I made the mistake of renting a unit online based on their polished marketing, only to find it in an uninhabitable condition upon arrival. Throughout my one-year lease, I dealt with persistent issues including a lack of heating during the Vancouver winter, electrical hazards like sparking outlets, a screaming and oily kitchen fan, and broken window locks on a second-floor unit that compromised my safety new Gastown which is not nice. Incredibly, they even broke one of the locks themselves while showing the place, yet had the audacity to accuse me of breaking it during our legal hearing. I also spent a full month with a broken fridge before it was finally replaced. In the first month, I talked with one of their employee to leave as I could not continue to live. She convinced me saying when my wife arrives in couple of months we can look houses together. She noted I won't be charged penalty leaving early. I thought I could bear these awful circumstances. By the 4th month, the situation became unbearable as management completely ignored my continuous complaints about a major neighbor noise issue involving heavy bass music that blasted from midnight until the early morning hours. I could barely sleep. I used ear plugs which were not helpful for bass, so I used airpods noise cancellation all the time even while sleeping. When I finally told them I wanted to leave because of their negligence and the lack of functional internet, they tried to pacify me by installing Starlink. However, this turned out to be a complete scam; they made the network public, allowing over 20 devices to connect and making the service unusable for me. If you wonder about the neighbour's noise... they didn't even bother to solve it. Throughout this entire ordeal, I faced constant threats and unprofessional behavior from staff members like Swaliha and Pratik. I eventually took my case to the Residential Tenancy Branch (RTB) with over 70 pieces of documented evidence. However, because the hearing was on May 4th and my lease had recently ended, the arbitrator ruled that I couldn't claim many of my rights as an active tenant, resulting in the loss of most of my security deposit. They couldn't even present any evidence at the hearing. Yet I became the one who lost. It is staggering that despite numerous public complaints, government institutions allow them to continue using legal loopholes to prey on your hard-earned money. They should thank very much to government institutions for covering them. Being a tenant should not require being a lawyer. I spent so much time and stressed you cannot ever imagine. Save your mental health and your finances by avoiding this company at all costs. Do not trust the system which won't protect you or do very least. This company's 'business model' relies on deceiving people, and exploiting laws. That owner, Anoop, I can see him drinking his mojito on an island with the money he stole, while unprotected tenants are being ripped off by his minions in the Plan A offices. BEWARE !!! Rental agent Karen Ho lied, made us promises she had no intention of keeping, and took $7000 (7k!!!) of our money and now refuses to give it back. It's 1405 Haro St. -apartments 301 and 302 in Vancouver's West End. We were there for less than 12 hours before we evacuated to a hotel to escape the bugs and filth. We've been in contact with Strata and she WILL obviously be forced to give our money back but she's making us fight her for it. I'll update this review once she loses. She has no grounds. And I won't give up until I get our money back. I don't care how long it takes. But you don't have to make my same mistakes. In August 2020 I told Karen Ho and Plan A real estate we were coming in to quarantine in the apartment. I paid her her fees. I made it very clear in conversations and in writing that according to the Canadian government rules for quarantine we must have contactless delivery set up. That means the street intercoms need to work, the door locks needed to function, and on a personal level obviously I needed the apartment to be clean since we could not leave for 14-days. We could not get in the door at first with the keys she left us because the locks are so old and broken. Imagine-- there we were, frantic because after paying a huge expense for a private car to not expose people-- we're in the public space for an extended period of time because we can't get the doors open because the locks are so old and broken! My son finally managed to use the key and jimmy the door open. Apparently the few remaining residents in the building just prop the doors open. Before I moved in I asked her to confirm the intercom's down stairs were working so we could have the mandated contactless delivery. She told me they were. They weren't. But what made us flee during our first 12 hours of quarantine??? The apartment is infested with roaches! They're crawling everywhere. I didn't know what the bugs were at first and had to send the pictures to an expert, who told me if there are bugs in the kitchen, then they are everywhere and will be in our stuff in a matter of hours. I immediately