    This has to be the most dishonest company in Vancouver. They told me the property was a "premium quality" property and yet it was pure garbage. They charged me $2800 for a furnished apartment that was barely furnished and that smelled like cigarette smoke, when I asked the owner/manager about the smell he said just open the windows. When I moved in the apartment was not cleaned and it was during COVID and yet they charge every person that leaves a cleaning fee of $240, it's a miracle that we did not catch anything. The apartment did not have blinds or lights in one of the bedroom. They later scrambled to get those, yet they had told me the apartment was ready AND FURNISHED. It came with a 1960s fridge that could only balance on 2 feet because it was unsteady, the stove was an ancient stove that 2/4 plates working. the dryer will make your clothes stink because it's super old and inefficient so your clothes are always damp. Now the kicker was the kitchen drawers, they looked like something died in there. When I asked them about it the company owner/manager, who goes by the name Anoop said it was my fault that I did not open the kitchen drawers to inspect them. So for the rest of the stay we had our food on the kitchen counter. The shower was also equally filthy, see the pictures, it looks like an apartment for homeless people on East Hastings yet this apartment was on Helmken St near Hornby. DO NOT BELIEVE the pictures they post online of their apartments, they are fake, what you see and what you get are night and day. Also, they asked me to pay a $200 move in fee for "holding the elevator" yet the place was a townhouse with an external door and no elevator! Pure daylight robbery is what they do. BUYER BEWARE, never rent from this company, I am even surprised they have any positive reviews on Google, likely they are fake reviews they write for themselves.

    I rented a unit at 1168 Pendrell street in the summer of 2021 for few months. Plan A Real Estate is very greedy. They are not responsive after you sign the contract. It is very unlikely that you get even half of your deposit back. This happens to me and my neighbours. They deduct from your deposit the moving fees (~$100), move-out cleaning fees (~$200), Hydro (more than $150), apartment insurance (~$250), and penalties. Make sure to read every word in the contract before you sign it. DO NOT ASSUME that the agent explains the important things to you.

    Worst service ever. They are downright rude and extremely unprofessional. skip them and trust me you would dodge a bullet.

My wife was communicating through one of their agents Tasha Panico to schedule a viewing for a home they were managing. They had agreed to show us the place on 6 PM on a Wednesday (6 days ago). Tasha had asked to move the date earlier to Monday at 6 PM but my wife was working a late shift at the hospital and didn't have a chance to reply to her email until the following day where my wife confirmed 6 PM would be okay (Tuesday). Tasha explained she was busy that Tuesday and left it at that in the reply email. We of course assumed the viewing would go ahead for Wednesday at 6 PM and my wife emailed back apologizing about not getting back sooner and emailed back to confirm again 6 PM on Wednesday. She did not get a reply back but we did not think much of it at the time. We got to the viewing early on the Wednesday, sent one more email and also text messaged her that we were there, still no reply. We phoned her once at 6 PM but still no answer and then waited around and still nothing. Unfortunately we never got another answer from Tasha explaining what happened even though there was never any indication to us that plans had changed. The unit was subsequently rented so our interpretation is that she felt there was no point in showing us the rental however a simple message telling us so would've sufficed and would have saved us the time involved in making our way down to the viewing and waiting around. Again I hope this is a one off or there were extenuating circumstances but I feel that as a professional organization, communication is very important, and we felt there was a communication breakdown dealing with Tasha, who had been a good communicator up until that point.

Having…read morealready bought / sold homes a few times over the last 2+ decades and thus have wide experience (good and bad) with different realtors, I tried to make this purchase on my own -- without a realtor. Long story short, in the end, I did work with a realtor. I chose Pete Shpak and I am still grateful 1 year later for all his assistance and advice. He's the best. Pete is a great guy - incredibly hard working and professional. You'll get that from reading all his other reviews. What really stands out for me is that Pete is value-added. He gave me information I didn't have access to - and I'm pretty good at research and digging for information on my own. Pete is a great listener. He heard me out and understood exactly what I wanted. He didn't waste my time. He knows what he is doing. He has opinions and will let you know what he thinks - but he doesn't force his views on you. He's also a brilliant negotiator. You can't go wrong. Two more reasons why Pete exceeds expectations and stands out from other realtors: (1) Pete understands the market; and (2) Pete knows his data. Pete was the first realtor in Vancouver who offered "previously sold" prices on the internet before other realtors started doing it. While assessed values of properties are available to everyone, only realtors had previously sold prices. I was digging deep on google for data on my own and was able to access Pete's data even before I met him!! It was only a coincidence we ended up speaking on the phone. During my search, Pete steered me towards a newer / popular building with a great reputation. It was very nice - but I found the unit small and expensive for price per square footage. I had wanted a larger footprint for that price. Nevertheless, I ended up buying the newer / smaller unit in January 2020 and inherited the tenant that came with the unit. Fast forward to end of August 2020 - my tenant advised she had to leave. Given the global pandemic (and landlords in the West End and Downtown were offering first & last months rent for free over summer 2020) I was prepared to have the investment unit sit empty. Boy - was I wrong. I had a dozen queries in the first 8 hours of posting and almost 40 interested renters over 2 days. Received 2 applications within the first 48 hours. There was a HUGE demand and I had NO IDEA. I found a wonderful new tenant within days after checking her references. Pete told me the building had a great reputation and was a solid investment for me. He was totally right! I'm not worried about having to rent that place out again if my current tenant decides to leave. I could go on about what a great, hard-working guy Pete is - but I'm sure his clients have got that covered in all the other reviews. Life has been busy and we've all had our issues to deal with - but now that 2020 is finally over, it will be nice to move on from last year. Pete was one of the silver linings from 2020 - someone I met and who brought value and good advice and someone I would be delighted to work with again should I have the opportunity to do so in the future. He was incredibly rude on the phone telling me to go west. I told him I'm not from here so sadly don't know which direction that was and he condescendingly said "the direction the sun sets in." the property was in the middle of a bunch of skyscrapers, I have no idea which direction that is in the middle of the day when I'm in the area for the first time. he then proceeded to grill me on why I need a two bedroom for one person. insisting I planned to sublet which I do not. when I told him I wanted a room for my guests who visit me he rolled his eyes as if I was lying. it's truly none of his business why I'd want another space, but I was incredibly polite and accommodating to even tell him that. I told him I'm moving from a 4 bedroom house, but still he continued to rudely imply that I was subletting. bro. I'm not lying to you. also it's none of your business if I want a bigger space. I ended up leaving before seeing the unit. the first thing he said to me upon arrival was "I have other business transactions to do today so I don't have time" since I was late, I apologized for the umpteenth time. anyhow I ended up leaving. he's reallllly mean and condescending and full of himself. not a way to work with customers. he looked at me as if I was beneath him from the beginning. this man knows nothing about me. maybe hes racist as he gave me racist vibes. or hates women. or just a complete stuck up jerk. sad. moving on! don't rent from this company if you want to be treated with respect.
