This is a long-overdue update to my previous review. K&R Properties has now managed my home for over a decade, so my perspective comes from long-term experience as a property owner. In the past, my biggest concern was communication. There were periods where it was difficult to get responses to calls or emails, and that created frustration--especially when it came to repairs and decision-making. That was clearly the weakest area of their service at the time. However, I want to acknowledge that there has been noticeable improvement. More recently, communication has been more consistent, and I've been kept informed on repairs and property-related updates. This has made a significant difference in my overall experience. Managing a rental property--especially from a distance--is not easy, and having a team in place that ensures the home is maintained and tenants are taken care of is critical. Over the years, K&R has done a solid job keeping the property occupied and maintained, which is ultimately one of the most important aspects of property management. While no company is perfect, I can say that the recent improvements in responsiveness and transparency have helped rebuild confidence. I appreciate the effort to keep me in the loop and coordinate necessary repairs appropriately. Overall, my experience has evolved positively, and I'm hopeful that this level of communication and service continues moving forward. read more

Don't even bother trying to do business with K&R Properties in Fayetteville, NC, especially with Russ. I emailed about two properties for my 63 year old mom and he said I could apply to one of them so I did. He asked a few questions about credit and income which I answered and then sent me a lease agreement. I sent that lease agreement to my mom for her to sign and he emailed me this morning to "not waste his time." So, I told him to find someone else willing to be spoken to that way because that's ridiculous. If they had any Facebook or Google review pages, I would definitely review there as well but I can see why they don't AND I have the emails that started well on December 8th until this morning. We have been renting from K&R for almost a year and just extended. I will say the service has been amazing. Nina is fabulous and responsive. No matter the question she is always available and responds as quickly as possibly. From the moment we set up the showing on the rental, signing the lease and extending, Russ and Nina are a great team!!! I would give this company a zero if I could! Russ is absolute nightmare to deal with I am going to go ahead and put this in the beginning Nina was always pleasurable and always went out of her way as much as she could to help. Now let's get this party started! We lived in this house for almost 4 years we put a $1,400 deposit down. Upon moving in we were told that the deck would be fixed since there was so many rotted boards which was a hazard to walk on. Upon having our stuff delivered the deck was still not fixed so we had to keep all of her belongings downstairs until we could fix the boards. As you can see in the pictures I attached we put a lot of TLC into that. The back door leading out to the deck completely rotted and and my daughter's foot went through the floorboard! I cannot make this up this house needs major renovation and should not be rented out to anybody. The downstairs bathroom toilet started sinking into the floor a year and a half after we moved in they had to pull the toilet up and pull all the boards up in the bathroom and put new wood down and new laminate! As you can see the yard when we moved in was a disaster! Everything was overgrown weed infested,snake infested, and bug infested! We completely plowed and burned all of the piles and due time and laid fertilizer down. My family took immaculate care of this house ,to be treated like a bunch of punks that destroyed a property!In two of the pictures, it can be seen that the attic completely fell through as well nonetheless during summer! We were already having trouble with the upstairs air condition which was constantly running and not cooling the house. My daughter had to sleep downstairs on the couch for weeks during the summer because they refused to put in the new air condition system that had completely blown up nonetheless! I wish I could attach more pictures I have a list of so much evidence of the BS that we had to deal with. Save yourself the stress and do not go with k&r properties Russ is a complete scam artist and the person that owns the home at Stony Creek drive does not care all they want to do is make money off of a property that's paid off and take advantage of people. Stoneycreek needs MANY more renovations to be rentable. Now that we have been out of this house for over 2 months we are all feeling better as well as our suspicion we know that there was a lot of mold inside of the air duct system and in the house. My daughter was always sick and had to have an allergy panel test done and she came back highly allergic to mold The allergy specialist said that we needed to have the house check!At the end of the story we got $212 back out of our $1,400 deposit because supposedly our carpets were filthy for one and they had to repaint a wall as you can see in the bonus room that was pink give me a break! Another thing before I sign off here, I thought it was funny that they only used the same companies that came out multiple times to try to fix things that never did fully get fixed. On top of that these people even complain that they did not like the deal with Russ Jr. That senior was a much more pleasurable person. I find it funny that He wants to scam military families when your family served and handed down a business for you to ruin! read more

