Yes, the sales pitch can feel overwhelming if you aren't used to time-sensitive sales. It's either you take the spot or perhaps one of the next 10 businesses they talk to in the following 48 hours will. Just prepare, do your research ahead of time on CPM (if you don't know what CPM is then definitely study up first), and have a realistic down payment and total payment in mind and you'll either say "yes" or "no". It's as simple as that. Don't overcomplicate this- they're pitching you as space and you either see the value or don't, and you can either afford it, or you can't.
