I live at one of their properties. All I can say is you get what you pay for. The rent is cheaper but don't expect a clean property or for things to be fixed promptly. They won't even give plumbers access to the property to fix things. Even tho, they have a key, they won't use it to assist you in anyway. Only for themselves. Oh and they are nice. They politely don't solve your problems Oh and it's very convenient that the "business owner" can comment but you can't reply. Asking me which property I live at why?! So you can discriminate and make sure I feel the consequences about being truthful about your business. If we are to reach them they are not very helpful, kind, or patient. I wish we knew this before signing a lease. Or that they would receive this feedback and try and change. I live in a apartment complex that this company manages they charge you way off the top for no particular reason my mother came over with her dog and they charged me for the visit with my mother coming over with her dog they charged me almost $200 saying that I violated the contract when the pet is not living in my complex he was here for just 30 minutes and now I have to pay $200 for a dog that's not even mine OK this company sucks specially if you have your own properties If you want your talents to be treated the right way and not have any trouble with lawsuits I would not recommend this company read more

Access Property Management have extremely disappointed us as tenants of a rental property in Modesto, CA. We rented a property in late 2017 and moved out 12 months later. We are a young professional couple with no pets who not only maintained the home and the garden (at our own expense) throughout our stay, but had the gardener return in the weeks after we had exited the property to ensure it was up kept while the owner made their transition back into the home as a gesture of goodwill. We left the property in better condition and cleanliness than it was received in. Unfortunately, we were incredibly disappointed by what was to follow our exit from this home. We had half our bond deposit deducted for what I can describe as nothing less than petty reasons and both the Landlord and APM were blatantly taking advantage of us. For example, they had the property recleaned AFTER the owner had decided to have work and painting of their choice done inside the home. This cleaning fee was charged at our expense and APM should not have let this fall on us, especially since we had the property professionally cleaned on our end. Our exit inspection passed with no issue and the person who executed the inspection stated that the house was exactly as it had been handed over, if not better, and that we would have no trouble getting our deposit back. We were also charged a ridiculous amount for multiple other things that were not our responsibility as tenants and or even necessary for the landlord or AMP to even have us involved in - the exit inspection was their opportunity to raise any problems or issues with us and instead they came back to us weeks later after we chased our deposit refund multiple times. In addition to this, APM also failed to communicate clearly and in a timely manner. We continuously followed up the settlement of all these issues and were time and time again brushed off with short answer emails and phonecalls were non existant. Note, it is April of 2019 and we moved out of our home in late November 2018 and we are STILL waiting to hear resolution from APM. No doubt, shortly after I post this review, a response will come from APM with a comment about how they managed this situation, however, the reason I am writing this review is because our frustrations were not heard nor were they managed and all I can recommend to anyone looking for rental properties is to avoid this company. read more

Avoid this property management at all cost. They will rip you off. They took my deposit and said I owe a additional $1,155.16. I left that place in great condition and always paid my rent on time. Also when giving my notice to move out they would not answer phone call or call me back. They would not answer the door at their office either and I could hear people in there. I would LOVE to give this company 5 stars but the run around and communication totally sucks. I've already missed out on a perfect place because they didn't submit my application and failed to tell me this until I noticed the house I thought I was going to move into was gone. But I was the first applicant...or at least they told me I was. Now AGAIN I am waiting to know what's up. I start a new job in a week and needed to be settled. I have the deposit and first and last months rent and have sent WAAAY more than enough info. They keep asking for more and I send it. To be honest it's starting to scare me. Like what are you doing with my information??? Oh and I've been trying with the $250,000 renters insurance it says you need to have but keep getting denied due to it being in a wildfire zone. I REALLY want and need to move and the house on Barretta is perfect. PLEASE give my info to the owner this time! Please give me a chance and actually submit my application. I try not to leave bad reviews but this is crazy. Maybe if someone would actually help me I'll change my review? If I could this mgmt company less than zero I would. Beware of renting from these people. They allow foreigners and other non speaking people with tons of additional people leaving in the same unit and they do not enforce the house rules at all. Of course they do nothing with their own kind. Lastly, the rental unit was full of cock roaches and termites, big reason why I moved. The maintenance staff is horrible and lies like a rug, but photos tell the really story! These guys truly live up to their one star rating. I applied for a duplex and more than qualify. They ask that you email a copy of your social security card, email isn't secure and you should never send a copy of a social security card via email, you're just asking for identity theft. I call them to check the status of the application and I'm told they need a copy the social security card, so I explain that email isn't secure and I'll bring a copy by the office. Instead I receive a letter the next day denying my application because it's incomplete, that's after they've charged me AND pulled my credit. These guys need to get with the times and support uploading documents along with the online application. I dealt with two other property management places and neither asked for my social security card, and both approved me quickly. Avoid this place, there are LOTS of property management places in the valley, deal with anyone but these folks. I would not recommend them as your property manager if you care at all about your property. 1. Maintenance takes weeks to schedule appointments and even longer to remedy situations. As a tenant I did most maintenance on my own if I needed it done at all and cut my losses. 2. They leave notices on tenant door less than 24 hrs notice as required by law for things such as dates of inspection. 3. They will withhold ALL of your deposit and you will never see it again because they will inflate the estimate to equal or increase larger than your deposits amount and therefore you will not receive it in the 21 days as they say or per your rights. They are crooks and thieves and create lots of bad karma for their finances. If you want anything done, small claims court will allow you to file for 3x the amount of your deposit and you WILL win and they will have to pay you. Or just avoid them altogether. Not worth doing business with! And don't say I am not a previous tenant with APM, just because you don't recognize my Yelp name; I keep my name confidential. Access property management is a very "GOOD" business, a place that treats their renters with respect, integrity & honesty, they are people who listen and get the job done & I needed a lot of work done in my rental home and they were in the ball.!! I rate this company 0. The front desk women is the rudest person I've ever dealt with in my life. KNOWING we had to be out of our place on a certain day, we call to check on our application and she RUDELY states "we sent out a letter today" AS IF we'd even be in our current place by then. She acted bothered by us calling to check in. Seeing as we were charged 105$ for a credit check that was going to be done today. So us calling to check SHOULD NOT have been a big deal. They should have called us. But instead they took money we don't have to waste from our pocket FOR NOTHING. Also, take into consideration that the property has been on the market for 60 days with NO APPLICANTS supposedly. They want you to make 3- 4x the rent. As if you wouldn't own your own property making that much monthly. I'm VERY VERY DISAPPOINTED and DISPLEASED with this company.
