Copied over from my maps review: Just be forewarned that it's cheaper in the long run to just let them have your deposit instead of paying $800+ to get everything cleaned, pest sprayed, carpets done, ect.. Imagine paying that and then getting fined $300 for a few areas not being cleaned that could've been done in 10min. They also don't let you walk through with them for the inspection so you can address stuff, they just take a month to tell you they're cutting your deposit in half and there's nothing you can do about it. The manager I had was a complete moron, always having an excuse for things and I had to be the one to keep bugging her about stuff. She blamed being new, she blamed covid, she blamed contractors, ect. I was a VERY mellow tenant and only brought up big stuff like holes in the roof and water issues. The day I was supposed to move in the water was cut off because the manger screwed something up 'because she was new'. The house was NOT CLEAN and I was told 24 HOURS before I was scheduled to move in-- keep in mind everything I owned was already packed up in my truck and I had already closed my previous residence. So I was given the "option" of waiting until it was cleaned (with NO ETA) or I could move in and clean it myself and she'd issue a 'credit' WHICH WAS $20 DOLLARS, ARE YOU JOKING? They charged me $300 for the cleaning fee because some baseboards were dirty. $200 for a yard that I kept up and left looking better than 90% of the neighborhood (and it was FALL) As far as work orders, expect to wait 3-4 months even if you call in every week. Of course the manager tells you it's your job to be following up on it because they have too many houses to keep track of . For example I brought up concern about the septic possibly being full and having bubbling issues about 4 months before the septic overflowed and I had to deal with septic water in sinks and baths. Nothing was ever done about the concern and it was always 'well i have to check with the owner to see what they'll pay for' when there was sh**water in the bathrooms. The manager of course stopped responding to my emails, but I won't stop pressing now that they've stolen my money. This should be an eye opener for owners looking to utilizing their services as well: they don't care about the upkeep unless something is leaking, on fire, or falling down. Refer back to my mentions about work orders never getting done and septic flooding. read more

This company is a crock of s***. They lied when I asked what the requirements were. The main thing they stated was that credit wasn't a big deal so long as there's no prior evictions or monies owed to any other landlord/ property manager. I found out the hard way when they pulled my credit and denied me because of things that had nothing to do with rental properties being owed nor any evictions. If you have anything negative on your credit don't waste your $50 on an application because instead of them being upfront about no property manager/ homeowner approving you.. they'll lead you to believe that within 30 days of completed application that you can transfer the application to apply to other vacant properties! Once the 30 days is reached you'll be expected to complete the application process again. 10/10 DO NOT recommend! read more

I was looking for a property maintenance company for my home in the area and AAIMS popped up as "recommended". They were our landlord's property manager and I can't tell you what an awful experience we had a tenants. Horrible service, took forever to get maintenance out to fix things, and they tried HARD to rip us off at the end of the lease. Just fork your security deposit over at the beginning and know that it's gone - unless you have a full time job to fight them (or your an attorney). From an owner's perspective - they were giving us keys to look at potential houses to rent and when we'd go, some were uninhabitable from filth, some looked a a straight-up murder had just taken place (no kidding - blood soaked carpets in one), and some were in such poor condition they were verging on tear-downs. They take on too many properties, don't maintain them (they NEVER ONCE inspected our house - despite telling the owner they were doing it monthly), and make the experience terrible for all involved. I wouldn't let anyone I care about rent from them or use them to manage a property they own. Beware. read more

property managers are nice, yet they will walk into your house without permission or 24 hours notice even if you are not home. I had to pay for damage that was already there in the home and notated on my move in report as well. everytime they wanted to inspect the home for no reason they wanted to take pictures of all my stuff which felt like an invasion of privacy. This is the worst rental company I have ever experienced.I sent Mellisa the property manager three email notices I was not going to renew lease that were time and date stamped that she said she never received.While I lived there the bedroom flooded.I put in work order and they turned it over to HOA that is responsible for outside of building.They dug up outside wall and sealed it.I had the same problem again in a few months.I put in a new maintenance request and Mellisa stated she would contact hoa.She contacted me a couple of months later and ask had HOA contacted me and repairs the problem.I told her no and she said I will contact them.when I moved out no one addressed the issue.After I moved out and did everything that was required to get my deposit back.She inspected and charged me for damage to wall behind door knob hitting wall that was already there.I was charged $175.00 for strands of hair from my brush in bathroom drawer.A light fixture she said was not dusted and I left paper plates in cabinet.She said it was a light cleaning charge.They have the rating they have for a reason.e read more

