First off, when I went to sign my lease agreement, there's all kinds of things they go over, including what needs to be done at move out, which is to be expected. Anyway, we move in and first thing we noticed was the HVAC not working properly, then mold under the kitchen sink, then we found out the kitchen was infested with roaches, gross! It's like pulling teeth trying to get type of work order fulfilled. The ac constantly had something wrong with it, the damn ac alone was costing me almost $400 a month in electricity but do you think they cared? No as long as they were getting their rent every month they did not care one bit. Anyway fast forward to move out, we had the place in tip top shape for the move out inspection, lemme tell you, we had that place in way better condition than when we moved in, I just wanted my deposit back in full and be done with the nightmare. Now tell me why they wanna take $250 out of my deposit to "deep clean the kitchen" that kitchen was definitely not deep cleaned when we moved in, pretty sure they just pocketed the $250 but whatever. Almost 4 weeks go by post move out, I got the remaining balance of my deposit back, I get a call from all American home talking about the electrical wires where damaged by a weed eater and the owner wants to be reimbursed the $350 repair. Told them to send me pictures of the damages, they sent me pictures of the wires with electrical tape around it like a day later. Anyway they ain't getting a dime out of me. Please don't rent through these people. They are a huge scam.

    I rented my first house ever in November 2020. From the first day of my move in I requested some…read morefixes. The house is advertised as two bathrooms. No there are two commodes, 2 sinks and one shower. This is not two bathrooms. The sink is in the master bedroom. I took pictures and sent them to the property manager because NO one did a walk through with me. The freezer door water and ice dispenser has never worked. there is an over sized microwave taking up space on the kitchen counter. I was told this was going to be mounted. Maybe they mean after I move. The garage door does not open. Email after email and excuses after excuses and NOTHING has ever been done. A couple months after moving in the garage was taken over by two extremely large rats not mice RATS.. The garage door has been eaten through by the rodents making it easy access. They also ate through the wall from the garage into the kitchen. For two months I stayed with family and the fire station because I was afraid to go to my own house. There is carpet on the garage floor that becomes saturated when it rains. The smell is like something has died in there. The washer and dryer are in the garage. When the rodents took over I could not do my laundry. I ask if I could remove the carpet at my own expense. No response. There is an extremely large tree in the backyard that if it falls the house will suffer. The owner came by and met me and instructed me if I had any issues to contact them, which I did and I have yet to receive any help. I ask the owner if I could be released from my lease 60 days early and contrary to her previous instructions to speak with her, she directed me to the rental manager, who could care less about this property. There are vines growing up the side of the house into the roof and the heating and air unit is covered in bushes. Clearly the rental company and the owner have no interest in doing right.

    Copied over from my maps review:…read more Just be forewarned that it's cheaper in the long run to just let them have your deposit instead of paying $800+ to get everything cleaned, pest sprayed, carpets done, ect.. Imagine paying that and then getting fined $300 for a few areas not being cleaned that could've been done in 10min. They also don't let you walk through with them for the inspection so you can address stuff, they just take a month to tell you they're cutting your deposit in half and there's nothing you can do about it. The manager I had was a complete moron, always having an excuse for things and I had to be the one to keep bugging her about stuff. She blamed being new, she blamed covid, she blamed contractors, ect. I was a VERY mellow tenant and only brought up big stuff like holes in the roof and water issues. The day I was supposed to move in the water was cut off because the manger screwed something up 'because she was new'. The house was NOT CLEAN and I was told 24 HOURS before I was scheduled to move in-- keep in mind everything I owned was already packed up in my truck and I had already closed my previous residence. So I was given the "option" of waiting until it was cleaned (with NO ETA) or I could move in and clean it myself and she'd issue a 'credit' WHICH WAS $20 DOLLARS, ARE YOU JOKING? They charged me $300 for the cleaning fee because some baseboards were dirty. $200 for a yard that I kept up and left looking better than 90% of the neighborhood (and it was FALL) As far as work orders, expect to wait 3-4 months even if you call in every week. Of course the manager tells you it's your job to be following up on it because they have too many houses to keep track of . For example I brought up concern about the septic possibly being full and having bubbling issues about 4 months before the septic overflowed and I had to deal with septic water in sinks and baths. Nothing was ever done about the concern and it was always 'well i have to check with the owner to see what they'll pay for' when there was sh**water in the bathrooms. The manager of course stopped responding to my emails, but I won't stop pressing now that they've stolen my money. This should be an eye opener for owners looking to utilizing their services as well: they don't care about the upkeep unless something is leaking, on fire, or falling down. Refer back to my mentions about work orders never getting done and septic flooding.

    Beware: Property Owners Should Think Twice Before Using This Company…read moreWe've worked with this property management company for several years while owning rental property out of state. While they were reasonably effective at securing tenants and collecting rent, the real trouble began when it came to tenant move-outs--and that's where they consistently failed us. Costly Inspection Failures First Incident: After one tenant left, the inspection was rushed and insufficient. Damage caused by the tenants was never documented, and we had to cover repairs out of pocket instead of using their security deposit. Second Incident: Voicing our previous concerns, we were promised a seasoned inspector would handle the next move-out. While the inspection itself was thorough, our requests regarding damages were initially acknowledged and accepted. We were told we'd receive the full deposit and more--but without warning, over 50% of the deposit (equal to 1.5 months of rent) was refunded to the tenants. We only found out after the release. Ignored Damages We requested an estimate for cleaning due to the poor condition of the property. Instead, they hired cleaners without confirming--and paid for cleaning that we had already handled ourselves. We also asked for an estimate to repair a cracked bathroom sink, which had a chip and leaked. Their response? A vague claim that it would cost "around $60 to seal," without ever obtaining a quote. We had to replace the sink ourselves for $600, and again, none of this was charged against the tenant's deposit. Communication Breakdown & High Staff Turnover They stopped responding to calls and emails when we sought clarification. Over time, we dealt with a constant stream of new staff members due to turnover, which meant repeatedly re-explaining the same concerns to different people. It was exhausting. Final Thoughts Their lack of accountability cost us over $2,000. More importantly, they failed to advocate for us--the property owners who were paying them to do exactly that. If you're looking for a management company that protects your investment and communicates reliably, this isn't the one. I won't be using them again--and I strongly advise others to look elsewhere.

