After looking at the website for Wisconsin Property Inspections LLC I felt confident in their abilities and moved forward with their online scheduler. It was very straightforward and thorough. We were looking to schedule within a couple days, and I was impressed by the availability they had with this short of notice. They have a great team and seems can easily schedule people because of this! On the day of the inspection Mike was on time, personable, and professional. With the help of our agent, we walked through the house and asked him questions as we went along. He was straightforward and very helpful. Finding one area inaccessible, he made note of it and my agent sent it to the seller. They quickly opened access to it later that day, and Mike kindly agreed to go back and check it out the following Monday! I was so impressed by his professionalism, personable nature and willingness to ensure our home was going to be safe and sound for moving in. We secured payment with him on scene day of the inspection - all was very easily done mobile-y by card. We added the radon testing for the basement area since it was going to be a main living space, and after a military discount, it totaled $600. We felt this was certainly fair and worth their expertise and experience! They're super knowledgeable of their craft and the local area's affect on wear and tear of homes. It was followed up SAME DAY with the full report and receipt! This has made the homebuying process go even smoother. The pace in which they handle this process and with such skill truly is a relief and brings peace of mind knowing we can move forward quicker than anticipated. Between his expertise and local recommendations for home-related needs, I would recommend Mike and his company every time!

The mere concept of a home inspection was very overwhelming as we just don't know very much about homes or the process. My grandparents, who have done a lot of DIY in their homes and were landlords for a time, came with to offer insight and make sure we knew what was going on. Jay explained everything at a level that I was able to understand, and then walked through what the fix would look like in regards to how severe it really was. He would show us pictures and demonstrate what was wrong each time and really gave us clear and open communication throughout. My grandparents (who have bought and sold 20+ properties in their day) were also very impressed with how he explained everything and how thorough both he and his report were. They were there to make sure we were understanding everything appropriately, but honestly we would have been fine even without. I would recommend him to anyone looking for a home inspector that will really make sure you understand what you're purchasing!

    Listen to what the other reviews mention - Mark Thomas is the best and is well worth it…read more I recently purchases a duplex down in Bayview and he was recommended to me by my realtor, Norm Terapak (Terapak Realty), as being the best. After calling up and speaking with his assistant about his rates and time, I noticed that it was a little more expensive than other home inspectors. She did mention that it is since he is the best, has the best reports, gets on the roof, and takes his time going through. I took Norm and her word for it and had Mark take a look at the property. His assistant called to let me know that he was running late due to traffic yet he still showed up on time, which is always a plus. We spent more than 4 hours looking through EVERYTHING, and I mean he looked at and tested everything. I have been told that most inspectors don't go up on roofs anymore yet Mark got up on the roof, snapped pictures, and was checking it out for 15 minutes. Mark uses a digital camera to take dozens of pictures and has a laptop on site that he uploads them to right away. He puts together his digital report as he goes. In all he provided a digital PDF copy of the report that was 37 pages long with so much detail. Not only did it include a few pictures on each page, descriptions, but also diagrams of how to correct it or what it should look like. Mark also knew I was a first time duplex buyer and would educate me along the way, show me various items, and explain things in detail so I would understand and know for the future. He was very educational and helpful. He may be a little more expensive than others yet what he found I was able to get some serious money knocked off the price so it was money very well spent. Highly recommend Mark and will be using him in the future.

All of the other reviewers are right, he is incredibly thorough, describes things in a way anyone could understand and goes over the report with you on-site. He says some inspection places don't do the report on-site and I think that would be really inconvenient. As we were talking he mentioned some things that I then asked him to include in the report and he was happy to do so. What a drag it would have been to go over it all myself and ask for changes later. You can't go wrong here if you need the best.

    Mid last year, purchased a house where the prior homeowner (who wasn't living in it at the time)…read morewas required to get the foundation fixed and remediation for moisture. Accurate Basement Repair is who they chose - lower five figures cost (it was in fairly bad shape before the work, it's obvious). Can't say it was the prior homeowner, because technically I paid it (since I bought the house and they billed it through closing). I wasn't there either before or during the repair; everything had already been done by the time of closing. That's fine - I understood. Nothing was a red flag in inspection. But here's what I observed, having done nothing but take possession of the home. - The drain tiles seem to be fine. They (ABR) didn't do anything cosmetic to make it look presentable afterwards; just concrete (which is porous). - As another reviewer mentioned, they left the old nonfunctional sump pump laying right next to the new one. Like they just didn't bother to clean up despite charging so much money. - They cheaped out on the sump pump controller; didn't bother to give them the battery backup-equipped unit (yes, we know..."we offered, customer said no to the extra charge, doot doot doot!"...again, for so much money, throw it in. You're talking a few hundred bucks at best). The power tends to go out frequently here, so this was a huge issue when the rains hit. - Sump outlet used to go to the back yard, they redirected it to the front and just laid it out on the front grass. Now it's noisy thoughout the house as well as curb-unappealing. - Part of basement repair should also be sealing. They concrete sealed most of the well opening tops but blatantly missed two of them - when I say "blatant", I'm talking, you can literally put your hand out from the basement to the outside. Which meant that humidity was out of control. Which led to... - An excessive number of dead bugs found, which was odd given there was recent basement repair; since sealing should be part of it. Turns out they were attracted by the excessive moisture from... - The dehumidifier, when we did the initial walkthrough before agreement, was an older unit that was running nonstop. Thought it odd but figured it was related to the recent work. During the final walkthrough, the older dehumidifier had been replaced with a slightly newer - but same model - unit. It wasn't running. Turns out the tank was full; and who knows how long it was sitting there full. After closing, I noticed that tank would just keep filling because the humidity was out of control. Replaced it with a Govee and tapped out a hose to the drain (not sure why ABR couldn't/wouldn't do that); that mitigated it, but it still ran nonstop. That's when I discovered the two openings they clearly missed; after adding some insulation, problem was much more under control. Still gets a bit moist but nowhere near what it was doing (over 80 RH which can lead to mold and wood damage). So what was done well? The steel I-beams bracing the cracked wall seem to be doing their job.

Jared was our inspector and he is the man! He's friendly, knowledgeable and well-versed in century-old homes. He has really cool inspector gadgets - you see what I did there? - (drones, collapsible ladders, heat detectors, etc.) that ensure you get top quality inspections; no stones left unturned. He took the time to explain things to us and answer any questions we had; he nerded out a couple times when he came across newer, updated electrical work and it was fun to learn a thing or two, and to see someone get excited and passionate about what they do. We hope to not have to go through another home inspection for at least 10 years but if we do, they will be the first company we call! *Side note - there are 2 Jareds that work with this company, both really nice and knowledgeable, but uncertain if the other Jared does century old homes. That's not confusing at all, is it?

In the market right now he was able to accommodate my realtor's rush request so we could stay on track. The report was easy to read and there were no surprises as he talked things through as he went which helped us assess which things on the report were more important to have the seller fix now and which we could focus on later. Highly recommend!