reached back out to PlanA. I don't want roaches!!! Dear Lord! They acknowledged the infestation. Their solution? For me to use their weird concoction to kill them!!! They left it at my door-- without even attempting to apologize or anything. I have kids and a dog! I'm not putting poison all over the apartment-- when we cant leave! AND I've paid them thousands of dollars... they can kill their own effing roaches. So gross! There were so many problems.... Windows wouldn't close shut. No water pressure in the shower. The entire bathroom was filthy dirty. The mattresses are old and stained. The washing machine smells like mold. The microwave smelled like vomit. The stove burners spark and smoke. This has to be the most dishonest company in Vancouver. They told me the property was a "premium quality" property and yet it was pure garbage. They charged me $2800 for a furnished apartment that was barely furnished and that smelled like cigarette smoke, when I asked the owner/manager about the smell he said just open the windows. When I moved in the apartment was not cleaned and it was during COVID and yet they charge every person that leaves a cleaning fee of $240, it's a miracle that we did not catch anything. The apartment did not have blinds or lights in one of the bedroom. They later scrambled to get those, yet they had told me the apartment was ready AND FURNISHED. It came with a 1960s fridge that could only balance on 2 feet because it was unsteady, the stove was an ancient stove that 2/4 plates working. the dryer will make your clothes stink because it's super old and inefficient so your clothes are always damp. Now the kicker was the kitchen drawers, they looked like something died in there. When I asked them about it the company owner/manager, who goes by the name Anoop said it was my fault that I did not open the kitchen drawers to inspect them. So for the rest of the stay we had our food on the kitchen counter. The shower was also equally filthy, see the pictures, it looks like an apartment for homeless people on East Hastings yet this apartment was on Helmken St near Hornby. DO NOT BELIEVE the pictures they post online of their apartments, they are fake, what you see and what you get are night and day. Also, they asked me to pay a $200 move in fee for "holding the elevator" yet the place was a townhouse with an external door and no elevator! Pure daylight robbery is what they do. The worst service every. Never rent with them. The unit had red ants after one and half months stay. The room heated up all of a sudden or went cold all a sudden in throughout the day. The toilet tank took hours to fill in. The washroom sink tap, for hot water it took 15 minutes to get hot water and so was the shower. Initially when we moved there was no hot water in kitchen. The person was in a hurry to give me the key and leave. The thermostat was not working properly. The landlord is very rude and start arguing and twisting the English statement as per their liking. Very unprofessional once when they get to know you are moving out of their apartment. They just want to do the talking and not listen to you. Paying $2150 for their freaking baseman apartment, its better to rent out an unfurnished apartment. There are steel plates under the Kitchen tops to hide their uncleaned apartment and they had taken the move in fee of $150 and they even charge you for move out fee. I rented a unit at 1168 Pendrell street in the summer of 2021 for few months. Plan A Real Estate is very greedy. They are not responsive after you sign the contract. It is very unlikely that you get even half of your deposit back. This happens to me and my neighbours. They deduct from your deposit the moving fees (~$100), move-out cleaning fees (~$200), Hydro (more than $150), apartment insurance (~$250), and penalties. AWFUL RENTAL EXPERIENCE WITH PLAN A. To start, every person I had interaction with from Plan A was extremely unfriendly. Zero customer service skills and highly unprofessional for a luxury property management and real estate company. I have luxury units that I rent myself, and I would never dream of treating my high-paying tenants in that manner. The unit was also widely mis-represented in the marketing and I was told false information by the rental team about the unit I was renting. My main issue is the advertisement for the unit I rented said it had air conditioning. In the description it said that the building had air conditioning but the rep I talked with confirmed that the unit would also have air conditioning before I signed my lease. At check-in the rep from plan a didn't in fact know if the unit had A/C or not - and we discovered that it did not. The unit was awfully hot - reaching up to 35 degrees celsius. Also, the unit was supposed to be furnished with what I assumed was all the furniture showed in the images in the advertisement. There were only a handful of pieces of furniture and the blinds were wrecked, completely affecting the privacy of the unit. Because all of these were verbal confirmations or conversations I had no proof when cancelling my lease. At check-in