One of my neighbors had to tell me before I called and then almost immediately after we got tenants to rent. I also paid for landscapers to come and do the yard. When they left they didn't put the fence back up. I called the management company and they lied to me and said that it had been blown down by the wind.... my neighbors told me this was not the case and that the landscapers never put it back up. Had they not told me this, your company would have billed me again to have someone else go put the fence back up. This also tells me that they are not inspecting work that's being done by contractors so who know's if I'm actually paying for work to be done. So basically, I've lost 2 months of rent due to this company's negligence and have been lied to about the state of my home. I come to find out after two years of renting with them that when my tenants pay late, the late fees go to the management company which makes no sense at all but now it's clear why they recommended tenants that pay late nearly every month. My tenants are late on one month''s rent by 5 months now and the management company has barely communicated with me at all about it and clearly hasn't done anything to resolve it. When I write them about it it's now been two weeks and I still have yet to recieve a response. There are 45 days left before my tenants annual contract is over and they also have had no communication about that so it seems that you get screwed whether you're a renter or a homeowner. Do yourself a favor and look elswhere for services. This is trash...

    This is a long-overdue update to my previous review. K&R Properties has now managed my home for…read moreover a decade, so my perspective comes from long-term experience as a property owner. In the past, my biggest concern was communication. There were periods where it was difficult to get responses to calls or emails, and that created frustration--especially when it came to repairs and decision-making. That was clearly the weakest area of their service at the time. However, I want to acknowledge that there has been noticeable improvement. More recently, communication has been more consistent, and I've been kept informed on repairs and property-related updates. This has made a significant difference in my overall experience. Managing a rental property--especially from a distance--is not easy, and having a team in place that ensures the home is maintained and tenants are taken care of is critical. Over the years, K&R has done a solid job keeping the property occupied and maintained, which is ultimately one of the most important aspects of property management. While no company is perfect, I can say that the recent improvements in responsiveness and transparency have helped rebuild confidence. I appreciate the effort to keep me in the loop and coordinate necessary repairs appropriately. Overall, my experience has evolved positively, and I'm hopeful that this level of communication and service continues moving forward.

I emailed about two properties for my 63 year old mom and he said I could apply to one of them so I did. He asked a few questions about credit and income which I answered and then sent me a lease agreement. I sent that lease agreement to my mom for her to sign and he emailed me this morning to "not waste his time." So, I told him to find someone else willing to be spoken to that way because that's ridiculous. If they had any Facebook or Google review pages, I would definitely review there as well but I can see why they don't AND I have the emails that started well on December 8th until this morning. Very rude and he should NOT be in a customer service based position!

There is no continuity in service as far as someone taking care of your home. Once when my home had a problem, the property manager emailed me pictures of the problem. When I opened the pictures, it wasn't even my home. Do yourself a favor and find a company that can do a better job. Especially if you're in the military and are not nearby to watch over what they are doing. And if you are nearby, avoid them anyway and find someone else. Actually, I don't think Strother is an owner anymore. At least the name now is Pennink and Huff. Most recently they sent me a bill for an unauthorized repair for over $500. When I complained they told me to find another company to manage my property. Honestly. I should have done so a long, long time ago.

When we moved in, the house had not been cleaned from the previous residents. There were stains on the carpet, and pictures still on the wall from the previous residents. We were willing to overlook this because we wanted the land and location. The refrigerator had been left closed when the power was cut off, so it was full of mildew. We were promised that it would be cleaned before we moved in, but it was not and we spent several hours scrubbing it clean. After moving in, there were several issues with the house which we called in. We called in no fewer than 15 times for six or seven different issues (I lost count). Of those calls, we had someone respond three times. When we left, only one issue had been resolved. Calling them became such a waste of time and effort, that we started doing it just to have a record of the problem. One of the more egregious examples of the neglectful nature of this company was when we had a septic issue with the house. The septic pump had quit working and we were unable to shower or flush the toilets. After two days and three or four calls, we finally got an electrician out (after service hours) and he got the pump up and running. We called and left a message that the repair was complete (it was, again, after hours) Two months later, Strother called to see if the work had been done so they could release a check to the company that had been out. Two months! During that time, they never once called to see if the work had been completed. This was particularly bad because: 1) we had called to tell them it was completed, 2) they didn't follow up on a serious health issue, and 3) the late payment means that electrician is going to be reluctant to ever come out again. Another reviewer has stated that he thinks that Strother works for the tenants and not the owners. I'd like to put his mind at ease: Strother works for neither. If you are looking for property, and you have found what you think is the perfect one, and it is managed by Strother, look somewhere else. I'd rather live in an unheated one-room shack than rent from them ever again. This is a terrible company and I wish them nothing but ill.
