I made the mistake of renting a unit online based on their polished marketing, only to find it in an uninhabitable condition upon arrival. Throughout my one-year lease, I dealt with persistent issues including a lack of heating during the Vancouver winter, electrical hazards like sparking outlets, a screaming and oily kitchen fan, and broken window locks on a second-floor unit that compromised my safety new Gastown which is not nice. Incredibly, they even broke one of the locks themselves while showing the place, yet had the audacity to accuse me of breaking it during our legal hearing. I also spent a full month with a broken fridge before it was finally replaced. In the first month, I talked with one of their employee to leave as I could not continue to live. She convinced me saying when my wife arrives in couple of months we can look houses together. She noted I won't be charged penalty leaving early. I thought I could bear these awful circumstances. By the 4th month, the situation became unbearable as management completely ignored my continuous complaints about a major neighbor noise issue involving heavy bass music that blasted from midnight until the early morning hours. I could barely sleep. I used ear plugs which were not helpful for bass, so I used airpods noise cancellation all the time even while sleeping. When I finally told them I wanted to leave because of their negligence and the lack of functional internet, they tried to pacify me by installing Starlink. However, this turned out to be a complete scam; they made the network public, allowing over 20 devices to connect and making the service unusable for me. If you wonder about the neighbour's noise... they didn't even bother to solve it. Throughout this entire ordeal, I faced constant threats and unprofessional behavior from staff members like Swaliha and Pratik. I eventually took my case to the Residential Tenancy Branch (RTB) with over 70 pieces of documented evidence. However, because the hearing was on May 4th and my lease had recently ended, the arbitrator ruled that I couldn't claim many of my rights as an active tenant, resulting in the loss of most of my security deposit. They couldn't even present any evidence at the hearing. Yet I became the one who lost. It is staggering that despite numerous public complaints, government institutions allow them to continue using legal loopholes to prey on your hard-earned money. They should thank very much to government institutions for covering them. Being a tenant should not require being a lawyer. I spent so much time and stressed you cannot ever imagine. Save your mental health and your finances by avoiding this company at all costs. Do not trust the system which won't protect you or do very least. This company's 'business model' relies on deceiving people, and exploiting laws. That owner, Anoop, I can see him drinking his mojito on an island with the money he stole, while unprotected tenants are being ripped off by his minions in the Plan A offices. And I'm spending even more of my time writing this hoping it helps someone out there like you.

My wife was communicating through one of their agents Tasha Panico to schedule a viewing for a home they were managing. They had agreed to show us the place on 6 PM on a Wednesday (6 days ago). Tasha had asked to move the date earlier to Monday at 6 PM but my wife was working a late shift at the hospital and didn't have a chance to reply to her email until the following day where my wife confirmed 6 PM would be okay (Tuesday). Tasha explained she was busy that Tuesday and left it at that in the reply email. We of course assumed the viewing would go ahead for Wednesday at 6 PM and my wife emailed back apologizing about not getting back sooner and emailed back to confirm again 6 PM on Wednesday. She did not get a reply back but we did not think much of it at the time. We got to the viewing early on the Wednesday, sent one more email and also text messaged her that we were there, still no reply. We phoned her once at 6 PM but still no answer and then waited around and still nothing. Unfortunately we never got another answer from Tasha explaining what happened even though there was never any indication to us that plans had changed. The unit was subsequently rented so our interpretation is that she felt there was no point in showing us the rental however a simple message telling us so would've sufficed and would have saved us the time involved in making our way down to the viewing and waiting around. Again I hope this is a one off or there were extenuating circumstances but I feel that as a professional organization, communication is very important, and we felt there was a communication breakdown dealing with Tasha, who had been a good communicator up until that point.

During this time, we have repeatedly escalated the matter both directly and through the landlord. Unfortunately, there has been little to no meaningful action taken. A memo was only issued after nearly two months and they put it on notice board and no one knows how many people even read it, and since then there has been no clear resolution plan, accountability, or timeline provided despite multiple follow-ups. We have already submitted recordings and supporting evidence, yet the response continues to be reactive rather than proactive. We are repeatedly instructed to contact concierge whenever noise occurs, despite the fact that their work regularly begins around 8:00 AM, with noise often starting even earlier. As a result, we have experienced ongoing sleep disruption and significant impact on our quality of life for nearly three months. The lack of accountability and urgency in addressing this issue is deeply concerning, particularly given that a Senior Strata representative is overseeing the matter.

