I only gave 1 star because I had to in order to leave this review. My experience with this company was incredibly frustrating. Before paying the application fee, I was unable to get clear information from anyone about the actual credit requirements or specific qualifications for renting a home. It was only AFTER we paid the application fees and were denied that I was finally able to get more information about their requirements. Even then, getting an explanation was ridiculous. The first agent I spoke with actually told me that the reason for our denial was "CLASSIFIED." Excuse me? This is not a government agency. You are a rental management company, and applicants who have paid fees deserve a clear explanation of the requirements and why they were denied. After escalating the issue to a supervisor, I was finally given more information. Apparently, they require EVERY applicant on the rental application to meet a credit standard that, in our situation, was comparable to what you would expect when qualifying to PURCHASE a home. If everyone already had home-buying-level credit, why would they necessarily be looking to rent? We do NOT have poor credit. Our credit is average, with one applicant actually well above their requirement and the other falling short by only a few points. Despite having superb rental history and MORE than the required income for the home, we were denied based on this credit requirement. My biggest issue is that this information should have been clearly disclosed BEFORE collecting application fees. Had we been able to speak with someone who could explain the actual requirements beforehand, we could have made an informed decision about whether it made sense to apply. Instead, we paid the fees first and learned the critical qualification details only after being denied. BEWARE BEFORE YOU APPLY AND PAY! Ask for the exact credit requirements for every applicant in writing before handing over your application fee. Based on my experience, it felt like collecting the application fee was more important than making sure prospective renters understood the qualification requirements upfront.

We recently purchased a home using the Kink Team. They convinced us we needed to go over market to…read moreget our house, which we did. They recommended an inspector who we used based on their referral. The inspector indicated in their report that everything in the house was working properly. Well - it turns out $20K later this is not the case. My agent did the final walkthrough and did not notice that all the cabinets were dinged, dented and damaged. Both our water heaters, 1 AC unit had to be replaced due to a faulty inspection report. We had to have 10K bees removed and the roof repaired. We spent the last 4 hours of our move calling 15 different bee removal services and have spent the first week in our home with a constant stream of workers to fix all the major deficiencies. This was all avoidable and should have been caught by our agent and our inspector (that was referred to us by our agent). Buying a home is stressful enough - this has been absolute hell. Please note we used Stull Inspections - watch out for them. They will tell you everything is fine, collect their fee and then just tell you everyone is trying to scam you when you confront them on deficiencies. Water heaters are dangerous and can explode - this is a safety issue not to be taken lightly and both Kink and Stull have not taken our family's safety seriously. On a positive note Holly did help mediate some repairs with our seller who was as nice a human being as I have ever met. He helped us and his generosity was an absolute gift. The worst part is he indicated we could have worked all this out before closing had the inspector and Kink team pushed to make sure we were not going to be surprised. We were definitely had some surprises - $20K of them! Recommendation: Stay away form both Stull and Kink - if you have nothing wrong with your house you might be ok, but if you do have something wrong - they won't catch it.

In having lived in other states and this being our fifth home purchase, we have had the full spectrum of experiences related to realtors and realty companies. We were given Diane's contact information by a friend and that in her knowing both Diane and my wife and me, was told that Diane and her team were going to be a good fit with us. That insight was spot on! We were house hunting in January 2021, at the height of the seller's market; truly a challenging time to be representing a buyer. If it wasn't for Diane and her team staying on top on all listings, keeping us "heads up" on properties to see, and quietly nudging us into the needs of the rapid decision-making processes in that market, I can only image how stressful and frustrating this could have actually been. Add to that market the "great freeze" and the resulting damage to the property that occurred after our offer was accepted and prior to closing was an added stress. We knew she always had our best interests at heart and was working to get us to a closing that would meet our personal long term needs and goals. They have taken all my rental income for the last four years. They have ghosted me and changed…read morephone numbers. I went to their office address listed online and the new business said, they are working out of their home. They charged me for repairs that were not done on my home. Including an upstairs bathroom. I have a single story home. I contacted the number on the contractor invoice and it turns out it was one of their office employees phone numbers. The contractors address is also not a business but a small residential home. There was a lien put on my home as they told me they had paid our HOA fees from our account but they had not. Please do your homework when looking for a property management. I was living out of state and got taken advantage of.