when the rep was showing me the mail box there was mail from a previous tenant. He took out the package from the mail box and tossed it onto the floor, saying it was not his problem. I wont talk about the water pressure because there is none. contacting plan A directly only leads you to three options, the first being rent with them, this sends you back to a landlord that wont answer the phone. the second being Karen Ho someone who has no business being in the field she is in, unqualified and unhelpful. i've never heard one person spout so many lies, seriously. The third option is a "all other inquiries" line, this leads right to a voicemail box of someone i'm not even sure exists. the line doesnt even ring. I attempted to give this company a chance as I needed a place to stay in Vancouver but when I had a friend set up a meeting to see a studio for rent, Karen never showed. When he called her, she claimed she had no record of a meeting scheduled and claimed the studio was the only one available even though a junior one bedroom had just been posted on Craig's List that day. He tried calling Maulen and got a "half-assed" apology. No one was willing to accept responsibility and left my friend, who was already taking time out of a busy schedule to help, standing around wasting time. Note that many of their pictures on Craig's List are identical for multiple units, so you really have no idea what they are attempting to rent out. Plana real estate is probably the rental agency with the worst online reputation to date. Just google "greed eviction" and you will have a glimpse on what to expect when signing a lease with them. Also, have a look at the reviews on Yelp and Facebook, one common complaint is how unclean and bad smelling the apartments are. The second complaint is that more likely you will never get you security deposit back. They prey mostly on international students looking for short term rentals. It's really sad to see all the bad reviews and then a 5 star as you know it's clearly fake. DO NOT BOTHER - They never answer their phones, no matter which option you pick when you're being prompted. Karen Ho's the hardest to get hold of out of them all!! Trying to get in touch with her for 12 days now to have our bond returned and I've only just been advised today as I called a Nicole Huen's phone and some dude answered - he told me Nicole is away. She has not got her phone or her emails set to away and DID NOT advise me at the final walk through she was going away. Just terrible service, details on the listing not accurate, hidden fees (especially their ridiculous "moving fee"), utilities that they say they cover aren't actually covered (they get around that through clever wording on their agreements). Run far far away from them. Even if you love the apartment, not worth dealing with the unprofessionalism. First mistake I made was trusting them. I moved from Ontario to Vancouver and had no choice but to sign a lease without actually seeing the place. The pictures shown on the ad were of a completely different apartment to the one I actually got. Fine, that was my mistake. When I moved in, there were things that needed to be repaired. We're promised it would be done. Lived in the place for a year and never heard from anyone about the repairs again. I got a furnished place and the pictures showed a full set of couches, and I received a single love seat and a dinning chair. The bed was on a angle because the frame was broken. I put up with it for the year until my lease finished and it has been over a month and still no return of my deposit. No one answers the phone or replies to email. All I have to say is, no matter how much you like an apartment, if it's represented by Plan A... STAY AWAY. read more

I'd give 0 if I could. The girl that showed us around was great. We called regarding a particular building and Daizy seemed to intially be accommodating by sending us some links but then refused to show what we originally had asked. We were shown 3 units that we never asked to see and even the tenants in the one unit had no idea it was being shown. Terrible company evicting people and raising the rent. It's asshole company's like this causing rent in van to be so expensive and unaffordable. Something seriously needs to be done about this. Also they don't care about the people living in the buildings. We are constantly kept up from people partying till all hours of the night. The security is none, there are random strangers constantly in and out of the building. People sleeping in the lobby and at the front door. I think they let any amount of people rent out any sized apartment. The worst place I have ever stayed at not only in Vancouver but anywhere. Oh also, my roommates/landlords had their rent raised when trying to sign a new lease. This company is an absolute joke. read more

Absolutely terrible. I rented a parking stall from Plan A in an gated parking lot in one of their buildings. One day I went to pick up my vehicle and I noticed the gate had been vandalized. I notified them. They did nothing. My vehicle got stolen. Never rent anything from this company. read more

