We used another company for a previous house that we were under contract for, and my post-inspection regrets were that I didn't walk around with the inspector, and the report was difficult to read. Well, I took that to heart and went with Mike throughout the whole house, the roof, and even the crawlspace. Mike was very informative though the whole 4.5 hour process and happily answered my seemingly endless barrage of questions, while giving helpful information along the way, such as requiring grippable railings required after 3 or more steps. He even took a picture of our awful shed roof for the report! In addition, we have an oddly placed electrical panel that needed a second look, and the garage was filled with the previous owners' stuff. Mike offered to come back to complete the inspection if the previous owners could get it cleared out. His report was just as detailed as the inspection, with arrows pointing exactly to the problem within the pictures, and different ways of scaling the size of damage in his pictures. Each paragraph was accompanied by a color scale of how serious the issue was, and he even pointed out things that were good, rather than just the doom and gloom. Overall, it was a great experience and I highly recommend YourPrivateEyeInspections for home inspections. I still go back to the report and my notes to make the DIY suggested repairs.

I regret for hiring Ken Einhorn for our home inspection. He was recommended by our realtor, which…read morewas possibly a red flag. However, as first-time home buyers navigating the hectic and fast-paced market, we relied on their advice and Mr. Einhorn's reviews were mostly positive. This is an account of issues that arose days after we moved into our home. The inspection occurred on 3/3/24, but we didn't move in until June 1. The home was completely unoccupied during the time in between, and none of the home's systems were in use. The following issues literally started days after we moved in, and they were all issues that should have been flagged during the home inspection. Inadequate inspection of our roof: The bedroom ceiling started to come down due to water entry points from a poorly patched area of the roof. Based on subsequent assessments, we learned that the materials to patch the roof were incorrect for the job and that a leak was eventual. Mr. Einhorn was unable to use his preferred method to inspect the roof, so it was only visual, and he missed this concern. Although some time elapsed between the inspection and the roof leak, a more comprehensive examination would likely have detected the inadequately repaired section of the roof. This discovery could have enabled us to negotiate repairs with the seller before finalizing the purchase. We had to completely redo the half of the roof where the patch was because other areas of concern were identified. Poor inspection of HVAC system ISSUE 1:We found that our AC system was completely non-functional due to there being no wired connections of both indoor and outdoor units, as well as the thermostats. Had he performed the required operational test on the system, this would have been discovered. Though ambient temperature and time of year can impact the ability to do certain tests, according to the standards and best practices of home inspection, there is quite a list of operational tests he could have performed to make sure the unit was actually functioning. He did nothing. ISSUE 2: GAS LEAK WAS IDENTIFIED--The same day we learned of the AC issue, the HVAC repairman also identified a gas leak due to substandard piping installation from the boiler. This is a serious safety hazard that literally put our lives risk, and it should have been identified during the home inspection. Our real estate attorney sent a formal letter of concern to Mr. Einhorn, but he dismissed our claims, citing the time-lapse between the inspection and our move-in date. We strongly contest this notion because the home was unoccupied during this time, and the issues we discovered emerged promptly upon our occupancy and use of the home's systems. This timing strongly suggests that these problems existed at the time of inspection and should have been identified by a thorough and competent inspection. These oversights have cost us over about $9000 in unexpected repairs and caused significant stress and inconvenience. All repair professionals who subsequently addressed these issues agreed that these were obvious problems that should have been identified during the inspection. Had these issues been identified, we could have negotiated repairs or credits with the seller before purchase. You don't know what you don't know. After reviewing industry guidelines and best practices (American Society of Home Inspectors and the International Association of Certified Home Inspectors), it became clear how significant this lapse in service was. While the financial burden of repairs is significant, the most alarming aspect is that this substandard service resulted in a potentially life-threatening situation.
