Brett Goldsmith is a miracle worker and a consummate professional. I cannot say enough good things about the experience that I had working with him and the deal he was able to close for us. Long story short, I had an accepted offer on a short sale that was pending bank approval w/ Ocwen Bank for 11 months. The last 3-4 months of that timeframe, every time my realtor called the bank, he was assured that our application looked great, offer was inline with the BPO and the short sale was about to be approved. At the end of those 11 months, they finally told us that our offer had been approved, but they were set to foreclose on the property in 3 days. They mentioned that they might entertain an all-cash offer. After scrambling for 3 days and trying to figure out how I could come up w/ such an offer, I finally threw my hands up and admitted defeat - it just was not meant to be. During the course of the 11 month waiting period, I was following a forum called Short Sale Superstars, where brokers were posting their experiences about Ocwen bank. I learned how they were the most difficult bank to deal with and would tease applicants with promises of approval before eventually foreclosing on the property. After mentally letting go on my deal, I decided to post my experience on the forum for the benefit of the group. After a few anonymous 'I told you sos', I received a reply from Brett Goldsmith which basically stated that our deal should be good to go & if he were working on it, he could most likely get it done. Obviously, with nothing to lose, we brought Brett on to try to close the deal. Boy was I glad that we did that. Brett stated up front that he had worked with Ocwen several times in the past and though he couldn't promise anything, he was pretty sure that he could get our deal done. The majority of Ocwen bank is in India, but he had connections w/ the main office in Florida where the decisions get made. Within one day, Brett had gotten the foreclosure sale postponed for us, which freed up more time to close the short sale. Afterward, Brett gave us daily updates on the status / progress of our file. Brett was absolutely 110% on top of everything, calling the bank several times daily to move our file into the decision makers hands. The entire time, Brett was always was professional, courteous and maintained a positive attitude. Long story short, Brett had us an approved offer in 3 weeks time, after 11 months of the bank stringing us along. I was absolutely blown away by the speed, efficiency and professionalism in which Brett got this done. I worked with Jonathan Katz back in 2008-2009 based on a referral I received from a Real Estate friend James. From the beginning, Jonathan's instructions and details were to the point and transparent. OK, before I begin, I will state the reason for reaching out to him through our friend. We had to short sale our town home. Jonathan gave me specific instructions to FAX several documents before he can start the task, back then we had to pre-pay and we confidently went with Jonathan given the initial interaction with him was very good. He reviewed everything, advised on the next steps and came back for 1 or 2 documents or letters, if absolutely required. His 'strong' advise was NOT to stop paying the mortgage and/or default. He continued to follow through and would call me once a week or once in 2 weeks to ensure that he is keeping us posted on the progress even that means there was no progress in a given week. After about 6-8 months of his relentless follow-up with the lender(s), Jonathan came back to us with a good news that the short sale was accepted. The entire transaction went through just fine and there were no surprises or additional charges levied on us by Jonathan and Co. We, in fact, pre-paid the fees required for this short sale negotiation and back then the government did not pass a bill for companies like Jonathan's to charge the fee until after the negotiation is done. So, essentially, we put the trust in him and he and his company did not fail one bit. A honest, reliable and wonderfully soft-spoken human being is Jonathan Katz.