Worst experiencw ever..they give you a very expensive downtown condo "furnished" with garbage and very dated appliances. Could not sleep for a month because of the fridge sound. Also they give you one key set.. we are 2 profesionals with different schedule and having one key set was a nightmare. The place was dirty and not at all as shown in pictures. Terrible service... I recently rented a short term rental from this company and my experience has been awful from start to finish. See below for why: 1. The staff doesn't know anything: 2. Horrible customer service, they don't even apologize for giving you totally wrong information. 3. They charge you $100 cleaning fee out of your deposit and hand you a unit that has big chunks of mud and dust in it (and they don't apologize for it) 4. I have used 10+ real estate management / rental agencies around the World. Plan A Real Estate was the WORST rental agency I've ever worked with for the below reasons: - The reps that I have worked with were very unreliable and in some cases lied for their benefit (Tulio Vicentini, Nicole Huen and Karen Ho). - The apartment that I rented was not cleaned beforehand and the closet wreaked. - There was a mold problem in the apartment that was neglected. - The damage deposit that was owed to me was not paid in full. - The apartment and the building's maintenance was neglected. The laundry room was flooded for many days and the buildings they rent out are falling apart. Don't make the same mistake I did. I don't even want to give it a star. I'd give it negative 5 stars if possible. This is by far the worst property management I have ever experienced. I somehow foolishly decided to go with their services as my sister had a friend with them in the same building as us. My previous management was amazing and I had to change because my person had to step back for personal reasons. My sister's friend gave us a contact and didn't mention anything. I typically always look at reviews first, but thought because she was my sister's friend she must be reliable and it would be okay. Upon transfer to plan A services, my manager basically convinced me to increase the rent much higher as they said they could get that much for it. I ended up agreeing, which my then long-term tenants (who were saints by the way), couldn't afford and we had to switch tenants. The new tenants were absolutely horrible!! Not only did I keep getting a stream of strata fine notifications regularly (i.e. each month practically), they were continually disrespecting the rules of the condo and had lots of complaints from the building. To top it off, I got a strata letter that topped it off with my learning that they had airbnb'd the suite out!! That was the final straw so I had Karen discontinue their contract. I strongly advised her to look into references and make sure to select carefully new tenants to avoid this happening again. The next tenants were no better. It was the same issues, with monthly strata fines and infractions. The person listed in the contract also wasn't even living there. I don't believe there were any reference checks and I have no idea where she was finding these bottom of the barrel tenants. Throughout this experience, communication was extremely slow and sporadic. I would write specific requests and questions, with little to no response. It wasn't until the strata manager called me personally to let me know what was going on that I had to seriously start stepping in. She somehow now got in our current tenant (as the last contract ended) and these tenants didn't even have any references, were extremely difficult to contact and didn't even have any job proof when she chose them. I have no clue where she fond them, but also, it demonstrates the little time taken to select and research tenants. This has all been within a 2 year time frame. It's obvious they care more about money and getting as high of a rent as they can than actually taking care of your place. I have since switched over to Gammon Living, who have already been 1000x better overall with communication, care, ethics, value and thorough work, which was lacking with Plan A. If you want a property manager who will take care of your S**# so you don't have to, I'd highly recommend NOT signing on with Plan A!!! Run far far far away. Go with Gammon Living instead! I would not recommend using Plan A Real State. First of all the prices they provide are extremely high. The service they provide is also not worth the amount of money we have to pay. I was on a month to month contract and they were super persistent on me paying more every month (they upped the rent by 150) I also ended up not wanting to stay there for another month due to the service, instead of being understanding they started booking to view my place every day for a couple of hours. I felt unsafe with this and told them that with covid I didn't want people seeing my place and that they should provide virtual visits. They did not listen to my concerns. Overall Plan A Real State was a shit experience that I wouldn't wish anyone to have. read more
