    I hired Nick Kelly approximately a year ago to add a 24x24 addition over my garage. Unfortunately I…read moream still trying to collect thousands of dollars for material and services I paid in advance but was never provided. My project had to be stopped partway through due to the integrity and the safety of the structure. I was forced to call in a structural engineer, also Derek Brown a local contractor and an engineer came out to inspect my project. Both were taken back with what they saw. After providing Nick Kelly the owner of Theory 7 Construction A copy of the engineer report he responded they did not know what they were talking about. So I'm guessing having a deck not anchored to your house is OK? Having the peak of a roof over hang held with only a few screws is ok? And who's concerned about your steps being to code? I mean I like the first step being 5 inches with each step after 8+ inches only to have your top step at 10 inches! And who needs separate sheeting for roof and walls just mix them all together on your roof and call it a day. And since your contractor says he doesn't do concrete work he just put the beams to hold the deck up on top of your existing driveway. Oh and let's not put that required 4th beam in because we want the deck to lean down within 2 inches after only being up for a couple months. And according to this contractor and local supply house when you put new siding up you don't need flashing over your doors and windows. The distributor states you do and they will not warrantee your siding if it's not properly installed. But no worries this contractor or the local supply house would not put in writing that it would be covered. So I pray I never have to file a claim as I know that is not covered under warranty Due to improper installation. Of course a homeowner would not know that until they filed a claim. This is only a fraction of what this contractor did. Unfortunately I was forced to file a claim with his liability insurance. What they provided came nowheres close covering what I had to have another contractor undo and redo requiring me purchase materials and labor again. However the liability cannot provide coverage or pay for damages on something that was never built or provided. So I am left trying to recoup back thousands of dollars that were paid in full for materials and labor this contractor NEVER PROVIDED. Unfortunately his lack of contracting skills and knowledge he's unable to understand this concept and the fact he owes me this money back. I cannot leave this site leaving no stars as am forced to leave one star. With that one star I will say Nick Kelly made a point to remove my original roof from the garage with great care. The reason being he had a buyer at $1,200 for the trusses he was removing from my garage without my knowledge. He and his crew were so careful they cut all the electrical in the walls right at the top of the garage walls. When I confronted him about the trusses he stated they weren't good for anything but firewood on three different occasions. I did not let him take the trusses I sold them for $1.200 To pay for the electrician and sheet rock contractors I now required to fix the damages he caused by cutting the wires off right at the top of the garage walls. These items are just a fraction of many as the engineer report was very thick and the building wasn't even halfway done. I would not recommend this contractor or business in any way or form! He's a prime example homeowners are so frustrated. He has the talk but no walk at all. He lacks skills integrity, honesty and more. Having had a plumbing business for many years I know it's not easy to locate another contractor that is willing to come in let alone repair somebody else's huge mess. I'm sure Mr. Kelly would love to see this review go away. I mean who doesn't want the truth out there. I have many more pictures and would be happy to share. I've included only a few of the engineers photos to give an example. Now remember a structural engineer doesn't know what they're talking about according to Mr. Kelly. Materials are expensive and labor is costly so do your homework check with the labor board contractors board, consumer protection board and more. Yelp, Google or any other site for that matter does not screen for licenses, insurance, bonding, quality, honesty, Integrity and more so the safety of us as consumers.

    First, I'd like to apologize to anybody who has hired DSR in the past year. I was counseled not to…read morepost a review of our experience due to the potential for litigation. Now that a settlement has been reached, here is our experience: I'd like to note that this review is my opinion based on our experience. Most can be verified by documentation and photos. We entered into a contract with DSR in March of 2020 to have a 12'x16' room addition built onto our home for a little less than $30,000. The very first thing that DSR did (following site prep that is) was have the foundation poured over a foot too narrow. Imagine that, a "professional contractor" who can't even get the basic dimensions of the room right. DSR partially fixed this, "on their dime", but pretty much immediately after, unsubstantiated excuses for cost increases began. Long story short, after countless screw-ups and general incompetence, we called the city to have the room inspected. In spite of his professional and legal obligation to do so, DSR had not gotten a permit for the job. Upon inspection, the city presented us with a list of a dozen code violations, many of which were just a category containing several related violations. One of the items was "shear nailing", which is how you are supposed to attach plywood to the frame work. DSR couldn't even do such a basic task correctly. Also, all the plumbing, which DSR claimed to have had a licensed plumber perform, but actually did himself, was completely wrong. At this point the city stepped in and tried to get DSR to fix all of its screw-ups. DSR basically said sure, but you have to pay for it. At that point we got an attorney. Just to illustrate the character of this guy, at one point in the negotiations, once DSR got a real attorney (I say that because he wrote the most ridiculous counter-offer and claimed it was from his lawyer) DSR claimed to not have the money to pay to fix his mistakes. Meanwhile, he DID have the money to buy two new trucks, a new snowplow that I estimate to have cost $5,000, and take a vacation. So now that we have reached a settlement, we are going to tear the room down and start over. Seriously. It is that bad. In all we paid DSR $32,000 for basically nothing. Even with the settlement, we would have been better off to just burn a bunch of money than to have hired these clowns. If you made it this far and still think hiring DSR to do something more complicated than picking up dog poop off your lawn is a good idea, I first recommend getting a lawyer to review all contracts. Call the city yourself and ask about permitting and inspection, don't trust DSR to do it. Permits are public record, DSR has applied for like 6 in the entire time he has been in "business", in spite of all his bragging about all the jobs he had done. Triple check that he is actually still insured; I'd be amazed if his insurance company kept him after this. Like actually call the insurance company and verify it yourself. Or seriously, just take half of your budget and burn it and wait a year then hire somebody else. I wish that's what we had done.