We have been having trouble with our upstairs ac unit for over 3 months. Now my kids have been sleeping on the couch for 2 weeks because Nina refuses to answer the phone or emails to get the unit fixed. We also had a tree fall during a storm and destroy or back fence. That was over a month ago. We have had one guy come out and look at it. That's it. No response from Nina at all on the status of fixing the fence. Again, no-one answers phone calls or emails or even has the professional courtesy to return a call! I have attempted to call this company everyday this week. No answer. No response. read more

If you are looking to rent a house/apartment from K&R properties, you better make sure it is you last choice. They have the absolute worst customer care. If you have a property manager named Nina, immediately request a new one. It took months for simple issues to get resolved. Also if you want to see transparency, you have better time looking through a brick wall. They will wait til the very last moment to send you the final bill. Just saying, if you like throwing money into a burning pile of crap, Then K&R properties is the rental company for you. read more

Russ & his staff managed my home for over 3 years, nothing but a great experience. They were recommended to me, and made it easy to rent my home. They advertised well and got my home rented quickly. They were responsive and handled many things to keep the tenants happy. They also brought issues that I needed to approve quickly to my attention. She is always available to respond quickly to her clients needs, and her experience and knowledge of the market is invaluable. Her professionalism and dedication to helping us was tremendous. Moreover, she became a friend and trusted confidant throughout the process who could be counted upon to respond in our best interest at all times in a very timely manner. I rented a property through K&R for more than 4 years. While not every communication went seamlessly, I'm here to attest that the overall quality of service was top notch. So many are quick to complain in review sites, sometimes over only an issue or two or even inaccurately so. Nina and Russ provided timely communications and were more than fair with every service issue that arose and the move-out process. Listen, I've been a home owner, on the other side of the business deal, with a truly crappy property mgmt company. I can tell you that at least for the crew from 2016-2020, K&R Properties of Fayetteville were professional and fair. I'd love to angrily complain about trite issues, but I won't. Terrible experience with K&R properties as the property manager. They lie to the home owners and never answer the phone. They will reply to emails when they feel like it and only care about collecting a management fee and not your home. Stay away from this company if you are a home owner. read more

So far I am giving them 5 stars. The agent we are dealing with has been very helpful during our move here. I have been living in a hotel for about a week because everything gets snagged out here for rentals. The lease is pretty standard and straightforward. Our agent is great. This is a high stress time and pressure since covid messed up moving so we appreciate the swift response and appreciate the hard work and help she has offered and helped with. For anyone with issues, read your contract, ask questions fill out your move in form so if there's issues they can handle it. read more

I am renting a home with K&R Properties in Fayetteville, NC. It had no problems Until today 6/29/2020. I rented this house while I was in California and to get approved they asked me for a two month deposit in advance, plus the rent for the month. At that time I thought it was normal because I was not from this area. But with the Covid-19 situation I found myself needing to use one of the deposits to cover the basic needs, they accepted and at no time did they tell me that I had to deposit the money back. The next month I continued paying on time as always, but today I received a message saying that I owed a month's rent, oh they would take me to court. I am extremely furious with the little professionalism of this company, on the one hand they say one thing and on the other hand they do something else. I have been very patient when I received the house I only had a week since the other tenants had left. They didn't do any repairs, I've had to change all filters, lights, batteries, carpet cleaning, gutters, and there are still things that don't work, like the garage controls, the dishwasher, the grease extractor light, just to mention some. I do not recommend this company and I am planning to look for another property. read more

