View for a clean, quiet, and supportive environment. read more

In my 5+ years living at the River View I called the maintenance team quite a few times for various small jobs, replacing light bulbs, reset alarms and clear clogged drains. Beware, your belongings are not safe in this apartment. Our car was broken into twice. Our bike is stolen from the bike room. And multiple bikes are stolen. Other neighbors are also frustrated too. The packages from your door step gets stolen as well. The management does not do anything to improve the situation. They can't even find the video footage. Thieves can come and go as they please, stealing residents' packages. They even select the items they like and leave the rest. About the bikes, the locks that have been cut are very strong (one of them was Kryptonite Evolution 1016 10mm). It means that thieves had plenty of time to cut them. It gives a sense of the quality of the security in this apartment. I like the maintenance staff, I gave two stars for their sake. read more

this review is purely about our security. on sep 11th i have two important mails coming in and they were shown delivered to the mailbox. when i look at the mailbox later, the mails are all gone. on top of that, there's a poster from the usps office saying the areas mailbox are recently broken in but there's no date on that flyer. i called the resident service immediately to confirm this information, and only to get the response that there are no recent report of breaking in mailbox (hello?? as i am reporting one in this call??) and claimed the flyer has been there for no one knows how long. read more

I have been living here for almost a year now, and have mostly been satisfied with the community. However, I am deeply disappointed in how management is handling leaving my entire building without running water (means no toilet flushing, showers, washing hands in a pandemic), and drinking water. Having running water is a basic requirement of a habitable dwelling and I asked for management to prorate me back for the 3 days I was not with water in a little more than 1 month over two incidences of them shutting off water for my whole building. As you can see, enough people were complaining about not having the basic need met of having a working toilet/shower, so they tried to open up a communal bathroom/shower in another building but even failed to get those unlocked in a timely manner. I not only did NOT get a rent abatement for those days I could not properly live in my own home, but ALSO was not given a proper explanation as to why. Management's response was incredibly cold and callous, and did not make me feel they care about me other residents here. I personally would not live here knowing that management may not care about you, or take responsibility by saying it is "out of their control" when in fact upkeeping their property and plumbing is 100% their responsibility so things like what happened to me and my fellow residents don't happen. read more

Terrible building design and management. Do not expect real solutions to problems. I leased this apartment in large part because it had a 24 hour fitness center in my building. Turns our they designed it with thin walls and nearby tenants and the sound kept these people up. So the hours we cut, then later some of the machines and the dumbbells removed, and finally 6 months later they are removing all of the remaining weight machines. The craziness part is in the middle of this they remodeled the gym for two months and STILL didn't solve the issue. Now they call removing all the machines while keeping the hours restrictions in place a permanent solution, gutting one of the most useful amenities because of their failure of basic building design and their inability to address it. If you decide to live here know the rent do not expect to have access to perks you paid for. Renter beware. read more

Time for the annual updated review: 1) Best landscaping of any apartment communities in the Bay Area! 2) Very well maintained and equipped gym. In fact we noticed some folks who have moved out still come to the gym and participate in the gym class. We were also surprised by some of their scheduled maintenance because we thought the items to be replaced were still working well. Wifi in the gym is still spotty at times. 3) There was a period when the monthly events were cancelled (closed to a year) but we're happy that the events have returned and still organized professionally by Ernie. 4) We don't use the pool enough! Still some of the best pools we've seen in any apartment complex. It is pretty quiet as it's not overused which is a good thing. 5) I think the root cause of the frequent fire alarm was finally fixed as it was triggered only once or twice this year. 6) Only 1 incident of broken car window that we know of, and they took care of it pretty much immediately by cleaning up the area. 7) The management team here is willing to work out issues with us. As an example, our meter was switched with one of our neighbors when the building was initially set up. The other household logged a complaint and triggered the re-metering and that cost us extra money from the 18 months worth of adjustments. It's just a little surprising that such issue could happen but we're glad that the management resolved this issue with us. Been hearing from our neighbors of the significant rental increase with recent renewals, so this could be our last review for this community. Nevertheless, we enjoyed staying here for the last 3+ years and we will miss this place for sure. read more

I've lived in many apartment communities but River View has the best maintenance team I have ever seen. Once in awhile things break and get clogged but every time I submit a request, they go above and beyond and offer help in other areas that weren't necessarily part of the original request. Every maintenance crew I've interacted so far has shown superb professionalism. The neighborhood is great and peaceful. I haven't had any issues after 4 months of living here! read more