In 30 years of real estate investing, this is the worst property management company I've ever had the misfortune to hire. They claim to be Fayetteville's only "Accredited Management Organization," which may be true but basically means they paid for the "certification." I'll summarize their shortcomings into 3 buckets: (1) Fee frenzy, (2) neglect and failure to communicate and (3) lack of professionalism. (1) Fees. They have so many fees...and they hide some of them (the contract has a generic mention of "necessary" fees. Here are a couple of ridiculous examples that you DON'T know about until you (a) see the accounting and dig into it, AND (b) hear from your tenants about the ridiculous fees they are being charged. They charge all tenants a "Technology access fee" of $10 per month, which allows AAIMS to not have to physically go pick up rent. For this convenience, they also charge your tenants 3% if they use a card. The real beauty (and I'm not sure I was supposed to see this) is that they pick contractors who don't have worker's comp insurance and, because they don't, AAIMS charges them a % of the fee as a reduction in the contract price...which, by the way, isn' passed on as savings to the landlord. They also get you in the usual ways (high prices for repairs, etc.) (2) neglect. They don't timely respond to tenant requests or are dismissive of them. They don't tell you they decided "not to pursue" or that "everything was fine and didn't need any repair." Then you get pictures from your tenant of mold or rotten subfloors. That was probably an extreme example, but there were numerous examples of AAIMS simply not responding to requests for repair. (3) lack of professionalism. They are argumentative and try to find reasons to charge you more when you call them on their poor response. When I finally ended the contract (2 months into it), they refused to let my new property manager pick up the keys, claiming there was liability in doing so. They then engaged in providing legal advice, telling me it was against the law to hire a property manager that wasn't a real estate agent. It has been over 1 month, and I still don't have my landlord's keys back. First they held all the deposits hostage, and then they claimed to have sent my keys via mail (because letting them get picked up would create "liability") but with insufficient postage. And then they had them back in the office. At this point you are probably thinking "who sends 9 sets of keys in ordinary mail without any sort of tracking?" I'll tell you who-- AAIMS. This company will undermine any goodwill and trust you have built with your tenants. read more

I am a homeowner who contracted the services of AAIMS Property Management several years ago. My property was ultimately mismanaged by them. After stating explicitly that no pet were allowed in the home, AAIMS failed to obtain signature from the tenant on the no pet policy form. The tenant had a massive pit bull, and the next-door neighbors had four small children. The result was costly legal fees, travel, and court expenses due to the gross incompetence displayed by AAIMS and especially the woefully unprofessional owner, Tom Wills. He's a disgusting man who talks down to women. Update: My review is absolutely legitimate. We specifically stated that no pets were to be allowed in our home, because a. we never had any pets, b. we had new Berber carpet installed, and c. the next door neighbors had small children. The AAIMS property manager failed to enforce the pet addendum/policy based on our (the owners wishes). The result was tenants moving in with an aggressive dog, and we had the pay for an attorney, travel to court, and ultimately Tom terminated our owner's contract with AAIMS so that he would not have to answer for his company's negligence. Horrible company. Multiple major issues arose with the apartment and they refused to fix the problem. Completely negates any positives of renting. We had to struggle to contact them about our desire to not renew our lease. When finally reached they gave an enourmous amount of passive aggressive attitude. Do yourself a favor and rent from somebody else. It will save you a major headache. Be aware of flooding, and locks not working. read more