K&R was my rental management company for 4 years and then we used Kitty for our home sale. Amazing group of people! Very professional and very equipped to handle any problem. We rented from K&R Properties for 2 years. While sometimes the renter/property manager relationship was not perfect, we kept the property to a standard that was above and beyond. They fixed things when the need arose and they were fair when returning any security deposit back to us. Just do a thorough walk through with picture upon move in, take care of the rented property the right way, and take pictures and condition report, clean the place to standard to include carpets at move out and there should be no problems. read more

Completed and submitted an app for a property and not approved without any reason. Will be filing a complaint with BBB just to notify other minorities who have been not approved, meets all requirements and Nina could not provide me with a reason. So I assume they take app fees and scam people out of money with no intentions to rent or whatever. However very unprofessional and I recommend that you all do research prior to submitting apps Especially during a pandemic. Nina said herself she could NOT FIND A REASON FROM LOOKING AT MY APP THAT WOULD NOT QUALIFY ME AND MY CREDIT IS WELL OVER 650 and I've been with my employer well over 6 months. read more

We have used K&R for roughly 15 yrs. They have been very responsive and have always put great tenants in our home. I do a walk through our home once a year and the property manager always meets me and addresses any and all concerns I have. The work has been completed in a timely fashion and to my high standards. I should also mention we have also used them to purchase homes as well. I love dealing with Kitty and Russ. I can't imagine anyone else taking care of my property and always recommend them to all my friends in the Fort Bragg area. read more

Lots of promises made before moving in and then never any follow through. Only interested in getting their monthly rent payment. Definitely not into customer service. I made the mistake of keeping this company for 4 years. At first there were no major issues with the renters in my home but K&R did not do a good job of having the renters return my home to its original state when they moved out. Rooms were painted new colors, large carpet stains and shattered tiles in the kitchen. They are very slow to respond to emails and will not return calls. I would not recommend them to manage your rental property. read more

My husband and I have been out searching for a house to rent we found one that we were both interested in. We then called the office to set a date for viewing everything went good Nina then gave us a code so we were able to go in and view the property. My husband and I slept on it and the next morning which was 2/26/2020 we decided to pay application fee So that we could move forward Nina called me and hour or 2 later asking if my husband social security number was correct I then ensured that it was. The next morning which was 2/27/2020 she called and said we need rental history I then told her I can't get in contact with pathfinder reality because they have been brought out by another company I gave her my prior property manager name she then told me that she knew who she was and she was going to see what she could do no answer back from her I called today to see if we could move forward she put me on a 3 minute hold came back on the phone and said I still haven't heard anything from Russ I sent him all the paper work I don't know who Russ is I will tell you this is not my first time renting a home but it is the first time I had to go through loops to see if I could rent a home worst experience ever read more

This company is a nightmare. They have no physical office to visit and the owner WILL NOT speak to you by phone. He will claim that he has contacted the owner of the property you are renting when he has not. He will mark service issues as closed when they were never addressed. They will promise you all kinds of things and then call you a liar. The house we rented had marks all over the walls, nail holes, loose wires coming out of the ceilings and walls, the carpet was filthy, the linoleum was destroyed, and countless other problems. GARBAGE COMPANY! STAY AWAY!! They will falsify the condition of your home. Last year, many of us underwent hurricane damage to our properties. I called K & R Properties to ask if my property was affected. Russ Throckmorton Jr. handles the rental properties and he stated my property was unaffected. In actuality, my property had two feet of water in the crawl space and suffered $16,000 in repairs. My tenants attempted to contact me several times and Russ Throckmorton blocked my tenants from reaching out. I was disgusted with the treatment from Russ Throckmorton. He will belittle and yell at you over the phone especially if you are a female. He has no management skills and cannot fix problems. He will literally lie to you over the phone. The company was given to him by his father and he is not cut out for this type of job. I even called and spoke with his employees and attempted to inform them of what I was going thru and they stated that he is a "yeller" and its difficult for his employees to work for him. Once I fired K & R Properties, my tenants sent me photos and videos of my property. K & R Properties uses one company to fix maintenance issues in their rental properties which is Lovely Home Solutions (personal friends of Russ Throckmorton). My tenants complained about the HVAC and K & R Properties sent Lovely Home Solutions out to the home to "fix" the issue. After begging K & R Properties for multiple invoices, I found out that the maintenance stated "everything okay". Each time Lovely Home Solutions came to my home they charged $100. After firing K & R Properties, I sent Blantons out to my home and they found $1700 in issues, fixed the problem, and no further issues occurred. K & R Properties uses a 3rd party to inspect your home and there is no continuity between inspections. My oven burner was not working and K & R Properties never sent anyone out to fix the issue. There were several other issues in the home that Russ Throckmorton stated he doesn't deal with - then why have a property management company?! I was doing his job for him! Russ Throckmorton even miscalculated the rent for my home. He stated the home could have been listed higher for rent but since he didn't actually look at the home in person he relied on photos to determine the rent price. I decided that their services were garbage and left the company. I literally had to beg them for the security deposit and it took 4 months to be returned to me. They sent me my keys to the home and it looked liked a child threw them in the mud. DO NOT USE THEIR SERVICES! read more