The 3 layers of glass do nothing to help with that and you can't open the windows during the summer because it feels like the train is inside of your house. Two elevators stop working the other day and created a 30 minute wait down the lobby because you can't use stairs. They have a dog run which is so filthy my dog won't even go and when I used to try it people were not ok with sharing it so you end up having to go there and not being able to use it anyway. Every single patch that isn't cement around the 3 pet "friendly" buildings have a "no pets" sign, even the patches with wood chips and pebbles! They require a bank draft or cheque for amenities, you need a liquor license if you want to have alcohol on the reserved room which costs a lot of money and they don't even clean the bbq grill (in the contract they charge 250 dollars and require you to even clean the smudges on the glasses). I can go on and on, I just recommend to stay away from any properties from this company.

I purchased a…read more2.5-bedroom unit as a pre-build from Wesgroup -- at the time of signing in June 2023 they told me that underground storage lockers would be available for purchase at $4,000 when the building completed, and that homeowners with 2+ bedrooms would be prioritised (50 storage lockers for 61 units). 3 years later when completion finally rolled around, I asked in person and over email several times about the storage lockers, only to be told that all the lockers had been assigned to other units or were "temporarily" being used for operational reasons, that their "sales program continues to evolve," and that lockers had "been allocated to available homes" -- in other words, they are holding them back for unsold units to incentivise future buyers. The devaluing of people who took a leap of faith and bought as pre-sales, waiting three years in good faith, is astonishing to say the least. Since closing, I have been exchanging emails for 3 months, with them offering phone calls to keep discussions off the record, and offering to put me on a waitlist with no indication of when the "temporary" use will end. This depreciates my property value, not to mention the practical inconvenience of not having storage space associated with my unit. The futile chain of emails offering nothing but meaningless solutions -- a waitlist, a much smaller bike locker for $2,000+, hollow apologies for "the inconvenience," and attempts to move discussions off email because they don't want a paper trail of this contemptible and detestable sales tactic -- has been exhausting. I will never do business with Wesgroup again and will be discouraging everyone in my community from doing so. These are excerpts from an email exchange with their sales team in March/April, after 3 years of hearing no updates or offers to purchase the storage locker they promised at signing: "The remaining lockers have been either held back for temporary usage or have been allocated to available homes. As a part of our inventory management, storage lockers have not been made available for purchase to current homeowners." "With respect to the waitlist, opportunities are expected to be limited. In rare cases, a locker may become available prior to or around completion (for example, if there are changes to purchaser allocations). Should that occur, we would reach out to waitlisted homeowners in order of request." "To provide some additional clarity -- there was no ability for any homeowners that have recently completed on their home to purchase a storage locker." -- I purchased my condo in 2023, if that's what they consider "recently" in 2026.

My personal experience with leasing a unit in their DTLA Union Lofts property has been horrible. They forced a mandatory monthly "Amenity Fee" upon the residents of Union Lofts when 1. the fee was not originally stated in my lease when I first signed. They added it on midway through. 2. Union Lofts has NO amenities. Just a very lousy rooftop. No gym, No pool, No common areas/residential lounge NONE. They charge this fee and say Union Loft residents can have access to the amenities at their sister property 825 S Hill. All tenants agree that that should be an optional fee that residents of Union Loft can chose to opt in or out if they don't want to use the amenities at 825 S. Hill property. There have been many occasions where the "secured" package room has been broken into by outsiders, people who are not residents of Union Lofts and packages have been stolen. And these thefts just so happen to occur when the Amazon Locker was "broken". Any other time when the Amazon Locker is fully functional, there have been no break ins or thefts from the package room. But whenever it goes down there's always someone from the "outside" breaking in. How do these "outside" people magically know when the Amazon Locker is out of order and the packages are sitting out openly in the locked package room? Someone internally has to be letting these "outsiders" know when to break in. They've gone up on their parking fee for Union Loft residents from $150 to $180 with no improvements to the parking structure. The homeless still find ways to get into the structure and I've seen several signs of cars being broken into with shattered window glass being on the pavement of the garage. Also the on site storage units that they rent out aren't secure and don't have surveillance. My storage locker was broken in to and when trying to file a claim with Kelvin and Sam in the resident services department I got no help. They will give you the run around when it's time for you to move out and get your deposit back. They do not care about their tenant. They find any new way to get extra money out of their tenants even if it's unethical. they charge a mandatory "amenities fee" at all of their properties, but during the pandemic they closed all of the common areas (pools, work spaces, rooftops, gyms etc.) to all residents but still charged them the amenities fee. If you are considering renting with these people please do not. Please read all the reviews. There isn't one good review online about this group. check Yelp, check Google and read the reviews and strongly take the reviews into consideration. Onni is horrible