Rent is up and also the crime. Our storage unit was broken into, we changed to a thicker lock, still got broken into :/ !! No camera footage is provided, they said only if police request them to, what the point of having cameras without making use of it? Put 2 bikes in bike room. They gone in a month! Some thieves also stole gasoline from our car Packages left outside the door gone within 5' ( we saw it outside then go into the room to wash our hand, walked out it s gone) Also, People living in a gated community need to understand NOT TO LET OTHERS IN! Worst apartments ever. They didn't care the safety in the community. We got 3 car tires stolen in a single month. We suggested the leasing team to take concreate actions to protect our properties but they denied. For now, the theft can get into the garage, take what ever they want and leave peacefully. The HVAC noise from downstairs is super loud. It generates a 120Hz resonance sound in my bedroom whenever it runs. During the winter, their blower turn on every 30mins, which woke me up every 30mins in the night. Also, the roof has popping sound every 5mins though out the night. I need to wear earplugs to sleep every night but the 120Hz noise still pass through the floor, the mattress, the pillow, the earplug to my ear. I didn't get any good sleep for a week now. You can also hear this noise everywhere in the dinning area and kitchen. It is driving people nuts. I talked to the management team but they said this is common noise and didn't do anything. read more

Update on this - 1 year in and and I have lost almost 10+ packages. Some directly stolen from the so called "secured" mail box and parcel stop. I'm having to redirect my packages to my friend's homes because it's so unsafe to get any packages delivered here. Management of this community is not very helpful. I have complained numerous times to get the standard "we are sorry but we can't do anything" response. They'll do nothing to remedy the situation. DO NOT LEASE in this community. You'll regret it like I am. I can't wait to move out of this place. It's been a terrible experience. I wanted to post an update to my previous review. Riverview posted on my previous review saying they have been trying to contact me and clear things up. This isn't true, nobody has been taking any initiative to contact me. I have also been contacting Riverview in the meantime because I still haven't received my security deposit (which is required within 21 days), and it has been over a month. I'm frustrated because they have not only taken rent without any prior notice but now they are withholding my security deposit. How much money should I be expected to give up because Riverview fails to communicate with their previous and current tenants? read more

The only thing I like about this place is my apartment and the maintenance staff. The elevators are always down, this very inconvenient and difficult if you have babies and use strollers. They always say it's being fixed but for the about 16 months now it seems to be broken down at least several times a week and the office staff doesn't really care. I called them about it and all they said was "be patient". The jacuzzi is also dirty and often cold. We rented the community room for $400 and the oven, TV, and fireplace don't work. Basically they don't mind taking your money but they let you live in subpar conditions. read more

If I could rate zero or negative stars on River View (Building 3 - specifically) I would. David Gomez is the absolute WORST. As tenants in this same building for 7 - SEVEN years - he does not know the first thing about empathy. Long story short - In the past 3 years, my wife and I have had 1. our car stolen from a "secured gated garage" (cameras don't work) 2. bikes stolen (TWICE) from a "secured accessible room" (cameras didn't work again) 3. verbally abused by the day porters while walking my daughter 4. our other car got "broken" into - although nothing was stolen, items were left outside of my car. DO NOT RENT here. They will not be flexible about ANYTHING. Most recent - we are in the last few months of our lease - they're requesting 30 day notice to vacate a.....STORAGE ROOM! Ridiculous. I booked for a half an hour tour spend an entire hour trying to resolve issues with the app and waiting on call to speak with the leasing agent. I lived in Irvine properties for about 17 years: 2 years at Brittany in Irvine, 11 years at Quail Ridge in Irvine, and 5 years at River View in San Jose. Obviously, I think highly of their properties which are all beautiful, well-constructed, luxurious, and meticulously maintained. They are rather on the high-end, and hence, pricey. Their newest properties such as River View are truly well designed. My particular apartment which sits on the corner on the 5th floor has a nice floor plan and offers a very nice view of the mountains as shown in the picture below. Furthermore, their staff is very professional and cordial. Their service is exceptional and usually very prompt, even though lately, despite the fact that they were under staffed, they managed to fix number of issues that I requested after renewing my lease. David Gomez who is the manager of my building went the extra mile to make sure that I am satisfied. If there is any con to mention, I would say that the Irvine Company has the reputation not to be flexible regarding their terms. I guess they feel that they offer a very good product worth its price, which is understandable. Nonetheless, flexibility is always appreciated by everyone. Having said that, when I renewed my lease this month, they did show quite a bit of flexibility considering that the increase was very reasonable, especially compared to prior years which have been rather steep. As testimony of my satisfaction of their properties and their service, I referred several of my friends and colleagues who ended up living in their properties. read more