Seemed good from the start - demanded that the house was freshly painted, exterior clean (freshly edged / mowed, gutters clean), carpets had to be steam cleaned (paid for his contractor to do this). They maintained he would hold the tenants to the same standard on moveout. Turned out the sole priority was keeping someone in the house (and the rental management fees coming in). The "inspection", making sure the tenant was maintaining the house appropriately was a farce. When we ultimately put the house on the market, we heard from our realtor that the walls were "the filthiest I have ever seen." Didn't hear that from the periodic inspections. After the tenants moved out, K&R made it seem as if they were doing us a favor having the walls repainted at the tenants expense. Repainting was essential to cover the children's drawings and greasy handprints. Also had to pay for repair of plumbing that K&R's contractor had already charged us to repair, but was never fixed properly. A very expensive learning experience, but clearly a company that puts priority on keeping the house rented, whatever the expense to the buyers. read more

Found a house that we loved and decided to apply. Was directed to some 3rd party website and completed the $50 application fee. The property manager Laura called back asking had I received an email back from the broker (which I did not and still have yet to receive anything to this day). She then calls back saying that we weren't approved based on our credit that she spoke to the broker and "he said your credit score is under a 400 or something like that and he can't even do anything with y'all" I felt like this was the most confusing and unprofessional conversation that I've ever had dealing with a rental company. I asked for an email showing proof as I know that I don't have the best credit due to never really establishing it but I do know what it is and it is NOT below 400 which I'm not sure is even possible. Combined my husband and I make over $100k a year and pay $1450.00 with excellent rental history and would have had no issue with paying the $1000.00 a month they were requesting for the house. She totally ignored my email and I still have yet to receive anything showing that we applied or even being denied, which makes me wonder about the entire process. I've recommended for military families NOT to deal with this company through the channels that I'm connected to as after reading many other reviews with similar/worse experiences as well as my own personal experiences. read more

I recently rented a property that was being managed by K&R Properties. At first, I thought everything was great. The application process was easy and the response was fast. The problems started when we moved in. We found out the hard way that there was a leak in a pipe that ran straight through our front yard. So now we have a trench that runs from the water control system to the front of the house. Not exactly what we had in mind before we moved in. They also stated that they inspected the house before we moved in but we found the garage door to be broken, the oven was only able to be set to broil, and the outside shed that was advertised as having electricity had no electricity. They also have no intention of lowering the rent or fixing the shed to compensate for the misinformation. They recently changed the desciption of the house to no longer mention a shed with electricity, so it fits their side of the story that they never advertised it to have electricity. They are difficult to get a hold of except through email and they don't list a physical office location. I find them to be unempathatic and just in it for the money. I would rent elsewhere if I had known of these issues before I moved in. read more