Do not rent from their properties unless you have money to burn. We followed all of the move out requirements which included a professional carpet cleaning, sprayed for fleas (even though there were none but it was part of the pet contract) and gave their cleaning list to our professional house cleaners to do a move out clean. We were out and turned in the keys and receipts for all of that the morning of June 30th. We are being charged for carpet cleaning, pest control, and prorated rent for July 1-15th! Worst move in experience I've ever had. The management team is condescending. Showed up to a construction crew trying to get my house move in ready ON my move in day! There's mold all over the place. Roaches everywhere. Holes all over the place. Huge hole at the bottom of the door. Allowing cold breeze and pests to enter. And not to mention I could t even get moved in ON my move in day! and the management team did NOT care one bit! Took ZERO responsibility. EVEN had the audacity to catch an attitude with me. I requested that Maintenance not come in my house when I wasn't there and yesterday someone (Bill) came in my home and removed batteries out of a smoke detector and then came back at the appointed time like he had never been in my house. It has taken 2 years to get the heat and air conditioning unit repaired finally we get that repaired. Then they did not service our pool per our lease, it has caved in and is unsafe. They have left this safety trap for the past 6 months. Their own home inspector said that it was a huge safety issue yet nothing is being done about it. Absolutely unacceptable!!!! The woman at the front desk scheduled me for a viewing of a property with the home owner. After sitting at the property on the day of my viewing and having no one show up, I called AAIMS and asked them if I could have the phone number for the home owner. The receptionist tells me that someone had already put in an application and gotten approved for this property a few days prior (after my viewing was already scheduled). Instead of notifying me of this, I ended up wasting money paying someone to watch my baby and driving 30 minutes to this property to find out that it was already taken. Im writing this review with a broken heart because i hate leaving bad reviews. This review is subject to change upon improvement of service. This place helped me and my GF get our first house to move in together a exciting journey for a young couple to muster up the courage and take. On the day of recieving our keys i was so excited untill i showed up to the house. I couldnt park in the driveway because the maintnace man was there patching holes in the walls and doors. I thought no biggie until i started down the inspection sheet and seen so many discrepancies. It was very poorly cleaned he was still doing yard work cleaning repairs etc.etc.. i refuses to let it ruin my move in experience so i went back to Aaims property management with a few of my concerns. I have pictures but thats not what this post is about. This post is all about customer service. 3 out of the 4 people i talked to were fantastic and nice and sweet and balls of sunshine. But my luck my property manager is the rudest most condescending women i have ever met. Instead of being apologetic she was very condescending almost making me feel like its my fault. 3 other people in the office not my property manager said im sorry you had this experience but she wanted toargue about evryone of my concerns. Never tried to give me understanding or improve my experience. It is truly not fair to judge aaims property management off of the actions of Merideth Kerr. Very similar situation to Niki J's. I am also a homeowner. DO NOT USE THIS COMPANY!!! Very lazy inspections. Found lots of damage and what AAIMS deemed acceptable and what a homeowner would deem acceptable and "regular wear and tear" are quite different. We had to spend lots of money after we parted ways with AAIMS to get the property to a suitable rental condition. You are better off trying to manage on your own. I also agree with the majority of the posts here.....BEWARE!!! read more

Mold in rental house, the company won't honor the Service Members Civil Relief Act, aren't aware of military forms appearance and standards even though they claim a decade of working with military. Overall a nightmare to deal with, do not rent from these slumlords unless you want a headache and an unpleasant experience. Rent from Townsend Real Estate or Fayetteville Rental Management if you'd like a pleasant, stress free relationship with your landlord. From the very beginning we've had nothing but a good experience. Eric has been such a relief from the prior property manager we've had. Everyone we've spoken to has been nothing but polite and willing to help us with our issues. My husband and I rent a really nice 2 bedroom for 695 (20 of that is pet rent). Any problems that have come up are immediately addressed and there is excellent communication from them as a whole. The inspection process is really simple, with a letter and an email being sent almost a week prior. We enjoy the neighbors, as they normally keep to themselves, but the ones we've met are very nice and we do feel safe. My son enjoys playing with the neighborhood kids, and I enjoy how polite the neighbors are in the sense I never really hear them through the walls. I'd really recommend renting from Aaims! read more

Horrible customer service, while renting out one of their units they never came to do repairs as promised in our move in. Every time we came into the offices or contacted them they were rude and they even tried to upcharge us on our move out charging our security deposit even though we left the home in better condition then when we took over. They also made it difficult to work with as to getting the documents our mortgage lender needed to fund us in our new home. 0/10 stars would not recommend to my worst enemy, in my opinion i would rather sleep under a bridge than to work with these unprofessional people and their mediocre company ever again!!! read more

Renters moved out and left broken furniture on the yard. Contacted Chrissy- not sure on spelling- and they send a contractor to clean up yard and trash. The contractor dumped the broken furniture in the wooded area on the entrance to our subdivision. Again I had to call Aaims for cleanup. The renter dumped more trash a few days later on the curb. I called Aaims three times -it's been almost three weeks and the trash is still there. read more

Do NOT, I repeat, DO NOT rent from these people. They are a horrible and despicable property management company; especially for military personnel. They will screw you out of every part of your deposit and put vulgar remarks on your credit report to make it hard for you to rent anywhere else. I rented a home with them, moved out a little early, and paid my lease in full. I cleaned the home and took pictures. However, I got a bill for over $4,500.00 for damages. I have never had damages in any place that I lived more than the carpet not being cleaned enough and I was charged $125 in the past. Which was reasonable and I paid it. However, when I called to dispute the charges, they were very rude and told me that they were going to take me to court. Well, that never happened and they elected to just mess my rental history up. It's been two years and I still have issues renting because of them. Please, do not waste your time renting with them. I should have filed a complaint with the BBB, JAG, and had OPHD do a walk through with me. Then I would not be having these issues 2 years later. read more

