However, we soon discovered it was a mistake. The tenants they chose were constantly late with rent payments, and every other month had a sob story about being injured on the job, having a death in the family, one thing after the other. The rent was constantly deposited late and the person managing the property was hard to get in touch with. She routinely took days to respond to our inquiries about rent payments or issues with the property. Then we discovered she had not been collecting late payment fees from the renters in excess of $3,000. Horrible experience.

He came to view the house and had nothing positive to say about it, and then I get the following letter when I try to followup. I think the email speaks for itself. Particularly because I was in the hospital for the past 3 days and could not have possibly known he left left a message on my home phone. "I called you and left you a message on your house phone and did not hear back. This is why you emphasize that you did not receive an EMAIL from me. After our phone conversation you made it quite clear that you anticipated a minimal repair list. Therefore, I anticipated seeing a house in decent shape. The house needs many costly repairs and I for one don't have the time to try to talk you into doing the right thing . If you were open to trusting the opinion of a Realtor you would not have wasted your money on an appraisal. You also made it quite clear that I might not be the RIGHT realtor for the job and that you already had another in mind. The renter made it quite clear that "people were coming over to see the house all day". Come on Ellen, I really didn't have a chance at it and I knew that. You called me to see if I had a repair man. I was merely trying to make the connection for the contractor. He was actually a little creeped out by the place. Oh, if those basement walls could talk......: Nice... keep it classy. Insulting potential customers. Needless to say, I will not be listing my house with this agency and I hope to spare others from having to deal with this.

    Avoid 1st choice completely! I have sent them 2 emails and even sent a FB message. Never responded…read morebut I did see they posted 11 hours ago. So we were ready to use them to rent our beach house. Their agent, MARIO, gave us the run around for 2 weeks. Told us we needed to overnight a key so he could go review the house. Sent us an email saying we needed 10 more things or they couldn't help (like a dresser in every room WTF seriously). We finally told him we needed the link up immediately. He called us back saying sorry were not interested in working with you. We asked 4 days ago for our key back and haven't gotten it. I hope he intends to reimburse us for the overnight charges. This company and Mario are a joke. Avoid at all costs!

    I hired this company for over 3 years while living in Florida for work. The tenants they acquired…read moreburned down my beautiful property July 5, 2019 through negligence. Neighbors advised me afterwards that the house was incredibly crowded and they left junk all over the front lawn. Neighbors also advised people were often seen stumbling from their car into the house. According to neighbors one of the people living there nearly got into a physical altercation with the neighbor across the street. That neighbor across the street is a high ranking Naval Officer and the nicest person you could ever meet. . What you see in the photos is my former life savings since savings bonds gifted from birth and teenage employment. I am entirely self made and do not come from wealth. I hired them to assist me in converting it from a dwelling to a rental and manage the property. I am of the opinion that they are complete con artists. The property manager hired, in my opinion acquired a very close but unstable friend. According to Judiciary Case Search the tenant has a history as a defendent as a tenant. One case is still active, and in a separate one the tenant owes all or a portion of approximately $70K to Piney Orchard Community Association. I trusted this business as they verbally assured me they did meticulous background checks on tenants. The fine print indicates they can put anyone in there they want to. I was assured verbally that this tenant had a stable background. In reality I am of the opinion that the Property Manager was just covering for a train wreck of a friend as nothing else was available if you look at the background on Md Judiciary Case Search. I would avoid this business like the plague

    If you're considering moving here, do yourself a favor and look elsewhere. This place charges…read moreluxury prices but delivers the opposite experience. The entire complex constantly smells like marijuana. Hallways, stairwells, and even vents carry a strong weed odor despite the "no smoking" policy in the apartment lease. Management is fully aware and still doesn't enforce anything. More than once, I've seen weed smoke coming from the property's golf carts that get parked in resident spots, and nothing is ever addressed. There are government and federal employees who live here and get drug tested, yet the environment stays the same. Trash is regularly overflowing. The compactor is frequently broken, which leads to piles of garbage sitting for days, attracting flies and creating a strong, unpleasant smell throughout the area. Dog waste is often left around the property with no enforcement of cleanup rules. Residents constantly leave their trash outside their doors and attract critters like raccoons, squirrels, and even feral cats. My ESA was attacked by another resident's Rottweiler, and when I reported the incident, I received absolutely no follow-up. No incident report, no acknowledgment, nothing. For the amount they charge in rent, the lack of concern for resident and pet safety is unacceptable. We've also made multiple noise complaints about our neighbor through the office, exactly as instructed, and because of how poorly the situation was handled, the neighbor escalated it and called the police on us, falsely claiming harassment. We never even approached them. Management's inability to handle basic conflict resolution made the situation worse instead of better. Maintenance is slow and relies on temporary fixes. Nails popping through the carpet, cracks in the walls, and repeated issues are met with the same quick "patches" instead of real repairs. The "vinyl" flooring in the kitchen is already ripped up. To top it all off, the owner responds to every review on Yelp -- positive or negative -- with the same generic copy-and-paste message. It doesn't feel sincere and doesn't inspire any confidence that issues will ever be addressed. For nearly $3,000 a month, you'd expect professionalism, accountability, and a clean, safe environment. Instead, you get persistent smells, overflowing trash, ignored safety concerns, management that doesn't respond, and recurring maintenance problems. Bottom line: There are far better options for the same price or cheaper. I strongly recommend looking elsewhere.