Hello, my name is Valerie and 5 months ago I put up a poor review about Aaims because of the condition of my apartment. Here its is now April 10, 2021. And still my ceiling is carved in from mildew and mold. Aaims sent a roofer months ago. But he wouldn't do the work because he said the whole ceiling has to come out from water being held in the ceiling. Caused mold, mildew,and ceiling to cave in. I am adding pictures this time so that maybe I can help someone from moving into this mess. I have been living here in this mold at 6805 Willowbrook dr. Apt.4 since 2015. I am scheduled to go get lungs checked out but is petrified. And all my property manager can ask is when am I vacating ?? Or where is the rest if rent?. I haven't had access to the pool behind my apartment since 2017. It looks like swamp water. Aaims also hired people from the neighborhood that I personally know that do drugs to come in and take pictures of my ceiling or problem they claim. But never got fixed. I have been put out of work due to covid. And the government offered me help with rental assistance. Which Ms. Christel Andujar my property manager messed up for me because they want to keep my deposit . Which personally I feel they don't deserve. treating their materialistic apartment more valued than my life. Now I am facing homelessness, mold, covid, and being in debt. Oh yea Mrs. Christel Andujar property manager wants me out so they can sell the apartment. God don't like UGLY!! read more

We have been in our rental for almost a year now and our PM George is relatively busy for the most part but he does make sure to get back to me in a timely manner. We actually have met the home owner and have a pretty good working relationship. If ever there is anything wrong Doyle asks us to contact him and he would contact George, however since our lease is signed with Aaims we follow protocol. I gave them 4 stars only because I have never been able to speak with George or his assistant on the 1st attempt. The routine inspections are pretty basic, very cut and dry. However, the inspection done upon us moving in was very very very very detailed. They documented 98% of everything down to the number of holes in each wall. Aaims is 100% better than the previous rental company we went through. Our lease agreement was very detailed in the expectations and I can only hope that my experience doesn't end as badly as some of the other reviews I have read. read more

We moved to Fayetteville, NC 2 years ago, during a rental boom. We looked at several houses, thought about them, then asked to rent, only to be told we were too late. So when I looked at the house we ultimately got, I knew to make a quick decision. I called Aaims before we left the driveway. The rent we paid was kind of high, but we were in the right school district and other important features, so, OK. We had the same property manager for the first year. She did on-site inspections three times a year, looking for water problems, appliance malfunctions, exterior condition, and working smoke alarms and clean air filters. If I were the homeowner, I would appreciate this kind of inspection. BUT... when repairs were needed, we were constrained to use the repair company specified by the home-warranty carrier. So it was, call Aaims, they wil call the waranty co., THEY wil call the repairman, and he will call me. It took days to get the AC fixed (in August, in the upstairs portion of the house), then in the winter, more days to get the furnace fixed. The warranty did NOT serve the needs of the homeowner. On three consecutive inspections, wood rot was noted on an exterior door frame, but no repair was ever performed. My advice: Pick your house carefully. Take good care of it. Be on your toes when noting initial condition. If you are an owner renting out your primary residence, choose your warranty company with care, too, and make sure they will fix the problem for good, not just patch it up. When a 3rd party is involved, like a warranty company, it adds time, money and uncertainty about maintenance and repairs. Consider giving your tenant a direct number to the warranty co. rather than making them go through the property manager. Because getting work done is low on the Aaims priority list. read more

For the fourth time in just over one month, the air conditioning in the home I am renting, has stopped working. Thankfully this week it decided to stop working on a weekday, but the previous three times were on weekends. The emergency service line operator both times was dismissive, not responsive, and unproductive. Both of those times I was given the response "Well it's the weekend, it's going to be difficult to get someone out there." I understand weekends are not ideal times for issues to arise, but that is the sole reason the after hours emergency service line exists. For a property management team not to be able to fix a non-functioning air conditioning system in less than 24 hours is unacceptable for a tenant. Or not fixing the problem four times in the last month and a half. For that same management team not to present a proper solution to the issue as opposed to implementing a series of bandaid fixes that work for a week or two at a time is negligent to your obligation to effectively manage the owner's property and dismissive of your obligation to provide tenants with suitable living conditions. Ultimately, the only people that have to truly deal with this problem are me and my family. Whatever the root cause of this faulty air conditioning system is needs to be addressed head-on. We have fallen into the unacceptable routine of submitting constant maintenance requests via your apparently barely monitored system only to have the issue resurface in a matter of days following that request being complete. Should you so choose, I look forward to any rebuttal you may have for your collective lack of initiative in addressing this matter promptly and definitively. What I look forward to even more, though, is Aaims taking the time to demonstrate its ability to conduct good business and provide a permanent fix to this problem. read more
